Such a great place to live!!!! ! I love my apartment!!!!! It’s super spacious, up to date, stainless steel appliances with a gas stove! Super cute! Convenient location! Parking! I mean what else could you ask for! ?? It’s coming on a year now and I couldn’t be more happy with maintenance, management and the friendly staff at Greene Manor. I’ve only came across a few issues within my apartment in regards to maintenance since I’ve moved in. And I must say, all issues were handled in a timely and professional matter. I look forward to many years at Greene manor Apartments I’m really happy here! Thank you!

Ive had little issuses here & there with my apartment and my go to person is Su. She is absolutely awesome. She is a problem solver and always makes sure im taken care of. I would recommend Greene Manor apartments just because of her.
Living in the Tudors is hit or miss. The insulation is poor such that you can hear even the slightest conversations in apartments above you or below you. At night we could hear the individual above us having a phone conversation, or their morning alarm going off at 4:30am everyday. People above and beside us would frequently have arguments that would often result in the police being called. You could hear every conversation when it wasn't being shouted loudly, add in the raised voices and it was a clear distraction and nuisance. You are unable to make a noise complaint, because it doesn't occur during quiet hours, so anything beyond time frame you have to tolerate and live with. We have had a few maintenance issues which are generally resolved very quickly, however also reoccur often. Maintenance men are friendly and nice, and do their best to fix the issue, however most repairs aren't long term. Hot water is very limited, we shower with the water completely on hot every day and the warmth lasts only a few minutes. The apartments in the Tudors look really nice however there are many un-redeeming qualities that would lead me to not recommend living there to any friends or family who value a good nights sleep, or a relaxing weekend with only minor noises from neighbors.

On June 28 as I was en route to my new apartment with a loaded Uhaul and paid movers following, I received a call from the Regional Property Manager saying that my new apartment still was not complete and they would need to house my belongings in an empty apartment and put me up in a hotel. When I arrived on site the story changed and I was offered $200 off rent and a hotel room. The movers that I hired moved my things into an empty apartment. I was never offered the hotel room but stayed with a friend. Kettler Management promised that my apartment would be ready the next day and they would have their general contractors and maintenance staff move my things from the empty apartment to the new apartment. This did not happen either. I was offered an additional $300 off rent and stayed with my friend for a second night. The next day, June 30 after Kettler Managment made it clear that I still could not move into my new apartment, they gave me the ultimatum to move into a higher priced 2 bedroom apartment or move my things off of their property by July 3 because they had a new resident about to move into the apartment that they had me house my furniture in. I had no choice but to move into the higher priced 2 bedroom as it was a holiday weekend and had not put in applications with other properties. The nightmare did not end there. Kettler Management Maintenance staff locked me out of my apartment on a Friday evening 2 weeks after I moved in. I had asked for the key to the bottom lock and the maintenance guy left the key in my apartment while I was at work and locked the door. Kettler Management never had my rental balance correct the whole six months I lived there and even after multiple emails and phone calls initiated on my part, they tried to submit eviction for non payment of rent - which was not correct as it was paid on time every month. The open dumpsters overfill and when the wind blows, blows trash all over the parking lots and green spaces and none of the maintenance staff will pick it up. My tub was clogged for 3 weeks and water leaked through the ceiling, paint peeled off and no one came to fix it until a month later. There is never enough parking spaces or spots on the road to park. The walls are paper thin and neighbors yell and scream and play loud music all through the night. The property manager never returns phone calls, emails and does not take appointments to meet after 3pm.
Terrible management since I've been here, and through each of the last two management changes, it's just gotten worse. Upkeep has slipped, new paint promised and never delivered. Hallway walls damaged, spackled, never painted. Gym no longer on site but in an adjacent large high rise - totally inadequate for the number of people in the complex. People are moving out. Lately, I've seen multiple people living in one apartment, loud parties, paper thin walls. Neighbor asked 3x for filthy public entrance rug to be cleaned with no results. Parking is inadequate, abandoned car left in lot, nothing done. Management unfriendly, rude, can't be bothered - serious bad attitude with some. Maintenance is terminally slow and very little notice is given when disruptive inspections are done. Management response to complaints are stock and nothing comes of them. Go somewhere else.
My twin sister and I just recently moved to Greene Manor as we are both attending graduate/medical school in Philadelphia. First let me say that Jackie and Matt in the management office go ABOVE and beyond to make sure your move and application process go as well as possible. Jackie especially worked with us for weeks and was extremely kind and easy to reach throughout the whole process. She was able to find us such a great apartment and answer all of our questions along the way. It is rare that you meet people in this business that give such a great impression as Jackie. As a matter of fact, when we were looking for apartments, Greene Manor was the first place we visited and all of the other properties we checked out paled in comparison. They even accommodated us to take measurements of our apartment a week before move-in and Donna in the office was so happy and kind to us and let us spend as much time as we needed to get the measurements for our furniture. Aside from the AMAZING management staff, the apartment complex is VERY CLEAN and VERY SAFE. Our apartment is beautiful with stainless steel appliances, hardwood floors, central air, and updated bathrooms. It is truly the apartment of our dreams. The surrounding communities of Chestnut Hill and Germantown are beautiful and filled with great restaurants and shops. It is the perfect community for anyone young or old looking to be close to the city but in a SAFE environment. We never feel worried about any kind of crime in this area. Check out Greene Manor and you won't be disappointed! Thanks again Kettler!!
The day I first popped in to see if there was an available unit that I could see was the first week that Kettler management had taken over Greene Manor. Despite having to clean up the prior managements mess, they were never anything but incredibly professional and attentive. The property manager (Matt) is absolutely wonderful and clearly expects the same from his staff. They worked with me to make sure I had the apartment I wanted, and really made sure that I was completely taken care of. Upon move in, windows were replaced, blinds were replaced, there was a fresh new coat of paint, and the apartment was so clean it was shining! I wish that the other places I have lived took care of their residents like this! I discovered that my shower head was spraying water out into the hall and wasn't something I could fix myself with a pair of pliers. I mentioned it when I went into the office to pick up a package, not only did they attend to it immediately the next morning, I came home to an all new shower head! The one day I had so many packages, the staff helped me bring them out to my car. Matt and his team are absolutely fantastic, and you just can't beat the apartments. You can check out which layout you want on the awesome feature that allows you to see the floor plans! Absolutely 5 stars for Greene Manor.
We are still here and trying to work through the issues. Maintenance is hit or miss - try to get Joe as he does try and for the most part succeeds with what he's got. We have had ongoing issues with our toilet for almost 2 months now. They replaced it but in doing so the outside vendor acknowledged that the plumbing was incorrectly setup when the apartments were made so he had to improvise. Well improvise means that getting a solid flush is few & far between which in turn means you better have a plunger and better be ready to do it most of the time. Finally after all this time they have decided to replace the toilet with a unit that might properly sit and seal which happened yesterday but I am unclear if that fixes the problem. We also had terrible leaks in the window areas. When confronted with this issue the landlord's great idea as proposed by the regional superintendent was to seal the windows shut. That was unhelpful and not targeted at the problem. I declined that fix and escalated the issue. What I got was almost as shocking. Onsite maintenance supervisor/lead came to the apartment and shoved paper towel into the gap (clearly big enough to push it in). Total hack job despite a promise in writing from the Regional Manager; Karen that I had her assurance that the repair would be done properly. Given there must be breaches in the exterior wall the management team would be well advised to protect the interests of their owner rather than trying to save a nickel and cost them a fortune if mold were to setup in the wall. I would say the outside of the buildings are beautiful - except for the out of control trash area problems. They claim that all bins are emptied 6 days a week. If true then maybe they need more dumpsters, some security or a way to ensure that the areas are maintained in a sanitary condition. Often times the smell as you pass the trash areas can only be described as a "RARE STENCH". Parking also an issue if you don't have a reserved spot because folks who use the Upsal Station (less than 100 yards walk) seem to think this is a place to park. Maintenance (except Joe) is mediocre. Office Staff nice enough but little sense of ownership of the problems which makes getting them fixed quite the exercise in futility. We will not be renewing our lease. There are better options and I would look at those before coming to GM.
The apartment complex itself is beautiful, but don't let that blind you to the negligence of management. They are more than outgoing during the application and move in process. But once you are in, the accommodations stop completely. They never return voice mails and then give a bogus reason once they actually answer the phone. The management office is only open during normal business hours on weekdays which is very inconvenient for people who regularly work 10 hour days. The gym is supposed to open at 5:30 but remains locked past 6. It really is a shame that management is so poor because Greene Manor has a lot of potention to be a great place to live.
