Property Ratings at Greentree
Terrible management, the parking lot and grass area infront of my building are always a swamp, murders, theft and other criminal activities are common here. They should consider moving the police station to this apt complex. Least professional and friendly staff I've seen. Maintenance likes to use bandaid to fix problems, bedbugs are common, lose outlets, ac units that can't keep up.

They are not providing professional service. I strongly suggest don’t live in here.

This is the worst community Ive ever been apart of. Nothing but issues since the day I moved in and little to no help from the community staff.
Greentree is a lovely community and with a little work can be great. I have lived here over 7 years and believe my input is valuable to management.
Greentree Apartments is a nice place to live in. Staff is friendly but the Management should have meetings regularly to be in touch with their Residents. Keep up the good work!!
I would not recommend moving here. There was recently a murder here, my neighbors are drug dealers, maintenance and office staff are very slow to respond. The units are old, run down. They say they have 3 pools, but even if we could use the third pool across the street it has never been open since I moved in, even before covid. At the end of 2019 a fire gutted out several apartments. They haven't fixed them yet.
We are living at Green Tree Apartments Carrollton since more than a decade. The Present Manager and Staff are courteous, helpful and friendly. The environment is clean and friendly, I recommend my friends to move to this friendly community and enjoy a peaceful stay.
Such a nice place to live that I came back after my overseas assignment. I had previously lived here for 5 years.
Green Tree Apartments is a friendly place to live in The Staff is friendly and I have been living here for more than a decade.
Its location Is reachable to all sectors
Maria at the office was very helpful when we were early in our apartment search. The tour process involved digital identity verification and then a self-guided walkthrough. It was a nice renovated unit, but we asked Maria about another unit we found on their website and she was more than willing to work with us. The issue was I wouldn't be able to tour the actual unit before signing a lease, but Maria was very reassuring that it was ready to move in and everything was in working order. She even took pictures for us and when we moved in, it looked even better in person! She answered all our questions, worked very quickly and kept us updated on our application process the whole time to make sure we would be able to move in as soon as possible. Regarding communication, any questions I've sent to the office by phone or email have been answered promptly and the office does a good job of updating us about maintenance issues around the complex. I would definitely recommend living here because of the reasonable rates and convenient location to the train station, Walmart, unique Korean shops, Asian grocery stores, a good handful of fast food restaurants, and the highway.
My husband and I have been living I Green Tree Apartments for more than a decade. The present Community Manager and Staff, Office and Maintenance are courteous and friendly. We are FAMILY!!!!
Excellent work
Great staff! Beautiful and upgraded apartment homes. Very quick and easy application process. Staff gives suggestions and help with electric providers and renters insurance which I thought was absolutely great! Friendly neighbors. Great and affordable.
I love Greentree Apartments. I have been here for more than 8 years!!!!
I have been living at Green Tree Apartments since the last 10 years. I have asked many of my friends also to come to Green Tree and they also are enjoying here. In the many years that I have been living here it has been good but whenever there is a change of Management or change of Mangers then there are problems for some time till they know the residents and settle down. The last Manager and Assistant were a disaster and because of them many left Green Tree. I hope also that the Management will consider benefits for long living Senior residents as we were getting the senior discount benefits in our rent. Thanks
Unprofessional
I do love the community here the residents are all friendly. I also like our current management, leasing agents, and the head maintenance man, but I think there's to much wrong with the apartments for them to be able to stay on top and take care of everything that needs to be done. The previous maintenance work over the years has also all been temporary fixed, unfinished, or not done at all even though they said they've done it.
Whether you're a family or single, this community has something for everyone. I signed the lease site unseen and was a bit worried about what I was getting into. The staff, the residents, maintenance are all great. The prices are great, apartments are clean, residents are quiet and respectful, and there is no pest problem. If I didn't have to move out of the area, I would choose to stay here.
Pros: -Open parking spots so visitors and residents can park anywhere -Close proximity so you can walk to a bunch of restaurants, supermarket, etc -Near the PGBT/I-35 highways Cons: -There was a roach infestation when we moved into the apartment. I would set a banana down and bugs would immediately swarm it, it was DISGUSTING! We told the front office and they said they would take care of it as soon as possible. It was an EMERGENCY situation, but they couldn't even be bothered to have them come in to spray the place PRIOR to us moving in or spray sooner than the following week. Even when they came in, they didn't do a good job AT ALL. I ended up buying my own roach traps, spray, etc. and doing a better job myself. I took tons of pictures and sent it to them in maintenance requests, but it took like a month for me to even want to sleep there. Luckily, I stayed elsewhere until after it got under better control. -Maintenance team is slow -I lived downstairs and the buildings are old/floor boards make a lot of noise so my upstairs neighbors sounded like they were stomping all day everyday -Buildings are older, there was water damage throughout our bathrooms (floors, ceilings, under the sinks)
I have lived in Green Tree Apartments complex for about 2 years now and here are my honest review. Pros: 1. Great location It takes literally less than 3 minutes to get on major highways : George Bush Turnpike and I-35. Super Walmart is 2 minutes away, DPS (Driver license office), Asian restaurants, yogurt place, bakeries are only walking distance away. This apartment is located right in the center of North Dallas so pretty much everything (shipping malls, movies, other entertainment, airport, etc) is all within 15-20 minute range. *all times are in driving time 2. Best rent rates for a tight budget Given the perfect location, the rent is very reasonable if you are in budget. In general, apartment rents have been shoot up exponentially with crazy increase of population in DFW area. You can hardly find any apartment under $850 (1 bed) with this kind of location advantage. Cons: (a lot of tradeoffs) 1. Old Buildings Building is over 30 years old and not very well maintained. Many foundation issues (cracks on the walls and bricks) tilted units. I've spoken to my neighbors about this issue and they all agreed and expressed their discomfort. 2. Awful Management Had issues with bathroom ceiling and bathtub. Slow response, fixed things poorly that it broke again. Fitness Center closes after 5 pm with the management, pools are not maintained properly, especially around trashcan area, too many pet droppings...I've stepped on it once...seriously...and other basic things that management supposed to perform are not being done 3. Safety It's fairly safe around this town..but this apartment has no fenced gates and a few months ago, some jerk broke my car's side mirror. I wasn't the only one but a handful more cars were damaged overnight. Fortunately, nothing more serious happened after that incident but just one more thing to consider. To wrap up, Affordable rent with awesome location but the downside is poor management and some irresponsible residents around the complex & safety. My wife and I were able to reduce rent expense while living in this complex but we are planning to move out after this lease ends because we are going have a gorgeous new member of family joining us soon!!! So, it's up to you to decide and I hope my review helps :)
