When I signed my lease, I was able to grab a 2 bed 1 bath for under 1200, an insane deal in my eyes. The neighborhood is safe with tons of children and Greenville is lovely. These are garden apartments with 4 units per building. All that said, I can’t wait for the lease to be up. First, the buildings are old and the walls are thin. That’s the worst part to me- the walls are extremely thin. Every single creak in the wood floors above is amplified in my unit. I can hear my upstairs neighbor roll over in bed, or shift their weight when standing. It’s shocking…when I send videos to friends, they’re horrified. I have carpet but upstairs has wood. You can hear someone talking outside dozens of feet away. I can hear my upstairs neighbor’s conversations. The heat gets in and the cold gets in. The windows are old and don’t often stay up if you’d like to open them. There’s no microwave, and no dishwasher with a very shallow sink. The bathroom has no fan so the entire room floor to ceiling is soaked any time you shower…I have a dehumidifier AND damp rid and it’s still soaked. The water is extremely hard (I started losing hair and began washing my hair with bottled distilled water) and runs warm for less than 10-15 minutes. I called maintenance about it when I moved in and he said this call comes often when people move in and he has to have a conversation with new residents about how small the water heaters for each apartment are and there’s not much he can do. You can’t fill the bathtub with hot water (which he demonstrated for me- it only fills about 20-30% of the way before it runs cold). My unit doesn’t have a washer dryer. The laundry facilities are less nice than a typical college dorm, but not atrocious…I still opt to do my laundry elsewhere. There’s no linen closet. Once you move in, you will never hear from the leasing office. No communications whatsoever for holidays or things to know…once you move in, you’re on your own. That can be a pro or con depending on the person. To my understanding price and participation really does vary between units and they are all in different stages of refurbishment. Your appliances and layouts and flooring may vary. All in all, the apartments are safe and clean. That’s really valuable especially for the price. If you have kids, it might be nice for them to have others to play with and room to play—there are lawns and space for them to run around. I am a current tenant at this complex and it is TERRIBLE the leasing agent stresses that the units are "old" to disguise the fact that they are legit falling apart. Black mold? No worries we'll PAINT OVER IT. Toilet clogged? They tell you to try flushing again and of course it floods the place & they don't have anyone available to come while my apartments overflowing for an hour. None of the windows in our unit open or close properly, the hallways are NEVER cleaned, mold grows EVERYWHERE despite us bleaching everything and buying a dehumidifier. The washer and drier that we paid extra for in our lease cannot even handle a small load of clothing, and the laundromat is dirty as well. The "Fitness Center" that they rave about is DISGUSTING, 95% of the equipment DOES NOT WORK. We have complained about neighbor disturbances multiple times and management has never responded. The average age in the community is over 40 easily and the management team only caters to that age group and shames all younger tenants (We are in our mid 20's). We cannot wait for our lease to end and we will NEVER recommend to anyone no matter the incentive. There are many negative reviews on other websites and our leasing agent assured us that they were false despite our concerns. PLEASE take this review seriously AND DO NOT LIVE HERE. They raise rent randomly and don't have 1/2 the amenities they advertise.

The staff in the office acts as though they are leasing properties at the Trump Tower. Seriously, when apartments have 1 outlet every other room, maintenance requests that take months, and snarky office staff, the arrogance and condescension is a bit much.

One of the worst and un professional experience I ever had in US. No response to emails and calls. Don't know what to do as there is no escalation matrix available over the staff we reach on phone and they are not allowing in person visits. Don't know whom to complain now.

If I could give it a zero stars I would. I’ve lived here for 2 years and I have made several complaints and attempts to reach the property manager with no response. The neighbors here SUCK and are loud during quiet hours. I don’t get a full nights sleep with out either stuffing my ears or using noise cancelling headphones. This place SUCKS, bugs easily get into you apartment and the property claims to have an exterminator but never calls them if you complain. Maintenance is also GOD awful. They pain over all their mistakes here making it look RUN DOWN. It’s not nicely renovated at all except the kitchen. Literally do not live here.

Even 1 star is too much for this. Apartments are too old and they do just superficial repair to get customers but once you start living here you come to know their true colors. Appliances are 2 generations old which contribute to big electricity bills and if your apartment is not infested with cockroaches, you got lucky. You’ll think that you can complain and all, but good luck getting any response or help from property manager Pam. We lived here for 2 years(only due to contract) and we complained so many times but ultimately we have to remind them again and again to reply back. Property management is really really rude and sadly pettinaro residential also couldn’t be of any help. Do not just send apology msgs, do your job. So disappointed. Due to our office relocation, half a dozen of our friends were planning to move to this community which they finally canceled after seeing our situation.
The apartment buildings are old. They try to fix the place up to make it look nice, only to fall apart 3-4 months into living here. They bandaid everything. The carpet is cheap. They have no ventilation in the kitchen or bathroom so mildew grows everywhere and they tell you to "crack a window". The hot water doesn't last but 10 minutes so if you live with someone or have to do dishes, good luck. You can hear your neighbors above you, I hear every footstep and phone conversation. I even hear their alarm going off at 5am. The only reason I've stayed here for so long is because I haven't felt like moving out and don't have the money right now to do so. They spend the money to re-do the sidewalks and make the grass and flowers look nice, only to do very cheap jobs on the inside. They spackle and don't even sand the wall down before painting. They use this white paint over the tile in the bathroom/shower that chips off to reveal the outdated pink and black tile they tried to cover up instead of just re-doing it. I guess they think painting over everything with white paint will make it look nice. They repainted my cabinets in the kitchen white, and that paint has also chipped off. DO NOT LISTEN TO THE FAKE 5 STAR REVIEWS. Please trust me when I say, spend your money elsewhere and find a better apartment complex. The ONLY good thing about this place is the location. These apartments need to be knocked down and rebuilt.
Despite some good attributes such as closeness to Wilmington and nearby highways and convenient shopping centers and also a fairly safe neighborhood, the apartments themselves look ok at first ok but down the road you'll find out that they have issues and good deal of noise from neighbors due to the old age of the buildings. The management is more or less indifferent and not very caring and the maintenance is terrible. I have lived here for 10 months and I do not recommend signing a lease here and getting stuck with it for a whole year.

Greenville Place has created an amazing community! It is quiet but close to Wilmington (a quick Uber ride to Trolley and Downtown Wilmington) without all of the hustle and bustle of city living (I like the quiet). The staff members in the leasing office are very kind and take their time to explain anything to people and show respect to their tenants. A great place to call home!

I want to take the time to apologize for the delay in responding to your valued concern. I can assure you that Pettinaro Residential abides by all fair housing laws and guidelines when hosting resident activities.
The buildings are at least 50 years old with wood frame and wood flooring. The original building had lead paint and they removed but you wonder how much left over. The walls that separate the other apartment from each others are thin and not sound proof so you can hear the the sounds like coughing, sneezing, dog barking, flushing down toilet, showering, alarms going off in the morning, people making love at night time and watching TV shows. The foot steps are unbearable at night time if you are stuck on the first floor, or even on the second floor floor you can still hear the foot steps from the first floor. Living there is down right miserable. At winter time, the window leaks with cold air, heat pumps are useless when temperature get down freezing temperature. The bathroom and kitchen have no ventilation system so moisture get buildup and caused molding issue. The walls have so many cracks that maintenance have patched over but still cracks will reappeared again. They have so many old trees that after windy day, broken branches everywhere on the sidewalks and on the cars parks under the trees. Management used to send out lease renews by mails three months before leases are up but they don't do that anymore in July of 2017 and accused me of not renewing and terminating my lease on time. I will have take them to small claim court in Delaware to get my security deposit back. Anyone who wishes to rent apartment from Greenville Place, should be fully aware of that Pettinaro management will not give your security deposit back which equal to 1 month rent. Save your headache and misery by not renting from there in the first place.

This place was awful, my bathtub was falling apart and they never fixed it. Grease stained windows, they never fixed it. It took 2 1/2 weeks to get my dryer fixed! You hear everything from every apartment around you, you make a noise complaint and they send you a noise notice! Worst of all, you move out and they still illegally take rent out of your bank account and give you no notice of when it will be back in there! Do yourself a favor and stay away from this place.
New management is rude. Maintenance delayed. Very old apartments. Pet waste not cleaned. Lots of issues.
The grounds are safe and very quiet. The staff's are friendly and helpful. I have had a couple of repairs needing taken care of ( all minor ), however they have been addressed quickly and courteously.
The apartments are very spacious for the price. They are very pet friendly, multiple dog waste receptacles throughout complex. Nice pool area, 24 hour gym, Business center, and included Breakfast bar. Nearby to shopping and grocery stores. Not too far from downtown Wilmington, but far enough away to be quiet.
I was a tenant at Greenville Place for four years and in general, I enjoyed living there and felt safe. The buildings and apartments are older and require maintenance from time to time but I accepted these things. What I cannot accept is the property management’s billing and collection practice. After I moved out, I was billed for a list of repairs. It felt like they were asking me to pay for maintenance that was their responsibility as the landlord. We worked together in establishing a resolution and after that point, I did not receive any further statement, invoice, or notification from them. Now two years later an open collections from Greenville Place/Pettinaro has been placed on my credit report. This feels unlawful and the company is not contacting me back to resolve it. I’m submitting a consumer complaint with the Attorney General’s office but this serious delinquency on my credit report has already effected my ability to qualify for a loan.
All of the neighbors are very friendly and respectful.
When ask to get something fix they really do not do it at all,they tell u the unit quite but ther not like to find another home to rent the 1st 4 months had 3 floods and told us they was going to replease the carpet an did not do it at all
After being at this apartment complex for a year, I can say that this is the nicest apartments I've stayed in so far. The apartments themselves are reasonably priced compared to other apartments and the quality of the unit. I live in a two bedroom which is extremely spacious. The neighbourhood itself is quiet and pleasant. The available facilities are wonderful too. The pool and gym are very well kept and the cafe is very useful on workday mornings. I have never had any issues with management and found them very helpful when it came to maintenance needed in my unit.
I only give it a four rating because of its age - other than that they are well kept, have beautiful grounds, very well maintained - if there is any problem the management team immediately takes care o it - very important!! The apartment is very comfortable, and they range from one bedroom Jr to three bedroom. Rent is reasonable and they are centrally located.
Lived here for years! Manger is very pleasant. Beautiful area just north of Wilmington. Close to major highways for easy commute but far enough that there is no noise or traffic to deal with. Reasonable rates, nice private pool-fit center-breakfast bar-etc. Easy to find parking right in front of units.
