Area smells bad and there are piles of garbage everywhere. Animals from woods and residents homes make mess on all concrete. No property management at all. Needs paint etc.
The management for this property is beyond disappointing and the owners are without a doubt in an immense amount of debt and unable to properly care for this whole community. They have awful policies in place to charge renters insane fees to make up for their losses while not even maintaining the grounds properly. For a community located in the Sunshine state with the potential of beautiful views, this ownership has made absolutely no effort to maintain any landscaping and cheap out when it comes to remodeling/redoing a new unit to be available. This site has listed several amenities that are out of commission, unusable, or an absolutely untrue feature located within Greenleaf of Haines City. They can even get a stable water company arrangement and since their previous company to manage it announced they will no longer be working with Greenleaf, who knows how much they will charge or how this mess of a management team will handle this. Moving here is great if you want shady management willing to make a quick buck off you while lying even on this site just to get renters. They constantly ask to give good reviews for a ridiculously small discount off rent. I hope Greenleaf reads this and gets a wake up call to treater their tenants better. Talk to anyone that lives there first before even thinking about moving in.

The process from scheduling a tour to selecting an apartment and moving in was by far the best rental experience I’ve ever had in my life thus far. Jeremy went ABOVE AND BEYOND to make the process as easy as possible. He graciously took me and my family on a tour, answered every question in depth, and was flexible when I needed to alter my move in date last minute. The location is quiet and peaceful and the apartment is renovated and spacious. I’m amazed at this rare find and would recommend this location to any and everyone!

Worst place I have ever lived. Between the constant bug issues, crumbling floors under the carpet or the tiles cracking under your feet, not able to get AC fixed in over a week.No amenities at all. No pool, tennis courts, fitness center.

I have been here for 2 years, when it was owned by westgate it was a pleasure living here, with the new owners and management it is terrible! I have made numerous complaints about my air conditioner without any results! Also they are going up on the rent $400 for an apartment they aren’t planning on refurbishing! Lol that’s a joke, why would I live in an older apt in the middle of nowhere when I can move closer to work and school and pay the same! Anyway if you are considering moving here, do yourself a favor and DONT!!!! Also hoping I don’t get the runaround on my deposit when I move out like I’ve heard so many people complaining about!!

Dear Resident, We are sorry to hear of your concern through a review instead of directly reaching out to us in the office, and will always offer you the opportunity to speak with us directly. We do understand some residents were considerably under the market value and like our competitors are offering larger increases this year to keep up with the market values. As you check online you will see your renewal increase is lower than our new lease market prices. It sounds like you have found something closer to work and school, so that is always a good thing considering current gas prices out there. Deposits are refundable here as they are at all management companies as long as unit is left clean upon move out, no damages, and balances must be current. Any questions, feel free to refer to your lease or contact the leasing office directly. We wish you the best and thank you for your 2 years with us.
Do not rent. They kicked us out to remodel and raise the rent by almost $700 per month. The place is falling apart. The golf course and pool have been shut down. The landscaping is almost non-existent. We’ve been out of there for 40 days now, and I keep getting excuses as to why I haven’t received my deposit back.
They are charging way too much for any place here. Golf course is dead. How fees through the roof. New certain types roaming the streets. No place to dump bulk gabage. The water is white not clear.

Grenelefe has many pros and cons. Pros...quiet, beautiful, natural surroundings. The office staff is very friendly. Cons: the water system has had 3 or 4 water main breaks in the last few months. Residents have been without water, and had to boil water on several occasions over the past few months. Grenelefe is no longer owned by Westgate, and is now split between 2 owners. The one that bought the rental units is NOT the one who owns the Grenelefe Utilities (water) It will be interesting to see how this affects the renters. Check out what neighbors are saying on the Nextdoor app. These are real residents, renters and owners within the Grenelefe community. It says smoke-free (this must only be a rule for renters), so, if your neighbor is an owner and smokes....your apartment will smell of smoke. FYI: Some units have more than one electric meter and water meter which will cause you to have to pay 2 bills for each, and 2 base fees each month. Upstairs units can get hotter and can cost more to cool than downstairs units. Lots of glass, and insulation isn't great. Downstairs units can hear people in the upstairs units walking around. With rent prices being what they are, every penny can matter. Grenelefe is a nice place to live; just do your homework, ask the right questions, and be aware of what you are signing up for.

Everything is beautiful here! The apartment is confortable. The only thing they do not know much about is the HUD law. About the animal support. A dog that is Animal Support is not a pet. and they have to accept them without opposing them. The law establishes it. The law said before or after the contract. Other thing is about rules. The rules is for all, if no for ones or for another ones. They discriminating. Some neighboors let the trash outside, they let their car front of their apartment. The watchermachine that is another issue. Ufff some neighbors let their clothes Long Long time inside the machines. They dont fallow rules. If you see the rules must be for everyone equally. If they change all that I mentioned here. Wao believe me, if they change everything I mentioned, this would be the perfect place for live.
Avoid this place like the plague. I tried for close to a solid year to get the management to properly spray for cockroaches that infested that apartment. The worst being charged a highly mysterious key change fee that will eat up your deposit, after I properly moved out at the end of my lease. So don't expect your deposit back, because you ain't getting it back. The management is extremely unresponsive towards getting anything fixed. Example the AC stopped working, it took close to three weeks in the heat of Summer to get it repaired. There are much better apartments nearby, with much better apartment management.
I think that this place look very comfortable to live without stress and pace.
If you like living with cockroaches this is the place for you! The pest control service is worthless, they may as well be spraying sugar water.
I was looking for a nice community with minimal noise with in my budget and this was it. I would recommend this poperty to anyone it has a nice relaxing atmosphere with well laid out square footage witj the the units and its also a great place to get away from the hussel and bussle of everday life. I love this place.
beautiful clean apartments little out of my price but there worth it
The description of these buildings are over rated. There is 1 pool that you must drive to in order to enjoy. nothing for children to do. Have to drive a mile to dumpsters for your trash and there are only 2 dumpsters for the entire place. You have to pay for a mailbox and when things are needing fixing they procrastinate and mess up things. The exterminator is supposed to be here every month but you need to call in order to have that service and by that time the bugs the size of your hands are crawling on the walls. Also people around you are allowed to make as much noise as possible no matter what til 10 pm.

This is a great community; quiet and clean. The neighbors are friendly and I look forward to coming home. There are ammenities that make the community even more inviting-swimming pool, tennis courts, fitness center.
