Property Ratings at Greystone Flats Apartments
Once moved in we found more and more things that did not work and needed repair. They only have one maintenance person and there are many vacancies. Then you get robbed by the utility bill. It's more than my energy bill and car payment combined. So far it has been disappointing. We are hoping things improve. Again, an outrageous utility bill and no hot water. When you try and contact the management you get no reply. So far, I am not impressed and should have read the reviews before signing the lease. Plus, you pay a door side trash pickup that does not exist.
The first week I moved in I found there were (and still are) rats and cockroaches living in the walls. Pest control hasn't helped even though we pay for it. Management seems to avoid emails (guess they don't want anything in writing.) I've called several times and the leasing agent can never get me answers and tells me to wait until a manager gets back. An excuse he used several times over the course of 2 weeks. Does anyone even manage this place? The walls are warped and the doors do not close. Pool was deemed unsafe by an inspector and was under renovation half the time I lived there. Gym is 3 machines and 1 pair of free weights in a small room the size of a cubicle. Only thing I liked about this place was the location.

I lived here for a year long lease and I hope that my review and the multitude of other bad reviews is enough of a red flag to run in the opposite direction of this complex. The list of issues I experienced here starts with our A/C unit not working, and not getting repaired for a minimum of 4-6 weeks in the middle of summer, with little to no communication from management or maintenance on when it would be repaired (it ended up needing to be replaced, as well as the other 3 units in the same vicinity as my apartment, who also had a minimum of 4 weeks without A/C). We were offered no rent credit or other accomodations for the additional expenses of having to buy fans and keep cool, nor for the trauma of living in an apartment with an average nighttime temp of 85-90 degrees, for at least 4 weeks. If you're still reading, I hope it's out of interest in the additional misfortune of living here, and not to see if there's a glimmer of good in my review. Another consistent problem I had reported was hearing animals shuffling around in the attic above my bedroom, and plumbing issues that were eventually discovered to be the side effect of rats infiltrating the apartment. This is an issue I consistently reported and asked for assistance with, and received none for months. When it was finally addressed, I was told that apparently this complex has had a long standing issue with rodents, for at least a year, and has not been able to fully stop the infestation. Other things I experienced: - random, sometimes unannounced, and rarely with 24 hour warning water shut offs. Sometimes just hot water, sometimes both - various parts of the apartment degrading, either structurally leaning or wood rotting - my cat developed an unknown allergy while living here, and has since recovered fully since leaving the residence. - loud leaf blowers at least a few times a week, for sometimes literal hours, blowing pollen and leaves down the parking lot - it echoes more than you think - "trash valet" which you are required to pay for does not consistently pick up trash. This I am mostly indifferent about personally, but if you're paying $25 a month for someone to pick up trash from your door on a consistent schedule it's frustrating when you have hot stinky garbage at your door for days
Rats, roaches, hot water constantly going out and water outages constantly! My boyfriend and I tried to ask for help when we had the never ending roach infestation they said there was pest control but it never got better. There were rats coming into the apartment and surrounding units from what I heard. They just told us it was normal when/if they even reply to us, most the time they don’t even reply to us after phone or email. Lots of theft too - our car and other tenants cars were broken into and our mailboxes two times got broken into and mail stolen! They have a sign that says security camera but told us it doesn’t work! This was the worst renting experience of our lives! Save yourself and don’t move there!
The management is all but useless. The front office was great before the new crew got there and now it's absolutely awful. It takes forever for them to fix anything and good luck getting them to respond to an email. When something is over the head of the front office they tell you to email the regional manager who either doesn't exist or just refuses to check/respond to emails. The parking is awful, you lose hot water once every 2-3 weeks, the outlets are loose, and the AC units barely work and good luck making sure they even installed your heater correctly. Seriously don't move here find anywhere else to live.
I gave this place benefit of the doubt upon move in. The issues started upon moving in (I moved from out of state, without seeing the exact unit I’d be renting). It was claimed to have been “newly updated.” “New floors” were put in, laminate that is now peeling up in several places, especially the bathrooms where we consistently have plumbing issues. No hot water, leaking, sinks that are rusting out. The bugs are a constant problem, I hope you don’t mind roaches if you plan on residing here. And lots of them. Mice tend to break into your pantry as well. On top of regular issues with plumbing, or counters and cabinets are falling apart. By “refurbished,” they mean spray paint everything and call it a day. Most of the bathroom cabinets are rotting out due to water damage. As if none of that is bad enough, our AC unit has been out for OVER TWO MONTHS now. What a summer in TX. At this point all of my calls and emails about when it will be fixed are being ignored. They sent out the HVAC company last month, and since being told the unit needed to be replaced, they’ve been silent. We’ve left emails, voicemails, and no one is ever in the office. We are frankly being ignored, most likely since they aren’t willing to put the finances into it. (yay new management). The mailboxes have routinely been broken into, and the pool has been empty since we moved in last November. Our lease can’t end fast enough. PLEASE save yourself the stress and look elsewhere. There are better deals and places with better staff out there. In the meantime we are looking to file a lawsuit due to mold and bug issues. This place is a HEALTH HAZARD.
I tend to take one star reviews with a grain of salt, but here I am writing one. I've lived here for one year and I cannot wait to get out. As mentioned in the other reviews, hot water has been a constant problem since I've moved in with it going out for days at a time. I will say it has been a couple of months since this has happened, so there might be hope. My AC has gone out now twice and, as other reviews have mentioned, the fix did seem to be a band-aid one. I'm not even sure what the original fix was because the maintenance gentleman and I had to communicate through Google Translate and the message of the solution wasn't quite clear. The previous manager, Jill, was awesome. However, she is gone now and everything has went downhill super quickly. If you think the office staff will actually be in the office when they say they are open, think again. I originally chose this apartment complex, despite reading the reviews, because of the proximity to the UT bus stop, my work, and the fact that it was the only one in the area with a washer and dryer in the unit. Soon after moving in, I had so many plumbing issues with my shower where the faucet would break and water would run continuously. Several different plumbing companies were brought out and it was always poor fixes. The last one did hold, but I am super careful when turning the knobs now. I will say back then maintenance response was quick, now not so much. I mentioned above that I take one star reviews with a grain of salt. I've learned my lesson and I hope that those that are reading this one approach this apartment with caution.
All of the other 1-star reviews are 100% true. This place is by far the worst apartment I have ever lived in my 15 years of renting. INCESSANT water issues (flooding, leaking, no hot water). Weeks without hot water. Black mold. Puddles of water on the carpet from HVAC leaks. Burst pipes. Flooding. The electrical system is way past its rated useful life and in need of replacement. Response time is awful, and even emergency calls go unanswered. Do not move here!
After living here, it is apparent why the rent is low for the area. As others have mentioned, there are constantly plumbing issues that result in either the water being shut off entirely for hours/days at a time, or hot water being made unavailable for up to week-long stretches. The leasing office has also somehow gotten worse at responding to maintenance requests. I'm currently experiencing an issue with a stream of water pouring out of my AC unit onto the floor, and have yet to receive a single response despite calling and emailing multiple times a day (I hope whoever gets my unit enjoys the black mold that will inevitably develop in the ceiling and walls). And for the cherry on top, the living room has started to flood every time it rains harder than a drizzle (have yet to receive a response on that issue as well).

Moved out 2021. Served a 15 months term here. Do you like your water constantly being off or cold? Does getting over 60 email notices of the water in the complex being broken in a single year sound like what you are looking for? Do you want an organization where the person(s) at the top don't care about the legally binding lease unless it is good for them? Would you like to pay for valet trash that rarely actually comes, so you can still get the exercise of taking your trash out yourself? Does being in a complex built 40 years ago, but that feels as if it was never maintained, while paying prices that are very overpriced sound like the place for you? Do you want lighting that flickers because of the wiring? Totally not a fire hazard, no worries…. Real talk. Having lived in a myriad of apartments across Florida, Illinois, and Texas, I can firmly say this was the absolute worst apartment experience we have ever had. I've lived in 400$, dingy, old, apartments in Florida, but at least there it wasn't stressful just trying to live. At least there the water worked, at least there the lights worked. At least there it was affordable. Never again. Do yourself a favor, avoid the issues, look elsewhere
This apartment complex has so many issues. The biggest one is the plumbing. Since moving in over 18 months ago, we have had issues with the hot water. The water will get turned off (most times with little notice) for repairs for hours at a time. Management has constant excuses for the lack of hot water. Most recently, they are blaming the lack of available plumbers after the February winter storm. Before that they blamed it on a plumber who was not reputable after all and sold them bad parts. Last spring we didn't have access to hot water for several weeks and we had to rely on nearby friends and family to get a hot shower while waiting for the appropriate replacement parts to arrive to make the hot water repairs. Management repairs everything as cheaply as possible, so no issue is truly resolved. I have had my leaking kitchen sink fixed at least 5 times. Other issues include malfunctioning HVAC, a leaking roof, water damage from the leaking roof (which was "repaired" by their expert in less than 5 minutes), broken mailboxes (finally fixed after 7 months of being broken--management said USPS was responsible for the repairs and not them), and cockroaches. I would have moved sooner if we were not in the middle of a pandemic when my lease was up. The rent is not low enough to deal with all of these issues, and the community amenities are not appealing enough to justify paying this rental rate either.
These are things I have dealt with since I’ve been here the past 10 months: - No hot water for nearly a month in the middle of winter. Plus at least 5 other hot water outages. - Flooding inside apartment each time it storms. - It takes several requests for them to get any maintenance work done. - I was without blinds (which come with all units) for my first two months, and I called at least every other week. When they finally came, they simply nailed a sheet to a piece of plywood. Overall, this place is known for frequent switches in management because of how truly awful it is. Save your money and live literally anywhere else.
You’ve been forewarned - do not live here. This apartment has the most incompetent management I’ve ever seen. They’re also crooks. We’ve been without hot water for a total of more than 20 days in the year I’ve lived here, and currently going on a 12 day streak. Management will do nothing to help or provide any time or abatement for your suffering. In fact, they will ignore you and hold you hostage in this hell hole they call livable. Please live anywhere else.
So first and foremost i did just move in about a week ago. To my knowledge Greystone Flats is under new management and a new landlord (same people) since Oct.2019. Estaphany, Letty, & Bernadette have been sweet, professional, prompt, & have been great to deal with. Upon moving in, there were some things wrong and/or missing but a quick call to Letty has solved most of the problems. She set up the work orders for us (new tenant , our profile was not yet set) and sent her maintenance team our way to help us. The lead handyman is mainly a Spanish speaker so we had some miscommunication talking to him about some of our issues with the apartment. He thought it was one thing but we insisted it was definitely the other. We went back to the office to clear the air about what was going on. Letty was bilingual and was able to translate for us and get to the bottom of it. Next thing we know our problem was solved. Thank you LETTY!!! There was another pressing need we needed done asap. They did what they could at the time but unfortunately couldn't get it done with the team they had. They sent a specialist on by to our apt., and in the meantime Bernadette (Supervisor) came with a couple of solutions to accommodate us quite swiftly. (Which solved our current problem). --There are still some things they will be working on still but they are not pressing needs at the moment and do not hinder our life.--- (quite minor but would be nice) In our personal experience, by far the management team was very helpful , personable, professional, and compassionate. Estephany really sealed the deal on our decision to rent here and was easy to talk to (some walkthroughs can be boring and awkward), Letty was on it with our repairs and great with communicating status updates, Bernadette was fast to come up with solutions and did her best to make things right. Some quick advice,... at times when things goes sideways, it's easy to just flare up and automatically hate the world. But when you give others with the same amount of dignity as you would like to receive in return, things usually work out. This is a new management/landlord team and it is about a 30yr old complex, things are bound to be faulty or stop working. But give them a chance to right the wrongs.
I have lived at Greystone Flats for just over a year and have renewed until next February. I really enjoy this location. Northwest Hills/Far West Blvd has what I need. It's quiet and I have HEB right around the corner. The Domain and Downtown are near and I'm right off Mopac just south of 183. The management team is very polite. Yoly is smart and has always been helpful to me. She takes the time to answer questions quickly, she is approachable, and genuinely cares for the community and residents. I admire her professionalism. Many of these apartments are renovated or currently under renovation. My apartment is not renovated, and from time to time I have to put a service request in, but maintenance gets to it so promptly. The retro design of my two bedroom is neat. I have a bar in my living room :). My office is located in the dining area and I have two large walk-ins in my master bedroom. Last but not least, this community is one of the few in the area that already has a washer and dryer in them.
We moved to Greyston Flats last week. Obviously because we are new, we have tended to ask many things to the leasing center. And, the answer has been really good and diligent. Jolie as manager is really good. She always takes care of each request that we ask her. In addition, she is too kind and with a good treatment to us. The maintenance staff (Eduardo and Adrian)is also very diligent and does the job really well. Thank you for your great reception for us in this new country. Blessings.
I just moved a week ago. my unit is renovated recently with all brand new appliances. everything is new and clean. Honestly, the price was over my budget. However, I decided to move in here after I had a conversation with the office manager (I am not sure I can leave her name on the Internet). She is so kind and always tries to listen to me. As a international student, for me, A person who is always trying to listen to me and help me is much important than the facility. I heard some apartments do not care about their renter once they signed the document. However, she is not that person.
