I've really enjoyed living in Griffis. Pros: - Originally locked in a lease because they offered short-term options (2 mos) and loved the amenities so much, decided to extend and then sign a long-term lease. - Amenities - never having lived in an apartment building, it's been pretty great. Pool is fabulous/fancy in the summer, hot tub great in the winter, underground parking, trash pick-up (no one really ~needs~ this but it's kinda nice), free coffee machine in the lobby, gym is comprehensive, dog poop bags/trash cans. PLUS there is a 2bd guest apartment you can rent for family/friends visits! - Maintenance - easy request portal and they pop by usually same day. Plus this team is so nice, remembers your name, your dog's name, is so kind and helpful. - LOCATION - walk to whole foods, trader joes, target, coffee shops, bike paths. Some units have flatiron views too. - Nice, new, clean apartments and appliances. Good layouts. Quiet but friendly. I've rarely heard a neighbor walking/talking/disruption. - Communication: if something breaks (garage doors), or hurricane force winds move every unsecured object into the pool, or exterior painting etc. the team is pretty good about sending out communication so you are aware. Cons: - There is a package delivery issue. This isn't Griffis fault (various carrier, delivery people etc.) but you need to keep track of your deliveries and/or arrange an Amazon locker at whole foods, or a USPS/UPS/FedEx store pick-up. It's not every time but it is annoying when you are waiting for something. This is probably an issue no matter where you live. - These are luxury apartments and they are on the pricier side, however, welcome to Boulder. - You do need to be on top of your rent/utilities. If something looks wrong in your account just go speak to the front desk and it's usually a quick resolve. On the whole, I've really enjoyed the ease of application, flexibility to move apartments, amenities, views, location, and friendly staff. Sure, inconvenient things happen in community living but the staff are helpful to address issues. Overall, would recommend.

Noise. Incompetent, rude, and unhelpful office staff. Packages and bikes stolen. Adult professionals are leaving because, frankly, we don’t appreciate being spoken to like children by the teenagers working in the office. When we told the building that are packages were stolen, the office staff blamed us. Last week, a police officer showed up at our door having found the packages. Because this building is run by people who are either lazy or unable to do their jobs, you will not get your packages (they leave them on the floor in the parking garage). DO NOT MOVE HERE!! They have made our move to Colorado difficult and unhappy. Caveat emptor. I would give this dump zero stars if possible.

I've been here for about 6 months and love it. It's within walking distance of a lot in Boulder (supermarkets, mall, downtown, my work, etc.). The facilities are new and well maintained. The tenants are nice, and not too loud. There's a nice courtyard, barbecue area, and pool/jacuzzi; and there's a nice indoor gym. And the staff are fantastic - shoutout to Ashley for being awesome from showing me the apartment, to helping month-to-month. I'm not sure if I could be more pleased. Note: I'm on the side close to the train. While it's a little loud when it passes, I got used to it almost immediately.

PROCEED WITH EXTREME CAUTION BEFORE SIGNING A LEASE HERE 1. Maintenance randomly barged into my apartment while I was about to get in the shower without notifying me prior. No apology and brushed off by management. 2. Elevator frequently breaks. Management is lax about fixing it. 3. Garage has been broken for 2 weeks. Management randomly decides to block everyone in the garage for 2-5 hours this morning. They claim they notified us the day before. There was no notification or phone call. The only place they posted it was on the community portal about 16 hours ahead of the fact and you had to go out of your way to see it. Management also told us the reason for the delay was a missing part. The repairmen working on the garage told us two very interesting things. The first was that EVERYONE was claiming they didn't get a notification about the downtime and there was nothing they could do about it at that point. They also informed us that the reason for the delay was that they were scheduled a week prior to do the garage work, but management FORGOT to send out a notification! How ironic. They get caught up in a lie, and it's just history repeating itself. 4. Packages go missing. 5. Package egg was broken for about a month causing inconveniences in package retrieval. 6. Packages are delivered to the office where you sometimes have to wait 20 minutes to retrieve it while waiting for management to deal with phone calls. Maybe try creating a separation between finding people to replace your current residents and servicing those residents. 7. This one can be seen as my fault, but Kalli hid the true cost of renting the guest suite from me and hid it in the fine print. I was never informed of a $100 charge per night when I inquired about it in the first place, but I guess I signed documentation claiming that was the cost. A little bait and switch type of game. 8. They booked me the guest suite for when I first moved in and informed me 3 weeks later it was double booked. I got the short end of the stick. 9. Nice views and clean space inside my unit. Hallways often smell like mold/mildew/trash.
Poorly managed! Train noise is offf the charts. Loud and smoke filled halls!!!

Solana 3100 is a great living option for individuals looking to live in the newer, up and coming side of Boulder. The complex is LEED certified silver, and has wonderful amenities, including a year round heated outdoor pool, fitness center, and game room. Having the B-Cycle bike system dock right next to the building is also great for a quick commute to campus or downtown via cycling. The monthly resident events are a great way to interact with other residents. The location is not quite in the heart of Boulder, and if living within walking distance to the downtown area (Pearl Street mall) and CU campus is important to you, then this apartment may be a little too far off the beaten path. The only other downside to certain residents is the very loud train that runs right next to the building, which sounds multiple times throughout the day and night. All in all, if living on the edge of Boulder in a luxury apartment is appealing to you, then Solana 3100 is a great option.

These apartments are BEAUTIFUL - very spacious, well maintained, built-in desks (available only in some floorplans), a WALK-IN CLOSET, his and hers sinks in the bathroom. The front office staff are incredibly accommodating and helpful, there's a package service to ensure that your packages are received even if you aren't home, we have an amazing gym, pool, hot tub ... the list goes on and on. The caliber of people living here seem to have increased since we moved in, and we have the friendliest neighbors. There is a hair salon and a juice bar (soon to open) on the main level of the 'C' building, and a newly opened Hyatt Park Hotel across the street. We are located in Boulder Junction - one of Boulder's up and coming 'hoods. Oh wait, did I mention tenant appreciation events?! Or the delightful little welcome basket that was waiting for us on move in day?! There is only one downfall about the complex - the train located right next to the building. When we were touring the complex, the noise of the train was certainly downplayed. We moved here from NYC, so we are used to noise and being able to sleep through it. You won't be able to sleep through the train, nor will you ever get used to it like you think you will. If you are thinking about renting at 3100 Pearl, stop thinking about it, JUST.DO.IT.
