I’m typically a glass half full, positive person, but I can’t say enough about how terrible this place is. First and foremost, the experience itself was terrible. I was assured upon move in that the “walls and windows were thick and we never have complaints about noise”. Only for the noise to be an unbelievably ongoing issue. When confronting the office on the issue they simply replied “yeah we get a lot of complaints about that but we can’t do anything about it” after telling me (prior to move in) that they never had complaints. Other than the noise, there were many issues. I’ll only list a few. Another was the fact that the door that is supposed to be only accessible by fob owned by residents, was broken the entire year I was there, allowing whoever to enter. For the last three months I was there the garage tag didn’t work (I had to park in public parking along with this rest of the domain shoppers). There was dog crap up and down the hallways right outside my apartment literally every day. Besides all of the problems with the apartment itself, they took quite literally every opportunity to take my money that they could. I won’t go into the problems that ensued regarding the lease and the legalities, but just know they are out to get your money any way they can. When moving out, I left that place (an outdated piece) as good as I found it; absolutely nothing wrong with it whatsoever (I hardly stayed there), yet they not only kept my deposit, but they even charged me some money (there were absolutely no damages to the apartment and it was left spotless). I’ve never had any issue with any apartment or house I’ve ever lived in, but I would highly discourage anyone from living here. There are many more high quality apartments that will treat you right in Austin. I’ve experienced four others that have done exceptionally. The Griffis at the Domain is not one of them. Absolutely horrible.

We complete all garage access issues within 24-48 hours, and if you are having issues with your access, we would love to discuss that with you in person and get that resolved. Our community also works with a full-time vendor who cleans the hallways consistently. I would not recommend staying here until they get rid of the absolutely horrible Fetch Delivery company. Despite numerous complaints for many residents, Griffis just refuses to consider alternatives. And if you try to post anything negative about Fetch Delivery on the Resident Portal, they just reject the posting.

I lost many packages when they transferred the package service. The management of the leasing office is not productive and efficient on the problem. Overall, it is okay to live in the center of the Domain.

Griffis at the Domain acquired this property from IMT at the Domain a few months back and it's been a horrible experience since then. I actually transferred to a bigger apt during my last two years because of how happy I was here. First, as soon as the Griffis move in they implemented this centralized package delivery system called FETCH (1.9 rating screenshot below) and lost three of my packages so far. Instead of having FedEx, UPS, and Amazon deliver your packages individually to your door. Your package goes to the FETCH warehouse where another third party (Driver - Contractor) tries to deliver your package. Forget about next day delivery, if you have something important. Most likely you will have to drive to the warehouse yourself. Second, on 9/16 they towed my car from the community for allegedly blocking the passageway. I went and talked with the Leasing Manager (Lisa) and she had no idea what had happened. She talks to everybody confused and figures out that indeed my car was towed earlier but again no info! She just says she will figure it out by 10:30 am the next day and that she will call me. I go get my car, had to pay over $250 including a LYFT, and spend over 2 hours at the towing location because nobody was around. The next day I'm waiting for a call and nothing, I go to the office and talk to her again and tells me that it is my responsibility and should not do it again... she does not provide proof or anything. She even goes to say that they notified ppl and stood out there for a couple of hours. In the community portal, there is no posts regarding a car blocking the passageway or an email. NOTHING!!! I have provided my car tag information twice as I transferred units and all she said was during the acquisition it may have been lost. I ask her if I can speak to her superior (Lindy) and tells me that she is in a meeting but she will call me back. It is 9/19 and I still have no answer from anybody.

We can understand that using a parcel delivery service can sometimes be confusing. We utilized Fetch to replace the old package lockers that frequently had lost packages. With fetch, residents can control when and how they get their packages. We also understand that it can be frustrating to have your car towed. The storage units get robbed and nobody takes responsibility for or do something to about it. Worst place to live in
I was really excited about moving into IMT, but I suppose I dodged a bullet. I submitted an application for a unit that showed available online on IMT's site, then 3 days later I was informed that that place had been reserved for a current redundant transfer and was not actually available. I was not interested in any of the other available units so I requested a refund of my application fee. Well I was denied a refund as the application is nonrefundable. Just bad service, I would never have applied had they had accurate information on their website and actually I never applied for anything since the unit was not available. Seems to me like a refund was appropriate in this situation.

I'm a current resident here. The outside of the apartment may look fancy and comfortable but there are several issues need improvements. The trash situation has gone out of control. Trash can be accumulated at the trash area inside the garage from weekend to Week days, sometimes even Wednesday. The stairs by the garage smell bad, probably as they are closed to the trash area.... Noise from the clubs across the street could be a problem Thursday to Saturday.

You cannot beat the location, especially if you're working in North Austin. The apartments are very nicely finished and I have found it to be a comfortable place to live. The hallways can be noisy since they're made of cement and you can definitely hear your upstairs neighbors walking around as well as their laundry machines if you're not in a top floor unit, but that is just the way this building is constructed. Management is great - they have been responsive to every request and are down to earth people that value their residents. The workout facilities have been nice enough that I don't feel the need to pay for a gym membership and they offer free FX Fit classes for residents which are awesome! They get a little crowded though since the gyms here aren't huge. Maintenance is on top of things and do their best. All the appliances work well, but be warned that the dishwasher is quite loud and you may not want to run it unless you're out of the apartment! Either way, those are the only complaints I have. I've been at IMT at the Domain for about a month now and have truly enjoyed living here!
