One of the Puget Sound region's newer neighborhoods, South Lake Washington has quickly become one of the area's more popular places to live. Located less than 12 miles from Seattle, the district runs along the northern edge of the Renton, bordering its namesake lake. The neighborhood is also home to the Cedar River Trail and Cedar River Park, a 24-acre park featuring sweeping views of Lake Washington.
South Lake Washington is unique among Renton neighborhoods in that it is composed largely of former industrial land converted into luxury waterfront residential, retail, recreation, and restaurant space. Renting in South Lake Washington affords many residents the convenience of a true live-work-play environment. Seattle is also close enough for work or leisure via Interstate 405.

Property Ratings at Griffis Lake Washington
I had a wonderful tour experience with Kristin at these apartments! I love the building and the staff makes me want to move here even more.
Property Manager at Griffis Lake Washington, Responded To This Review
We appreciate that you have taken the time to share your experience! Kristin will be thrilled to hear your warm words. We are always here to help, so please do not hesitate to reach out to us if you have any questions about the community. We would love to have you as a resident here at Griffis Lake Washington!
After living here for several months I have discovered that my rent is at least a $1000 more than the average in this building. I have also discovered that it is more than a $1000 dollars compared to nearby apartments. Utilities for this apartment are community based Minus electricity and Internet. Any issue that you have with the apartment building that is brought up to staff, will be turned back and blamed on you. Elevators are most often shut down. And the issues with the elevators are not addressed until they break down. The grounds has trash and reeks of a strong smell of dog urine. The so called dog park areas are purely mud with some wood chips. Overall this apartment building is fairly average With lower than average customer service and poor grounds keeping.
Property Manager at Griffis Lake Washington, Responded To This Review
We are disappointed to hear that your experience did not match your expectations, and we would love the chance to improve your time here. Our team is always reviewing the market-appropriate pricing and we want to give all potential residents time to decide to join our community. Transparency in billing is extremely important to us and we would love to sit with you to discuss the pricing and answer any questions that you may have. Our team will always address any amenity issues as soon as they come up. If you are having difficulties with the elevators, please reach out to our team and we will do what we can to assist you. We are also always here to help you submit a grounds cleaning request if you are noticing that a certain area needs extra attention. Again, your experience is important to us, so please reach out to our team with any other questions or concerns.
There's good and bad. A big bad - elevator 2 that goes to P2, the level to walk out, always smells like urine and poop. I'm pretty sure its poop all over the elevator and exit. Elevators are slow, parking spaces are narrow, no AC, low water pressure, thin walls, high on the bills and fees. Some good - lots of businesses around, nice gym, nice pools.
Property Manager at Griffis Lake Washington, Responded To This Review
Thank you for sharing your review with us. We understand how living in a city apartment can come with some concerns. We have our groundskeeping team clean the garage by the elevator as much as possible, and our site team would be more than happy to put in a request if you notice anything in the future. They would also be happy to answer any other questions you might have. Please let us know if there is anything else we can do to assist you, and we appreciate having you as a resident with us.
If you’re thinking of moving here be fully aware your bills are going to be more expensive then any bills you’ve ever paid anywhere in this state. They say they charge you for shared spaces up front. I get that, but the actual cost of living here vs downtown Seattle is the same. You will not save anything living here versus downtown due to the way they distribute bills and all the service fees and your quality of life here is going to be very bad. On top of that your packages are going to be delivered to the wrong building at least 20% of the time. Unless you decide to go CSI on your packages you won’t receive them. Ive never seen anything like it. There is no lobby to sign for anything requiring a signature. If you have friends coming to visit then you’ll have to meet them in the street. There is no way to let guest in. If you purchase a parking spot I sure hope you have a narrow car because you can’t open the door even in the narrowest of cars. The trash rooms smell awful and you can smell them from the apartments. The parking garages and halls smell like trash as well. They charge you monthly for the trash room and for a trash pickup service regardless if you use it and which never comes. If your a non-smoker, good luck. My apartment smells like I smoke 2 packs a day and I don’t smoke. Tenants complain constantly and if you read the fine print of the lease they basically state it’s a non-smoking apartment building but they won’t enforce it. It doesn’t help either that the apartments are 80+ degrees year round. When you move here, expect the worst day of your life. The elevators are the slowest on the planet. It took a full day to unload a standard uhaul and I was late returning it because of the elevators. Every person I’ve met here has expressed the same frustration. They get you because once you get in here, you never want to go through the hell of getting out. This apartment complex layout is awful. It must have made since to an engineer on a computer screen but the real life functionality sucks. Day to day life in this place is complete garbage. Everything barely works. From elevators, to car parking to gates to trash to packages to regular mail. If you’re looking for an overpriced garbage place to live and don’t care about anything other than surviving, this place is for you. If you’re comparing this place to other places around Seattle or Renton, tack on at least $350 due to the excessive bills and re-evaluate your options. Don’t do it.

We are 2 months in to our lease and so far the property is good. They are renovating and I am excited to use the amenities once they are back open. Kristin has been awesome. She was very helpful with the application and move-in and is still helping when ever we need anything.

We are so happy to hear that you are enjoying your new home! We are excited for you to see the renovations we have planned for the community. We appreciate the shout-out to Kristin!
I have been shopping for a place to rent for few months and what made me decide to go to Griffis of Lake Washington is the friendly and prompt response of the leasing consultant Kristin, who assisted me all throughout the process. She answered all my questions and helped me settled to my now new residence and with her assistance, I was able to move in with out any problems or delay. I am excited to start anew in this property.

Thank you so much for your review, and we're so happy we got to welcome you home as one of our new residents! We appreciate you!
I'm a current resident who enjoys living at Griffis Lake Washington. The office staff is absolutely wonderful. Haley, Brandi, Phil and all of the maintenance guys in particular are top notch. They give prompt answers to questions and are quick to find solutions. The maintenance team has even delivered large packages to my apartment while I was traveling. The recent renovations are a real upgrade. I highly recommend renting a place at Griffis Lake Washington.

Thank you for your kind review! It means so much to us that you enjoy your home at Griffis Lake Washington!
Horrible Horrible place to live- no privacy. You can hear neighbors through the thin walls. Office and maintenance are unprofessional and not accommodating. Lukewarm, low pressure water(that you have to pay for) , slow unmaintained elevators, tight parking, dirty unsanitary garbage areas. Little to no guest parking. Cheap-Low grade appliances and home features (laminent). Courtyard is loud as curfew hours are not monitored or kept by “security”. People have big parties at the pool and BBQ area and party till 11pm and even later. Prepare to be kept up late in the summer due to partying neighbors. As you have to keep your windows open since.... No A/C!!!!! It’s a hot sauna and extremely unbearable since there is zero cross wind due to the designs of the buildings. This place is not worth the month- unkept, unprofessional and cheap! I advise to look for alternative places for the rent requested here.

The Sanctuary has so many unique features that make it a great place to live. The location is perfect between the restaurants, stores, and even errands across the street. You never have to use a car. The management is wonderful and friendly and service requests have all gotten fixed within a day. They even have an ongoing onsite personal trainer and group classes program where certified trainers teach small or individual classes right down the hallway from your apartment! No excuses! I have read a ton of the comments on these sites and I think it gets a bad rap for no reason. People even complain about the trash shoots being dirty... its a trash chute...

Thank you so much for the wonderful review! We appreciate your valuable feedback!
They cannot let me move in on agreed date because their service is doen. They also do not provide any ETA on when I can move in. I have to cancel all my appointments with moving comapny and find a temporary place to stay & store my items.
Location, location is everything! The Sanctuary apartments are in a great place with friendly staff. I enjoy the wonderful flavors of the local restaurants and stores that meet a persons every need. I feel like I am on vacation everyday, especially with pool, weight room and coffee bar.
We have lived in this apartment building for around two months. The location is perfect. You are located next to the Landing so shopping and restaurants are convenient. Seattle is also relatively close, just a short drive. The building is nice, there are courtyards, a pool and spa with outdoor grills, a fitness center, and also a nice lounge. There are some bad things about the building. The fitness center is small with limited equipment but it gets the job done. The elevators are extremely slow, the parking is a nightmare because the spaces are so small. We've also had several issues with the appliances in the apartment. The refrigerator was broken when we moved in, the dishwasher began leaking shortly after, and our washer recently quit working as well. The building does offer maintenance, however it can take a while for them to show up. If you're looking for a good location, this apartment is great otherwise it has some big downfalls.
I don't want this to be a sad story, but this place destroyed my life because of personal feelings. After resigning from Boeing, they charged me astronomically for previous damages they knew I couldn't afford after reporting them to the bbb. I hope this keeps people from renting here
Sanctuary apartments saved the day, I wanted a city feeling, I wanted to be able to shop around, go to the movies, eat at quality places and shop for groceries without the hassle of sitting in traffic. I wanted to do what i wanted.. When I wanted. Where can you find all of that in a quiet community with affordable lavish apartments? Some would say in your dreams, but luckily Sanctuary Apartments at the Landing can make your dreams into reality. Their spacious apartments are modern, clean and loaded with up to date appliances. With a large pool, hot tub, quality gym, computer room, and a conference room with a flat screen and bar, Sanctuary apartments has it all. The best part is its located at the landing which is filled with shopping malls, a movie theater, steak house, beauty salons, bars and so much more, all within 5 minutes walk from right outside your doors. The best part is the on site 24 hr security, and safe parking garage. Stop dreaming and start living.. At Sanctuary apartments!
