I lived in this building for just over 4 years. The apartment itself and amenities in this building are fine. There were a few problems. The refrigerator in the apartment was extremely loud when it was running. I’d never heard such a loud refrigerator before. There was no way to fix this issue, so I had to buy a small refrigerator myself for the apartment. Also, the water went out much more often than any apartment that I’ve lived in before. But it didn’t bother me too much, to be honest. The main reason for my low rating of this apartment was the following: When I moved out of the apartment, I had to move out before my lease ended, but with less than 2 months remaining on my lease. And the management charged me the 2-month early termination fee, even after I told them that I was planning on paying the remainder on my lease. This was very disappointing and did not seem right, since I ended up having to pay more in total than what I should have paid for the full term of the lease. It didn’t seem legal for them to do this, but I’m not sure, and with the amount of money involved, it wasn’t worth trying to figure out.

I could not have had a worse experience living here. The main problem is how mean and rude the management staff are and a complete lack of empathy towards their residents. They care about future residents and profits and don't have a care in the world about the experience of their current residents. In the year I lived here the hot water was turned off at least a dozen time if not more (once for the span of 5 days), garage doors have been broken multiple times (at one point for 3 months). The building has been under constant construction with construction zones blocking entrances, noise all day every day (can't even imagine working from home), and amenities that we are paying an arm and a leg for closed down (gym, pool, etc.) And the cherry on top was my unit as well as the rest of my floor flooding (supposedly at no fault of Griffis or so they say). It took them TWO MONTHS to repair my unit. I had no flooring and holes in my dry wall for two months before they were actually able to get repairs done. During that time, all I got was an insignificant discount on my rent and a property manager telling me "I know this is uncomfortable, but we aren't required to do anything based on your lease". Absolutely no empathy to me or the situation you are asking me to live in. Do yourself a favor and live elsewhere.

The building is in a prime location with easy access to all the best restaurants, bars, and shops in the area. The building itself is beautifully designed and well-maintained, with top-quality amenities and services that make you feel like you're living in luxury. The apartment units are spacious and modern, with high ceilings, large windows, and stunning views of the city. There have been numerous car break ins, intruders in the building stealing things and having violent outbreaks, as well as fireworks being shot off from balconies and landing on other resident’s patios almost hitting their pets. Also, we’re being forced to switch to Fetch, a service that’s notorious for stealing packages without any ability to opt out. RUN!

We also have a courtesy patrol available to residents after-hours when the leasing center is closed. Fetch gives our residents more choices and control over how their packages are delivered, with options like refrigerated delivery. Condescending, cold and dismissive behaviour does not inspire a sense of community. I have lived at 1490 Delgany for over 6 years and have never felt the need to write a review...until now. Fire, Life, Safety - In late September my carbon monoxide detector started sounding on Friday afternoon. I immediately submitted a request with the front desk, and had to submit 2 additional requests until it was finally addressed that following Wednesday afternoon. Fire, life, safety is supposed to be addressed immediately. For weeks if you walked the halls at 1490 Delgany, you heard everyone's carbon monoxide detectors loudly chirping. And sadly, this happened to one of the residents while she was at work and her dog was home alone. The detector chirped so loudly and repeatedly for hours, that the frightened dog clawed at the 7th floor screen window and ultimately fell to its death onto the 3rd floor courtyard. Our neighboring building made attempts to notify Griffis of the scared animal, but no action was taken. This incident was never acknowledged by management. Communication - Communication is horrific and typically one sided at Griffis. They will impose changes but not engage in constructive communication with residents. This avoidant and dismissive communication style often infuriates people and escalates situations. I think it's natural to assume when you live in a luxury apartment building that you receive excellent customer service. Construction - There is an incredible amount of construction going on at 1490 Delgany right now. So if you work from home, they're recommending you go sit in the common areas of the building and work. Constant hammering and 3rd party vendors walking through the halls. They are scheduled to do MAJOR construction on the gym and pool area, which we will lose access to and most likely not see an amenity credit in our rent fees. Concierge - Connie is the only amazing part of living here. But sadly it seems they will be ridding our building of this service as they are transitioning everything to be contactless and soulless. So it will become an expensive, contactless, soulless, and sterile community. We will be one of the only downtown luxury buildings with no concierge. This is a concern as the homelessness and crime rate is rapidly increasing in the LoDo area. Last week 42 people were arrested from Union Station..which is a block away from our building. It will not be safe here for much longer.

Wow, disappointed and angry cannot even begin to describe how frustrated we are with the transition from The Verve to Griffis Lodo. We couldn't even come home to our apartment because of an "IT issue" (key fob doesn't work ANYWHERE; we were locked outside on the street with no way to our apartment "home") that has never happened in the almost three years that we lived in this building. We can't even get into the building or lobby. We sat in the lobby of the apartment (thankfully another resident let us in) for a very long time. I am interviewing for a new job and this restricted/limited access to our home or "apartment" is negatively affecting my performance and interviewing capabilities. I am so stressed, due to the fact that I don't know if my fiance will even be able to come back home or if I will have to interrupt my interview process to let him into our "home" / apartment (this should be a basic right for a "renter"). Not to mention, we are dealing with all of this and still paying above market average rent prices. We pay an above average rate for this apartment, amenities, and location and this is unacceptable. The management shows a true lack of community and inclusion and the fact that we cannot access our overpaid "home"/ apartment due to "transition problems" (that we have never experienced before in the three years that we have lived here) is a major issue in our eyes and in the eyes of all who look for our guidance.

The Verve is in the best location in Denver. Close to everything! The apartments are quiet, even when the loud squeaky train goes by. Just shut the windows and door and it is silent, you cannot find that in any other building around. Excellent staff that is always helpful and accommodating. The apartments are well maintained with nice open layouts. Very dog friendly building!

I wanted to like this building but customer service was very disappointing. I walked into my unit one day and maintenance had left a tool box. Did I know they needed to access my unit? Nope. Did they tell me they were coming? Nope. Was there an emergency leak? Nope. Just went in without any notification. Issues with erroneously charged late fees, surprise move-out inspections. The list goes on. I really wanted to like this place. It was just bad.
Ive been harassed by the concierge team, including my privacy being violated, had several issues with parking, my car broken into, and a rude unprofessional maintenance worker, and now a game with work orders and if maintenance is even being completed. My work orders were for paint to use where I made small holes installing a curtain rod, and my door lock sticking. Very simple requests.

We are really happy so far living at the Verve. The leasing agent team is really friendly and helpful, and after viewing a ton of apartments around LoDo, this building was really the best value in terms of space / amenities / location. We love living right on the creek where we can walk to the Highlands or downtown easily. Good location without being in too rowdy of an area!

Verve is the worse community Ive lived in and the most expensive. Their staff had a terrible attitude as a whole except for the concierge he is wonderful. Very bratty assistant manager as well as leasing agents. They cant speak politely on the phone and when I come down in person they cant even look at me. This has been a very uncomfortable environment since my 2nd week here, with a leasing agent who crossed the line giving away confidential information to a non resident. I've lived at the Verve for several years. Recently the building has really gone down hill. Something is always broken in the common areas, and the ownership invests in paint for the hallways and cosmetic things instead of the infrastructure of the building. This is really sad, as the Verve used to be THE place to rent for healthy, quality downtown living.
I love the verve. I feel at home here and truly happy I found this building! Its so close to everything.

The Verve is my favorite apartment building I've ever lived in, I strongly suggest it and that goes double for dog lovers!
I've lived here for over 6 months now, and the verve management team is excellent. The maintenance team is extremely police and quick. Definitely worth the money.

Staff Hannah and Kimberley are posting false reviews and making you sign a one year lease. You will be violated discriminated and subject to harassment including trespass and or an eviction. You will suffer living here as our family did. There is video to prove this that is on ripoff There are many properties in denver don't fall victim to the abuse at Lincoln properties and look up thier reviews if you must insist

DON'T MOVE HERE! Overpriced, rude and unprofessional. When we were moving from out of state to Denver, we felt that this would be perfect- the location is great but there are 20 other buildings in the same location that are less expensive and offer the same amenities with a better management team. They are marketed as a non-smoking building but it is impossible to escape the constant smell of smoke both cigarette and marijuana. AirBnBs frequent this location and are usually booked by bachelor parties so you are greeted in the morning with passed out "guests" in the elevators and loud parties at night. The maintenance team usually has to come back multiple times to fix a problem and then wont fix it at all. The parking garage is constantly inundated with people who shouldn't park there and management refuses to ticket or tow and will tell you "you live downtown get used to it." The management will tell you that they are trying to fix this by walking the halls and sending e mails- but that is the extent of what they will do. We were told that there is nothing to be done. They do not uphold their end of the lease and will charge you huge amounts to get out of yours. The resident turnover rate is huge for good-reason! Save yourself the trouble and move somewhere else.
For anyone who wants to be near downtown and can afford it. Would not recommend to anyone who finds downtown life too hectic. Being a pedestrian in this area is perilous, with all the traffic and bad driving. But great walking along the trails, and on the other side of the river.
Fairly expensive and not everyone cares about community amenities like I do. That being said, the location is great and apartment is nice.
I would recommend this apartment solely based on the great "bang for your buck"
Great community feel - friendly residents. I would love to see a business occupy the bottom floor.
We love our floor to ceiling window unit at the Verve. The Verve sits next to the Cherry Creek trail which is great for dogs and families, we also love the modern hardware in our apartment. Over-all it's a great place to live in Denver!
