Property Ratings at Griffis South Bay
The community has been on a downward decline for years, for myriad reasons. While I understand the pandemic was hard, closing amenities for 9+ months without a single concession on rent didn't sit well. Meanwhile, maintenance requests took longer and longer to complete and the trash problem kept getting worse. Eventually the community was in such disrepair that it no longer felt that the apartment complex was living up to its own obligations while still demanding we live up to ours, and rents were only getting more and more unreasonable for fewer and fewer services and amenities. In addition to this, the crime became a real issue, going from a prostitution ring, a stabbing, multiple vehicular break-ins in the parking garage, people doing drugs in the common areas and the halls reeking of marijuana more often than not. Management decided that a fresh coat of paint would solve problems, rather than fixing the broken gates and installing more security cameras and monitoring/patrols. The annual "inspections" were intrusive but seems to accomplish nothing, the repeated failures to comply with entrance notice requirements was off-putting, and then, as the final straw, I learned that Fairfield Residential is trying to sell the building. Why fix anything when you can just turn around and off-load your problems? Cerano stopped being a place I wanted to live at years ago. But then in 2021 it stopped being a place I felt safe coming home to, and it just took me this long to finally get out.

Pro's: Front Office is open 7 days a week, maintenance keeps these apartments very clean 5 days a week and neighbors are pretty much respectful. Amenities are great: Clubhouse has a game room, pool table, T.V. area, dinning area, Fridge, there's Gym, a Computer Room near the office & the Swimming Pool area has cabanas, BBQ grills, an electronic fire place and Jacuzzi. 5 minutes away from McCarthy Ranch Marketplace. 10 minutes away from school Con's: Smokers are not smoking in the designated "smoking areas". Bathrooms near the pool area are not kept clean over the weekend because maintenance is off. (Honestly the cons are more the PEOPLE who live here not the apartment) lol Living near the Landfill is a KILL Joy! Someday's when I walk out of my apartment I have a Gag reflects, the smell is just that awful.

Any one found to be smoking within the community will be fined and sent a lease violation notice. Cerano is a non-smoking community and we do not take this concern lightly. Like you noticed, we also noticed that the community needed extra attention during the weekend and adjusted maintenance schedules to have staff over the weekend. We have seen an improvement with cleanliness with having maintenance available over the weekend. Lastly, we can not escape the fact of our location and close vicinity to Zanker Landfil and Recycle. This affects the entire area of Milpitas and North San Jose, and smells can vary based on weather. Our apartment is safe, the amenities are great and the neighbors keep to themselves. The front office staff is great, their very helpful and available 7 days a week. The maintainence team keep this propt together 5 days a week. Not only do we enjoy living here our daughter loves it, especially the pool.

I have been living at Cerano for a couple of months now. The apartment is great and the place around is amazing too. It is calm and quiet locality with neighboring residential homes. The locations is pretty good too. Very close to 237 and 880. Ranch market is a 15 minute walk and Walmart is a 5 minute drive. The staff are nice and they maintain the apartment complex very clean. Safe to walk around at night. Have a security service that patrols every night. All in all, I am happy to call Cerano my home.

Been complaining about and suffering from neighbors smoking since almost day 1 we moved in, but nothing constructive has been done! Indeed, the management have given in to the smokers and "assigned" them designated smoking areas, which most of them still ignore and smoke wherever they want despite other neighbors seeing their selfish, self-centered and inconsiderate behavior! High rent for low quality living environment and atmosphere. Some of the treadmill(s) in the gym have been broken for months unfixed. Ran out of clean towels half of the time. Leasing agent broke the gym rule playing loud music despite there were other users. Dirty pool - users not rinse themselves first before jumping in too.
On the positive side: It's a gated secured building/covered and gated car park - Spacious apartment - nice big kitchen, good size bathroom, walk-in closet, washer/dryer in unit ( a big plus), high ceilings - 24 hour gym/Clubhouse - nice area to hang out with friends etc.. - Pool/Jacuzzi/BBQ area/Fireplace - Great location, close to major employers/shopping centers/movie theaters/restaurants/parks etc. - Minutes away from Milpitas Light Rail Station, Highway 237 and I-880. On the negative side: - non-smoking policy is not enforced - poor flooring (upstair walking and jumping) - lack of garage parking space on first floors - parking gates stop working often - many repetitive false fire alarms - no security on-site - a lot of vandalism in parking garage - dog poo all over surrounding streets - ants issues if you do not keep your floors and behind oven/fridge very clean - Milpitas landfill just minutes away. Some days it smells very strong, others are ok. Depends on winds I guess. - trash chutes are too narrow and can accommodate only a few bags on lower floor, causing people to leave trash outside the chute.
Luv this apt, well maintained gated community. Front office is always on top of things. Very spacious floor plans. My daughter (6yrs old) loves this place, her school is close by, plus we love the pool she loves to swim. Im a Dialysis patient so my treatment center is close by. Perfect for the 3 of us, when I do treatment 3 nights a week I know my family is safe.
The apartments are spacious and clean (they are new) and the rent is reasonable. Contrary to some of the reviews on Apartments.com, the parking at Cerano is wonderful. I am not sure if it changed recently but I for one have never had any problems. The compact car space may be perceived as small but there are plenty of 'normal' parking spots. On the whole, the apartments seem like a good value for money.
