One of the easiest jobs is being a leasing agent for an apartment, but apparently, the staff at Griffis South Waterfront is not even competent enough for this simple task. I've lived here since March of 2021, and can't say too many nice things about living here other than the view I had. I'll start with the cons (it's all cons), and end with the pros of living at the Griffis South Waterfront. THE CONS: - The ELEVATORS. Be prepared to constantly have elevators go down. While I know this is something that happens with all buildings, it's the duration and how often it happens that's of annoyance. It's as if management is skipping out on maintenance with Otis (the largest elevator manufacturer in the world). The day I moved in, I had an elevator fail, and drop down a floor. It was quite a scare, and honestly, I'm surprised I stayed, and still use the elevators. Most recently, there was a puddle in the elevator, and what did management do? They placed a "wet floor" sign instead of shutting down the elevator because it's leaking from the ceiling of the elevator. The elevator is now down for a month for repairs because of the water damage (no common sense on management). - AC UNIT. This thing is down often. Thankfully it was working during the hottest days of the year during the summer, but living on the 22nd floor causes an issue even during the winter because there's no air circulation with how the windows open. So there's just static warm air all year long without the AC working. When I open the window, the neighbors downstairs think it's "cool" to smoke cigarettes or weed from their balcony. That smell travels through the windows and literally lingers for hours. It's never addressed other than a couple of emails advising residents not to smoke within the property (that does nothing). - MAINTENANCE ISSUES. There are quite a few maintenance issues that arise frequently, but the maintenance crew is really quick at addressing them (this is a con and a pro). The unit was renovated before I moved in, but they used the lowest bidder with the lowest quality materials that never last. Which in the long run must cost them money having to repair often. This is more of an annoyance. - PARKING GARAGE. Make sure you lock your vehicle and don't leave any valuables because I have had one break-in. I guess it should have been common sense on my part since this is Portland.

I love living here!!! Dacia, Megan and Chiyo are friendly, responsive, caring and always say hi to me and my dog when we walk by. Nate, Armani and Reyes in maintenance respond ASAP to any work orders and are professional and very knowledgeable. Marlis is so sweet and keeps the building looking amazing. The neighborhood is awesome and the food trucks are a nice bonus. We love walking to the riverfront at sunset. Would highly recommend!!!

Griffis only cares about appearances. They constantly are making "improvements" that don't really matter with total disregard for the inconvenience of current residents. Expect at least a few various inspections, replacements, repairs, and cleanings each month. All of these things are fine on their own, but the problem is the way Griffis conducts them. If you're lucky they give you a multi-day time frame, so you have to be ready for a 3rd party contractor or maintenance to enter your home at any time. If you need to park somewhere else because they are doing something the in parking garage you're lucky if they reimburse you.

Exactly that. No heating controls, not even over on or off. No paved parking. Up Marquam Hill, which can be interesting in the winter. Good space for the price, however, especially being this close to downtown. 8 line right out front and a few blocks from the Portland Aerial Tram. Thai food place right down the street and a Plaid that closes at midnight. Satisfied, particularly on a student budget.
We've been living here for 3 years and have never had a bad experience. The staff is attentive, work orders are filled extremely promptly and apartments and amenities are new and well maintained. The area has also developed with new restaurants and bars popping up all the time. The street car literally stops in front of the building and downtown is a 20 minute walk.
