Navy Yard extends along the Anacostia River, from roughly Capitol Street to Pennsylvania Avenue. It includes Nationals Park, home to the MLB's Washington Nationals, and the US Navy Museum. Going the wrong direction
The floor plan is decent, but management here is awful. Basically to amenities to begin with, but they are getting rid of what little they have left. No front desk people anymore so there are mass package thefts, people loitering, and even had a homeless person sleeping in a common area. They have a bunch of junk fees they don't disclose until after you sign lease. Some tenant association has formed and apparently there are a bunch of complaints to the government about this place now.

Avoid like the plague
The building itself is nice, but that’s about the only pro of this place. The management company could not be any more incompetent if they tried, in fact, replacing with them with a bunch of blind and deaf flamingos would be an improvement for how they actively make things worse. Do yourself a favor and avoid any property managed by Brookfield in DC and you will save yourself countless headaches and probably add years back to your life without having to deal with their negligence.

Leasing Office is Awful
If everything is fine, it's great at the Guild. However, if you need anything from the property staff/leasing office, it's awful. I needed assistance from the staff at the leasing office and went in person. They said they will get back to me and call, they never did. I had to call them a few times and the issue was never resolved. After a week, I had to go back into the office and resolve the issue myself (why do I have to do that when I don't even work here?). What's the point of having the office if you want the residents to do your job for you? After a week of not doing their job, the ladies at the office are also extremely rude.

I love living at the guild - it is a beautiful building with fun and open loft style apartments. The amenities such as the dog park and dog wash area make having a pet in an apartment building so much easier and we absolutely adore the front desk and maintenance staff! We always feel like we are a valued member of the community. We've also made some good friends in the building which is always nice because we have found a real sense of belonging in this building.

Loving this city !
I thoroughly enjoy my apartment home and the team here at The Yards! This is my first time living on the east coast and it’s been quite a change for me so I appreciate how close I am to entertainment and the train! Management has been awesome Mario in the office is always a joy and eager to assist and even helped me with suggestions on places to go in the area for brunch and night life !

I love this place. Perfect location, great vibes!
I love this place. Perfect location, great vibes, and a seamless move-in process. Mario, the assistant manager, definitely went above and beyond to be both accommodating and helpful. Although I don’t like that there isn’t a gym here, I would still definitely recommend this place to a friend.
