Property Ratings at Guinevere Apartment Homes
My family of four rented a 2x1 on the third floor here with large south-facing windows and LOVED it! The property is older but the staff keeps it immaculate. This is one of the cleanest apartments we have ever lived in/moved into - even the washer and dryer were spotless! They had a team that came to clean weekly or so in the building so all the common areas were pristine. The staff is wonderful - we loved the maintenance team - they always came by within 48 hours, didn't mind our dogs/kids/chaos, and completely remedied our issues on the first try. And the location can't be beaten. Super close to coffee (Monkey Grind, Preserve + Gather, Coyle's), bakeries, grocery stores + pharmacies, a big park for kiddos literally 2 blocks away, and the freeway/Hwy 99. I'm only giving it 4 stars instead of 5 because the unit was small, though very thoughtfully laid out, and the amenities were more simple than those offered at other buildings (though they aren't charging the same rent, so we felt it was fair). Also, in case you were wondering, the photos they post are accurate to the apartments / spaces - something we loved about this place.
If I could give Guinevere 0 stars, I would. My sister and I lived here for three years (2017-2019). We were clean, responsible and reliable tenants. We moved out in August and 4 months later we received a call from a collections agency saying we have an outstanding bill with Guinevere. After we moved out, Tom (the Manager) said that the paint on the walls was worse than the typical wear and tear, referring to candles and pictures on the walls. Note that we had a couple pictures in each room and would light candles periodically, nothing excessive. The lease contract we signed never said anything about this, or else we wouldn't have moved in. Guinevere management mailed us a letter to our OLD address, knowing that we already moved out. They didn't have the courtesy to call or email my sister or myself before sending this to a collections agency (even though they had both). If you're not concerned about your security deposit return, living a normal lifestyle (burning candles / hanging photos), being nickel and dimed for EVERYTHING or your credit rating proceed with caution and don't move in here.
BEWARE!!! Move out was a NIGHTMARE! On the contract we have it says we wouldn't be charged for painting after 2 years, yet they tried to charge us $500 plus for painting when we moved out after living there for 3 years total. Mangement used to be great, but has gone down hill - they will try to nickel and dime you for just about everything. Be prepared to pay a hefty bill when you move out, even if you were clean and took care of the place! WOULD NOT RECOMMEND!!
Awesome place for folks with big dogs. Some places I found wouldn't let me get my pup in for less than $1000 in deposits and fees, and this place has by far the best pet policy of anywhere I found. The building has all the features it needs to keep up with the rest of the nice buildings around, and the neighbors are pretty cool... Never met a jerk here :) maintenance is quick and easy to set up service with, and the office has enough folks working in it to be able to catch someone when you need them.
I love living here. We have been here for almost 2 1/2 years. My apartment is quiet and clean and has everything I need. They could vacuum the halls a little more often like when we first moved in, but it's not that big of a deal. Things have gotten fixed when needed ASAP. Haven't had many issues though! We have a deck which is really nice and face the quiet courtyard. I recommend this place!
The apartments look nice, but are small for the price. There's crushingly little in the way of closet space. Also, the smoke detector is right outside the bathroom door, which means that a steamy shower will set it off. The parking garage is cramped, which make parking a tough proposition, even if you have a small sedan. I'd hate to imagine parking here with a truck or SUV. The access call box only allows for one phone number per apartment. Packages are delivered to the central office, which means if you're not living in the main building, getting packages is a trip, and you need to arrange to pick up your packages during business hours. On the plus side, the apartments are clean an well maintained. The office staff is courteous and responsive. The location is nice, and it's walking distance from most things, but there's no problem with traffic noise.
Building is nice, staff is responsive to teneants needs. The location of the apartment is in good area of the town. Good loction for those who like to go for walks in the neighborhood. If your apartmant is facing the 85th st it can be very loud due to the traffic, because 85th st is busy road with heavy traffic.
The quality of living/tenants has declined in the past year. It is like living in an over-grown frat house. Loud music, loud neighbors, people drinking & smoking outside, barking dogs, several garage break-in's. One tenant was caught on security camera allowing her friend to steal décor from the lobby. Are these the types of people you want as neighbors???
Close enough to Greenwood Ave to be able to walk to lots of bars and restaurants, but not so close you get all the noise. Two grocery stores within a couple blocks, Northgate mall is a five minute drive, and downtown is 15. The building is not new, but it's well maintained, and the staff is awesome! They are always nice to me, and work with me if I have a question, or request. Aside from the location, my favorite thing about my apartment complex is that it's quiet. I can still hear my neighbors during the day (it is still apartment after all), but by 10 pm all is quiet. I really love living here.
Tenants are noisy, especially late at night. Alot of loud music. Also, alot of garage break in's.
Guinevere is a safe, clean, friendly, well mananged, and organized apartment complex. Couldnt ask for anything else!
We love living in Guinevere -- nice, clean apartment community in a stellar location. Greenwood is something of an urban village with great eateries, recycled craft stores, copious coffee shops, and great parks all within walking distance of our door. An Guinevere is situated right in the middle of all of it. While the apartments themselves are hardly fancy (and are definitely small-ish), there is a simple charm to them. Management and maintenance have been great -- always attentive to requests/problems. There are several major perks like a great rooftop deck with newly installed BBQ and new patio furniture, a decent fitness center, and two levels of gated parking garage (though they do charge a parking fee). Our only complaint (and it's hardly their fault in this rental climate) is the price and rent raise. Guinevere seems to be about $50 more a month than some other local apartments. Granted, it is newer than many of them. And the rent raise after the first year was quite steep. That said, it really is a quality place to live, and the staff have made our time here really pleasant. I would certainly recommend at least visiting in-person if you're interested in moving to Greenwood.
I've been living here for just over a year and I love it! I haven't had any problems with noisy neighbors or maintenance issues. Everything is relatively new and works great! I'm also on the top floor so I have quick access to our great roof deck and a beautiful view of the Olympics! Greenwood is an awesome neighborhood, and these apartments are within walking distance to great shops, restaurants, and Greenlake!
I have lived at Guinevere for a little over 5 years. I started in a studio and now live in a one bedroom. The studio was spacious and the one bedroom is perfect for one person. The units are very clean and modern. The management here is outstanding. Any problems or issues I have had have been dealt with quickly, respectfully and with a smile. There have been a few different managers here since I moved in and all of them go out of their way to learn tenants names and make it feel like a community. The location is great, easy access to the 5 and 40 Metro buses. Greenwood Ave is 2 blocks away. It is an easy walk to Phinney Ridge and Greenlake.
I've lived at Guinevere for almost 4 years now and don't have have plans to leave any time soon. The location is great - shopping, restaurants/bars, parks are all within walking distance, plus it's close to bus lines. The area has been expanding so new things seem to pop up all the time. The building I live in is relatively quiet (it is an apartment after all) and while I don't run into many neighbors the ones I have encountered are always pleasant. My apartment has a great open floor plan with in-unit washer/dryer (a must have!), dishwasher, and modern fixtures. I've only had a few maintenance requests in my time here and they have been taken care of promptly. They've recently started doing maintenance follow-up surveys to ensure you're satisfied and if you have any suggestions for improvement, which is nice. Management changed about a year ago and they're fantastic. They're doing a lot of updates/improvements to ensure this continues to be a great place to live. They've recently updated the fitness room, the roof top deck, and put a bunch of new security measures in place. They also do awesome things like Resident Appreciation Days where they provide coffee and donuts as you leave the garage for work in the morning or arrange discounted doggy daycare on the days they're testing the fire alarms. They seem to know everyone by name and are always so friendly and helpful. They are also great at communicating anything going on in the apartment community, office closures, etc. It's nice that they hold packages in the office too! I definitely recommend checking Guinevere out of you're looking for a place!
My boyfriend and I moved into Guinevere in the summer of 2010. What first drew us to Guinevere was the location, reasonable rent and availability of pet friendly units. Those three qualities are also what has kept us here for so long. We have discovered that those three qualities are hard to find in Seattle apartments. The location is very convenient for us, within walking distance to restaurants, parks, buses. Traffic and city noise can get fairly loud, however its what you would expect for a complex located on a busy street. Rent has consistently gone up over the last four years, however its doesn't seem to be more than the average rates for rent in Seattle. As dog owners, we love the convenience of a park near by and a safe neighborhood to walk around. Our unit is a fairly standard one bed one bath. Finishes are inexpensive and the carpet was old when we first moved in. Although they will not replace our carpet, they have offered to wash the carpet free of charge when we renewed our last lease. We have a washer/dryer unit in our apartment, however we are charged more monthly for that. Garage parking is also extra. There has been a good amount of office staff turn over in the last few years. Although they are all helpful and friendly, the vision for the complex has gotten pretty inconsistent The current office staff has been really great at replacing and upgrading gym equipment, bbqs etc. However, I've noticed little maintenance things around the property aren't tended to as much as they were before. The hallways are no longer vacuumed regularly, it takes a while for light bulbs to be replaced in the hallways. All in all, husband and I do like this complex and plan on staying in the foreseeable future.
For the price ($1500 for a 2 bedroom), it's tough to beat Guinevere. The staff are friendly, attentive, and caring. The location is great (the neighborhood offers tons of great food, bus routes abound, and you're a mile off of Greenlake), but some of the fixturing is a little cheap in thr apartments themselves (moulding and paneling on cabinets coming apart a bit due to cheap/poor quality materials, things like that), but to a certain extent you do get what you pay for. The fitness room is decent, but is set up in a way that makes it difficult to have more than one person working out at a time.
Guinevere offers clean units in a wonderful location. Although we're in the city, we feel safe and are always responded to appropriately regarding concerns or maintenance. I wish it were more affordable but... this is Seattle! We are grateful for the staff and the security and comfort of our home.
Guinevere is amazing. I'm about to sign my 4th lease with them and I can't imagine living anywhere else in Seattle. The staff is wonderful and I've enjoyed every interaction I've had with them, the amenities are either brand new or extremely well-maintained, the landscaping looks great, the building is safe, the neighborhood is awesome, the neighbors themselves are pretty quiet and nice, rent is reasonably priced, maintenance issues are handled promptly, and communication is on point. The property is on 3 major bus lines, meaning I lived my first 2.5 years here without a car, and it's blocks away from the main strip of Greenwood with *so many* great places to eat/drink. Guinevere is awesome. Live here.
I've really enjoyed living at Guinevere Apartments. The property manager and the staff always take care of our needs fast and make everything they can to make us feel at home. Most folks living here seem to be young professionals, but the property is surprisingly quiet at night. Also, the location is amazing. Grocery stores, restaurants, cafes, parks and bus stops are just short walk down the road.
Overall this is a good apartment building in a fun area. There are tons of bars and restaurants around and plenty to do in the area. The apartments have all the amenities but a little toned down. You won't impress anybody with your new digs but the apartments are nice. The bad things are the common areas are often not very clean and they are BRUTAL with their lease renewals (their way or the highway).
I love living at Guinevere because the staff are great at doing their jobs in a professional way, and they're really friendly! Whenever I have questions about rent or policies or whatever they are respectful and helpful. They are also good about giving advanced notice whenever there is going to be maintenance going on or when a policy changes. They are also fast when it comes to maintenance requests. I always get a phone call no later than the morning after I file a request on their app about when would be a convenient time to come fix whatever needs fixing. The apartment itself is clean, has updated fixtures, and a decent layout. My only issues would be that the kitchen is pretty small and the cupboards are in places that are hard to reach, and that as our particular apartment is on the ground floor, we don't get to have our window blinds open much to let in the light. There is some noise from neighbors and people walking by outside but not much.
My husband, my son and I have lived at Guinevere for almost 2 years now. During that time, they've taken great care of us. Maintenance gets done quickly, management staff is very sweet and attentive. The building and premises are clean and well maintained and there are constant updates to make everything nice looking.
Great location!!! Walkable to the grocery store, Greenwood Ave, and parks. Lived here for a year and a half. In that time, we had several issues. They shredded my rent check one month and provided my roommate and me notices that we had 3 days to pay or we would be evicted. After discussing with them, we learned that they had removed his check from the envelope but decided to shred it without realizing there was a 2nd check inside. Walls are paper thin. Maintenance took weeks upon weeks to resolve. My roommate had a toilet that would run incessantly, but they didn't fix it until we requested 4 times. Their business model is to twist your arm for every dime possible. Rent went up 30% after the 1st year lease was up. They claim it's "market based", but they were still posting ads on Craigslist at the old rate. Upon moving out, they've nickel and dimed us, and flat out lied about the repairs/cleaning that need to be done. Yes, the front hall wall could use fresh paint. However, they claimed every room/surface was "dirty". I had spent a couple hours vacuuming, cleaning counters, scrubbing the stovetop, and scrubbing the bathtubs. Also, the deposit includes a $150 "administrative fee" that doesn't go toward any cleaning expenses. It is a completely sunk cost. The front office is often closed during its scheduled hours. Though the door says they're open until 6pm during the week, don't count on them being open beyond 5:45. The workout room has terrible equipment. Stationary bike was broken for months. The lights dim with every step you take on the treadmill. When considering living here, add 30% to the base rent before comparing the costs to other places. My advice though, would be to stay away.
