I've been without air conditioning for a week now. It's July. I called emergency maintenance and they said they were going to send someone out. But they never did. I called them again and their mailbox was full. So I couldn't leave a message. I called the main office and press 3 for maintenance. So I left a message. I've gotten no one. Apparently no one cares. It's 80 degrees in my apt and I have a cat. We have been miserable all week.

This property isn't bad, but they will screw you on the contract if they can. You can't just let your lease run out, they'll just auto-renew it and charge you even more, whether you're using the apartment or not. You need to give them 60-day notice before your lease even runs out, and it doesn't matter if you only found out about your new job 20 days ago, they will force you to pay it. Which is stated in the lease, and is all very legal, but just be careful if you're planning to leave.

I have lived here for about 2 months. I live in a smoke free building. Silly me I thought that meant smoke free but apparently it doesn’t actually mean that. My apartment smells like weed every day to the point where I have to leave. I watch as people stand outside the building smoking even though there are signs everywhere that say no smoking. Management appears to do nothing about smoking in a non smoking building. I have called multiple times about the weed smell and have heard nothing back. If you want to live somewhere and feel like they care about you do not chose to live here. Go somewhere else I wish I did.

Petlovers, BEWARE! KEEP LOOKING! I HOPE I can change this rating and resolve this situation, I really do. I did enjoy living here! I felt like the rent was fair/competitive for the location and space of the unit. Heat was included as well as water which were pluses. Location is convenient too. Walls are thin so you will hear your upstairs neighbors most definitely, and waiting on maintenance really is a gamble, it can take a few months or a few days for something to get fixed. The apartment itself has outdated carpeting and flooring and cabinetry as well but that's a minor inconvenience. As a very recent ex-tenant, I am dealing with a completely absurd carpeting bill. My cat did damage the carpet by scratching it up in 2 small areas (and I do mean small, let's say 1 square foot MAXIMUM) in the apartment. Now, if the carpet was plush and brand new when I moved in, I would understand the $615 bill I received. However, the carpet was old, worn in certain areas, and outdated (I documented the prior wear and stains upon move in in my checklist) and I know that I am being taken advantage of with my $500 security deposit being taken plus an ADDITIONAL $140 billed to me. For 2 small areas! Unbelievable. I would love to see what they actually do with $614 for that small 1 bed apartment. Also, I read through previous tenant reviews, and it looks like no matter if you have pets or not, and no matter if your apartment is in perfect condition or not upon move out, you will NOT see your security deposit. So, kiss it goodbye if you plan to lease with Gull Run Apartments.

I have lived here for over 10 years and have to admit that it has been a decent place to live. However, the owners are inhuman and will do everything within their legal right to take as much money as possible. They will only communicate about what is important to them. You may only owe $1 because your rent/cable/internet went up, but they will charge multiple $40 late fees before notifying you. I asked why they couldn't have given me a quick call/text/email and was told that they are not required to by law. You can't call this a community, it is big business and I'm sure it has made them very wealthy. They maintain a reasonable standard of living here, but still quite obvious that their profits come first. It makes me wonder why I have taken such good care of everything. Nothing major replaced in over 10 years. I have been such a good deal for them; it makes me sick. I should also add a warning about maintenance. The maintenance guys are nice but seem inexperienced and also seem to be taught to take shortcuts. They will rig or patch something instead of replacing it whenever possible. Even if you inherited damage from the previous resident. I don't get upset about much in life, but the way this place is managed has filled me with rage several times.

If I could give zero stars I would! My elderly mother has lived there over 7 years and the responsiveness to her maintenance needs is extremely poor. She has been without working air conditioning for 7 days with the temp reaching 92 degrees multiple days. The managers claims to not have know until my sister stopped in to the office four days after it was reported. When we described this as elder abuse to the emergency maintenance man on call, only then did they decide to provide her a portable a/c unit. I stopped in again today to seek an update (day 7) and proud as could be the manager said that either Friday or Monday at the very latest (day 11 mind you!) someone would be out to assess and possibly replace the unit. The maintenance man already ASSESSED the need for the unit to be replaced. Day four, my sister left a message for the area manager and that call has yet to be returned. Communication at best is poor, service is extremely poor and if we could get our elder mom to agree to move just one more time in her life, we’d have her out of there in an instant! She has worms crawling across her carpet every spring, her refrigerator leaks water, her toilet ran constantly and maintenance continued to say it was fixed. Complaints are not my style, but our experience (and patience) has left me know alternative. Things break, I get it but the lack of care or concern is truly unacceptable.

I lived at Gull Run for over 6 years. I will say, I always felt safe there. Don’t know if it’s the location, but you don’t see people who don’t belong there hanging around. They use to have someone doing security, but haven’t seen that in s few years. It does seem overly loud from the floor above you. Then again, that could just be the renters lack of consideration. What really disappointed me was after being there going on 7 years, I thought I was getting a better deal than someone newly moving into an identical apartment. I had the yearly rent increases, but (through no fault than my own) I started looking at different apartments and noticed my latest rent increase ($50) brought me to the same rent payment published on the different websites. When I moved in, I was told I would get a discount after 6 years living there. When I inquired about it, I was told it was after 7 years. Same story regarding carpet replacement. Maintenance told me 6 years, office said no...7 yrs. Had leak in bathroom ceiling, they came and repaired the leak, patched and mudded the drywall, never came back to sand or paint. Overall, Gull Run is a safe, decent apartment. Parking lot and sidewalks are taken care of in the winter usually before 6 A.M. I was just disappointed that Senority and loyalty (rent payed on TIME) means nothing to them. They are going to get the going price one way or another. Watch your online rent payments, caught being wrongfully charged late charges.

This place was always in need of repairs. Then to top it off, when I was trying to move out they wouldn't let me off the lease even at the end of my lease. I ended up owing far more than the place was even worth.
We had a pretty good experience at Gull Prairie while we were there. We loved our apartment. However, we noticed over the course of our one year lease that services declined while price increased. When we were being shown our apartment, one of the "selling points" given was that we would never even need to replace a light bulb. Just contact maintenance and they will do it. About 2 months before our lease ended, a bulb in the bathroom needed to be replaced. We called like we had once before and they would not do it. We were told they "don't do that" and that we needed to replace it before our lease was up. Now, that is such a petty thing. It's a tiny issue, but it's an example of how service has changed. On that initial apartment tour, we were encouraged to make the apartment your own. We were told that basically any holes smaller than the size of a golf ball weren't a problem and not receiving your full deposit was RARE. We kept the apartment up, and when it came time to leave we cleaned it thoroughly. We washed windows, broiler, oven, freezer, refrigerator, vacuumed floors, washed cupboards...all the things expressly stated and more. We even replaced that light bulb on our way out. Our check came back for the security deposit. Less than $50! We were charged for a new carpet due to "stains, chemical burns, and furniture stains". The carpet was old when we moved in. It was fine, but it was by no means new. We left nothing more than standard wear and tear for a year of living. Chemical burns!? No. We were not instructed to have the carpet cleaned, but had we known we were going to lose $450 dollars, we would have paid $30 for a steam cleaner so there could be no doubt. They've penny pinched to the point of ridiculousness. When there, 4 of the other apartments in our building were occupied. When we left, there was only 1 that still was. Multiple people had the same complaints: they became petty penny pinchers, charging more for less. I did love our apartment (aside from the noise of upstairs and next door neighbors, but that's not the complex's fault). The location is amazing and I felt safe. If you decide to rent here, I would caution you to simply plan on NOT leaving with your full deposit or make sure tocarefully document ALL issues with the apartment before you sign your lease, because they aren't as blase as they say (or might have once been). I'm happy we've moved on and I wouldn't go back.
Outdated apartment complex, Gail in the office is very rude and lied to me about multiple issues, Eric the manager treats women very poorly (screaming at them on the phone is not okay), very high rent that increased by over 70 dollars from year to year. Do NOT stay here, especially if you are a young female - theft and guns in the complex were issues.
In my opinion, this complex is incapable of providing prospective tenants with adequate housing. I visited this apartment complex while searching for graduate housing. While I was initially impressed by the aesthetics of the model apartment that I was shown, I soon realized that this apartment complex could not supply me adequate housing. While touring the model in April of 2016. I expressed my interest in leasing the unit. The leasing agent assured me that I would be able to lease the unit for the upcoming school year. After our initial meeting, I only heard from the leasing office once to assure me that I was approved and all set to receive an apartment. After this phone call I hadn't heard from the leasing office again for about two months. It was only after I called to inquire about the delay that I was told the apartment was no longer available. The apartment supervisor was unwilling to negotiate with me to find adequate alternative housing, and the only option she provided me with was to reside in a unit that, according to her, had a recent ant infestation. As a result, I had to find alternate housing within two weeks of my prior lease expiring.
Our apartment is very nice. The complex is well kept and maintenance provides quick, reliable service.
I've lived in Gull Run Apartments for 4 years now, and I've never had any issues. Any maintenance problems I've had were resolved very quickly, within 24 hours, and the office staff is really great. I would definitely recommend this complex to anyone looking for a place to rent in the Kalamazoo area!
Apartments are well maintained with your own washer and dryer. Spacious two bedroom has master bedroom with master bath. Second bedroom has walk in closet. Private patio with pond and fountain just a few steps away. Access to pool on property and bus line. Also close to shopping and main roadways. Staff very friendly and always ready to help. If you do have a problem they are quick to take care of it. Plenty of parking and carports if wanted
The complex is on the east side of town away from 3 college campuses so very few students venture out this way making the environment at the building very family friendly. Maintenance has always been prompt in responding to all of my requests even when my heat went out in the middle of the night. The gals in the leasing office are always available with a smile to retrieve packages or answer questions and respond very quickly to any concerns. The lawns are always taken care of and they are constantly working to update the landscaping and any trim around the buildings or really any facelift type stuff they feel the community needs. The rent may seem a little higher than other locations in town, but with everything that is included it more than balances out. Heat, gas, AC, water, sewer, trash are all included. There is a pool, community center, access to parking spaces if you want covered parking and each apartment has a washer and dryer in unit. So if you are like me it more than pays for itself in the winter between the heat and not having to spend time at a laundry mat during my day!! Beyond the community, the location is absolutely great. It is walking distance to two grocery stores, restaurants, and a pharmacy. And if you are looking for a walking/running trail it is right outside the complex!! Lastly, there is easy access to major highways within about 10 minutes to get to Grand Rapids, Lansing, or Detroit and the mall is only 15 minutes away!!
My roommate and I love our apartment. We just moved in. its a beautiful community and quiet and pretty family oriented. It's just behind a busy street, but we can barely hear it. Also, it's very convienent to many stores!
Well kept buildings, nearly everything included into the rent.
Gull run apartments are nice. Each apartment has dishwasher, washer and a dryer equipped. Maintenance comes in a timely manner and the complex is pretty quiet where i am at. The main problem i have is that rent keeps raising everytime my lease is up. Everytime its been $30, i moved in because i could afford them, now im moving out because i cant.
These apartments are spacious and clean. You get a nice view of the ponds full of ducks, geese, and other wildlife. Plenty of room for guests or family (if you so choose). Compared to other apartments in the area, this one is 1000 percent better.
