Cherry Hill is a close-knit community located 8 miles southeast of Philadelphia. Haddonfield, its neighbor immediately south, creates the border between the two towns. With a preserved historic district teeming with Victorian, colonial and federal-period houses, it's no wonder that Philadelphia Magazine chose Haddonfield as one of the best places to live in the Delaware Valley.
The close proximity to the city combined with safe neighborhoods, excellent school systems, and all the charm living in a historic town brings, checking out the area is a no-brainer to those contemplating a move in the area.

Property Ratings at Haddon Hills Apartments & Townhomes
Rick and the maintenance staff is awesome. The best I have ever experienced in any place I have ever lived. They come out right away and they are just awesome!! The office staff is great as well. Katrina usually is the woman who answers the phone and she has been great. I have called several several times and she ends up being more of my therapist or friend than a worker of Haddon hills. She really listens to her residents and try to come up with any solution she can. My neighbor is older and she even went above and beyond to drop off a lease for her and came back to pick it up because she knew she couldn’t. That is above and beyond customer service. She doesn’t treat this like this is her job. She treats this like she’s everyone’s friend and caregiver. So between her and the maintenance I’m to the moon and back satisfied with my living experience here! Thank you Haddon hills!!

There are roach issues. I've caught about 20 roaches within a year. I never had a phone call back. I couldn't go to the office since they were closed at the times I was available. It's very outdated. The rent will increase severely. Bathroom will smell and since the walls are light, you can hear the other person cough. There are some neighbors that will smoke and it will come into your window. Unless you have an A/C unit on your window, the smell will still manage to seep in. Unfortunately, I did not get an A/C unit since the unit has "central air conditioning". This just means that there are windows and winds flow. I never really had issues living at this place. It was convenient, very close to the Westmont PATCO, only about 10 minutes away from Cherry Hill. I think it's a good place for college students if you manage to find a unit that best fits you as well as roommates to cut the costs. Paint job is poor, it looks like they just painted over everything but left it to dry at awkward position where the paint would dry if the door is half way open and as I open the door, the paint will chip off on the side. Kitchen is overall good but there was no microwave and dish washing. It's not a big deal since there is a function sink, stove/oven as well as a fridge. Fridge seems very outdated, smelly as well as scratches all over it. Parking is okay if you are able to find a spot in time. Laundry is something that I do on my own somewhere else since it's a bit difficult to enter in the first place but dusty as well. Not enough machines to cover the number of residents efficiently. The property management sometimes gets back within a reasonable time. However it may take about a week to actually get a response to your question.

Thank you for taking the time to leave us your feedback. We apologize if you've had a less than positive experience. Your living experience is important, and we want nothing more than to provide a comfortable and pleasant home for our residents. We will be sure to look into each of your concerns in greater detail so that we can make any necessary improvements to our community and service going forward. Thank you.
The community is decent. It's definitely outdated but good for the price. Pets are accepted at additional deposit and rent. There are a lot of trees on the property grounds which provides plenty of shade but the downside to that is that there are so many sweet gum tree seedlings (they look like spikey pine cone ball things) and if you step on them, you might roll your ankle because the shells are so hard (they aren't cleaned up). Second issue is that the walls are PAPER THIN. I was once in my bathroom and my neighbor was in theirs at the same time and I was able to hear her clear her throat. Another downside to the buildings is that the plumbing is old, so when you're taking a shower, and someone else in the building flushes their toilet or uses the cold water, your shower becomes extremely hot. Or the opposite happens, when someone else turns on the hot water, your shower becomes freezing cold but it's good that water and heat is included in the rent, which really helps with the electric bill. However, there is no central AC so you need to buy a window unit which will run up your electric bill in the summer. I have had maintenance requests and maintenance generally fixes issues within one to two days as long as you use the online maintenance request form. Another downside is that if you accidentally lock yourself out, they charge $75 to let you back into your apartment (which I understand if it happens multiple times but I think they should be lenient with the first time because let's face it, we are human, we make mistakes). Management aren't the friendliest people but they do their job. There are laundry facilities on site but they aren't open 24 hours (they are only open 8am-9pm) and the washing machines are actually very small (probably around 3 cubic ft). It cost $2 to wash and $2 to dry. There are parking lots (permit only) but there's not enough parking (they allow up to 4 cars per tenant/apartment) and they don't provide guest parking passes, so it's possible if you have someone staying over, they could get towed. Other than the things mentioned above, the people who live here are friendly and the community is safe and within walking distance to the patco station and Haddon Ave. Hopefully my very specific review helps people who are considering this community as their next home. happy house hunting!

Thank you for the detailed and honest feedback on your experience! We make every effort to provide the highest living experience to our community and invite you to continue sharing your thoughts and suggestions. We love to hear from our residents and appreciate your 5-star rating!
I with 4000% confidence do not recommend you even entertain the idea of living here or working with this team. I live here currently and have had a termite infestation/swarming issue that has caused me to leave my home that has continued to transpire over two weeks and it has still not been dealt with. One week went by before I had to threaten legal action to get any information. Now a second week passes, I still have had to find temporary living accommodations because the issue still has not been dealt with. I’ve been told to “deal with it” and have sent pictures on top of pictures of termites all over my clothes, furniture, and walls and nothing. I’ve tried to be polite and I don’t think I’m being unfair in only asking to live comfortably in my home, but I’ve been pushed to this route.

I share a one bedroom apartment with my boyfriend and my cat. We have one car. This property fit our needs for a few reasons- it's close to the PATCO station, cat friendly, and reasonably priced. When shopping around, we found the staff to be friendly and helpful. We moved in and have come to enjoy the area and our neighbors. As other reviews have mentioned, the buildings and property are older. I don't mind that much at all. I also appreciate the current construction upgrades to make the sidewalks around the property match the brick walkways through the property. A major complaint is the piles of dirt and gravel used for the construction that is currently taking up 4-5 parking spots in the permitted lots closest to my building. This is unnerving because in addition to the construction materials taking up about 1/4 of the lot, parking in these lots is NOT- I repeat is NOT monitored as the staff claimed it would be. Per the staff, the property's lots are patrolled and non-permitted cars are towed. This is simply not true. I've watched neighbors grab license plate info from cars and call the office from that parking lot. I've personally called after not finding parking but seeing multiple cars without permits in the lot. My boyfriend has called. The response we've gotten on multiple occasions is a simple brush off. They claim to place large orange stickers on the windows of violating cars at their first offense prior to outright towing. In 9 months, I have not only seen the same cars without permits, but I have never seen any type of warning window sticker. To add insult to injury, a deal that the property made with the township makes a lot of the street parking only available by paying the township. This place is wonderful if you don't rely on a vehicle and are looking for somewhere nice and quiet. However, the blatant misleading and brushing off regarding the parking truly makes me wonder what else will come to light as being false- which is incredibly disheartening as on the surface, so much about the place is lovely. There is simply no need to push the fact that parking is monitored however if that monitoring doesn't occur.
Good Location ACROSS FROM POOL. HARDWOOD FLOORS NO WASHER OR DRYER OR DISHWASHER LIMITED PARKING..MUST PAY TOWNSHIP TO PARK ON STREET.
The location of the apartments is outstanding, near PATCO train station, Philadelphia and the towns of Collingswood & Haddonfield. For the most part, the complex is fairly well maintained and walkways are clear. The buildings are old however and there are various structural issues in the apartment itself. Once a water pipe burst and 1/4 of the ceiling came down. The rooms are small as well. Finally everyone has cats because we live near the woods and mice find their way in often.
i love my apartment. It's older, with no dishwasher, but it's just enough space in a safe neighborhood. The office staff is always helpful. Only downfall is they only allow one parking pass per apartment.
I love my 2 bed room apartment for many things. First, my huge living room. I have enough room for a sofa, 2 lounge chairs, 4 large bookcase, an entertainment center for large Tvs, and side tables with lamps. However, it is so big that I cut it in 1/3 and use that area as an office. Standard office desk, 2 low bookcase, a telephone table, and a chest of drawers. My bedroom (the main one) is so large that I can have a dance floor at the foot of my double bed. Large closet for tons of clothes and floor space to have a small bookcase in the bottom for shoes, boots and other things. Have my vanity and dresser on one wall between the doorway and closet. A curio cabinet and another bookcase under the side window with my A/C in it. And a tall boy dresser next to the front window , a small book case under the window, and a huge bookcase next to that for Cds and tapes. Next to my headboard is collectors cases. My second bedroom is big and used for collections!! But is the same size as the room I had in my 3 bedroom house!! The bathroom is compact but so easy to keep clean. Everything is close if you are infirm!! The kitchen is small but sooooo efficient. Plenty of cabinet space to store kitchen and other home items!! The closets are wonderful. 4 of them. I in the Master bedroom ( as I already described) one on the hall which not only holds my dozen jackets and sweaters, but on the bottom is all my car care stuff and all-weather gear. Then there is a closet in the 2nd bedroom big enough for all my sweatpants and sweat shirts. I store my vacuum, step stools and mini-ladder here. And finally...the hall closet for linens. I use the top shelf for a pantry of HBA goods.....bandages, alcohol, peroxide, backup deodorants, backup stomach remedies, soap, and cologne. One level is for just shampoos 9I have 10 different types, one shelf for all cleaning supplies, and 2 for linens!! Then up above is a small but roomy mini-closet I use for collectibles. The diming room is also compact and I use it for a pantry, poster gallery and book case and my dining room table. The A/C is in this window and cools the whole living room down. Parking is plentiful either in our back driveway or on the side street or in front on the main street. Since we have both a front door and back door you have a choice. The buildings have 4 apartments to a building. The entrances are separated by the stairs coming down from upstairs. But the view is of the Crystal lake Park. Thru my front window!!!!
This is the perfect place if you enjoy going out in the city of Philadelphia. The restaurants around the area are to die for and the staff are very personable and helpful.
