Infested with roaches inside and rats outside due to trash pile up. Maintenance doesn’t speak English. I was left without air conditioning for two months in the summer with no communication from the office or maintenance. My drains clog every day and water pressure in the bathroom is horrible. Showers make an awful noise when turned on. On top of all that, yesterday 11/10/24 my upstairs neighbor experienced a leak in his bedroom ceiling due to rain water coming from the roof. The water from his leak saturated his floor and started to leak into my bedroom. My bed was ruined from the water. It took emergency maintenance 5 hour to respond and show up. When they arrived he gave both of us buckets to catch the water, said it was nothing he could do until today then left. The buckets were filling up every 5 minutes. Eventually the ceiling in my bedroom collapsed. Maintenance has yet to show up this morning. So this issue is obviously not a priority. PLEASE do yourself a favor and look elsewhere.
This place is the worst for maintenance. They tell you that the holes in your wall are your fault and your tub peeling is your responsibility.

This is genuinely a nice place to live as a starter! If you’ve rented before, these apartments may not exceed your expectations depending on what you’re looking for. I currently reside in a studio. It’s small (obviously), but they have everything you could possibly need. I was surprised to get a washer/dryer in my unit and a walk-in closet! Now there are a lot of reviews saying that the apartments have roaches. I personally have not had that happen so I don’t believe it’s an issue for every unit. Also, regarding the trash.. yes, it’s a problem. But there’s also a lot of people that live here. The trash pileup happens so quickly. I would imagine it’s really hard to pick it all up when it’s scattered everywhere. The parking is kind of difficult here as well. I have a scrape on my car from where it looks like someone tried to back into a space and scratched it. I don’t blame the complex itself—there’s just a lot of residents here. People also like to leave their trash on the ground in front of the units and that is not okay. You get that everywhere though. No sense in complaining about something you can’t control. I had a maintenance issue about a week into moving in where one of the knobs to the bathtub came flying off after turning it and it was just spewing out water and almost flooded the bathroom ??. The maintenance guy Chris was quick to respond and get the knob replaced. I’m just glad they try their best. Also, my leasing consultant Isabella is such a sweetheart! It’s hard to be kind when you have so many people complaining to you constantly. So someone better give that girl a raise lol. All in all, I have no regrets in deciding to move here. It meets my needs and gets the job done!

So I spend time looking at layouts and pricing on their website, then I go for a tour and find out that the prices are actually several hundred more dollars per unit. Then I'm told that credit isn't a factor in the application process so I apply. If I had great credit I would buy a house not live in an apartment. The whole process was weird, they continually got my name wrong in phone calls and emails and after over a week of waiting I was denied because of credit. I have no evictions or serious delinquencies. $250 down the drain but honestly probably for the best. Trust the first impressions people give you, and my first impression of this place was deceit and dishonesty.

This was my first apartment, I was so excited to move in. We had to complete the paper upon moving in and told them what needed to be fixed. They came in without notice while I was at work. The ceiling fan didn’t work and the only way they could have fixed it was standing on my bed. I had roaches, my bathroom paint in the shower was peeling, the windows leaked and messed up the walls (which I was charged for) the office staff were so rude. The neighbors would literally leave their trash in front of my apartment door and after multiple phone calls and complaints and me literally falling over it something was FINALLY done. I installed a doorbell camera to catch them to show the office proof it was happening. My car was actually damaged from two people fighting in the parking lot. It’s just not a good place to live and EXTREMELY overpriced AND they put random add ons on your bill that doesn’t even make sense. When you bring it up to them they tell you random stuff that doesn’t even make sense. This place was horrible and the worst experience ever.
Pest, massive rats, rude staff ( other than one really sweet but unhelpful lady up front) Thrown together apartment gaps in the frame from my front door. Paint everywhere. Trash all over the place and the WiFi they force you to have is a waste of $60. Constant random fees on your bill and there’s a hole from my furnace closet that is open to the outside . Balcony is tiled and the wood looks ready to drop. Valet trash picks and choose if it’s going to take out your trash. Good luck getting them to answer the phone, and I’m pretty sure you get some free stuff if you leave a good review so that why so many newly moved in folks are leaving such great reviews.
We lived here for a year and nothing was positive about the place. We had a ridiculous amount of maintenance needs and they were never met in a timely manner. We were out of water for 3 days before someone came to fix it. We had mice in our kitchen for a WEEK before someone came to look at it. By that time, we had already caught all the mice and all they did was spray a hole in the cabinet closed. Our plumbing got backed up 4-5 times (even when we weren't in town) and disgusting black gunk from the apartments surrounding ours would come up through the drain and stain our shower, making it impossible to take a shower. They made us pay an extra half month in rent (in addition to our lease) even though we moved out early. The apartments are small, often dirty, and the staff are not much better. Find anywhere else to live.
I have reported them to the city!! It has roaches and no matter how clean you keep your apartment, or how many times you bomb, spray, set out poison or anything else....you will still see them and the landlords CLEARLY do not care! I can not wait to leave this horrible place. It is really unkept.
I would never recommend this apartment complex to anyone. According to management they don’t know how to control who parks at the complex, so most nights there is absolutely no where to park. Visitors take up most parking spaces, no one picks up after their animals, so you step in poop pretty much anywhere you walk in the grass. The towing company they contract with is without a doubt the worst people i have ever worked with. The apartments themselves are thrown together so quickly that everything falls apart. Everything looks nice at first, then when your cabinets fall apart you change your mind. Walls are so thin you can hear neighbors at all hours of the day. Basically if you had to choose between this place and a cardboard box, do yourself a favor and choose the box. Very disappointed with service and this complex. I would never renew a lease with this joke of a place.
Me and my boyfriend moved in February of 2019, at the time they were in the beginning stages of renovating all of the apartment buildings. So we had the option of moving to a renovated unit, or a non renovated unit. Either way, prices were still super reasonable. We chose the non renovated option to save some money and it was still a nice apartment.Somewhere between July and August we got a notice that they were renovating the apartment we were staying in, so we could either move to a renovated unit, or move out. This was a little annoying since nobody told us we could only live in the current unit for 6 months before needing to move to a renovated unit. Or else we probably would have moved into the renovated unit to begin with to avoid having to pack up and move again in just 6 months. Of course the price of the renovated unit went up since we first moved in 6 months prior, but we really liked the area and the complex so we moved into the renovated unit. The reno job looked a little rushed, but none the less, I love living at Halsey flats. The office staff has always been really nice to us. They've always been very helpful. Any time we call maintenance they come within the next day or 2. Any time we call or walk in with any annoying questions they are always nice and answer them. We've had to make noise complaints a couple times (we called the police at first because we didn't know they had an on sight officer that responds to noise complaints) But both times that we've complained the manager has contacted us and apologized and assured us if we had any other issues to not hesitate to contact him and he'd be happy to help. One issue I have is theres only 2 dumpsters for the whole complex,located on one side of the complex. So if you live on the opposite end, you have to either drive or walk your trash all the way to the dumpster. It also immediately fills up as soon as its emptied because the whole complex has to use it. There are 2 other dumpsters on the same side as the other 2, but they are farther down the road and in the corner of the complex so most people don't know about them because they are usually empty. But over all I really love Halsey flats, I just renewed my lease for another year, and plan on moving to a larger unit after that lease is up. They also always have contests for free gifts cards and movie nights, and food trucks that come occasionally which is super nice.
We weren’t told we were approved to move in just called day off to tell us they’d be expecting us to move in. They didn’t communicate issues with the application process which resulted in waiting a month to hear back and then got told rent would be more costly since the original unit had been rented. Upon moving in there were several noticeable cosmetic damages and electrical outlet wasn’t working. Down the road about 3 times a week the power goes out in both bedrooms. During renovations I assume they tried to instal new windows but there’s cracks and when it’s warm mosquitos fly in through them. There’s been plumbing problems that lasted a month and resulted in sewage flowing out and getting into the apartment. Same sewage also gets in when water comes UP the shower drain into the shower tub. Water leaked from the upstairs apartment into my shower too. The office and maintenance team know about these issues and have known for about a month if not longer and have yet to do anything or reach out and want us to pay to break our lease. Also rent has increased since moving in and we had to back pay for charges that weren’t explained to previously mentioned. To make it all worse anytime you want to call the office there’s a long automated response that hangs up on you more times than not. If you have an emergency maintenance issue you’re told to leave a voicemail, never have received a call back or had someone show up. If you’re wondering if they cared about the residence during the pandemic no rent was still due in fact it went up.
My family and I came to Halsey Flatts specifically because we knew our previous property manager, David, was there and we were ready for a change from our current location. When we got there the leading agent was SUPER busy, but David, true to his courteous and helpful nature, jumped right up and showed us around. We went to look at the 4 bedroom townhouse and were blown away! We had our very busy 5 year old with us and he played with him so we could look around at our leisure. Then he took us on a tour of the entire property, up to the clubhouse and let our little one play a game of pool while we discussed leasing options. We filled out our application, at 4:00 on a Saturday and got our approval within an hour. We move in February and I cannot wait! Not only is the townhouse amazing, but Davis always kept the property we currently reside in feeling like a community so I have no doubt he does the same here! We are so excited to move to Halsey Flatts and look forward to summers at that fabulous pool!
The management here is absolutely awful! They actually get mad at you for making noise complaints on loud neighbors and will even threaten to evict you if you complain on loud neighbors. If you ever call Signal 88 (the security here that they “encourage you to call”), the manager here will do anything in his power to make you seem like a liar. The apartment complex is dirty, washers/dryers do not work. The water is turned off randomly throughout the day. This is the worst apartment complex in the east end.
Stacy is who you want to talk too when you visit. Very professional and kind. Cable included with rent which is a plus because it’s only $65 with a lot of channels.
I recently moved out of here (2019). The people in the office are rude. I complained about hearing a scratching in the ceiling to the office. She said there was nothing they could do and the next morning there was a dead mouse in the middle of my living room. I frequently saw roaches and ants but was told that was my responsibility (though you do have to pay for "pest control" with your rent). They said that there is a disposal in the sink. There was not. They said that there was a gym and office area. Then the day after I signed the lease, I was told it would be under construction for the next 8 months. One of the contractors for the "upgrades" they are doing put in a new window. The caulk ran down the side and pooled on the window sill (true story, never seen this before). I sent an email to the office with pictures of it. I showed how you could actually see outside because there was no seal on the window. They would fix it and it took 3 months (also happened to be December). The door jamb was separated from the wall when I first moved in and I notified the office when I handed them my condition of the apt checklist. I told them that the front door didn't seem very secure because this was where the deadbolt was. It took 2 months for that to happen as well. They sent out an email asking for people to give them a 5 star review a few months ago and you could enter to "win a prize." I think that is the only way they will get a good review on here.
I have lived here for 2 yrs and have really loved it. The buildings and grounds are well maintained. Whenever I've had any maintenance issues they have been fixed in a timely manner. The office staff is very friendly and professional. Charline was my leasing consultant whenever I moved in, she was super nice and friendly.

Me and my husband lived there for two years and it seems like a good place to live .. and Charline the girl who works in the office as assistant manager is exquisite, always with a smile helps everyone and solves all problems with brevity. In general, a very good service and a nice place, even more now that they are completely remodeling.
Management is horrible. The apartment I was shown was not the apartment I got. There is mold growing all over the place. When mentioned to the workers they state that its more then likely from the previous tenants. The whole apartment building when I was there has/had roaches! They only sent someone only one time I was there for 12 months. Needless to say I lost a lot of my stuff from all the bugs. After telling the landlords about the problem they state that they were never told about it and that no one else complained about it. Not worth your money or time!
This apartment complex is so bad that it doesn’t even deserve one star. This used to be a decent apartment complex but after the way my family and many other residents have been treated after FIVE plus years of the apartment complex going under new management, TERRIBLE AND LAZY maintenance men, RUDE AND LAZY STAFF, BUG INFESTATIONS and etc they have finally crossed the line by forcing many people to move out of their homes to do very sudden renovation work on all of their town homes and apartments. They didn’t even let their residents know a year in advance not even six months they just stuck a not on top our door saying that we had to move out in two months or less. They said that they would be able to move us into an apartment building that was way smaller than our town house but at the very last minute they said that we couldn’t move into the apartment so my family and I had to find another apartment complex to live in which is beautiful and we’re receiving way more respect here than we’ve ever had at MALLGATE APARTMENTS. Another thing that I noticed was that everyone else that was promised an apartment in mallgate and was denied of it last minute had to leave but the only other person that got to move into another apartment was their VERY LAZY AND RUDE maintenance man and he was moving into one right behind his house. WHAT A SCAM! IF YOU REALLY WANT TO MOVE INTO THESE APARTMENTS AND RISK BEING DISRESPECTED AND LIED TOO THEN BE MY GUEST BECAUSE THIS APARTMENT COMPLEX IS TERRIBLE AND SO IS THE STAFF AND MANAGEMENT.
We happily signed our lease in April 2017 with the promises of a pool and fantastic management and found neither. In fact they kept promising “next week” on the pool until it never opened for the summer with zero answers or apologies. During our residency at Mallgate, our downstairs neighbor was randomly murdered outside of our building. Management refused to allow us to break our lease without a hefty penalty and also did absolutely nothing to improve the property or it’s safety. In fact, the building has just deteriorated to broken bottles littering our parking lot, and construction equipment blocking one our exits. This place is not worth the “deal” if you value your safety or ACTUALLY want the pool promised. I can’t wait to move out this month- avoid at all costs.
These apartments are outdated. The units need repairs. Lots! Ask to see units other than the show unit. Maintennce, is terrible. You have to call 2 and three times before anything is done. Parking is horrible. If you get home after a certain time you have to park a set of apartments away from your place. Their so called parking permit system does not work. There are so many cars without permits there. Definitely more than the two car limit we were told. The pool did not open last year until summer was almost over and it did not open this year at all. Residents can be filthy.
Apartments are fine but outdated. The only problem we have is before move in which was the week after Memorial Day they stated the pool would open soon. It's the end of July and still it is not open. I made sure I got an apartment with a pool so I could enjoy it and now I can't. My neighbor informed me he has lived here for four years and they have only opened the pool once out of those four years for a few weeks only. I don't think they should advertise a pool if they never open it. They currently have it uncovered to make it "look" like it is going to open but that is just a trick, it has been uncovered for about a month now with no changes. Other than them lying about the pool, I personally have no other problems.
This apartment complex is a living breathing dumpster fire. Not only do they promise to have a pool (which as of July 21st, is not open yet for summer) they also refuse to repair the issues with older units. I've not yet had a successful repair of anything I've requested and now on a 90 degree night, they refuse to fix my air conditiong. Do not rent from here no matter how much they sway you to believe they aren't the worst complex in Louisville. Terrible management, even worse maintaince.
I moved here in October of 2016. Big mistake. The girls in the office do nothing but gossip and give their number out to guys. One even gave my fiancé her number which made him VERY UNCOMFORTABLE. The pool DOES NOT WORK! It's not cleaned or running. Their is a big Bug problem and we even had a hole behind our sink with a mouse issue that we had no idea about until I walked in my kitchen and saw it running across the floor into the back, where the hole was. When I approached the manager they said "every apartment has mice. That's normal. Especially if on the first floor". Yeah, I wish I was making all of this up but sadly this isn't even stretched. It's seriously the worst. Don't get me started on how these places are built! The electric wiring is terrible. My wall outlets didn't work in my kitchen, dining room, living room, and one in my bedroom was broken. It took them 6 months to fix it and I complained about it in October, November, and December. There is a huge spider/bug issue. They will spray but it won't help but for two weeks. My door actually has a open crack at the top that they won't fix. My Windows don't have screens. They won't fix that. I mean, I could go on and on. Please don't move here. Also, PARKING SUCKS! it's a free for all and there is no organization. And talking to corporate is as hard as reaching the president himself. They won't return your call and instead tell the office to call you. It's a waste. They don't care. & there have been many fires because the wiring is terrible. These are old and NOT updated. They paint worse than a 5 year old. It's terrible. I had a organization helping me pay my down payment so I wasn't trying to be picky, however if I had a choice I would have moved somewhere else. Save yourself and don't move here.
My husband and I moved to the east end of town because we were told it was a safe part of the city. We just moved to KY from out of state. By no means was this place safe. Our truck was broken into. Our upstairs neighbor was harboring a fugitive and when they finally got kicked out they didn't tell the office and their roof collapsed from a storm which lead to our apartment flooding in with water. Our one year lease couldn't of went by any slower. This place was a nightmare. The management was a joke. We lived there from 2012 to 2013.
These apartments are awful. I can't wait til I never have to see this place again. At first it seemed like the new management was trying to fix this place up. They made a lot of repairs. But as long as they continue to allow anyone to live here this place will never get any better. A few days ago someone was shot and another person stabbed (same incident). So if you have bad credit, no citizenship, a criminal record, or 8 kids that you want to move into a 1 bedroom apartment. Come to Mallgate of St. Matthews. You'll feel right at home. by the way, you don't have to clean up after your animals, and you can throw your garbage anywhere. (Someone will clean the garbage up.) First come first serve on parking. And just to be fair, the apartments are located in a very nice part of Louisville, Right behind Mall St. Matthew
