I lived there for about 5 years and the rent just kept rising every year by like $200/$300 at a time. When I moved out I had left my daughter's panted shells in the front (forgot to remove them)I was charged $150 due to they had to pick them up! Mind you it was only like 6 shells. They also stated the bathroom sink was broken and charged me money for that...(the sink was NOT broken I had a video and picture to prove it was not) at the end of the day I was not given my full deposit. I reached out to the office and NO ONE ever called me back or sent me the proof I had asked about the broken sink. This place is quick to raise the rent and punish their tenants for not following the rules... but they don't wanna fix the issues in their apartments. Oh, and I moved because my apartment kept losing hot water. I would sometimes have to go to my mother's house with my kids to shower, this would happen 2/3 times a month! Please PLEASE don't move here, save yourself the grief and find another place to go.

This place has really gone downhill. New management is destroying this place. They slapped some paint on rotting wood and renamed the place and now they’re charging $400+ more upon lease renewals. They renovated the gym and gave themselves new offices but took away residents ease of access to even use the “state of the art” gym in the first place. The units themselves are falling apart, poorly painted with cheap materials, appliances always breaking, paper thin walls. Good luck if you have loud neighbors, especially if they smoke, your unit will constantly smell like whatever they’re smoking. Dumpsters are constantly overflowing, there’s trash and broken glass and dog waste all over the property. Don’t forget the massive rat traps. Just an all around bad place to live now made even worse with the massive rent increases. Stay away.
This place is raising rents by up to $400+ a month when you renew because of new (awful) management/owners and they redid their offices and clubhouse (that I think I maybe saw 1 resident actually using in the last 5 years?). But, when I walk to my unit, I have to walk past massively overflowing dumpsters and large black rodent traps all over. You know what I mean? It’s embarrassing to have guests. So we’re being asked to pay $400 a month more per month for the same poor experience of living here, except now substantially worse due to the endless hassles and incompetence of new managers. Halstead WinnResidental I think is their name. 0/10 do not recommend.
I’m wished a million times we could move out, unfortunately the housing market makes it impossible to find a home. This place is not friendly, thin walls and poor construction, broken sidewalks and signage everywhere, very expensive, filled with trash and rodents, and they tow their own residents cars. Do yourself a favor and move anywhere but here.

We’ve lived here for about 2 years. I notice a change over the last year. The first year we lived here it was fine. Clean. Quiet. Families and professionals, no problems at all really. After a year, things started going down hill a bit. Their management changed, dumpsters were overflowing for days (repeatedly), cigarette butts all over the property, new neighbors have moved in on both sides of us a few times over now. We now live next to a family who scream at each other endlessly. I can hear people yelling in the parking lot and someone’s car got repossessed in the middle of the night last week. A month or so ago, this place was sold so maybe a new management company will clean it up a bit. The apartments themselves are fine. Nothing fancy, look decent because recently remodeled. All the construction and paint is pretty poor quality though. The paint on the walls is so cheap you can see through it. It even seems to be washing away in the bathroom. All in all, this place is fine. We’ll stay here til we buy a house. Hopefully they get control over the trash piles around all the dumpsters though.
It's a nice place. Quieter than you would think. It's a bit expensive. Staff is good.
The apartment is great and everything is up to date. I wish the Townhomes of Beverly valued the environment more and offered recycling to its residents. Beverly is huge on recycling and even composting. Homeowners are limited to how many trash barrels they can have to enforce recycling and it is deeply concerning and worrisome that the Townhomes of Beverly blatantly disregards the importance of recycling in the community. Other apartment complexes in the city recycle, so it is obvious it is possible and is a choice to not do so.
parking can be tight, traffic making a left hand turn out of the complex can be a little narrow.
I would recommend this apartmemt home because i love the way the staff are very friendly and polite and was able to answer all my quesions...thank you
I would recommend this apartment community because it is run very efficiently and the people and staff are very nice.
We only need 3 months for renovations which limits our pool of options, but the show unit is lovely adnd the offices/ gym/ club room are very nice.

Over the past four years, the Townhomes of Beverly has only made the quality of life better. The apartments and amenities have been upgraded and the staff was always friendly and responsive.
I would because two cars can?t pass each other because the roads aren?t wide enough but other than that I would recommend a place here to a friend

The summers are tough because the air conditioning doesn?t cool down the upstairs very well but this has been a positive experience.
The walls are very thin. The 2 neighbors we have had are very noisy with loud fighting & screaming baby who keeps us up at night, Unfortunately the neighbors are the main reason we have some concerns. Other people in the complex we have met are very nice- just some bad luck I guess.if the walls had better sound proofing it would help a lot
Rent is to high, they change the amounts in September and people who are renting a 2 bedroom apartment are paying less than I am. I asked at the end of last winter to have my patio repaired cracks and holes, they said in the spring, when I called mid spring when they were going to fix it they told me it wasn't going to be done.
There were too many college kids. Also families that let their kids run around the streets in front of moving cars, jumping and climbing on personal vehicles such as mine and scratching cars from riding bikes too close to vehicles. The neighbors where very unwelcoming in terms of lowering volumes past midnight, asking there children to not climb on cars and telling their kids to not intaginize my dog through the window. Staff was excellent and Kristen was amazing to work with!
DO NOT MOVE HERE. If you read reviews on every site other than this one they have poor reviews. The leasing office is poorly run by unprofessional management. They will tell you what you want to here to put a band-aid on the issue but will not actually fix any issues. The walk through unit looks amazing but do not be fooled the actual units you move into look nice but are cheaply put together and falls apart easily. People let there dogs go to the bathroom everywhere and do not pick it up. I have seen rats running around property on several occasions since there is always trash over flowing the dumpsters. There was even a dead rat laying on the walk way one morning when i left from work and it was still there when I came home. They do not follow throw on anything that they say even nor do they enforce any property rules. There is never parking because people are parking without permits. You can tell this was a huge complaint since all you see in the morning is bright orange stickers on everyone's cars that say warning next time towed.....but there obviously was never a tow truck....just stickers so people continued to illegally park. There are plenty of nice communities in the area and several new developments being built. I highly recommend looking else where because you will not be happy here and it will cost you 3 months of overly priced rent to break the lease.

So far I enjoy it here, it just isn't enough time for me to have too much of an opinion on the area. The service is great. Time to the highway is amazing yet you can't hear it at all.
I would because the community is super safe, clean and dog friendly and the apartments are perfect size. Parking is always available!
The grounds are well maintained, location is great, love townhome living vs standard apartment with above/below neighbors, patio is a bonus, management staff is exceptional and does a great job keeping the community at peace, clean and a place you can feel safe and at ease living in.
I would recommend this apartment community because we had a good experience here, however the rent is very high given the location and size of the units.
I would recommend this apartment because it is in a centralized location and the units are done over, but I'm not sure I would consider them "luxury" Many of the remodeled elements in our unit were definitely rushed and slapped together. Some of our neighbors are not great either, they don't respect the rules. I'm looking forward to seeing the new clubhouse.
This is a very comfortable place to live.
Townhomes of Beverly is generally well managed and the units are well maintained. The neighbors are friendly and the townhouse format, with two floors and front and back entrance assures maximum quietness and privacy. My one negative observation is that the rents are unconscionably high. Yes, that may be due to "market rates," but eventually, if the rents keep going up by hundreds of dollars a year, Lincoln Management Corporation will be pricing themselves out of the market. As one neighbor said to me in a recent conversation: soon it will get to the point where only people at the high end of the professional pay scale will be able to rent here, but they would not be renters in the first place, but out to buy and own their own homes. In other words, the upward trend in rents in the Boston area (as on the West Cosst) is not sustainable. For this reason, I would probably think twice before recommending Townhomes of Beverly to a friend or colleague from elsewhere. I think now I would say: save your money for a down payment on a house.

Absolute worst place I have ever lived! I moved in a few months ago and was told they would be doing some construction. I was told I would be moving into an apartment far away from the construction so the noise would be minimal. They put me in a building that is less than 50yards away and the noise is so loud you can't even have a conversation with someone standing next to you. It is constant all day long every day. The walls are also so thin you can here your entire neighbors conversation (that is when the construction is on break), and the smell of smoke (or in my neighbor's case marijuana) seeps through and makes your entire place smell of smoke. The management is horrendous and incredibly rude. When making my 3rd complaint I was told "well other people aren't complaining" and was told I could move out for 3 months rent which would be a $6000 fee. There is virtually no place to walk a dog with the exception of parking lots and there is very minimal lighting on the property making it extremely unsafe. Oh and the water coming out of the bathroom faucet smells like it came straight from a sewer and there is mold growing in the shower despite cleaning it almost daily.
This apartment complex is very welcoming and there are a lot of nice people who live here.

The forest behind the apartment is no longer cleaned. Dog waste is all over the territory.
Like I said earlier, it's very nice. It's just really expensive and the driving around with off street parking is kind of a pain.
I have lived here for about a month, and I absolutely love it. The apartments are very spacious and gorgeously maintained. Beautiful floors throughout, and updated kitchens. The grounds are meticulously maintained, along with the relaxing pool area, which is kept safe by a very friendly lifeguard. The Townhomes of Beverly are a absolute great place to start, and raise a family, being close to schools, and the highway for transportation. Despite it being located off of busy Brimbal Ave, it is very quiet and charming. We will be here for a while!
I love living here. All the apartments are townhouses and you have your own patio. With wooden floors and lots of space these apartments are located closely to 128, and downtown Beverly. Also whenever we have concerns around the apartment, or need something replaced maintenance is always there quick. Neighbors are fine. Dog friendly property. Only thing is you live next to a motorcycle dealership, which can get pretty loud. In addition, parking is very tight, especially in the winter. Although I will say I have always been able to find a spot. Overall this is the best place I have ever lived and I would highly recommend it to anyone.
