Honestly there are things that are never going to be perfect but I’m very happy. The management is good. Yes packages go missing sometimes but the staff cares and tries to help, that literally any other place you will go to. The new management is superior, I’m moving and staying within the same community bc they do right by their residents. If you have a problem management does their best to help, you’re unreasonable and probably just not a decent human if you can’t talk to the people in the front office about your problems. They are fair/helpful and get things done. They went as far as putting in an industrial air freshener for the residents in the gym. They care.

Pros: new building, nice staff (if you go to the office), nice gym Cons: 1. The office is hard to reach by phone 2. Noisy neighbor (not all neighbor) who party after midnight on weekdays. Had to call cops. 3. Dog pee/poop. There was this one piece dog poop in the staircase for more than 2 weeks 4. Amenity fee for $500/year no matter whether the gym is open or not 5. Parking fee for at least $75/month ($900 a year in Parsippany). There is ample surface parking (at least 60 spots) for free but the management changed to visitors only and residents get towed. Even when you live on the first floor you have to park in the garage because they want to charge you. 6. Cheap materials. The bathroom countertop made of cheap plastic gives dirty brown stains very hard to clean 7. Missing packages

The building is excellent, there are amazing amenities, and the service is impeccable. I've been here at The Mark for almost one year, and the staff has been wonderful to us. We were also extremely fortunate to have Jessica as our manager, who has gone above and beyond to find the right fit for us. The property features a beautiful terrace with a luxurious feel, a gathering room and several working/business areas. There was a lot of thought and care put into the design of the apartments. There is a great deal of peace and quiet in the building.

Been a resident since this property opened and this is easily the worst it has even been. The building interior is dirty, with trash in the halls which takes them two or three weeks to deal with (not residents trash, just bits of paper, cardboard and plaster on the floor). The elevators don't seem to be cleaned as much, the panels are never wiped down when I use them in the morning. The building security has decreased significantly; Non-residents regularly walk into the building without challenge and there are serious issues with package theft from both the mail room and package room. The gym has been turned into a storage room. The clubroom is closed and all the TV channels are disabled. The coffee machine has been removed from service. The package room is no longer managed in anyway. Pool has been totally closed and not maintained. Whatever concierge services the management team were providing previously gave totally disappeared with this new team. And we're still paying a surcharge on rent since February for amenities which we haven't been able to use! Staff refuse to discuss any reduction in rent due to closed facilities and reduced service. The previous staff would at least listen to concerns, now they just shout over you and ignore you. Getting out of here as soon as I can. I do not recommend this at all. Parking is awful, there is never enough spaces and guaranteed parking is a premium surcharge on rent which is already more expensive than 80% of Parsippany. Dog waste is a serious problem around the building. Almost all the flower beds and grassy areas have been affected at some point. The new payment portal is appalling, only one resident has access per apartment, the resident must pay in full in one payment with very limited payment methods accepted (Visa or MasterCard). The site crashes repeatedly and takes about a minute to load each page.

Don’t ever judge a book by its cover. The place may look appealing, but the staff is horrible. After being approved to move in, on the day before my move in, I cancel my apartment in its entirety. 2 weeks of stress and aggravation is exactly what Modera Parsippany put me through. After the last bomb was dropped on me, I decided enough was enough. No one needs to go through what I was put through. Especially not for the prices they want to charge being right on the side of I-80. You deserve better than Modera Parsippany. Save yourself the headache and look elsewhere.

Highway noise is so much louder at night. Fire alarm goes off constantly for no reason at 3 am. The management said they would fix it and still no resolution and no follow-ups what so ever after all. If you love to hear high pitch fire alarm at 3 am and groundbreaking truck noise while you sleep, this would be your perfect place! Plus, tap water smells like rotten sewer.
