Property Ratings at Halston Lakeside
Despite being this close to the highway, it really isn’t loud like some of the other complexes near the highway. I have made the inside of the apartment my own to love and no one would have any idea the area was a little bit on the college-like living side. Hallways are super loud when anyone talks.There’s a rager basically every evening from 5ish to 10pm at the pavilion near the pool. So let’s start from the beginning…Property management team does not communicate well to each other or notate the systems (if there are any). I had to correct my rent in my lease agreement 4 different times on the phone prior to receiving the physical document (which I did not receive until the week before I moved in - 3 weeks later - but they had my deposit and everything). The evening of the day before move-in, I was informed my apartment would not be ready for 10am. Told them no way that’s acceptable, I will be there at 10am with my movers. I could not reschedule them on this short of notice. Arrived at 10am, no one is the office knew I was coming - they were told I’d be there after 3pm. Get my keys only to find the apartment was unlocked. Absolutely nothing had been done to prepare this apartment for my move-in. No cleaning, no repainting, and no carpet cleaning, either. I had to ask the office for all of this. Maintenance was there painting the patio floor and front door while my movers moved everything in… cleaners came at noon while I was moving stuff in and out and at the time only the bathroom and kitchen were accessible. Even then, they were gone within 15 minutes… After moving in, I’ve also realized the leasing staff does not answer emails, even about important things like noise ordinance and status of pending special requests. I had to call the non-emergency police line because the person below me insisted on listening to their music at max volume for 4 hours. I have emailed them multiple times about having the cleaners come to do a proper cleaning of my apartment regularly with no response. Corporate doesn’t seem to find any urgency in my needs, either because I emailed them first. Been here for 14 days. I have taken the initiative to sanitize and clean my whole apartment. I have adjusted and tightened fixtures that needed to be. Took pictures and videos of everything before I moved in so I have the proof. The gym needs some love. Some Machines need repair and there aren’t sanitary wipes available. So disappointed.

This apartment was not worth it. All the fixtures were moldy, the bath tub was stained, and there were what looked like old spaghetti stains on the kitchen walls, stains in cabinets and the apartment gets no light, it felt like nighttime 24/7. Upon moving out I was charged close to $500 for them to repaint holes I filled on the walls after being told that wasn’t a problem. This place just sucks, I now live in a beautiful apartment, same price. Keep looking.
My Husband and I are excited to be moving here from North Carolina in 3 weeks! When I first called the leasing office, Anne couldn't have been more welcoming and helpful! She made me feel at home right away and made the application process easy even when I had technical issues! At this point, I feel like I already have a friend once we get down. ?? Anne’s friendly, yet professional manner, completely eased any concerns we may have had renting a place sight unseen. She has gone over and above to help us and if this is any indication of the rest of the staff at Advenir, I know we will be very Happy in our new home! We can't wait to move here in May!
If I could give this place no stars I would. I have lived here for 2 years and since the new management team took over, they have been absolutely rude and unwilling to work with you. Things fall apart all over the place and it takes them MONTHS to fix when it would take 5 minutes. Our washing machine broke down so we put in multiple work orders. They told us they had to order us a new machine when they didn’t even look at it which would take months. We eventually had to go outside and ask one of the maintenance guys to come look at it and when he did, all he had to do was pull a couple socks out of a tube which literally took 3 minutes. He showed us how to do it so we wouldn’t have to go 3 months without a washing machine again!! PLUS our AC breaks down constantly! I’m warning all who look at this place. Overpriced apartments that are horrible. Don’t live here!
New management took over and the place has gone downhill. The women in the office are just angry women in general. Add the fact not many of long term tenants are staying because the office forgets to place maintenance orders, ignores maintainace orders, violates our leases because they know if we don’t pay rent they will evict us. Anyone who lives here is a number. I know most apartment complexes receive bad reviews but check everywhere on the internet. What you read is true. Many tenants who try to move out receive a horrible reference from the office they can’t rent anywhere. Not sure why these women despise their jobs and everyone here who has a maintenance problem or asks a question but they clearly need to be in a new line of work.
These are acceptable apartments in a pretty good location. Many of them have been renovated the pool area is actually pretty nice. But my advice to you is skip this place and keep looking; the management is not easy to deal with and will make living here unpleasant. They're not responsive to repair or maintenance requests. And the manager is this lady who is just plain mean. I've been really nice to her and the last time I asked for help with something she treated me very poorly and with total disrespect. I'm looking to move out as soon as my lease is up.
Gateway Lakes Apartments in Sarasota was the perfect fit for my needs, I was looking for a quiet place with good location in the city, the staff is very nice and friendly, swimming pool is wonderful , they keep the complex apartment very well maintain , people who lives in the complex are very nice and polite.
I can tell that Gateway Lakes aparments is a beautiful complex in the heart of Sarasota , only 5 minutes from the UTC mall and 25 minutes from Siesta Key Beach, it is very clean and organize, the club house is roomy and enjoyable, jacuzzi and swimming pool amazing and the staff is very friendly and knowledgeable, I really recommend this place to live, I like it a lot!!
I flew to Florida for 2 days in May and decided on this apartment after visiting 6 other complexes. I moved into my apartment at Gateway Lakes in June, and have not been disappointed. My apartment has new flooring that's easy to keep up, and new stainless appliances, plumbing fixtures, and cabinets. There were a few minor things that needed attention, and the office staff had the maintenance guys take care of things pretty fast. Also, this is a really quiet apartment, even though I'm only steps away from the pool and the gazebo where people frequently gather. I moved here with a large puppy, and we love walking the path around the lake several times a day. The complex has multiple dog stations around the property, so people can easily grab a bag and pick up after their dogs. I have found the other dog owners living here to be friendly and courteous. There are lots of mature trees on this property, and I almost always find a shady place to park my car. And the location is awesome....easy access to shopping, and multiple routes to avoid traffic during peak drive times. Most importantly, I feel this is a safe place to live. I am so glad that I moved here.
Gateway Lakes has been a great home for myself and my pets for the last four years! You cannot beat the location, the pool, and the paw park! I highly reccomend this community.
I love this location. Right next to the UTC mall and just a short drive to St. Pete or Tampa. There's awesome dining near. Very quiet complex and parking is never an issue for me. Office staff is very tentative to us and so is maintenance. I love the new appliances and awesome updates. My personal favorite is the lake view. Gateway Lakes has made my first apartment experience awesome.
As with any apartment complex, there are pro's and con's. I have stayed here for 4 years because of the location. Next to the interstate and close to Benderson Park and a variety of shopping and restaurants. Con's would be having to pay $25/mo for valet trash. Also fees for pest control, and admin fees on my rent. These all add up for someone on a budget. Pool, picnic area and fitness center are nice. It is a fairly quiet neighborhood. Never had an issue finding a parking space.
I highly recommend Gateway Lakes Apartments. Not only has the office staff gone out of their way for me, they continue to make sure that I'm happy. I have a spacious 2/2 that I absolutely love! The complex is dog friendly and offers very nice amenities to its tenants. You cannot hear your neighbors...at all :) I couldn't ask for a better location either. I plan on renewing my lease when the time comes.
Forgot to leave a review here but I have been here almost 2 months now and haven't had any issues the area is nice and around a lot of stores with things to do. Parking is a little tight like i stated in another review but that was pretty much my only gripe. The apartment itself is nice overall and quiet at night and during the day even being so close to I75. Nice park up the street if you like bike riding or running and pretty safe I don't see much going on in the complex itself or the surrounding area. Highly satisfied living here.
The Gateway Lakes Apartments is a decent community with nice and friendly staff. It is on the quiet side and comfortable to call a temporary home. The only thing I would say that needs to be improved is the maintenance department needs to either hire more people so the the repairs get done in a more timely manner. I would recommend this place.
I moved to an apartment in Gateway Lakes in May of 2017, and love living here. The office staff, especially Jenny, is helpful and friendly. There were a few little things in my apartment that were taken care of really fast. The grounds are well taken care of, and there is a very nice sidewalk around the lake. There is ample parking and lots of shady parking spaces under mature oak trees. After researching and visiting many apartments, I am very happy that I selected Gateway Lakes. All the staff is attentive. And this is a great area to live with access to wonderful shopping and businesses, plus lots of alternate routes to take when you want to bypass the peak traffic times. I highly recommend Gateway Lakes.
I have been living at Gateway Lakes for over a year now and have resigned my lease. I haven't had many issues in my apartment but when I do they have been taken care of in a timely manner. I love the location of the property and all the upgrades they've done to the community. Happy renter here :)
We just moved in & id like to say the leasing office was extremely eager to get us in quickly & smoothly! We're new to FL so they gave us lots of helpful info... We moved into the apartment on the third floor & as it is updated, there were some things that need to be fixed. I'm waiting to talk to the leasing center as its a Sunday (we moved in on Saturday) I love the area! Convenient to everything.
It's a great place to live. I love the color scheme of the buildings, its peaceful environment along with having peace of mind. I do not get to enjoy the amenities' because my husband is wheelchair bound and I'm his caregiver and he needs constant care but I love this place.
Upon relocating back home to Sarasota, I initially was looking for a 2/2 apartment and a roommate, but to no avail, I settled for a 1/1 apartment and moved in by myself. Upon my first week of living in the apartment complex, I had trouble locating my mailbox & when I went inside the leasing office to ask for help she retorted with, "Here is a map, I'm sure you can find it on your own." Not quite the response one would deem as accommodating, this led to fewer stops in the leasing office. Take note, not all of their staff is abrasive, one staff member has always made herself accessible to me with answering any & all of my questions. The third month of living in the complex, my hot water in both my bathroom & kitchen were off which prompted me to send a work order. By the next business day, maintenance had "fixed it" & a week later, I wouldn't have any hot water again. This happened consistently for about 3 months. I soon realized how ridiculous parking is, every night residents shouldn't have to fight for a narrow parking spot but they do, while cars that have been here for months, have yet to be towed by a towing company. The beginning of this year, the leasing office began with renovations to impress potential new residents but the bigger issue was relocating their office to an empty apartment & offering little direction as to how residents can find them to drop off their rent. Also, retrieving packages became inconvenient due to the leasing staff refusing packages to be dropped off to their "temporary office" & the mail man feeling uncomfortable leaving packages outside of residents door(s) due to past mail theft. Rightfully so, this led the mail man to hold packages until the residents figured to come retrieve them from him. Take note, the mail man didn't have to do this but he did! Thus, I settled for having my packages delivered to my mother's address to avoid misplaced packages. Initially, I moved in due to the convenient location, beautiful apartment community, close proximity to shopping stores, beaches, & restaurants but now, I realize that opting for an apartment community with fewer fees, average looking apartment community, friendlier staff, inexpensive rent, & more amenities wouldn't have been such a bad idea after all.
Not many domestic problems, very clean, very beautiful and there is a park for young kids and a public pool with a hot tub and a kiddie pool.
I moved here after a difficult time in my life and overall it's not terrible. Maintenance is not super slow and they get things done; recently they repaved the parking lots. Some of the other residents were obnoxious but these were the kinds of people who got evicted. My apartment faces I-75 and it's never loud inside. I also love biking to nearby Nathan Benderson park- its great exercise and also UTC is super close so the location is great. Decent place- only real complaint is inconsiderate neighbors at times.
