Don't do it. It would be more sanitary to sleep outs I. A cardboard box. The refrigerator stove and dishwasher are infested. My smoke alarms triggered daily for 2 months before they came to replace them and when they did roaches were running down the maintenance guys arm it wAs disgusting. We opened the door for the pizza delivery and roaches fell from the door jamb onto the pizza box. Things that were supposed to be fixed prior to moving in were not. I have video, pictures and recordings. We asked for the appliances to be replaced they refused stating that they did want to risk new appliances getting infested. DONT RENT HERE!!!!

I’ve been here since April 2020 and it has gone downhill and gets more expensive for no reason. There is a TERRIBLE roach problem. My rent has went up $300 because they are renovating apartments people are moving out and are charging current tenants the same price as the new one with NO NEW renovations in our apartments. Breeze way is disgusting. They forced valet trash on us (who is suppose to come 7 days a week) and they don’t come for at least twice a week & do not offer tenants reimbursement for what we are paying a month for trash. Breezeways always smell like marijuana. Dog poop is everywhere. Not worth it at all.

Lived here for 5 months so far and I was ready to get out of my lease as soon as I moved in. I feel awful writing this review because the office staff is amazing but the housing here is awful. When we moved in, there were bugs everywhere and the carpet was not cleaned. They painted over bugs and webs on the walls and therefore everywhere was disgusting. There have literally been times where cockroaches were crawling on our bedroom wall above us while we slept. We had to do our own pest prevention program to combat this. We live on the first floor and our neighbors above us on the top floor say they have the same problem. Our apartment flooded due to management not making sure apartments are properly sealed, had mold on our floors due to that. Never replaced our carpets, just “steamed” it. I also had to pull up the carpet myself to tell them the problem was bigger than they were saying, isn’t that their job?? Every window in our apartment has mold in it, they sprayed windex on it and told us in order to get rid of the mold we need to “open our blinds in the morning” EXCUSE ME? There is literally water coming in from all the seals in the windows and that’s the solution? The apartments are spacious but they are certainly not well kept. Walls are paper thin, we hear our neighbors arguing about their meth addictions every day. Every time we use the washer and dryer, our entire apartment smells like sewage and gets fogged up. We are almost always afraid to put in maintenance requests because the maintenance workers always belittle us and give nonsense temporary solutions. The renovations they’ve been doing around the complex have taken entirely way too long, and people are having to park on the grass and street due to parking not being accessible due to these extensive repairs. People who do not have handicap stickers park in handicap parking all the time, and due to this my disabled grandfather could not come visit me. DO NOT MOVE HERE, I cannot wait until this lease is up!!

Signed a 15 month lease for a one bedroom apartment. i have since moved out(less than two months now). Thought i would write a review because of how incredibly helpful the front office was with any questions/maintenance request that i had. to start, For example, i noticed that the hot water wasn't working when i initially moved in. After contacting the office, they had maintenance bring in a NEW water heater and installed within 3 days of the original problem. The kitchen sink started leaking water when in use, they replaced that within 4 days. like i said, extremely helpful. The property is maintained daily as i see the guys ride around on golf carts everyday to keep up with the appearances. I also liked the fact that it is gated. Only negative i would say i had is parking would be a hassle sometimes if i got home late and everybody was already parked for the night. Also, even though it rarely happened the trash would sometimes get super full of trash to the point it would be spilling out of the trash area. moving out was super easy and the whole process was super transparent with the front office sending a detailed report of what you were charged for and any final fees.

Expect noisy neighbors, garbage collection area constantly overflow, gated apartment with gates not working to mention just a few things. Very incompetent management staff. Would recommend selecting more suitable livable apartments especially at those prices.

As you know, there is some compromise involved in apartment living, and I understand that all of our residents want to enjoy their apartment as best as possible. Please communicate any noise complaints directly to our leasing office so may take the necessary steps to resolve the issue. It is our top priority to ensure that the gates are working as they should. If there is ever an issue with the gates, it is always responded to immediately. However, on rare occasion there may be unavoidable delays with receiving a part to make the necessary repairs. Our compactor area is monitored several times throughout the day to ensure it is maintained properly. Pros - Location Cons - Exteriors are dirty, you will be lucky if they clean them each 2 years - Deposit not returned when you leave - You need to pay for any fix required in the apartment after you leave, even if it was reported at the begining as damaged and is not excluded of the original deposit - New management communication is poor, they will not move a finger in your favor - If you have people above you (1st and 2nd floor) it will be noisy - Gym is not cleaned often, it smells bad and the machines are in bad shape
I have been living here for 2 years. I have had bad experience with them to fix things. If your stove is broken it takes them sometimes 4-5 days to fix it. If your water heater is not working it takes the a week to fix. All and all not a good experience with with the new management. The old manager cared , but not the new one.
My husband and I have been renters at Shiloh Valley Overlook for 7 years, and we've found much joy and comfort in living here. The location is perfect - just off I-75, nearby to shopping of every type (there's a Costco literally down the hill), and with a beautiful touch of nature. (We're also right next to Kennesaw Mountain, for nature lovers and hikers!) Our neighbors are considerate, the grounds are kept neat, and we've really enjoyed making our home here. The complex is also friendly to pets - we have two cats, and the related pet fees are both reasonable and appropriate. Maintenance workers are courteous and attentive, as are the leasing office staff. There's also a well-maintained pool that families take advantage of every summer, along with tennis courts and a small exercise room. If you're looking for a great, cosmopolitan life in Kennesaw - you can't do better than starting with Shiloh Valley Overlook!
if you have a lot of extra money and no expectations - welcome to Shiloh Valley Ovelrlook! Rent in high, quality is low and absolutely everything you read about facilities is wrong. Things always groken and never fixed. Regret about moving in and cant wait to get out.
I work close to my apartment, which was the first appeal of my apartment. When I renewed my lease, they didn't raise the rent terribly ($30 overall). My ceiling caved back in February — someone hit a pipe in the apartment two above me. The maintenance crew is great. They had me livable in about a week. They also have fixed my washing machine when I needed and my ac unit. (Normal apartment quirks.) Cons: Walls are thinner than I expected. I don't care for the woman who usually answers the phone in the front office — she always makes me feel like I am wasting her time and my problems mean nothing. Water bugs are a bit of a problem, as are wasps.
Under recent new management (1/15 - Atlantic Pacific), Shiloh Valley Overlook apartments is definitely a property that should be investigated when looking to move to the Kennesaw, Georgia area. Not only is the location off of Barrett Parkway ideally centralized to local restaurants and retail stores, it's strategic access to the major I75 Atlanta corridor will ensure you can quickly get to most areas of Atlanta. Shiloh Valley Apartments resides on the top of a large hill over-looking southern Kennesaw giving residents spectacular views. Security gates, extra storage available and a wonderful club house, a modern fitness gym, and large pool are great amenities. The apartment is well cared for and landscaping is wonderful throughout the complex. Rent pricing versus value is above average in relation to other apartments in the vicinity.
After having a break in twice in a matter of a month and a half at our last home in Marietta, GA, I'm glad to finally say that moving here is definitely an upgrade! It helped to put my mind and heart at ease. What a breath of fresh air to finally feel safe. My boyfriend and I love that this is a gated community with a pool and a 24 hour gym. Our neighbors are nice and so is the people at the front office. I will most definitely recommend this apartment complex to anyone!
This place has a great balcony with a outstanding view overseeing Kennesaw Mountain and Interstate 75. It's cool because you can see how bad traffic is before you venture into the city of Atlanta... Also I love the hard wood floors in the kitchen, beautiful gardens are well maintained in front of the building. The pool is really cool and in great shape. Also, the building is close to Costco and all the great restaurants and bars on Barrett Parkway!!
