Property Ratings at Hamburg Farms
Very disappointing in maintenance and upkeep of property. Send several requests about water leaking and mold issues. No response what so ever. They get you in to your apartment and drops the bal there.
If I could give 0 stars I would. Dirtiest apartment ever moved into. Stairs so narrow and tight turns half my furniture wouldn't fit. Documented problems moving in. That form couldn't be found. So charged me $3,800 to replace 500 sq ft of vinyl. Also charged 2 months rent for breaking lease early when I found a house to buy. Couldn't seem to fix a toilet. Loud music multiple evenings. If you have a choice of living on a park bench vs Hamburg Farms find a nice park.
I really liked the apartments and everything. but I will be moving out. Should have trusted the comments from other people. THE MAINTENANCE IS HORRIBLE. THEY JUST DONT CARE, Have had to put same ticket multiple times. They close it in the system but it doesn't work. OH and there is so many additional charges every month like Trash , Service Fee, Valet Trash Service, Trash , Sewer. Get ready to pay way extra on top of your rent. I will leave same review on every single possible renting app, website I can find. I know the generic response is going to be somewhere along" We are sorry to hear that, Please stop by our office so we can address your concerns". I will not stop by, Just look at closed maintenance requests and fix things. There are better places in Lex for cheaper. PEACE.
Worst place to rent in Lexington, they will add charges to your bill, give you late fees and not communicate with you. Even with mold in your apartment they expect you to live there
I lived here for over two years. The first year was great, however the rental property was bought or sold out and all the front office staff was fired or quit (not really sure what all happened but it seemed abrupt). Once the new company took over it became almost impossible to speak with someone at the front office on the phone for the first few months. If an issue came up, you would have to speak to the office staff a dozen times just to keep them on it as far as finding a solution. I also noticed the facilities by the pool were not being taken care of like they were before. The flower bed by the pool had not been weeded this summer, no new mulch was placed, and it simply wasn’t taken care of to the level that it had been during my first two summers living on the premises. My yard outside my back patio was not mowed nearly enough this summer. By the time I moved out the grass in some places had to be nearly a foot tall. This is all disheartening considering I paid about $30,000 on rent alone; not including valet trash fees, pet rent, etc. However, these minor issues were the least of my concern. Today I was smacked with over $2000 in damage fees. They expect me to pay for vinyl even though the vinyl was damaged due to a hot water tank that leaked multiple times and I placed maintenance requests each time. They also expect me to pay for the carpet and padding underneath because of my dog. Anytime my dog had an accident I actually steam cleaned the carpet because luckily I own a Hoover steam cleaning vacuum system. To top it all off the carpet was not even brand new when we moved in. The tenants before us had rugs, which was evident considering the rugs smushed the carpet down where they had laid. The plastic was cracked on the microwave over the stove simply because I cook quite a bit and the heat eventually cracked it. I saw a sticker on the microwave and it was a GE microwave produced in 2005 so it was clearly an old microwave anyway that needed to be replaced even before I moved in. The moral of the story is DO NOT LIVE HERE. Especially if you have a pet. They will use your pet against you to make you pay for new carpet after you move out. I have rented multiple apartments in the decade I have lived in Lexington and I have never had this much trouble with a rental property nor have I ever had a damage bill because I am a fairly clean person. I will admit that during the moving process I did not clean nearly as often because I simply did not have time.
It's all smiles till your in, then it's bad maintance, and a disgusting trash situation garbage everywhere. Plus they rip you off after you move out keeping your deposit and charges for no reason. You will be better of elsewhere.

Too far from downtown, cheap appliances, thin walls (could hear my neighbor snoring every night), you get charged for every possible stupid thing when you move out, trash service is obnoxious, overpriced places... etc etc. Don't live here.

Just moved here 2 months ago and could not have had a better experience from day 1. My gf and I planned to look at other options but decided to commit to Hamburg after interacting with the great staff and ideal living area. Would recommend anyone looking to relocate to come check out Hamburg and interact with the accommodating and friendly staff.

I have been living here for 2years and it has been a great place. Management is good about handling tenants complain in a timely manner. They have changed management once but have been consistent with caring about us. We get emails about on going activities at the club house throughout the year.
I love my apartment its a beautiful setting right next to Hamburg pavilion and still calm and very well kept. I moved from a small town starting a new life, leaving a newly built house with property to roam to a townhouse apartment with no owned land. However it has become a great new way of life to grow and acco mplish my career goals.
