My original review was over 3 pages typed, mostly negative things, but because of character limitations, I've summarized below. In short, **no, I would not recommend living at this property to anyone**. Pros: -Good location -Free uncovered parking -Outdoor pool with grill on the pool deck -Spacious apartments -Unique layout with 1/2 bath available (nice for having guests over) -In-building laundry in basement (though it is expensive [$1.75 to wash and $1.50 to dry per load] and poorly maintained by a third party company) -Large individual storage cage in basement -Pets allowed (also a negative since barking dogs are problematic with thin walls and a major problem with people not cleaning up after their dogs in the grassy areas) -Central air -Dishwasher Cons: -Property is owned/managed by an investment group that seeks to earn money for their investors. -Poor communication between the management office and residents. -Super small kitchen relative to the rest of the apartment -Kitchen cabinets and counters have not been updated since the apartment was built in the late 1960s. Cabinets have a coated paper finish which peels and chips easily. -Poor maintenance of interior of common spaces and individual apartments -Maintenance staff regularly request access to upper level apartments to access the roof (with or without calling ahead, since your lease permits them 24/7 access to your apartment without notice, per the lease agreement) -Maintenance requests take days, weeks, or in some instances months to complete depending on severity and other factors - when in doubt, list it as “high urgency” -Paper thin walls and doors between apartments and between common hallway and apartment -Drafty windows and patio/balcony doors, even though they are less than 7 years old -Limited availability of covered carports and expensive per month ($30/month/covered parking spot at the time of this writing) -Xfinity is the only available cable/internet provider or prepare to be charged a large fee to have a satellite dish -Limited choices for renter’s insurance that are acceptable by the management company, per your lease agreement -The lease agreement itself is approximately 40 pgs. long -Business center and club house use is limited to management office business hours (no after hours use). -During COVID-19, cleaning was “increased” for about 1.5 weeks, then stopped all together.

Great location, awesome staff, uncrowded pool, 24 hour maintenance and the office sometimes feed us lol. The only reason I'll move is because I need a washer and dryer in my apartment (it's hard with infants). I'll be sad to leave though!
We recently moved in and while the apartment certainly has its flaws, as all do, our experience with management has been unbelievably positive. When an issue arose a few days into living here, management was fast to work to correct the problem and make us feel taken care of. The office staff is friendly and makes you feel like they care about their residents. We're hopeful that our experience will be positive during the rest of our time living here.

Apartments overall are spacious and nice, however there are some issues. We can occasionally hear our neighbors. Although everyone in the community is nice and does not make any noise complaints. The laundry area only has two washers and dryers so on occasion it is difficult to get your laundry done due to neighbors using the facility. These apartments are also pricey despite the lack of upgrades.
After 1 year in my spacious 2 bedroom - 1 1/2 bath apartment, I couldn’t be happier! All aspects of living at Hamilton Trace is positive from the outstanding onsite staff serving it’s residence both from the office and inside-outside maintenance, quiet tree lined grounds, watch the birds-squirrels-deer, crystal clear pool, ample free parking and walkable shopping and restaurants for all your needs. It’s my pleasure to share my comments and experience from Hamilton Trace Apartments. JimR. (24JUL20)

Close to Tacoma Hills Natural area, school bus stop, and Meridian shopping mall. The staff members are nice and respond quickly.

Great location- close to everything! Krishalena has been awesome. Only major complaint is that we seem to be the only unit who doesn’t have hot water that lasts. It only lasts for about 5 minutes and then is cold. This would be a great place is that would be fixed.

Apartments are nice, a little pricey for the less upgraded features in certain apts. Storage space is large, but kind of scary looking. Nice people in the community, can hear your next door neighbor sometimes. They have fun events and the bedrooms are big. Overall nice place to live and great location- close to everything.

I wasn’t going to post a review, however the lack of communication and accuracy from the team here unfortunately urged me to post. My husband and I have lived there for three years before purchasing a home. 1 1/2 months after moving out we received our balance due from living there. (Charges for carpet replacement when it wasn’t new when we moved in. ???????) The biggest issue being on the bill we received the first “acceptable form of payment” being a “money order”. I did call to see if they would take credit card over the phone, I left a voicemail and did not receive a return call. Luckily my husband works in Lansing still so he personally was delivering the money order only to find out they don’t take that form of payment?! It was on the letter, the employee said I know, but we don’t take money orders.... I’m glad we didn’t have to mail it in! This isn’t my only issue with them, but a big one.

This is a nice place to live as far as the apartments go, big spacious living areas although the kitchen could be a little bigger. I have never had a problem with hearing my neighbors, however the lady that lives below me smokes and sometimes I can smell it in my apartment. The property management is okay. they will start a lot f project around the community without finishing them. for example, there is an on-site dog park here and they took the benches out for repair and said they would be back in 2 weeks, and that was 8 months ago. Maintenance is pretty quick at responding to request. It is pet friendly! Which is great as I have a siberian husky and many apartments label that as an "aggressive" breed. The landlord loves dogs and is usually willing to bend the rules if your dog passes a meet-and-greet. All in all, not a bad place to live!
