Looks very nice as far as property. Repairs other than on the apartments themselves take months to get a approval from the property owners. Very long wait times. Hot tub has been down for many months. Fitness Center took years to finish. On site manager and Maintenace very polite and professional.

We love the buildings and grounds but. Amenities have been unavailable to us for many weeks now. Grills, pool, hot tub and fire pit are out propane for at least 3 weeks. Before that pool and hot were closed for about to months due to equipment issues. Manager and maintenance are very nice. I think the issue is the owner of the property and getting funds to pay for repairs.

I have been looking just about everywhere for the right apartment and low and behold I come across Hampton East. They are newly built, when I arrived April approached me with a warm greeting and was very informative about what I should expect to pay. I will definitely be applying here when my lease is up in March.

When I first moved everything looked really nice even though they force charges on you like trash valet and Utilities for outdoor grills and maintenance. The place is starting to look like a slum. The gates are always open don’t work, trash bins overflowing, no parking. The office management never answers the phone or return calls. The fitness center was never finished and the pool is always filled with same rowdy people no respect for their neighbors.

First, don't trust the office staff, they are not honest in their dealing with residents. We needed a short term rental while waiting for our new house to be built. This was one of the few complexes that would do a short term lease so we chose it, although they charge an extra $200 per month on top of the already high rent. We had numerous discussions with the staff regarding our departure which was prior to our lease expiration since our house was completed. When our house was complete and we moved we discovered that they had lied about letting us out of the rent obligation if the unit re-rented. The office staff should be able to advise a resident on questions regarding their lease, not lie to them just to clean out their pockets! This is not ethical behavior and as a former Realtor I know that they are supposed to behave in an ethical manor. Don't rent at Hampton East!
I've been a tenant here for a year, and since living here we always had electrical problems, meaning most of our plug outlets do not work. Not to mention, everything is falling apart, such as our mirror in the master bathroom mysteriously fell and broke. Also, the bathroom cabinet is cheap and worthless, currently under destruction still. Do not move here it is definitely not worth it. For all the money you pay one the staff members is very rude and uncultured, she is the office manager of the apartments, Valencia. I hope this helps someone!
