Property Ratings at Hampton Gardens
These apartments look nice on the outside but in the inside they are RODENT and ROACH infested. They are very outdated for the price. It seems like a nice quiet area but my windows have been busted out and car broken into. My wall has mold the washers in the basement never work and the walls are paper thin. I have nothing good to say about these apartments. Save your money and run far away!
I cannot stress enough - DO NOT LIVE ON ANYTHING BUT THE TOP FLOOR. The floors in these buildings are laughably thin and old - I could every step, every time someone talked, even snoring occasionally, from the people above me. They also had a kid that liked to run/stomp around which shook my entire apartment, and a TV in a backroom that basically made that room of mine underneath unusable unless you wanted to listen to their TV all day. Pros: -Management is pretty awesome. The girls in the office were friendly, helpful, and extremely flexible, probably some of the best I've encountered. -Maintenance is amazing - they were usually at my apartment within 30 minutes of me putting in a request at the office. -2bedroom apartment, while dated, was spacious and AC/Heat worked well -Parking OKAY - not amazing but you can usually get a relatively close spot all hours of the day -Price not bad for amount of space you get Cons: -As I said, floors are crazy thin -Had a few bugs (mostly silverfish). Not too bad, but still more than an apartment should have (and this was after exterminator came too) -Stairwells disgusting - may have just been my building, but smelly cat people made carpeted stairwell smell like litter box, and back stairwell always had a pile of bug corpses at the base -Laundry facilities usually have majority broken machines, and weren't fixed the entire 2 months I lived there. -Some buildings far from parking/road - just be careful when you choose Wish I could give more than 3 stars because management/maintenance team really were awesome, but my time there was daily stress due to the loud people above me.
I lived here back in 2018/19 and really enjoyed my time at Hampton Gardens. So when I moved back into the country with my wife, we decided to go back to Hampton gardens until we find a house. I now regret this decision. We are currently staying in one of their "luxury" apartments. While the apartment is nice... Clean, comfortable, up-to-date... Everything else is worse. Using appliances is frustrating due to the circuit breaker tripping multiple times a day. The floors creak with every step. The stairwell smells like marijuana from the neighbors smoking in their apartment. The worst part is definitely the clientele that lives in Hampton gardens now. My wife no longer feels comfortable walking our dog after the sun goes down. She's been approached multiple times by sketchy looking strangers making her feel uncomfortable. We have also received constant noise complaints from our downstairs neighbor for simply walking in our living room. Management has been "ok" about this, but it makes living here difficult. If you decide to live here, definitely stay away from the 3232/3236 building! Would not live here again and will be leaving when lease is up.

I love the location and the price of a two bedroom to be super close to downtown and a lot of other things however will not be staying when lease is up. I have had problems with bugs since I’ve moved in no matter how clean I keep my place. Someone in my building has bed bugs, parking isn’t terrible but not the best, and the people who live above me are ridiculously loud and have made several complaints about them. Management very unprofessional when signing everything and trying to get things figured out before moving.

Good location near Tilles Park. Safe and quiet with good highway access. Management has gone down the toilet in the three years I've lived here. All service calls go to an outsourced call center--you will never reach a person who works on the property or knows anything about your home by calling their resident services numbers. Resident services will not return a voicemail, ever. Call center does not have posted hours or holidays. If you have an emergency on a holiday, you better know the on-call maintenance number (that isn't posted publicly) or your problem will not get fixed. Properties are poorly maintained, especially properties with boiler units. I personally have called in at least a dozen no-heat maintenance requests between November 2018 and January 2019. Rent is rising as well, as services get worse. I would not recommend this property.

Your pets will die if you rent from here. They are completely negligent when it comes to their apartments. We went away for the weekend and came home to find many of our small pets dead. Our AC has not been working for months and they Keep just putting bandaids on the problem and not fixing it. Our cats were panting and not doing well at all either. Don’t rent here. P.s. this isn’t the first maintenance issue. Our Ac has been broken for months. We didn’t have heat during the winter. Maintenance doesn’t give a crap about your living situation and neither does management. Even their big wigs up on Chicago don’t give a crap. Don’t live here unless you WANT to suffer.
I can confidently say there's no other place like this within the city limits. The complex itself is very well maintained. This apartment complex is all about LOCATION; wedged between two Schnucks grocery stores, Target very nearby, countless local shops and restaurants, every major fast food place, a very nice city park with a great walking/running path, minutes from everything St. Louis has to offer with quick access to both I-44 and I-64. This is definitely a fantastic location within the city! The apartment itself is adequate, but nothing stands out as exceptional. In-building laundry is nice, free storage locker is a great bonus, very large closets, decent kitchen, and about half the buildings have electric a/c and heat, while the others have uncontrolled heat. Parking areas are generally well lit, including the city streets. Though the parking areas is technically restricted to registered residents, it's common to find spaces taken by non-residents. At times, parking a block away is necessary. A security guard does patrol the streets and driveways during non-office hours, so that's a definite plus. I've never heard of any break-ins in my couple of years here, and I've never felt unsafe walking at night. Only a few negatives, my least favorite is the sound within the unit. Some units have carpeting, while others do not. Footsteps and common doors (front, back, basement) are a constant source of unwanted noise. With the uncarpeted units, you can hear every footstep, bang of pots and pans, talking, etc. I have found most neighbors are reasonable with keeping noise down at normal sleeping hours, though problems have arisen in the past (and management was very slow or reluctant to deal with the issue). Also, though it's nice having a well-kept lawn, the noise the dozen or so guys make all day long can be rough if you're home during that time; several hours of mowers, trimmers, and blowers. One other small annoyance is the office tends to be closed for many short periods of time, making it impossible to re-load your laundry card. Also, it can sometimes take several phone calls to get some very simple maintenance repairs made. I wouldn't recommend this community to families with kids, as their normal behavior is bound to generate a noise complaint. However, I'd definitely recommend this complex to singles and couples.
Theses apartments are the perfect mix of a great location, helpful staff, and great amenities. The apartments are also in walking distance of Tillies Park. If exercising outside isn't your thing, the gym is a great space to workout. Overall my experience at Hampton Gardens has been a great one. After one year living here, I am happy to say that it has become like a home to me.
Great for families and young professionals :) My roommate and I were interns at the Department of Veterans Affairs and it was an easy commute between the two locations, although Hampton Avenue can get crowded at times. Pros: Shaded parking with many spots Free heat in some units (downside you can't control it) Pet friendly Neighborhood is quiet, the squirrels are playful, and neighbors are extremely friendly Sand vball courts and small exercise room with treadmill, elliptical, bike, resistance machine Within walking distance to Tinley Park Laundry facilities in all complexes (~$3.00 per load) Always felt safe with no issues, security guard on duty 24 hours/day Maintenance crew were nice and quickly fixed any problems that we had Close to Schnuck's grocery store, target, many fast food and Italian restaurants Rent movies at office Have monthly social events Fans in the bedroom Cons: No elevators (I lived on the third floor...but it was cheaper and now I know why) Outdated kitchen stove (gas) and bathroom tiles No pool You can hear neighbors directly below or above you Charged extra for paying online rent with credit or checking account Dining room was carpeted Relatively small kitchen, open floor concept would improve this
Are you looking for friendly neighbors, efficient & helpful staff, complete with private security & acres of landscaped lawns? That is Hampton Gardens. The apartments themselves were built in the 1950s. Since they have been constantly occupied & well maintained they retain that charm at a very reasonable price. Location is another bonus (right across from a city park) you are minutes from Forest Park, the Central West End, the Botanical gardens & Ted Drews! You're 20 minutes from downtown & the Galleria. And bring you appetite because the Hill is in your backyard! You really need to check this gem out!
