Located at the southern tip of Lake Michigan, Highland is a small town great for those looking to raise a family in a close-knit community. The town prides itself in being descendants of cabbage, onion, and pumpkin farmers who helped build the town. The schools are good and many of the popular events are held at or organized by the Lincoln Community Center. Almost three months here and I paid 700$ for a towing company, weed small in the hallway, my phone do not connect to the door and lots more!!
It is very upsetting living here. The amenities are fantastic. The issue is you are never allowed to use them if you have to work a job. Closed sundays, and each weekday before 5:45pm. The pool & sitting area is closed anytime it is under 72 degrees even if it is sunny and nice sitting weather. Not only that it also closes "at office discretion" Randomly during the week. The management staff is also incredibly disrespectful and combative with the exception of the young lady that sits next to the window in the office. The maintenance team does a good job no complaints with them.
Moved in earlier this month and already had a package delivery stolen. The building doors do not lock and there’s no security cameras nowhere to be found. Avoid package delivery at this place unless you want it stolen by the tenants.

I moved into apartment on Jan 15th 2022, 9539 Prairie Ave Unit 8. The unit got lot of air leaks (Both bedroom windows and Patio door) the patio door does not lock. The unit is always cold even though heater is on. I received 150$ NIPSCO bill for just 14days due to this reason. I also received 239$ NIPSCO bill for just 20days. Paying huge amount in rent, paying huge bills on NIPSCO and not having comfort is not really worth it. I have raised lot of maintenance request to fix the issue but did not work with the fix they came up with. They just put a plastic wrap around the window which came off the next day. They said it is the best approach/fix they can. Due to all this reasons, I moved out of apartment within a month. I highly recommend the next tenants who are willing to move in, please make sure that the issue is fixed or else you will be facing the same problem.

I am extremely thankful that the end of my lease is approaching. When we first started the process to move in we were told our unit would be on the 2nd floor, which was the actual unit we viewed and were approving of. When we showed up a few days later to sign the lease and move in, turns out our unit was on the third floor & that there was nothing they could do. The office staff is 100% unprofessional. You’re lucky if you’re able to get anyone to answer the phones. I’ve had maintenance crew members trying to get into my unit 3 times of a supposed work order that I’d never requested. I contacted the main office twice & they said they’d relay the message, which wasn’t true because I received 2 more calls after that. Turns out it was the unit beside me that had requested the work order. The fact that they have no system in place to accurately process work orders baffles me. One instance a maintenance worker actually entered my unit at 7:45am before normal business hours, without knocking on my door and startled my then 7yr old daughter who then woke us up. While they are renovating other units, they do not clean up any of the wood/ nails in the parking lot. We caught a flat & found a piece of wood with 3 nails nailed into it, in the tire. As we drive by, there’s a whole parking space full of them. Contacted management & still no reply. I’ve called to ask about the pro-rated rent that is due before we move out, was told to call another day. Which makes no sense, usually a well ran business would ask for your information (name, number, unit) and leave a memo for said person to contact you. Ilene was no help & again I am thankful to be moving out. Maintenance on the washer & dryers is a joke! These machines do not cycle correctly at all, it doesn’t matter if you use them at full capacity or fill them halfway, your clothing will not be washed properly. There is a supposed no smoking rule in this building but since day one of being here, you can smell weed seeping through the vents from another unit. When you call to speak to someone in the office, they state that there’s nothing they can do about it, unless You personally file a police report. I don’t understand why a tenant would have to go through such extreme measures when that is an issue that solely management should be dealing with.

I was a resident at Hampton for 2 yrs and the place was mostly okay. The staff were friendly and would answer questions quickly. The apartment itself was dated, with no fire-sprinkler. Maintenance was on-par with other apartments I've lived in. The major event that soured my opinion of the management company (PCRM Management at the time) was their handling of the fire on 2/8/2019 which half-destroyed my building. A few days after the event, I was given a release to sign which promised my pre-paid rent for February and deposit back, ONLY if I released all my belongings to be disposed. I spoke with a lawyer and other rental property managers who said that this was a non-standard practice and that I should not sign any form. The management did NOT give me any indication of the state of my apartment or belongings beyond a verbal "everything is ruined" and that "this is out of our control". Most people I talked with signed the form right away (who wouldn't when $1500 is up in the air after a loss of home and items). The management continued to insist that my stuff was completely ruined, but they removed a washing machine from the basement of the building which did not appear damaged at all from the photo. I sent them this photo to which they did not respond. However, after sending the photo I tracked down and talked directly to the PM of Belfor, the property restoration team, about the status of the building and he mentioned that the building management was giving directives on what items could be salvaged. I reached out to management yet again and finally they agreed to move my items from basement storage in exchange for me signing the release. After I recovered my storage unit belongings, I found that they were completely fine without any evidence of smoke or water damage. A month later, a few of my sentimental items from my apartment unit were found on the ground during demolition and luckily a relative was able to recognize them. I had to beg management to allow my relative to collect them. This whole process was a fight and the management could have treated myself and the residents as more than a potential liability. To make matters worse, they retained the undamaged half of the building and reconstructed the demolished half. The re-used side of the building contained residents goods that were bagged and thrown out under managements directive. And it saddens me that my neighbors were not given the chance to look at and recover any undamaged items.
Say goodbye to your security deposit!! They will Nickel and dime you for every penny !! You can hear the tenants walking and Running over your head ..smell of weed in the hallways and their tow truck company they use is a joke.. will still tow your car when u have a visible sign in the car!! They all are money Hungry!!! Poor management!!!! Don’t rent Here!!!!!

First of all, say goodbye to your security deposit. You won't see a cent of it even if your unit is pristine when moving out. They will increase your rent by $40 a year, no exceptions. The units definitely aren't worth the steep cost. Avoid at all costs and look at all the more reasonable options nearby.
For the most part, it's really not a bad place. The units themselves are fine, and the area is pretty nice. The staff was friendly. But there are two major downsides you should keep in mind before considering this place: 1.) It's a bit pricey to begin with, and they WILL increase your rent by $40 every time you renew your lease. The lady running the place promised me that they would freeze my rent when I asked about it, but they still tried to increase it. Honestly, this place isn't worth the hefty price tag. There are far better options nearby. AND 2.) Every single night, they have a pretty shady group of guys go look through every car in the parking lot and tow any vehicle without a parking permit (keep valuables hidden away if you spend the night). For some reason, they don't give you a spare pass for guests, though you can have the office give you a temporary guest pass during office hours. But, if it slips your mind, or you try to host a guest late at night, they tow those vehicles, and you have to pay ~$200 to get the car back from this group of shady guys that operate out of a bedroom. So, overall, I can't recommend it for long term housing. But if you're looking for temporary housing, it's not a bad choice.
The living area is ok but the ppl who run the place will try to take your for EVERYTHING you got. They have this parking rule where u and your guest need a parking pass but there is PLENTY of parking were you don't need a pass. My car was towed from here and I live here at the Hamptons and still had to pay for my car even tho I had a pass. There was never a need for the apartments to come up with the parking rule. If you have guest who comes after 10pm for any reason their car will be towed as well if your not in guest parking which there is NOT a lot of (doesn't matter if there only there for 2min). You will not be able to get your car that night you'll have to wait and it's usually between $200-240 to get your car back
This place preys on their tenants. The facilities were not an issue for me, but the people who run this place and the way they try to shake you of every dollar you earn is appalling. The heavy set lady with culry hair who runs the operations is rude and disrespectful. She is uncompromising and disorganized. I heard plenty of warnings before I signed my lease, but I was unwise and ignored them all. I then experienced every single thing my friends and colleagues warned me about.They never return your security deposit NEVER. They seem to strategically not notify you of important documents. They have ridiculous fees. If you lose your pool pass, which is a simple plastic card with your face on it, you are charged $50. Why is this crazy well for one your license doesn't even cost that much to obtain, but also they have no use for your used pool pass anyways. They are scam artists. Please do not live here. Unless you do not care about your hard earned money.

Everyone in the leasing office; especially Tammie is amazing. The property is well kept and the pool is awesome.
Two bedrooms, living room, dining area eat in kitchen, large bathroom, patio, walk in closet and laundry room facilities, wall to wall carpeting. Quite living, outdoor pool, tennis court picnic areas with bar b que grills and indoor recreation facility with exercise room.
I lived at Hampton In Highland for 7 years and I loved it! The apartment was prepared beautifully for my arrival and they installed a brand new dishwasher for me too. Whenever I called for things to be repaired, the office was so friendly and the maintenance dept. took care of my request within 48 hours! The grounds are beautiful and all the extra's you get here are amazing. I especially loved the 24 hour Health Club and my daughter enjoyed Meadows Park right across the street. I would have stayed but my job took me out of the area. Living at Hampton In Highland was a wonderful experience for me!
