Although this was only a short-term transition stay, my 9 months at Hampton Knoll was perfect. The pool, clubhouse and properties were maintained well. As they say, “you get what you pay for.” The staff was extremely responsive and helpful with any inquiries or if a problem arose. I would highly recommend the property to anyone I know.

We have lived at Hampton Knoll the past five years. It has been wonderful experience. The special trash pickup, the dedicated maintenance staff, the pool, the location, the wooded views, and the commitment to keeping the grounds and drives in top condition. Love all the dogs we see being walked, with never a problem with pest waste around the property. Very quiet and peaceful. Very respectful neighbors. We highly recommend Hampton Knoll!
I have chosen to live in the Hampton Knoll apartments twice. When I relocated back to Ohio from out of state in 2016 I never considered living in another apartment complex. This has been much more than just a temporary apartment to us - it has been a home and community. I have lived here for five years and have had a great experience. The staff is extremely friendly and have always worked so hard to make sure we were taken care of. You can't find a better family and pet friendly community with great amenities, school district, and space anywhere in the area.
Administration is unprofessional, I was denied apartment was told they would refund my money. Now they changed their song and dance, wants to keep half the money. The website says NOTHING about nonrefundable fees. Their excuse is corporate made website. As far as I’m concerned THIS IS FALSE ADVERTISEMENT. Don’t deal with these people

Gorgeous area! Wonderful maintenance!!!! To save $25/mo, opted to keep previous tenant's carpet. Lived in the apt for 3 years, kept it to the HIGHEST standards, and still had to pay surprise $124 carpet cleaning fee and $50 spot-dye fee upon move out. Multiple "fees." Other tenants leave trash bags outside for entire weekends without repercussion. You cannot reach beyond local management for assistance. You can hear EVERYTHING from upstairs neighbors.

If you're reading these reviews, hopefully you'll see what I missed when I was looking for an apartment. This place DOES NOT deserve the 5 star rating it has on here. Not only because of the math of having a couple high rating and many more low ones doesn't bear that out but also because the front office staff offers no real help or support when you have issues. Credit where credit is due, though. The maintenance staff here is incredibly responsive and friendly. Every time I've submitted an issue they've handled it well. The community is also very quiet if that's important to you. My main complaints with this place are the following: 1. All of the additional fees that are charged (which you can read about in other reviews). This includes the fees for pets which are significantly higher than other apartments. If you need a service/emotional support animal, the process is overly intrusive and far and above what you'd expect to go through at other properties. 2. The apartment forces you to use a Spectrum Community account because the cell phone service around here is AWFUL so they broadcast wifi. If your only devices are a laptop, cell phone, and maybe a tablet, you won't have any issues and the speeds are great. If you have any smart devices, however, such as lights, speakers, and other devices that connect to the network, these devices may or may not work. The building is also too old to use things like a Nest thermostat. Spectrum blacklists many devices (such as third party routers and some smart devices) on their end and if they do that (they won't notify you if they do), you're just out of luck. And since Hampton Knoll FORCES you to have this service and pay $130 a month for it, you can end up stuck with something you either don't use or don't get the full value of but are still stuck with the bill for. In short, there are many other apartments in the area for the same price in a better location, with better staff, more freedom to choose the services you want, newer buildings, and/or fewer fees. I've submitted my intent to vacate and I guess I'll be paying my "carpet cleaning fee" next month.

Although Hampton Knoll is a pleasant looking Community, the place is poorly run. They are “money hungry” and consistently searching for ways to gain more funds from the residents. This property is well known in the Akron Court System, however they have a poor reputation with them as well.

The units may look nice but beware. They will sack you with numerous erroneous move out fees when you leave, including fees essentially just for having existed inside of the unit. And will charge you hundreds of dollars to clean old carpet that was, in my case, damaged, and smelly, when I moved in. I was not aware my apartment would smell for a good one or two months when I moved in, and when I voiced said concern, was told to basically just deal with it because it would eventually go away. Further, be careful because in my unit I had wasps coming in through the bathroom that I was not advised of, I don’t even know if I’m allergic since I have never been stung, but very well could have been. In fact, be prepared for lots of bugs getting inside your unit in general. Also be prepared to have lots of issues with packages being left all over the place because all the different delivery companies don’t know what to do. Sometimes I just didn’t get a package, because it was stolen. Also, parking is not always great. But mostly, again, be aware, you will not get your deposit back, and will be charged in excess for things that you A) did not do and B) were wear and tear. If you don’t want pets existing in your units don’t allow pets in your apartments. And also, I paid a pet rent for 2.5 years but apparently I get dinged for owning a pet on the way out too. That is NOT pet friendly. That is pet opportunism. Anyways, just happy I am gone and no longer need to fear a wasp attack in my bathroom.

After living at Hampton for two years, I strongly recommend you look elsewhere. - High fees Hampton charged outside of lease rate are not standard at other locations - Lease terms are obnoxiously restrictive (say you find a house to buy during your term, you’ll owe thousands to break the lease) - Strong arm tactics to take additional money at move out (bogus cleaning fees after move out $250+ in addition to mandatory pre-paid carpet cleaning fee $150+) Be ready to be swindled, feel hurt, disrespected, and sour about your time spent here. Or just move on in your search... Plenty of places will respect your business and earn your dollars the right way.

Very nice apartment complex that is reasonably priced. However, there is one negative, the pool monitors. We were at the pool on July 4th, and yes the pool was crowded but there was never too many people for the allocated amount of chairs. We had 6 people using one table with 4 chairs. We were 1 guest over the limit per the apartment standards but being extremely respectful to not take up space. Meanwhile, the pool monitors were harassing us (and other tenants/guests). They were extremely rude and ended up taking up more space than the actual tenants and guests. The two pool monitors took up a pool chair as well as an entire four person table, yet questioned everyone else as they walked through the door. Why is there two of them in the first place? In my opinion the monitors should never be taking up space for the customers. You would never walk into a crowded restaurant and see employees sitting at tables while customers were standing. Extremely disrespectful behavior. Management needs to look into these pool monitors poor behavior.
My first year here was great but it is going downhill FAST. Theft is an issue and the office is extremely unhelpful - They make it feel as though you are in the wrong when your packages getting stolen from the office. They refuse to fix the pool heater despite having more than enough money to do so. Cleaning company is terrible - hallways are a mess. You will not get your deposit back.
Do not move into these apartments. They are terrible, nothing luxury about them. Front desk people and corporate are terrible people. They do not support soldiers. They have to be the worst people I have ever meet. They're money hungry and that's all they care about. When I stayed here stink bugs where coming all out my light in the bathroom. Couldn't turn the light on with 10 bugs at a time flying in. Had called for maintenance to fix it and all he did was take the cover off dumped the bugs and put it back on. Never solved the problem. Couldn't use the light in the bathroom without bugs coming in. Problem was never solved! Appliance are out dated and old. Water faucet pressure is not the best. Faucet would squirt when turned on. The water ran very slow as if it didn't want to come out. You could tell they didn't clean the drains out, water would go down the drain really slow. Removed so much hair when I first moved in from the bathroom sink and tub. They label these luxury than why am I doing maintenance work that should've been done before I moved in. Absolutely disgusting!Could get a better apartment for the price. Dog poop was everywhere from owners not picking up. And the hall ways smelled like hot garbage. Garbage wasn't always picked up every night like stated. The carpets in the hallway was very nasty and dirty. It would be trash on the floor go a couple of days until someone came and finally vacuum.Apartment for some reason always got very dusty. There was never any parking. You have to park all the way up in front of different apartment. Spoke to the front desk lady, being as rude as she is said park at the front office or get a garage. The garages are extra money and they are not even attached to your apartment nor even close by. You would have to park then walk all the way to your apartment, which was not a short walk. Fire alarm malfunctioned at least 3 times in the middle of the night for no reason. Also power went out only in our building for some reason and didn't come back on for awhile. Had food in the fridge I had to throw away. They label these luxury but there's nothing luxury about them. These apartments are trash! Save you some money and time and go somewhere else. For the price you can get you a better place that's updated
So when I moved in, I was told I needed to purchase the renter insurance at a company the leasing office assigned. And I told the leasing office I was going to move out this year, as it stated on the lease. However the leasing office sent the insurance company "documentation", AND TOLD THE INSURANCE COMPANY I WAS GOING TO RENEW MY LEASE. Apparently the leasing office FAKED the documentation. After doing more research, it turned out that the insurance company and the leasing office belongs to the same company. IT MAKES ME WONDER, HOW MANY TENANTS WERE CHARGED THE "INSURANCE" TWICE, AS A RESULT OF LEASING OFFICE FAKING THE DOCUMENTATION?
The leasing office is not honest. In November they put a notice on the tenants' door, about a new "trash pick up service", without stating the cost at all. In the community's online portal, many tenants asked the leasing office about the cost, BUT THEY NEVER RESPONSED IN ANY WRITTEN FORMAT. However, according to several tenants, the leasing office orally stated that there will be a $25 fee upon lease renewal, IN ADDITIONAL TO THE SOLID WASTE FEE WE PAY FOR THE TRASH COMPACTOR, EVEN THOUGH WE DO NOT WANT THIS TRASH PICK UP SERVICE. Plus, the leasing office is trying to force us to put the trash can for the "trash pick up service" inside our apartment for certain time of the day. THEY SAID IF WE DO NOT DO SO, WE WILL BE CHARGED ANOTHER FEE. ANOTHER THING THAT SUCKS IS THIS PLACE FORCE YOU TO PAY FOR THE INTERNET AND CABLE FEE, EVEN THOUGH YOU CHOOSE NOT TO USE THEIR SERVICE. WHEN I SIGNED THE LEASE, THEY DID NOT TELL ME ABOUT "YOU HAVE TO PAY FOR THE INTERNET AND CABLE EVEN THOUGH YOU CHOOSE NOT TO USE". TOTALLY SCAM. I WILL MOVE OUT FROM THIS PLACE AS SOON AS MY LEASE ENDS, AND WILL NEVER RECOMMEND THIS PLACE TO ANYBODY.
After going through major life changes such as a separation, job loss, and financial troubles finding this place called Hampton Knolls has made a much needed positive impact on myself as a single mother of three kids. It has beautiful scenery, a wonderful pool area and has allowed us to keep our fur baby - our golden retriever named Molly. We may not be 100% on our feet yet but when I come home I feel the stress disappear. It is a very well layed out apartment and flows well. We have a garage which has allowed me to get all of our belongings out of our two storage units which saves me over $200 a month in fees. We are truly happy here although the single mom thing is still a difficult learning curve. The amazing pool area is definitely a HUGE plus with the kids! They are 12, 10, and 5 years of age and have well adjusted to living here. The kids have always gone to The Woodridge local schools which are rated "excellent with distinction" and we have busing for my kids which is a tremendous help! Overall this complex is beautiful, quiet, and well maintained.
This is such a beautiful and quiet apartment complex! The property manager is extremely friendly and the maintance men are always there for help! The apartments are spacious and are safe for all families! I would recommend this place to anyone looking for an apartment in the Akron area!
The apartment is on the edge of Ohio's only national forest, in the quiet beauty of trees. Drive 5 minutes east or west to get to every. shopping. ever.
Great place if you need to rent -- lived here five years. Loved living IN a national park. Who can say that? Great park system at your door step. Very attentive maintenance staff and Mikal in the office. Pet friendly. May be a little pricey, but it keeps out the riff raff. Would recommend.
The community is very nice, with a wonderful group of neighbors, and most of all the staff is amazing. The office staff and the maintenance staff are very friendly and helpful. They have helped my husband and I out with everything from sending faxes to fixing our sink. We have lived there for over two years and never had a complaint or issue. Finally, upon moving out the staff was extremely helpful with the process and really went out of their way for us. I will miss this place and everything that comes with it
I lived in Hampton Knoll for about 2 years. The apartments themselves are very nice and they are in a quiet wooded area. The appliances and everything in the apartment were great. I had several neighbors move into the neighboring apartment over the time I lived there and every single one was loud and obnoxious. That is not really the apartment complex's fault though. On the downside the staff and management company are impossible to deal with. Since I moved there the office staff acted very nice and welcoming but are extremely rude and snotty if you have any kind of problem. I had to end my lease early after 2+ years of staying there and I called the office and asked if I could pay for half of the rest of the lease I owe or if we could work something out. The office staff said there was nothing they could do and just gave crazy solutions. They told me to put the rest I owe on a credit card :/. I had to move early for personal reasons, so I ended up moving out 5 months before my contract was up and ended up paying for 4 out of the 5 months even though I wasn't living there. I wrote management a formal letter explaining my situation and never got a response. The management company also has no way of contact except by mail and the hotel office staff can't help you because they say that they can't deal with the issue and that management has to. I never received a response from my letter to management, and 2 months after my scheduled move out date, 8 months after I really moved out, I received a letter from them saying they are suing me for over $1600. That is double the 1 month rent I didn't pay! I was shocked. I also left the apartment in immaculate shape when I left. I cleaned everything and there was 0 damage or anything of that nature, and I did not receive my $300 security deposit back. I figured they were not giving it back to me so they could use it for the last month rent I didn't pay, which was alright with me, but I find out 2 months later they are suing me for double the rent I owed and still aren't giving me my security deposit. Overall the apartments are nice and the community is decent, but because of this horrible experience I would not recommend these apartments to anyone.
