Property Ratings at Hampton Point Apartments
This is no place to live... loud music, tenants' arguments. broken fences. Having to walk a mile to get to the dumpster. No place for children to play. There is no volleyball court. They have 200 pounds dogs living in the apts. There is mechanics fixing cars in the parking lot. Car horns or car alarms are going off all night.
At night you can hear the crickets, unless you are in building 5 or 7 they have drama and police visits more than any other building. 90% of the people here are friendly and good neighbors. The walls, floors, doors are sound resistant that unless they are in breezeway shouting, running up and down stairs or blaring their music it is quiet. I have only once in 7 years had to ask my neighbor to turn music down and he did immediately and apologized. There are some that do not pick up pet waste, and the management team are always on look out and posting notices to clean up after pet. They are friendly and maintenance is FAST and EFFICIENT. My A/C went out and they fixed it ASAP that same night. One time my A/C died and they replaced it next day, (had room A/C immediately that night at 10pm). A part did not come in for 8 days so the maintenance team drove to Ft Myers to get it themselves. Due to only having a room A/C for those 8 days my rent was waived for the entire month. The management team will fine you for NOT picking up pet waste, repeated complaints etc. This is in the rules you signed in your rent contract. Overall it is a nice place. We usually have a Deputy living someplace in the complex and a random private security company (Security 88) in and out of the area. So do not let whiners try and scare you off. As for rent, it may or may not go up OR DOWN. Of the 7 years I have been here my rent went up 3X by a FEW dollars, DOWN 2X by a FEW dollars and stayed the same the other years. OH! Almost forgot. Holidays they always have stuff for the kids to do. FREE Easter Egg hunt, FREE Christmas Turkeys, FREE Trick or Treat and Champs Food service has a truck for the kids on school breaks and summer. So please check it out for yourself and see for yourself. Russ building 4.
I have to say, I've read the reviews about this complex & I had to leave a review. If you're not a bad person that causes drama, then you have nothing to worry about. I mind my business & I have 3 children and my mom that has stage 4 cancer. They are very nice in the office & always give a new air conditioning filter every month that I go pay the rent. I've never had a problem with neighbors, maybe I'm lucky. I don't like that there are police scouting the area all the time. Those are probably the people that are leaving bad reviews that got thrown out. I've never had a problem. I do think that they are very accommodating with the food bus in the summer time and all the events that they put on for the kids during the holidays. I've been living here for 3 years.
Haven't been living here very long but so far so good!! Staff is super friendly, maintenance is always punctual and get things done right the first time!
I have lived here 5 years and it is quiet, apartments are a good size, I have a three bedroom and I love it. Staff is so great and understanding. Maintenance comes as soon as possible.
Been here 5 years keep raising rent. Wont fix anything unless they pull junk from another apartment. Noise level is ridiculous. Management has an attitude and very unpleasant to deal with. Drugs and Child predators are on site.
I have lived here for almost 5 years, a lot has changed and not all good. I can say that I have not had any real issues here. They keep up the grounds, have regular fire extinguisher/apartment checks which I like. They are always available for maintenance issues. For the most part they are nice apartments.
i am resubmitting this review as the truth is not allowed on apartments.com. hampton point is an income restricted facility. the rent increases by twice the COLA per year. this is not derogatory it is fact. all of the neighbours activities are audible from the breezeway, the sidewalk, through the walls and ceiling, and the plumbing inside the walls. maintenance is slack and management will not authorize the major repairs that are needed for security. case in point: the electronic gates supposedly securing the entire property have been broken for at least four years (i have lived here that long). how can you trust apartments,com if they will only publish good reviews. you should know if a prospective apartment community is not good otherwise what is the point of this website?
Hampton Point is the perfect place to live, especially if you have a family. Everyone around is so kind. It is peaceful and comforting. The apartments are very roomy aswell. I recommend these apartments to anyone
