Apartment searching is very exhausting. Good Leasing agents are important because they are the face of the property. I really liked the photos and the amentias that are offered but after speaking with leasing agent I'm not sure about this property. I spoke with leasing agent and was turned off as she was eating while speaking, which is very unprofessional. I started to ask questions about the availability, there seemed to be a language barrier as she could not clearly provide available dates. Overall, the call was very poor which makes me hesitant in becoming a tenant

I’ve been trying to schedule a tour here for 3 days to no avail. On the first day, I tried calling the office directly to set up a tour (there is no clear way to schedule one on their site but there *is* a leasing office number prominently placed). The leasing office explained that they actually have an outsourced, online system that controls the scheduling, and they claim they aren’t able to control it. I found the link and booked my appointment; the system prompts you to wait 24 hours for a confirmation and call if you don’t get one by then. I never received a confirmation after waiting 2 days, so I promptly tried to call the office again for guidance. They seemed apathetic and expressed no interest in helping me. I calmly informed them that I’ve unfortunately lost interest in pursuing the tour and they hung up on me. I took this as a sign that the leasing office here is unprofessional and I’d honestly hate to lease an apartment at a complex with such unhelpful staff. It’s a shame because as of this month (8/13/21), the prices here are competitive. Hopefully, your search here will yield better results, but I’d heed this as a red flag.

It seem they love to make you drive to see them for no reason, only to waste time and gas. As most reviews say, management and communication is horrible. I made an appointment through their call center to tour a 2 bed, I drove 60 miles to tour the property, but was told me they had nothing for me to view; moreover, they have availability coming up in 3 months that I can apply for (why would anyone waste money on a “maybe I’ll like this place” scenario?) or if I wanted to tour a 1 bed apartment (I’m looking for a 2 bed) they can show it to me. Furthermore, the front desk staff don’t have interpersonal skills with a nonchalant demeanor. Definitely not worth even looking into.

I want to start by saying I have never taken the time to write a negative review, only ever having taken the time to write positive reviews. That being said, my experience at Hampton Point was so unbelievable, I felt it was my duty to warn others. I visited Hampton Point Apartments twice - once on a Tuesday and once the following Friday - both times was a 5-hour roundtrip drive from Philadelphia, PA to Silver Spring, MD. The first day we arrived and had to wait for the person helping us to take a LITERAL 20-minute bathroom break. Once she had finished, she drove us to the first apartment and waited in her car while we looked at the apartment. Then, she took us to the second apartment and LEFT US THERE. The complex is so confusing, it took us a good 10 minutes to find our way back to the leasing office. Once back there, the woman was nowhere to be found, which is when we met Geoffrey. Well, Geoffrey wouldn’t even let us into their air-conditioned building to answer our questions. Instead, he had us standing outside in 90-degree weather, took down a lot of my information, told me their dog deposit was $350 even though on their website it clearly says it’s $200, and then laughed at me when I said I could pull it up for him. He then told me he would email me all of the information by the end of the day. Two days later - STILL no email. Finally, I tried calling the office. If you call their number, you can either get the central leasing office by hitting the “number 1”. OR you can hit the “number 2” and it asks you to CALL THE EXACT SAME NUMBER YOU HAD ORIGINALLY CALLED. It is on a CONSTANT LOOP. Finally, I emailed Geoffrey asking for the information, and I never heard back, still now, 6 days later. Finally, I called to make another appointment for 3 days later to see a more affordable “classic” style apartment on Friday. The person on the phone was friendly and made an appointment for 2 pm. My mom, boyfriend and I drove the 2.5 hours and showed up 5 minutes early only to find a note on the door that said WE’RE CLOSED - HAPPY 4TH OF JULY! We stood in the 93-degree weather for 25 minutes calling and calling any number we could find to go on the tour they had us scheduled for. NOTHING! 12 hours, 2 full tanks of gas, and a lot of energy wasted and this was ALL before they ever got a penny out of me. If this is how their management team acts BEFORE taking my money, imagine how they would be AFTER getting me to sign a lease. No thanks, Joffrey.

I moved here on 11/1/18 & there's been nothing but issues. I have roaches in my apartment which is very, very nasty. I complained about the broken down stove that no one has replace. My bathroom sink has rust and mold around it. When I turn my heat or air on it sounds life the unit is going to break down. The apartments are not insulated. The winter time it's very cold even when the heat is on. My electric bill comes in @ 300 a month. I'm so pissed off I moved here. Please please save your money and don't move here this is the worst I have encountered. When my lease is up I'm getting the hell out of here.
I am not sure where to start...management is absolutely HORRIBLE! We moved to this community in November...in November/December we had mice in our apartment and we were doing our best to catch/trap them. Fast forward to december - we had bed bugs. There was a preventative maintenance done but no bed bug treatment because despite the bites being shown on our skin and our complaints, the pest control folks they were dealing with did not find any bed bug evidence. We were asked to provide a picture of any evidence we had that we had bed bugs. My wife and I found a bed bug on our bed, took a picture of it, and sent it to HP management. They continued to do preventative maintenance but no bed bug treatment was done. We continued to complain....the manager decided to search surrounding apartments and found there was an infestation in the apartment below us. Mind you - the management company and every pest control company kept making it seem like we were crazy because we were complaining about getting bit without the normal bed bug evidence. It was not until July that they actually did a bed bug chemical treatment. So in summary from November to October 30th we dealt with mice, bed bugs, dog poop everywhere, little to no parking, terrible management and support. We thought we were getting away from that by moving to a much better development. However, we are currently still waiting for the $1500 that was removed from our account because the finance team did not shut off the autodraft we had set up when we were cleared for the department. The problem is supposedly closer to being resolved but I had to reach out to Eaglerock management directly. The property manager, Angela told me that the money would be back in my account in 5-7 business days - it wasnt. I called back to follow up (mind you she never followed up with me). She placed me on hold and came back saying that they were releasing the money now it should be available in 30 minutes...call me back in 30 minutes and if it's not done I will take care of it. It was not done in 30 minutes, i called her back and she was gone for the day. I literally had to call eaglerock management myself and speak with someone, threaten them with a lawsuit, so that they can refund me our money. Long story short! DO NOT LIVE THERE!!!!!! GET OUT!
Please look elsewhere. Avoid this apartment like a plaque! U will thank me later.

I am incredibly upset at this apartment and the way it is managed. This is a warning to anyone thinking about living here that the apartment management has started "nickeling and diming" residents by charging them for maintenance service requests. For example, I had put in a service request because my kitchen light had started flickering; I didn't know if it was an electrical issue or what. I came back from work one day to find my light back on, and an entry note stating that the light was fixed. Later I was slapped with a bill for $20. I was surprised because I had not received prior notification that there would be a charge for the light bulb or what that cost would be. Even the entry note did not mention that I would be charged. This has been the only apartment I've lived in that charges for service requests, and I'm scared to think of what potential charges could be if residents aren't given prior notification for those charges. For example, what if they had decided to charge me $200 instead for that light after the fact? What if they decide to charge someone $1000s of dollars for a water heater or air conditioning unit replacement for a failure that the resident had no control over? It's fundamentally unsafe to be living in a unit without heating/air conditioning....or without a kitchen light for that matter. This had never occurred when I started living here and the charges for service requests without prior notification have only recently started occurring in the last 3 months. I believe this is fundamentally unfair to residents, and that the "right" thing to do is to give residents upfront, transparent notification of what the cost will be before the work is done. Until then, I would not recommend living in this apartment complex and would highly recommend looking elsewhere.

I've lived here for three years and I do really like it. The property is well maintained and the area is very dog-friendly. My neighbors are all friendly and the complex is pretty quiet. The maintenance guys are pretty responsive and helpful. My main complaints are (1) the water/electric bills are pretty high (higher than I've paid for similar apartments), and (2) the rent increases are pretty steep, especially for the apartment that you get. In fact, my lease is up soon and I've been looking around. I've heard similar complaints from neighbors, some of whom did move elsewhere. Bottom line: if you're only going to be here for a year or two, it's a great place. Rethink it if you're going to be here long term.

I moved into my apartment August 2016 and I love it. I love the neighborhood my apartment is the best. I have no complaints. There is a running trail and park nearby that I use all the time. The neighborhood has a community feel which is important to me and its convenient, close to everything. Hallie was especially helpful during my move in process. I gotta good deal and had to move in as early as a week because my last apartment was a mess. Overall, I love it here and you will too. Thanks Hallie
The apartments in this community are really nice and the staff is great. However, for the price of the apartments, it's not worth it. The apartments are poorly insulated........to the point that the electric bills are $400-$500 in the winter for a 2-bedroom which is extremely ridiculous!!! You can even hear every little move that your upstairs neighbor makes, especially when they wash in the wee hours of the morning. Parking is getting extremely difficult as well as some neighbors have multiple cars (a couple living in a 1-bedroom has 4) and to find a space after 10 pm near your apartment is rare......management's answer to the parking situation is to charge $50 for a reserved space (and it's not covered)!!! And some neighbors with dogs don't pick up after their pets, so sometimes there are dog feces on the sidewalk. There is also no fitness center available, but there are several in the area that charge a modest fee. With all of the above issues, it makes paying the outrageous prices a little hard to swallow......you're better off going somewhere else that is just as drafty but that has lower prices in order to justify the costs.
Hampton Point Apartments has been home for about a year. The apartment (1BR/1BA) came with washer & dryer in unit which was very important for myself and boyfriend. Maintenance has been very responsive and courteous. The leasing staff has been efficient especially Theresa. We were able to negotiate $200 off the rent however for the square footage the rent is still pretty high. The building is poorly insulated so therefore the energy bill is outrageous for such a small space. That's my only major complaint. My minor complaints: the pool is shallow (3 or 4 ft deep), there is no fitness center, only electric heating, and less than favorable neighborhood about 3 streets down.
If you are looking for a peaceful community to call home, then Hampton Point in Silver Spring, MD, is a good choice. The cost is somewhere in the upper mid range for Maryland. My apartment is a two bedroom, one bath, with a walk in closet and bar, washer/dryer and heater. There is a community center directly opposite, which is quite convenient. Route 29 is easily accessible and there is a park and ride right next to the entrance, which is great for those who do not have a car, or for those days you do not feel like driving. The management is quite responsive and tries to accommodate tenant requests/comments as much as possible. Overall, I would encourage anyone to consider Hampton Point as an option when searching for a place to stay in MD. It certainly came highly recommended to me from a friend who had stayed there prior to purchasing a house, and he had nothing but fond memories of the time he spent there.
Hampton Point Apartments is a beautiful place to live. Situated in Briggs Chaney (off of exit 29), in Silver Spring, MontCo, it is quiet, classy and clean place with beautiful flowers. The apartments have all_around Windows, making each bright and sunny even in darkest weather.
The Hampton point apartment is one of the best apartments I have ever lived in so far. I would definitely recommend this complex to anyone looking for a great place to live.

If you are looking for a beautiful, spacious and vibrant place to call home then look no further Hampton Point apartments is a jaw dropping community with beautiful landscaping and breath taking apartments. The apartments have spacious closets with over sized rooms and a beautiful full bathroom. The counter tops are beautiful marble top and each apartment comes with full size washer and dryer. To top it all off the complex is only minutes away from major highways such as I-200 and i-95.

Very lovely renovated high cathedral ceilings, fireplace, wall to wall carpet, large washer and dryer close in area, kitchen has dishwasher, pantry lots of cabinets space,floors in kitchen are wooden, a build in microwave, stove and refrigerate., storage on balcony, the bedroom has two closets one walk in, the bathroom has a linen closet inside as well as out the bathroom.inside the bathroom under the sink alot of cabinet space.dinning room and living area, also there is a small area coming into the front door that is wooden.
