Property Ratings at Hampton Ridge
I rented here when I first moved out of my family home after graduating college. It was my second rental and it was an experience that has made me avoid renting ever since due to how bad the service and amenities were at Hampton Ridge. There were a few things in particular that made it extremely disappointing. One was the price, it’s not in the greatest part of town and the apartments themselves are old. You’d expect a much better looking place in a great neighborhood for the price you’re paying at Hampton Ridge, instead you find yourself stuck in the south side of town in an extremely old and outdated apartment paying a ridiculous amount of money every month. You have to pay extra for a garage and when you get one they’re pretty far from the front doors of the apartments so when there’s bad weather or anything else going on you’re going to have to walk out there in it, park your car then walk back in that weather. Not to mention the one I paid for still had a bunch of old stuff in it from a previous owner that was left behind. Nobody helped clear it either when I asked. Now onto the second part of the review, our unit’s AC broke down in the beginning of the summer and after multiple calls and visits to their office nobody ever repaired it. All I got was a transportable air conditioner to put in my bedroom which I had to feed out of my window to let excess water from the air conditioner out. And it maybe only kept that one room at an ok temperature and that’s after running it for a while. I went a whole summer without AC, on the third floor. And trust me - when you get home from work after a long day you don’t want to be sitting in a third floor apartment with no AC. Overall it was a terrible experience that I think any other apartment building in Rockford would have a hard time replicating. Any other place is better than this one, trust me.
They should have more staff. Staff is stressed and overworked. Finances are unorganized. I had a staff member tell me one thing in a tour then say it was never said after I moved in. Units are nice. But not worth the stress from the office. I’ve been here three weeks, and would NOT recommend it. I wish I never moved here.
We moved here like a month and a half ago with a broken AC and until now it hasn’t been fixed. Other broken things the we write up before moving in are still the same. Soon as you move in they care less about you.
I’ve lived in the Hampton ridge apartments for three years, and I wouldn’t recommend this place to anyone. The maintenance is AWFUL, taking over four months just to get me a replacement dryer knob and over a month to repair my bathroom sink. The snow removal in the winter is inadequate, and they are very slow to mow grass in the spring/summer. They do not keep the insides of the apartment complex buildings clean, there are many stains and huge spiders when you walk in the doors. They need to make many updates for safety purposes, adding more lights in the back of the buildings to prevent frequent criminal activity that occurs here. Just yesterday morning there was a drug deal and drive by shooting that they refuse to let their tenants know about. There also needs to be locks/a key card system on the outsides of the building to prevent intruders/solicitors from entering and coming right up to the apartment doors. On top of all this, no customer service exists when talking to employees about maintenance/billing problems. They do not seem to care about the safety or well-being of their tenants at all. I will be moving out as soon as possible. I suspect Hampton properties is going to lose all of their good renters very soon if they do not address these issues.
The management here doesn't care about the people who live here. They have 2 maintenance guys for 285 units. I have dead birds in the walls that were not dead when I first complained about them. I regret living here every day.
I've been here three months and it has been NOTHING but a horrible headache experience, I moved in March and beginning of May my garage ceiling started leaking and not soon after the dry wall came crashing down to the floor and I've been left with a hole in my garage ceiling for over a month now, I've been to the leasing office more times then I can count to get this matter taken care of, but all I've gotten is excuse after excuse to why it hasn't been fixed. The leasing office staff is very hard to work with if you want something to get done maintenance wise, because they don't seam to have any idea on what goes on with any matters that involve helping the renter, and the manager gives you the feeling like she doesn't care about your concerns. Besides the ceiling problem my AC also went out during the hottest weeks here in Rockford with temperatures in the 90's, I've been contacting the office and asking when my AC would be fixed and I've been left with excuse after excuse to why it's taking so long! Long story short I wish I could rate this property a negative number because I would never recommend them to anyone.
I am living here as an intern and so far my kitchen has been filled with ants from holes in the walls and since I've lived here I don't have a stove. Contacted them three weeks in a row with them promising that I will have a stove by the end of the week. It's been over a month and no contact and no stove. I will never recommend anyone to live here - even future interns who need housing.
worst worst and again worst, they have only one maintenance team for all homes. for customers, there is rules and for them, it is acceptable. rent is so high than other apartments, i see weird rules and not many people to manage, very bad experience. they don't remove snow within time. they will do work when they want, it not based on people want. They have very less people to go with...i will never recommend to anyone if they gave free apartment also. sorry to say but need to improve a lot.
Pl stay away from this place , if you want to have a peaceful life. This apartment maintenance problem will ruin ur life’s happiness. This apartment should be ranked no1 for worst staff. The manager is a good for nothing , namesake manager. Never concerned about tenants problems and can never get a chance to meet the manager. I believe meeting The USA president would be more easy than the property manager of Hampton ridge.
This apartment community is very nice but management and maintenance is terrible! I have never lived at an apartment community that I've been lied to more than this place. Since day one of moving in we've gotten 3 issues fixed out of 7, and not to mention the newest concern of no a/c. We live on the 3rd floor and it gets upwards of 100° in here at times and after a week of complaining and explaining that my husband and myself have asthma, they need a written letter from our doctor stating that we need to live in a controlled temp. I offered to send my patient chart to them including and showing the medications i take for asthma. But no, this was not good enough! If something happens to myself, my husband, my 9 year old son, or my 10 day old newborn baby girl this place will pay and they will be responsible legally! I would not recommend anybody to move here who expects a landlord to uphold their end of the lease that clearly states if anything is broken, they will fix it in a timely manner. Because this doesn't happen at Hampton Ridge Apts!
One of the worst apartment in rockford,maintenance and management is worst they don't care about the resident .
Best advice I can offer you is don't even bother with this dump. I spent a loooooooonnnnnggggg year there, heat not working and flooding at least 4 times due to rain. If you have to commute a bit farther or live here, commute. I will NEVER recommend anyone to even consider living here
Hampton ridge appeared to be a nice place, the apartments were in good condition. The problem was trying to rent from the apartments. The "leasing agents" were useless, rude, and seemingly trained to rip off potential customers from the hard earned money, waste your time, and reject you regardless of whether or not you can afford their steep rent. It doesn't matter how nice the apartments look if no one is allowed to rent them. I have also heard from several residence that if you do manage to get in that their maintenance and office staff will either refuse to assist, or make poor repairs. I do not recommend this apartment complex to anyone...
Not bad, worth the price... good and bad. Low price, very plain, mildly dated. Kitchen contains gas oven/range, refrigerator, dish washer and microwave. Utility room with washer and dryer hookups. Central air. Sound insulation from the neighbors is pretty good... smells travel easy though. The staff is friendly. Can sometimes be a wait for maintenance but I'm out a lot so making appointments is hard. Community pool and playground. Community events.
