Hampton Woods

I love the area! We are close to just about everything. We are close to work, grocery stores, restaurants, family, etc. We just moved in not too long ago, but so far it’s been nice! Not too noisy, nice neighbors, not a lot of issues with the apartment, etc. we like it

Needs lots of maintenance still, but hopefully that will be all done soon. Staff was friendly in the clubhouse and they were helpful in getting me the resources I need

Everyone's very friendly. And Lisa was very Amazing to work with answer all my questions. And got everything started with fixing everything that need fixed when we first move in..

I really like living here. Everyone is so nice and friendly. The staff is very helpful. I think that I lucked out and that I have the best location.

So far the community has been quiet and friendly. The staff at the club house are accommodating and get things taken care of fast. Parking can be a little tricky at times but so far it’s been great.

We have enjoyed our stay at Hampton Woods for the past several months and are happy to call it home. The neighbors have been pleasant and the office staff have always been accommodating and friendly. The maintenance crew are top notch and always friendly.

A quiet and nice place for my family home, we have been enjoying living here! But would be really nice to have a kid playground area somewhere around here.

Apartment wasn’t cleaned before we moved in. The carpet in the master bedroom reeked of body odor and old animal urine. There was rotting on the mirror in the fog when I got out of the shower and we had to clean the counters when we moved in. We’ve also had many maintance issues. Granted they’re always quick to come fix it, but most of it was issues prior to us moving in.

It is a nice community especially on this side of the complex. Neighbors are kind and mostly courteous. However, people do tend to drive way too fast through the area.

In communal living order maintains peace. Peace and quality of living can be rare but not at Hampton Woods. I appreciate Hampton maintains lease policies, I love the creative ways they create fun for residents within policy and I adore the office staff - voices 5 years experience. Quality living for quality lifestyle.

Very nice place close to everything, The swimming pool and weights center was a plus and I didn’t have to experience stairs, which I really liked

My family and I absolutely love living here! It's been almost 6 months now and we have been nothing but happy with everyone and everything. I love the staff, maintenance has been friendly as well, and we are very comfortable and happy with our decision to move here.

So far it’s been great. It’s much quieter and cleaner than my last apartment complex. The amenities are great and my dog has much more outside room to run around. The leasing office staff is always so kind and helpful. :)

My move in experience was great from start to finish. Each staff was extremely helpful and patient while I got everything in place on my end. I have zero complaints about this place.

I have had an amazing experience so far at Hampton woods! The maintenance team and staff is amazing, my requests are answered promptly and by a friendly staff. I am finishing out my first year and undoubtedly will be renewing!

We have lived here for over a year now, and we have never had any issues. It is a great place. There is never any noise or issues in the complex. It is quiet, well maintained, and easy to pay bills, etc. The one issue we have is parking, a lot of people have multiple cars, and we have to end up parking down the street instead of by our apartment.

My tour and move in process was seamless, the staff is super nice and answered all my questions. The only issue is that there is no ceiling lights or fan in the main bedroom.

I have enjoyed living here despite the mice situation in my apartment. While that has been frustrating, everything else that has been with the apartment has been lovely.

They have made my first time apartment experience phenomenal, it was so quick and easy. I also have received amazing communication skills. Everyone at the leasing center has been awesome!

Overall a great area to live. Great maintenance and when I’ve interacted with the office staff I never have a problem. My only issue is keeping my bills affordable. I face the afternoon sun and no matter how hard I try during the summer my apartment gets so hot and my ac has a hard time keeping up. I had to give up years ago and live in 75 degrees during the summers which is hard to sleep in but it’s the only way my air can remotely keep up.

We've really enjoyed our first year here. We have had very few issues and love the location. Only complaint is we had a ceiling leak months ago from the apartment above and our ceiling was never fixed

Great apartment even after a year and a half! Maintenance and Leasing area people are fantastic to work with with any problem I ever have! Loving summer time for the pool usage as well

Apartment seems great! Doesn’t look like it was really ready for us! Looked like minimal was done! We will have to deep clean it ourselves! Will need to put in a couple maintenance request as well!

My partner, and I love the apartments affordable, but not cheap looking and the agents are always so friendly and helpful. Also the accommodations are very convenient.

Easy and fast process , mitsi made it very easy for me and got me moved in asap, love my apartment and my view, and let me tell you, that valet trash, amazinggg

I really have no complaints. I love the location. Cost is fair with everything else around. Any problems I have they take care of very quickly for me. Love the ladies in the office and have made a couple good friends living here

My leasing agent, Misti, was so welcoming and made the process very easy. My apartment was clean and ready to move in! I feel safe and at home already.

So far it has been nice! The apartment is quiet and comfortable, and we love our balcony. The pool and workout facility is wonderful! I would recommend Hampton Woods to anyone with a dog.

I love it here! Going on my 3rd year here and I’ve never had any issues. The trash pick up is awesome. Never hear my neighbors. And everyone who lives here / the staff is just all around friendly. :)

We haven’t been here long, but the leasing office and maintenance have been great with accommodations. We love it here, and are looking forward to getting to experience everything the community has to offer.

The leasing staff was so kind and accommodating during my search. It was -9 degrees out and snowing, yet Misty greeted me with a welcoming smile and no complaints about the conditions that she had to endure to take me on a tour. Their communication has been amazing and I am excited for my new apartment!

If I could give this no stars, I would. I’m sorry to have to say that. When I moved in I was so excited. It is in a great location and the amenities seemed worth the price. The problems started from there. My washing machine (which was provided by the complex) flooded my apartment multiple times before a new one was provided to me. The maintenance man is very nice but the complex as a whole had trouble resolving the issue resulting in wet carpet for days that still has a slight smell to it. One of the fans to dry the floors was left for over a month. The other main issue was much worse. Mice have been a constant struggle. I am a single mom and mice are definitely a phobia of mine, but the fact that this has been an ongoing struggle that I have had to deal with myself is very frustrating. I have called on multiple occasions, as I have a four year old and this can’t keep happening. They have sent a pest control person out only once that I can recall. When she arrived she found yet another hole in the back of the stove (apartment maintenance had found and apparently patched one before this) and she patched it but told me that the way in which the cabinets had been put in had resulted in a gap between the floor and the cabinets that ran all the way back and she could not do anything to patch any holes that may have been back there and if that’s where they were getting in I was out of luck basically. She said it was nothing I was doing (we keep a clean home environment) but that it was just the way the apartments had been built that was allowing them to get in. As it stands, I have found another place and will be moving in there and paying for two places for multiple months because even that is preferable to living there another day. I did originally start out liking the complex, and the people who work there seem like good people, but the issues we have had which are still unresolved are unacceptable for how expensive it is to live here. I’m sorry it ended up this way.

If you are considering Hampton Woods as your next place to live read the following!!!! Let me start off by saying I have lived in a variety of apartment complexes in the KC area. Downtown, Overland Park, all over. The living experience that I have had at Hampton woods has been by far the worst. So bear with me it’s a long review but worth it! It started right in the beginning when I was being shown the apartment. Management showed me an apartment with new finishings, new carpet, and all around a great feel. Upon moving in my unit was not even remotely close to the same condition and I basically had to fight with management back and forth via email in order to make things right. The apartment had to replace all of my carpeting delaying my move in (but I still had to pay the prorated rent for that month for those days) The sound quality is horrible, I live on the top floor but can hear EVERYTHING. There is zero cameras, zero security. Someone hit my car in the parking lot of the apartment and I had to pay over $2000 because I didn’t have any proof of what happened because there is no cameras anywhere. The valet trash they offer sounds great originally but your garbage has to be one tiny bag or they will not pick it up & even if it does follow protocol sometimes they don’t even get around to picking it up causing animals to get in the garbage! The rent is not priced appropriately for the quality of living you get at Hampton woods. If you don’t like the smell of cigarette smoke don’t plan on having your windows open because people all over the complex smoke either in the building or on the balcony’s and even with your windows closed the smoke can still be smelled in various apartments. Finally the fire that occurred. Yes, a fire can happen anywhere sure.. but management never released a statement about how, why, or what their action plan is to prevent this happening again. There was no email, no announcement, nothing to the current residents.

I’ve looked at the reviews from 2 years ago. What is written is SO FAR from the truth during the time we’ve been here. We’ve been here close to 8 months. We did get to see our apartment and tour before signing our contract. All we did was ask. Everyone in the office is absolutely so sweet and helpful. Everywhere you go in renting your going to have some issues from time to time. For some people, all they want to do is complain, be mean and uncooperative. It’s so much easier to be kind, caring and to try to love thy neighbor as you love yourself. Communicate any issues that you may have with kindness. They have always been on top of things in a timely manner. We usually get Cory, he’s very knowledgeable, gets things done, friendly and is awesome!!! We feel that it’s a safe and clean place to live. They allow most all furry companions. Fun stuff every month. This month is cutest pet. (Of course, our little furry child is awesome and the cutest. We’re swayed just a little bit. lol) They have great amenities. There is so much more that I could go on and on. YES, we would most definitely recommend to anyone that living here is a great decision!!!?? God Bless You Always, B & R Grammer

Great when we first moved in but over time the place became run down. employees were rude and never showed up in time to fix things or help us out. Strongly incourge people to not check out this place. you can find a better place for less money.

not the best place to live if you value your life almost died of carbon monoxide poisoning

I moves in 2 years ago. They will not let you see the apartment prior to signing lease. Water leaks from cellings Pointed this out when we moved in and was never fixed, poorly insulated and pipes freeze frequently. Rates are not competetive.
