Property Ratings at Hamptons at East Cobb
Pipes burst due to freezing weather, it took months to fix. During that time an entire building burned down. The pool has been closed all summer and is a mosquitoes dream with the stagnate green water and the gym remains having no working AC while the heat index consistently breaks 100 degrees. But don't worry, the rent goes up.
These apartments are out dated, plumbing issues, mold, pest issues. If these apartments looked as nice as the front office then they would be worth it. My advice “run”!!!
I moved into the Hamptons of East Cobb in 2013 and I have been excited about moving here. The grounds are well kept and always neat and tidy. It is a safe, attractive, clean and friendly environment that we would recommend to anyone. Maintenance is fast if there is an issue, and the management team is professional, knowledgeable and friendly. I love Jennifer she is very helpful and helps you to the best of her ability.
I would recommend ANYONE to The Hamptons at East Cobb.
When I first moved in there, I thought that it looked really good in the outside, but upon entering, I noticed that the walls had not been painted and the carpet was not cleaned. The doors also had spaced that needed to be filled since it was letting in air and bugs. Since the new management has taken over, however; I have had all of my concerns taken care of and they have been very accommodating. Word of advise, before you sign the lease, make sure that you have taken a good look at where you will be staying to make sure that all of your concerns have been addressed and corrected before you move in.
I've been a resident of this apartment community for over 5 years and I really don't understand the guidelines they use in increasing the rent annually. The first few years it was $40 dollars and then one month it increased $100 and then it increased by $60. I just feel that if you have good tenants that pays their rent on time and don't have any complaints (other than regular maintenance issues) there should be taken into account when increasing their rent. I know business is business "I get it" but that doesn't negate my concern for how I'm treated as an model tenant. I wouldn't risk losing good tenants with the attitude someone else will occupy the unit. Which may be true but you don't know what you're really getting at least you have a track record or an idea about the current resident.

My husband and I (and our toddler) have been a resident here for three years. Overall, our experience has been a pleasant one. When we first moved into our apartment the leasing agents/managers in the leasing office at the time were extremely professional, very inviting, and very committed to accomodating tenants and maintaining the condition and appearance of the property. A few months ago a new management company bought the property. The new management company has done a satisfactory job of picking up where the former company left off. They have remodeled and upgraded the leasing office and are currently in the process of upgrading and expanding the fitness center, both of which were already pretty nice to begin with. Based on the interfacing my husband and I have had so far with the new leasing office agents/managers and maintenance personnel they seem to be professional and friendly. However, one area in which they could slightly improve would be communication with tenants. For example, recently there was an instance in which my husband and I were expecting updates from the leasing office (a great practice we were accustomed to with the former leasing agents) on the progress of outdoor underground pipe drainage repairs that would significantly affect our unit inside. We were left wondering for a few weeks when the matter was going to be resolved. I will say that when we have needed assistance in dealing with maintenance issues (urgent or not so urgent) directly inside of our unit the maintenance employees have satisfactorily completed those jobs in a timely manner. One drawback for us is that the property does not have a playground or common area for children, and with all of the families with young children a playground would be of great use. There is a fenced-in dog park available for pet owners to use. A few more plusses: spacious kitchens/rooms, good sized pool and tennis court, particular (intimidating) breeds of dogs are prohibited, community is conveniently located within a 2 mile radius of a Walmart Supercenter, Sams’Club, Dollar Tree and other popular stores and fast-food and sit-down restaurants. No need to get on the busy GA highways to drive to one of those spots. We would recommend Hamptons at East Cobb to anyone looking for a clean, peaceful, beautiful, safe, and very well managed, gated-community! It is one of the more appealing apartment communities in the area for the rent.
