As Boston's urban center expands outward, South Brookline remains one of the few truly green spaces in the greater Boston area. Known for rolling hills and large estates, a trip through the neighborhood reminds visitors of an earlier, more peaceful New England. This rural ambiance exists just a short drive from Boston proper, making South Brookline a popular location for family-minded professionals who commute into the city, yet still enjoy the family benefits of the top-rated Brookline school system.

Property Ratings at Hancock Village
I am thoroughly enjoying my stay in Hancock Village. The family-oriented environment has provided my children with a happy and healthy living space, where they can play and interact with other children in the neighborhood. The ample space and beautiful landscaping have also contributed to our overall satisfaction. I am also super happy that my kids are able to attend one of the best schools in Massachusetts! The management team, Ted and Aiven, have been extremely helpful and compassionate towards our needs, resolving any issues promptly. We have had a great experience over the past three years. We are so grateful to be part of this great community.

It’s such a family oriented community. Great schools around and the village is amazing; safe, spacious with tennis court, pool and gym. Ted Marescot at the management is a true gem he is very professional and respectful. He is also very understanding and gets things done very quickly.

I moved into Hancock Village in 2021, and it's been the best decision for my family and me ever since. It's a friendly, quiet, clean community, and the management office genuinely cares about making life enjoyable. They're always on top of routine maintenance and repair requests and continuously make additions to improve their amenities. I love living here and recommend that any friend or family looking to move to check out CHR - Linda C.

I love my apartment & the privacy i have living here, it’s very quiet & I’m glad i chose here to live. Only downside is the fact that we have to pay a fee to access the gym/pool area ,which is very pricey in my opinion ! as high as the rent is everything should be included!.

We’d been so happy living at HV. The administration staff is incredibly friendly and helpful, always going above and beyond to ensure residents feel welcomed and supported. The maintenance requests always have an immediate response. Moreover, the safety measures in place create a secure environment, granting peace of mind to residents and fostering a sense of community. The beautiful community center serves as a hub for social gatherings and events, while the well-equipped gym allows for convenient fitness routines. We’re really happy with our decision to live here.

I had the pleasure of staying in one of the guest suites and I thoroughly enjoyed my time spent there. Yes, there was construction going on, but it wasn’t a major issue, and the results will certainly be worth it when it’s completed. Furthermore, the property manager and staff were very polite and accommodating. I would definitely recommend this property.

I have been living here for 10 plus years now, and despite the ongoing construction, I am very satisfied with my home. The management team has been exceptional in handling any issues that came up.

DO NOT RENT HERE. As great as these units seem, the management company is awful and there will always be construction. They lied to us and said there wouldn't be, but we've been living in a construction zone since we moved in with no end in sight. It's completely covered in trash and dog poop. It is severely overpriced for the condition of the complex and the incompetency of the management office. We would have never moved here had we known it would always be under construction. Do not trust the leasing office -- they will lie to get you to sign a lease. 0/10 experience. Worst living experience of my life.
Reassuring and supportive home environment, thanks to an insightful manager and his resourceful team. He is humble-an unusual stance for such a consummate administrator. He has connected and inspired confidence in the middle of a construction season. He is a problem solver and for us demonstrated that we are the focus at Hancock. The office does an effective job communicating, on different platforms, about expectations with other life going on besides us from day to day. The houses are well maintained by respectful crew, there are large windows to watch the beautiful scenes outside: children playing, couples strolling, dogs walking their persons, young life thriving-quiet life unfolding. There are more heartwarming community activities in the beautiful, newly built center and here, or just on a random day outside, you may run into the astute manager and thoughtful gentleman who runs this well-oiled machine.

Thank you for your kind words about Hancock Village and our staff. Glad you enjoy living here!
Having lived here for almost a year, I have to say the property manager is outstanding! He is accessible, responsive, attentive and applies transparency that has been incredibly reassuring to me, making me feel valued and prioritized. When I need maintenance, the channels have worked seamlessly and he has effectively followed through. I admire his genuine dedication to maintaining the property in excellent condition- regular inspections, prompt resolution of maintenance issues, and the recent proactive improvements to the external walls were beyond my expectations-great curb appeal. I trust him and I know if I contact him with an issue he will find a solution. I truly enjoy living here-my unit, the lawns, the gym, pool and village center-it works and thanks to a professionally competent and personable manager and his team!

I had an incredible experience renting this property! The property manager was exceptional in ensuring a smooth and hassle-free stay. From the moment I contacted him until the end of my lease term, he was responsive, professional, and attentive to all my needs. I am a homeowner now, I highly recommend this rental property and commend the property manager for his outstanding service!

Thank you so much for your kind words! Glad you enjoyed your time at Hancock Village and congratulations on being a homeowner! Best of luck in your new home!
Staffs are very helpful and professional. Especially if you have elementary kids, one of the great schools in the U.S. is right there in 5-10 min walking distance. This is a big advantage for families who don't want a hassle driving a kid to school in the busy morning. The staff are very responsive and quick to any issue you might have in your properties. I would definitely consider this place to live again if I have to come back to this area.

The employees at the office are some of the rudest I’ve encountered in my life. Facilities are decent but their attitude and unwillingness to address any problems you have make living here a complete chore. This community has a rampant bug problem and maintenance will do nothing to help you. There is a centipede and carpet beetle infestation in my unit and all of my stuff has gotten contaminated with the pests. I can’t even sleep in peace because I’ve even found them in my bed.

Hancock Village (HV) is a peaceful environment for your family/nature lovers. I have been moving from Michigan to HV for about three years and love this place so much. The property is excellent with lots of convenient access to all services. Right behind my apart. is the top-rated Baker school (pre-K- middle school), which would be great for any family with kids. About 500 meters away from my apart. is the Hancock Wood, where I often take a walk once get stressed with my job. The wood is also so beautiful in the fall season. Parking is also a plus compared to the overall situation of a big city like Boston. Here you can also purchase an additional membership pass (about $300/year) to get access to the study room, fitness center, shuttle service, and coming soon the pool. I believe this pass is worth having. The management team is also very efficient and treats us very fair and politely. We sometimes got a small gift card during Thanksgiving, pumpkins for Halloween, or free ice cream from ice cream trucks during the hot days. HV also have a big maintenance team, so they can help you to fix things very quickly. The only downside experience during my stay here was the construction noises I got when I first moved here. But HV management gave us fair credits for that and the construction was over. So overall, for this price and all the benefits we get here, I would highly HV for your family to stay, especially those with kids or enjoying nature while still working in a big city like Boston.

Bad management, we leased here because of the low price and house. Constructions happen everywhere and took away our spot for parking and no response to our email. Water shut down happen very often and they gets you on small leasing terms, while towing away our friend's car (she only came for 1 hour!) saying that theres a new policy of visitor parking (which was not there before). Do not rent from this place. Construction workers also smokes and leave cigarettes everywhere.

Thank you for your review. We take all feedback seriously and appreciate you bringing these concerns to our attention. One of the construction projects taking place at Hancock Village is to update all of our utilities throughout the community. This will result in fewer service interruptions and higher quality of life for all of our residents. Our new community center, which will open this spring, will bring a host of brand new amenities to Village residents such as an outdoor pool, large fitness center, game rooms, outdoor deck, conference rooms, and a home/office center. Throughout this construction project and all others at Hancock Village, we have made alternative parking options available and built alternative lots for our residents. Please contact the office if you need assistance locating these alternative spaces. As for the visitor parking policy, we apologize for the confusion and the towing of your friend's car. Our parking and no-smoking policies are detailed in our lease agreements. Our visitor and resident parking policies have not changed since 2008. We will investigate the smoking issue you mentioned and monitor the areas where contractors are working. We are committed to your complete satisfaction with living at Hancock Village and appreciate your feedback. If you have any further concerns, please do not hesitate to contact us. Thank you.
I don’t even know where to start. We’ve lived here for 16 days and have had 2 days with electricity outages, 3 days without water, and constant noise during the day from construction behind our unit and from a renovation next door. The worst day of all in our short 16 day tenure here is when the plumbing mainline backed up and sprayed sewage all over our neighbors apartment. We were only spared this because we hadn’t run any appliances that morning. We signed our lease 2.5 months prior to moving in and were told about the construction and that it would be complete by August 1. After moving in we were told that the completion date was changed to 2024. Im guessing they knew this and lied about the date to get leases signed. After pressing for more specifics about the timeline, property management responded with “If you don’t like it we’ll let you out of your lease and you can leave.” Zero consideration to the time and money we’ve already spent to move here. Zero understanding for how stressful moving is to begin with. And zero accountability for renting a place that is the definition of unlivable. We can’t even count on being able to take a shower in the morning before work.

Thank you for taking the time to provide us with your feedback. We are sorry to hear you have had such a poor experience in your first two weeks as a resident here. We try to coordinate and communicate any and all utility interruptions ahead of time and unfortunately sometimes utility disruptions are a result of some of the ongoing enhancements to our community and others are just the aging lines failing before we can get to them resulting in unscheduled disruptions. We have been undergoing upgrades and renovations to our community, utility infrastructure, existing townhomes as well as roadways and parking areas since January of 2020. While some areas and related work have been on schedule, we too have encountered issues with supply chain delays and labor shortages amongst other challenges that came with the pandemic. We understand that this level of upgrades, renovations and new additions comes with challenges for each and every one of our residents and we strive to keep an open line of communication and transparency with everyone at Hancock Village. I would love to speak with you regarding your specific experiences. Please contact me, Mike McCugh, Property Manager, at your earliest convenience, at 617-469-3500. Thank you.
The list goes on and on. But let's think about consideration for the tenant. Also hope you have a mini vehicle for this mini apartment

A place where all instruments are prohibited! After you moved in, property manager said all instruments that make sounds are making noises and are prohibited. Even kids are prohibited from any instruments that make sounds! While before you moved in, their staff said instruments and music are absolutely fine up to 10pm.

Dear Ling, Thank you for reaching out about your concern. We apologize for this inconvenience and hope you and your neighbor were able to work out an agreement. If you have any further questions about the Hancock Village Community Guidelines please don’t hesitate to contact the office. Thank you, Hancock Village Management.
There is a large grass field in our backyard that is convenient for the kids to play. It is safe for the kids so, they can play by themselves with out extensive parental presence. Schools are near by so that you don't have to waste valuable time driving the kids to and from school instead, walk them: )
I live in a great and safe town home complex. Two bedrooms, two floors, and lots of green space for my five year old to play with the other kids around. The mgt. Company throws block parties, and movie nights on the lawn in the summer. It is a very short walk to one of the finest public elementary schools in the country. Heat and hot water included, and you are just ten minutes outside of Boston. Basically, you get to live in a way that most of us would have thought was long gone. You get to live simply, and well surrounded by nice families all trying to do the same thing. The best for their kids.
I was looking for a place...newly graduated from college and looking for a community with other young professionals. I felt Hancock Village is better suited for families. Staff was friendly and helpful. Will keep on looking.
