Place is infested with cockroaches in their grill/pool/dog park area. They will also charge you a fee for everything!!! Staff is rude and lacks empathy. No urgency in dealing with issues. Constant negligence with common problems brought up by the tenants (parking,fobs,break ins, trash,amenities,smells etc)

This is far from luxury apartments. All of the administrative staff is so incompetent and to top it arrogant. Their is parties non stop everyday until 4 am in the courtyard. So called garages are broken into all the time and management washes their hands saying it’s not their problem. Cameras are broken and gates are broken 99% of the time. Counter tops are well made but anything else is cheap. I would not recommend Everra !
Run as fast as you can from this property! I've had issues since the begining and I've only been Here 4 months and I so regret signing a 15 month lease here. My Leasing agent Robert was awesome but he is now gone he was super helpful in any issues I had. My gate code did not work until last week because they would give me excusesI had to open the gate manually for every guest. They always told me it was going to get fixed and never did. when we moved in we discovered roaches as we where cleaning before moving in. Be prepared to pay for parking as free parking for residents is filled up before 5pm. I have had to walk from one side of the complex to the other as on my side of parking is mostly paid. Due to this people have fought with me over parking and at one instance threatened to fight me physically with 2 kids in the car because I got the parking spot. To be cleared I was waiting for it first. The clubroom is suppose to be free but if you want to use it you must pay $600 or they use it and people are so loud that your ears are about to pop out with the loud music. Maintenance overall is great that is the only perk at Everra everyone is nice and they come in promptly manner. There is a new property manager she is great & also an assitant manager who is not so great she seems like she's never managed a property before she got to everra she does not own to her mistakes and hung up the phone on me after she made a mistake she did not even apologize, Management is ok but if you have complaint they will shut down quick and will get an attitude.My neighbors are supper noisy they wake up my kids at 2 am because they are being loud and nothing is being done. flooring and cabinetry is made to look nice but cheaply made. Car break ins are common & Shootings with management not informing residents. they also have a resident app that if they don't like what you post they will deny it so no point in using. Overall Most of neighbors & maintenance are great and more helpful than management. I would never recommend anyone to live here after also being stalked in my window almost everyday. definitely look around at other properties in the area and stay far away from here. Trash is a Bigger issue we pay for a full month and they come 3 days out of the week. Dumpster is full to the top even the surrounding area.
I have been living here for three years now, and although there has been a few glitches along the way, overall, this property works hard to keep its exceptional, landscaping beauty and cleanliness. When there is a problem, they fix it quick. I know they have a trash service which has improved that issue 100%. AND the location is amazing, a mile from Northpark mall but without the inflated Park Cities pricing for a comparable luxury apartment.
Everra Midtown attempts to impress but falls short when it comes to staff, accommodations, amenities, maintenance to property and safety for its' residents. The property is less than 1 mile from a major Dallas homeless crisis, which you will find migrating on to the property. The property has NO security. The gates have been intermittently working for the past two months. Sometimes you will find yourself waiting 30 minutes outside a building to get in. When speaking to the property office there is always an excuse made as to what is being done, but the excuses are not consistent and there is no solution. The property has a major trash problem and is overrun with resident animals. If you want to sleep, or work from home, this is not the location for you. These are issues that have also been addressed to Waypoint Residential, the property owner. No action or concern is a priority to the property office or corporate office. I do not recommend this property or area, especially if you like to be outside.
When looking for an apartment Everra is a bad choice due to lack of location, staff not concerned about residents, major trash problems and safety. It has been amazing to see the property decline rapidly since waypoint residential took over. The staff no longer addresses issues or questions. Overall, for the money it is overpriced for the neighborhood and amenities it does not have. Website and sales staff do not properly represent the property. Continue looking. You can do better.
Everra Midtown Park along with staff is a disappointment. The location and complex is unsafe. Massive trash problems. Theft issues. Parking problems, miscommunication. Staff does not respond when reaching out to them. The amenities are a lie. The complex charges for everything. Dog waste in the buildings. Thin walls and floors. The staff and Waypoint Residential is a total disgrace to the industry and Dallas, Texas.
Lived here for a year and look forward to my lease ending. The apartments are a joke. The walls are thin. Be ready to hear, TV, stereo, talking, dogs and bass from neighbors and the floor above. When asking the staff for help. They would not respond. Finally a response was received that said, "sorry, talk to your neighbor". When speaking to residents this office behavior is the norm for the property and management company. Staff has no business addressing customer service at a property that has trash, parking, security, electric and noise issues. Everra Midtown and Waypoint Residential is below par on all areas of apartment living. There has to be better in Dallas. Don't be taken like me.
When I first moved to this complex. Things were ok. However, since Waypoint took over as the management company, do not move here! The management company is less than par as well the property staff and property manager are not qualified to manage. The property continually has parking shortages, trash issues, electrical outages and no explanation from management. It is an unsafe complex as there is no security to reach out to and complex homelessness is growing. There are better complexes in Dallas, do not settle for Everra Midtown. The staff talks big but does not deliver.
Property is not maintained. The staff is extremely rude and does not address issues. There is no security officer day or night. Homelessness is an issue on property. Most recently the property looses electricity. The staff blames it on the state of Texas despite neighboring properties not having an issue. Keep looking do not settle for a Waypoint managed, incompetent staff who does not care about residents.
Property remains dirty. Residents leaving bags of trash throughout the property is an issue. Parking is an issue. Homelessness on property grounds is an issue. There is NO security on staff. Staff does nothing to address the problems. Staff is rude. Waypoint Residential manages property and gives no response to resident inquiries and does not rectify the challenges. Do not recommend Everra due to staff, property in decline and Waypoint Residential is a poor management company.
Property is always dirty. Hallways and stairs never swept. Trash and other waste on floors. Alleged amenities are going away. Pay for refrigerator filter and halogen light bulbs. Staff is no help and rude to work with. Major trash problem. Property now has homeless individuals roaming and staying on property. There is better in Dallas! Do not consider!
Poor management. Pools been closed since Jun 17 with no forecast of when it will reopen. You have to pay to use the theater room. As well as fees to replace the lights and filter of your apartment.
The apartments are your standard Dallas cookie cutter apartments. Nothing wrong with them. The windows don’t have screens so you can’t really have them open without the risk of bugs getting in. The fobs and gates were broken frequently. The staff is by far the most incompetent humans I’ve ever had to deal with. Good luck getting a security deposit back. Some of my favorite responses “our accounting group is brand new,” “Oh, we sent it in the mail. You didn’t get it?,” or “Let me get your contact information and we’ll get back to you.” (Which they never do) You can find better!
Gates will be broken for months at a time, dirty common areas all the time, dead plants that aren't taken care of, nearly impossible to get in contact with anyone that works at the apartment complex. Overall poorly managed and not recommended. Units themselves are really great, but it is at a cost.
The staff is insanely rude and it’s basically impossible to get in touch with anyone considering they don’t answer phone calls or emails. Def look elsewhere.
I cannot recommend this property with the new management company, Waypoint. Other areas to note; there is trash pick up problem, my neighbor leaves takeout containers in the hallway for weeks at a time and I’ve talked to management several times, no resolution. They do not return calls or emails promptly. I get emails from a management staff saying “they send incorrect information over emails sometimes”. There is no guest parking(8 spots for hundreds or residents- usually the same cars are parked in. I highly recommend The Nash across the street- it’s managed by Lincoln Property and they are great!
Everra Midtown Park is hands down one of the most amazing places to visit. Before arriving I visited 3 different apartments with 3 more additional to visit after my contact with Everra Midtown Park. However, after arriving those 3 that I had left never stood a chance. My tour was guided by the most amazing person I ever meet in Texas. Chris not only made me feel comfortable but also added a sense of humor to our tour. I would hand down recommend anyone to invite Chris to a family BBQ because he sure knows how to entertain a crow of people. The reason I gave Everra Midtown Park 5 stars was because of how clean it was, the people who live there, and the management and staff. I can't speak for everyone but the first thing I always pay attention to when visiting an apartment is how clean it actually is and the people who are managing it. & I promise I am not bragging or paid to say this but Everra Midtown Park was the cleanest apartment I ever live and visited. & that's including the 5 I lived in Florida before deciding to move to Texas. However, to end on a good note I would highly recommend anyone to stop by and consider this apartment before considering anywhere else. To put it into words I would definitely say that Everra Midtown Park is worth all 5 stars if not much more.

I'm blown away with the level of customer service demonstrated by the Midtown Park team. While they were completely out of 3 bedroom apartment , they showed me a virtual tour and the 2 bedroom layout so that i could get a feel for the place. It totally helped me have that piece of mind
I wanted to write a review today to really thank the maintenance team here at Hanover. The guys here work extremely hard and are always dedicated. Thanks for keeping our halls so clean. Your residents turkey appreciate it.
Hanover Midtown team is always friendly and willing to assist in retrieving your parcel when necessary. They always greet you standing when you enter the main office which makes me feel very appreciated
The Hanover company does a great job in communicating with their tenants. The elevator was down for almost a week during the holidays and while helping my sister move in her new apartment. There was another elevator further down but it would have been a longer trip for our movers. Brandt H was able to contact the mechanics and communicated effectively with us every step of the way. The elevator mechanics ended up getting everything repaired after a few days but the customer service is the biggest takeaway from this whole ordeal. We appreciate prompt communication and follow ups :)

Hanovers reputation is what sold the place for me. Relocating from Chicago to Dallas is a bit of a hassle, but the reviews for the staff and location was what really sold the place for me. And here I am writing a review haha. Brandt is great! He FaceTimed us so that we could have a virtual visit. Property is clean and looks easy to get around. Can’t wait to move here
My experience as a resident here has been great thus far. The leasing agents are very friendly, and Brandt has been very informative about the entire process. He found us the color scheme that we wanted. We aren't going to be living here full time, so he made sure to find us the best rate available. Great customer service. The parking situation did kind of worry us but there are options to upgrade. Nice place to live
This place is just what we needed after we were displaced due to the Dallas tornado. Brandt was so much help. He found us the perfect place that met all of our needs. Most of all, we got to bring our pups with us for our emotional support. For their emotional support, there is a great fenced in place for them to run and play. One of the best amenities was the full size washer and dryer. The people here are very friendly. We like it so much, we may just stay here!
Okay so I'm not normally one to write reviews but it is such a joy living here at the Hanover. The ground here are so so well maintained. I know this isn't going to make or break a lot of people's decision to move here, but its something that my old apartment complex struggled with. The staff is great! Brandt has always been very helpful with my questions about reserving amenity spaces. **You can rent the movie theater for freeee** All in all it's a fantastic place to live. The staff stays engaged with the residents and they all dressed up for the Halloween party too!
Living here has been a great experience all around. from the moment I toured with crystal last year I've felt this property actually cares about their residents. My kids go into the office often and interact with the staff and come home each day telling me a funny story and how nicely they were treated. I love that they're engaging with my kids. It really means a lot. We live in the 3 bedroom floor plan which has really been accommodating to everything we needed as a family.
I recently moved in and could be happier. The property is so nice and really offers everything I needed at the most affordable price point considering the area. I'm close to tons of cool places yet not paying that "Dallas" price. I chose to live in their main building which put me close to all the amenities, talk about convenience! One thing that really stood out to me when touring was the fact that their hallways were interior (and me being from the south) this really got my attention! No more freezing grocery trips from the car lol I'm able to walk right into my building from my own garage while remaining warm and dry haha! LIFE SAVER!!!! When I arrived to Dallas I had a long list of apartments to tour so I got in pretty early before the office was open - to my surprise though I was able to take a tour with no questions asked - that really shows they have a good team there. Because it was so early Christal their property manager walked me in and immediately offered coffee and was so friendly i felt i new her by the end of our chat ( much needed) I never felt like a burden where most places have treated me this way. Keke took me on a tour and answered almost every ridiculous question I gave her lol ....yes I'm picky! after touring other places i kept this one on my mind so i knew coming back to a place that made it feel like home was the only option for me! Thank you all for that so so much! - ONE HAPPY RESIDENT! - sorry for the long novel of a post yall just really made this great for me :)
This property has been at the top of my list for quite sometime now.When i first moved int here wasn't much around but over the year ive been here there are TONS of restaurants in walking distance. I decided to renew my lease with out any question this year. The office is hands down the most helpful bunch of people ive encountered in quite some time. If one person doesn't have an answer everyone is there to assist and you walk out with answers that day rather than " ill get back to you" that ive experienced quite often with apartment living. My hall way is always so clean which was a concern upon moving in considering its carpeted. But thankfully their maint. team here is actually visible and ALWAYS cleaning something. They have gone through a few team members over time but one in particular who has stayed is Crystal, shes now their property manager and can always get you the answers you're looking for. Her leasing team now is always so kind and eager to help. If your looking for a gorgeous apartment and a management team that actually helps this is your spot!
Working with this staff has been an absolute joy. Their property manager Crystal is always so helpful and led me to writing this review. Normally, I am not one to take the time but because this staff goes above and beyond I simply had to share my experience. Reading through some of these reviews though is baffling and leads me to believe these people complaining just do not read their lease. The office is always very helpful and if I cant reach them over the phone a quick email is always replied to promptly. I have enjoyed living here at Hanover and look forward to a long stay.

The community is gorgeous. The online photos don’t do their justice. It’s beautiful, clean, and well kept. Their maintenance team do a wonderful job keeping the place looking sharp. The leasing consultants and managers are super nice and attentive. As soon as I walked in the leasing consultants met me at the door and greeted me with a smile and made feel welcomed. They really go the extra mile in finding the prefect home for you. Your family and friends will be at awe when they visit.
Yes, it looks luxury and beautiful from the outside, but I've lived here for a few months now and the attitude of the staff toward residents is very off-putting. It seems like very few days we get another email telling residents to report neighbors for doing as little as walking too loudly! Hallways always smell like marijana. There is one small dumpster in the farthest corner of the complex and it's always overflowing. Every time I get a package in the mail, I dread it because their "luxury" package system is one small room where everyone's packages are just randomly placed, causing you to have to look at each and every one of them to find yours. The worst aspect is the visitors' policy - there is essentially a curfew!! (which they don't tell you about when you move in) There are approximately 30 parking spots for visitors in the far corner of the lot. They are not marked in any way, you just have to know which ones they are. They tow anyone there after 10 pm on the weekdays and 12 on weekends, which they don't inform you about. Ten 24-hour spots are available for visitors, but how is that suitable for the ENTIRE complex? Rarely are those spaces ever available. A visiting family member got towed and when I called the office answering service, they refused to even tell us WHERE the car had been taken. Towing service told us that they get most of their business from this apartment complex. After I complained the office, we got an apartment-wide email "reminding" us of the visitors hours. Never have I felt more like a child again, this housing property telling when I'm allowed to have guests!!!
Here are the pros and cons. I moved in mid May 2018. Pros: 1) The office staff is very friendly. 2) The complex is pretty and in a nice central location. The area is very safe as well. 3) The apartments and amenities are brand new and look great inside. 4) If you have a maintenance issue, they are good at getting back to you pretty quick and resolve it as soon as they can. The maintenance staff is also very nice. Cons: 1) It is impossible to reach the staff. You have to call continuously and it will go to an offsite answering service and they will say that a representative will call you back but they never do. When you do go into the office, chances are they are away giving a tour so there is no one there except a sign telling you to wait with no estimated time of return. This is terrible especially if you have to reach them regarding an emergency. They also take days to respond back to emails. 2) They are pretty good about cleaning but during the weekends I've seen plenty of huge dead bugs and grasshoppers in the hallways indoors. 3) The "business center" has no printer/fax/scanner and they don't plan to get one. You have to continuously email them to get any of that and you're out of luck if they don't respond. 4) There is no recycling despite being a new establishment. 5) There is only one trash disposal that is located in the back of the complex so if you are not in that building you will likely have to put the trash bag in your car and drive around to dump it out. 6) There are only like 10 spots for visitor parking for the entire complex. If you have any guests on weekends or Friday nights you're out of luck and will have to have them park in the DART station and pick them up from there as it is quite a hike.
Do not move here!! The apartments are very nice but they have a serious visitor parking issue and they are quick to tow your vehicle whether or not you are a resident or not! You will not be reimbursed! You cannot have a guest stay more than 2 days or else you will have to buy them a parking pass that cost 45$ PER MONTH. They are all about money. Don’t waste your time.
