Property Ratings at Harbor Oaks Apartments
They do not care, simply. All your issues don’t seem to matter to them. That is if you actually get ahold of them. Property and apartments are poorly maintained. When they do “fix” something it’s poorly fixed. Do not recommend. The bad doesn’t outweigh the price.
Roaches that pest control can’t get rid of. It took them months to fix a hole in the wall by the water heater where they were coming in. Something breaks every week or so but maintenance takes months with multiple attempts to get them to take action. We pay for a gated community, but the gate is always broken. They created reserved parking spaces in front of all the buildings to force people into paying for them.
Management is condescending and rude, they do not care about any problems or concerns you are having in your apartment, they only care if your rent is on time, entry gate is broken majority of the time, there are drugs on the property, theft on the property, laundry rooms are always nasty and trash cans are always over flowing, mailbox areas have trash all over the ground with trash cans over flowing, parking is horrible, you have to pay for parking to actually get a space near your building and they have no handicap parking at all, there is no car wash area as advertised, the kids playground area is a joke, if you have a maintenance issue in your apartment it takes them about 2 weeks to address the issues because they have limited maintenance personnel, you pay for pest control but no one comes to spray, soft spots in the floors appliances out dated , mold on window sills, constant internet issues that can’t be fixed because wiring is outdated spectrum is always out here.
Never been late with rent. Follow rules. Keep clean apartment. These owners do not care about the tenants. They only care about money by leasing to anyone from anywhere. I have experienced roach problems on and off for two years coming from surrounding nasty apartments. Apartment has been flooded two times. Experienced multiple neighbors from the lower depths of the earth. Noise, fighting, drugs and alcohol at all hours. People staggering, falling and tripping down stairs. Have found people passed out on their front lanai several times. People living in apartments under assumed identities. Apartment is rented by friend or family because they have been evicted previously or have a criminal record. Manager is condescending and rude. Cuts you off and does not let you finish sentences. If she responds to emails it takes a few days or she totally ignores you after several attempts to contact her. Maintenance changes staff often and work is subpar. Lawn staff is terrible and there is no grass to mow. They are just blowing dirt and leaves all over the place. Office hours Monday through Friday only from 8:30 to 5:30. Must take off work to meet with them. Rules do not apply to everyone fairly. They are not forthcoming about all of the costs deducted from security deposit for painting, cleaning, etc. It is deducted from everyone with or without damages. Be prepared you will NOT get your full deposit back period. Check with the BBB .for validation. This applies to everyone. I hope this helps good, well-intentioned, innocent people while searching for an apartment...Be very careful out there. DO NOT MOVE HERE, YOU WILL REGRET IT....
I love living here and plan on being here for the long haul. The nicest rental I’ve had in Florida but with that said if your not one of the financial fortunate, good luck on getting a parking spot at your building. I can not afford to buy a parking spot at the building I reside at and end up having to park literally two buildings past mine into the complex. I can’t see my car from my building and I can’t see my building from my parking spot. Meanwhile those with money , buy multiple spots including spots for family members who don’t even live here full time. I understand not having assigned spots but when you can’t even park at your own building while other tenants have two or more cars and two spots reserved , one of those spots being bought for non residents cmon. I’m sorry I’m not rich but that shouldn’t mean I can’t even park near where I live. I barely had one spot to park. It was hit or miss and that spot just went to a family member of a resident and the person the spot is for isn’t even a full time resident. Every apartment tenant deserves a spot at their building. Then worry about assigning parking to second and third vehicles. I have one car. There is no reason for not being able to park where I live. One spot. But nope no money no parking
They will charge you $455 upon moving out. Carpet and apartment cleaning and a remarketing fee. Aren't they going to clean and paint for the next tenant anyway??? My apartment was spotless on move out. My apartment was also rented less than two weeks after I moved out. There was no "remarketing" done. BEWARE of these charges. Also cops are in and out of here a lot.
Just moved here from Maryland, picked the apt out from looking at pics on the website. Absolutely love the place and my kids love the nice pools. Convenient location to all the stores and restaurants.The office staff is the nicest people u could ever meet. Had a couple small issues with the apt and maintenance can right over and corrected it right away, and are also great guys. Would recommend this apt complex to anyone looking for a nice place to call home.
Do not move there if you can help it. It could be a pretty place with some care and upkeep and if they screened their tenants a little better. It became a scary place to live with lights out in dark areas, neighbors who threatened others if they stepped out of their apartment, and the "security gate" that only worked occasionally. They make a lot of promises that are never kept. Make sure you read your lease. They take so many fees out of the deposit, you get nothing back. I'm finding out now that they make paperwork disappear if you are disputing anything with them, ie my work orders for different things in the apartment. Just do your homework. We didn't but are out now.
Whatever you do, do not move here. The staff is rude, manipulative, and not caring at all. They will rip you off the day you move in. They charge you $300 re marketing fee when you move out. $200 for cleaning/painting, you'll lose your whole deposit. They put me into an apartment with bed bugs and German roaches and denied it was their fault,even when i showed them proof of hospitalization 4 days after moving in. They made me pay for the bed bugs. Many people are being put in apartments infested with fleas, roaches and bed bugs. It is run down, and rotting away. If you decide to move there, they will fly by the application and not let you read it. You must read every single line in there, if you do, you will realize you do not want to move there. They will charge you for every little possible thing along with a million rules to where you feel like you're in a prison.
Apartments are rundown, tiny and over priced. Pet fees are added monthly. They tow your car if you don't have tag displayed even though you live here, even if it falls off your dash/rear view mirror and will not reimburse fees. Appliances are from 1980's and broken, there are soft spots in the floors, cupboards and countertops are stained and chipped can never get them clean. So not worth the money! I only moved in because I was in a pinch and I cannot wait for my lease to be up!! My advice- keep looking unless you are completely desperate for a place to live.
Our experience at Harbor Oaks has been a nightmare on earth. Normally I don’t leave reviews, but in this case I hope someone reads this before they get stuck in an agreement with these careless, useless, con-artists. We started having issues within the first few days of living here, when we first moved in I got shocked by the outlet due to careless maintenance. It also looked like an exorcism had been performed in our kitchen with the scratches marked all over our counters.The management will also move in ANYONE. If you are looking to be surrounded by great people you need to run now, honestly its just sad. They are constantly changing their contracts without notice, after about 6 months of living here we started getting charged for an additional $23.50 which we didn't realize due to the fact that our payments were set to automatic. When we finally caught on we went in to discuss the issue. Head management constantly made up excuses to not talk with us nor address the problem. Mainly because she knew it was her fault she never notified us of the change taken place, and didn't want to own up to her mistakes. We were never given a notice that they decided they would start charging a $23.50 transaction fee until we realized about $150 was gone from our account. If we had been notified that they were making that change we gladly would have paid a different way. The bottom line is they don't mind stealing from their tenants and they will do it every chance they get. We will never get the money back but I hope my review is enough to make them lose more money in possible tenants than they stole from us and probably a lot more people here.. I would NEVER recommend this apartment complex to anyone, EVER. Please take my advice and do not move in here. If there are any good reviews left regarding this place I am 100% sure someone working at harbor oaks wrote it…. they are that desperate to move people in.
I recently had to move out of state and end my 2 year residence at Harbor Oaks - I never had any issues. Granted, I lived in the back, and all 3 of the remaining apartments on my side of the building were quiet older residents. We never had a shortage of parking spaces, and when I requested pest control, I was always asked what the issue was so as appropriate spray was used. That being said, you do need to keep your place clean so you don't attract bugs due to all the trees on property.
Dont move here, bed bugs everywhere and roaches. Horrible staff.
We love our unit , all new appliances , electric bill resonable , matenance great , clean with style , pricey , want to stay here made it home but new rent incense has us looking .
