Property Ratings at Harbor Steps
Constant construction due to it being a very old complex, cheap and outdated finishes, horrible elevators (be prepared to wait a long time for an elevator), basically no security or secure entrance in 3/4 buildings (only one building has a concierge who keeps track of who comes and goes - in the other buildings anyone can get in behind a resident at the doors), huge water leak took out several floors of one of the towers recently (again old complex, so a lot of things go wrong), constant break ins in the parking garage and water leaking in when it rains (this honestly scares me in terms of structural security of the complex). Completely overworked and understaffed management, leasing, security, and concierge staff. Not worth whatever you think you like about this complex! Plenty of nicer and better run buildings downtown.
The first couple years here were great, but don't move into this place as it is now. Pros: close to the light rail, close to Target, near lots of things to do. The cons: everything else. The constant construction is louder and more disruptive than they will imply at the point of reviewing the lease. There are so many Airbnbs in these towers that you basically feel like you live in a hotel with zero consistency in who is around. I don't have many comments on the management because they are largely absent, not communicating any safety concerns and doing the bare minimum to look after resident welfare. The elevators are constantly under construction, making it a nightmare for anyone whose movement is impaired by a disability or injury. The prices are too high to justify the constant breakins, package theft, non-functional security and concierge, and noise levels. Not to mention the number of people I have spoken with who have dealt with roaches and similar pests. Oof, just look elsewhere.
I have been so disappointed in Harbor Steps. The location is so good, but it's not worth the price you pay for the lack of security (this is a huge problem!), old buildings and outdated units, lack of service (there is one concierge doing the job of at least 3 people meaning they can't keep anyone in the job for very long and service is HORRIBLE - basically don't rely on them for anything). Also lack of elevators and them constantly breaking down or reserved for moves means you'll wait a LONG time every time you come and go from your apartment. The worst part of living at Harbor Steps though? They rent out a ton of units as AirBnB's to tourists (even during Covid!). This means loud parties with no accountability from management, tourists packing elevators with all their stuff (leading to longer waits), using the consierge to check in and out and ask questions meaning they are not available for residents, and packing and abusing the common areas (gyms, pools, etc). Do not rent here! We've been touring other properties in preparation for our lease expiring and no place we've toured has these problems. Look elsewhere, trust me.
Having rented regular and luxury apartments, I can whole heatedly say that the price tag associated with these apartments does not equal to the value you receive. They also AirBNB multiple units across the buildings and allow them to treat our homes like hotels with littering, noise, and parties during Covid. Security is almost non existent. I have seen many transients in the building and was even threatened by one at the locked entrance once. Maintenance is hit or miss, the dog park trash is sometimes full for days and there are no doggy bags. I saw the same gutter step(which is a safety issue) broken for days. It’s essentially maintained by “not my job” maintenance. Because they airbnb they also never reopened the gyms or any of the amenities we pay insane rent for. No discounts. No help. Just regurgitated replies. I think the tipping point for me was when they allowed an Airbnber to enjoy over five days of noise complaints and did nothing to prevent it. They’re constantly telling you to call concierge when you make requests but they have never NOT ONCE answered my call in the 7 months I’ve lived here. There are so many better options available that I would personally never rent here again or recommend this place to anyone. Spare yourselves, you’ll be happy you did.
This is going to be the most real review on here. Pros: -Location! It’s literally in the middle of everything. -Concierge: Amazing staff and lots of convenient accommodations -Well kept property and great service staff -Many different floor plans to meet all needs -Resident discounts for property restaurants Cons: -If someone is moving in/out the elevators can be super slow. I have waited 5 minutes just to get back up to my unit -Von’s restaurant is amazing! But if you are in the SE tower facing the courtyard and 1st Ave, you’ll get smoked out by the restaurant’s exhaust. I haven’t been able to have my windows open during most of the day due to the smoke. And with no a/c, that’s a problem -Community utilities: The sewer bill is paid equally by all residents. So if there are less residents, you pay more. I don’t think that’s a fair system given that someone else flushing their toilet more often means you pay. Also, we are all charged for gas due to the hot water heater that apparently everyone in the building shares. Finally, the utilities are paid through a service that charges all residents a service fee. That’s not really fair given we don’t have a choice and are made to pay this fee against our will.
Lived here for the past three years. The first two went ok but at the end of each of my lease terms I'd have to try and fend off at least a 10% rent increase per month for the following year. The past year was even more difficult. Rates increased but no access to the facilities due to COVID. I understand that is out of Harbor Steps' control but there was no discount or credit offered to off-set the lack of use or to address the noticeable decrease in the standard of living. In-fact, rates stayed the same even as people started moving out quickly. The concierge team is the only part of living there that was top-notch. They were enormously helpful and always followed through. Couldn't speak more highly of that team. That area of the city has turned into a pretty unsafe place to walk around (especially at night) and the security guards in the building don't offer much to keep the residents safe. I had to personally throw homeless folks out of the building on multiple occasions. It got so bad in that area that it drove me to leave Seattle all together. I will not miss the homeless camps across the street, local stores closed down, constant drug use and seeing needles on the sidewalks (on a daily basis). When I moved out after three years I got stuck with partially paying to paint and clean. Open for interpretation as to whether that is fair but after having paid rent for three years, living solo (no pets) and being a super clean person, I felt it was unwarranted. Don't live in this area. The city is falling apart and your rent will be far too high to justify what you will be required to deal with.
The staff here is amazing! I went out of town and my dog sitter wasn't able to come walk my boys. I emailed the property and they immediately responded. Larry and Demetrius came to my rescue. They came to my home, walked the dogs, fed, and gave the boys some love. I couldn't have been more relieved as I was in a panic! The entire staff is incredibly friendly and do everything to make you feel at home. I love living here! Thank you Harbor Steps Staff!
They have no concerns about the sounds above us from the restaurant. They "attempted to call" but basically they are acting like they don't care. Hearing sounds above you like furniture constantly moving and knowing the managers don't care is super frustrating. Literally the chairs move from 6am to 10pm at night. No exaggeration.
Leasing agents are liars. Any concerns are brushed to the side with "were within our legal rights, tough luck" Super frustrating.
1. Leasing group is super terrible: always delay my request which caused me missing one unit. One of the leasing stuff always takes a few days to reply my email. 2. Have big concern about the garage security: my car was broken in in garage and I saw same thing happened to another car in their garage too. They do not have security camera in garage. 3. They only have two elevator in each building and one elevator did not work for at least 3 times a year and took a couple weeks to be fixed. 4. They are converting the hospitality room to rental unit. Residents will have less benefit. 5. With all those downgrade and inconvenience, the leasing stuff increases rental price at least 7% each year while the overall market has been going down.
Located in the heart of downtown Seattle Harbor step is a fantastic place in terms of location and management as well. The tower we are in is a bit old but the apartment is pretty spacious and has plenty of storage. The two main things I look for when searching for an apartment. 24 hour concierge, efficient maintenance service and very well managed community. Really enjoying this place!
Responsive staff, but so many short term tenants--it feels like a corporate hotel. Sad laminate faux-hardwood floors. The location can't be beat, though!
