Property Ratings at Harbor Village Apartments
DO. NOT. RENT. HERE. Unless you want a few good months, then end up with a long-term roach problem that management does the bare minimum for! That’s what happened to my mother and I. We’ve been dealing with this problem for nearly a year. We foolishly believed that the matter would be resolved in good time, and opted to renew our lease. What a disastrous decision that was… Month after month went by, and still roaches persist. We finally saw the light and realized that management just doesn’t care about actually helping us, and considered buying out of our lease, until we were informed that to do so, we would have to pay 4 MONTHS RENT AT ONCE. At that point we agreed to just grit our teeth and endure the remainder of our lease, while management continued to do little to nothing about the roaches. I had no intention of leaving a negative review, despite it being more than justified. That all changed this morning, when I found the most offensive letter at our door, claiming that the pest control company that has been coming in every other week to “treat” the problem, found our apartment conditions from their most recent visit earlier this week to be “unsatisfactory.” They claimed that we had dishes in our sink, when we only had ONE, which was only there because it was 5pm, AND WE WERE MAKING DINNER. They also tried to blame us for a bag of trash that hadn’t been taken out. As I stated before, we were making dinner. Our trash filled up during that time, we took the bag out and set it aside TO BE TAKEN OUT THE NEXT MORNING. THEN, they blamed us for dead roaches on the floor. GEE, I WONDER WHY? It’s almost like we have dead roaches that show up on a daily basis at all hours…! As if we haven’t been trying FOR ALMOST A YEAR for management to do something! But the final straw for me was the end of the letter, when they threatened us with a housekeeping inspection if “sanitation remains unsatisfactory!” We have kept our apartment in the same GOOD (granted, not great) condition since we moved in, having a few dozen visits from pest control since this whole nightmare began. Why are they complaining about “unsatisfactory conditions” now?? It’s clear what management is trying to do. They are trying to shirk responsibility and blame my mother and I, and we will NOT stand for it. We have been more than patient, kept our place sanitary, and this is what we’ve gotten in return. We are now frustrated AND insulted, and we are counting down the days until we can get out.
We have been here for 5 years now. Maintenance staff fixes all issues within hours. The office staff is very helpful. The location is great. Everything is nearby to this location. Great place to live.
We have been living in this community for 3 years now. Its a small and nice neighborhood in a great location. The maintenance staff is quick to respond and fix any problem in your apartment. Our overall experience has been great
Our first summer social at Harbor Village was amazing. We moved to Harbor Village 2 months ago and we feel comfortable with the space, the pool, with people respectful and always there to help.
I've been here 7 1/2 years and have loved every minute. The staff are friendly. The grounds are well taken care of. Maintenance fixes all issues within hours. The resident events are top notch and a great way to meet your neighbors.
Searching for a new apartment can be stressful and overwhelming. Thankfully I had a great experience working with Jane at Harbor Village Apartments, who made the entire process easy, quick, and was always so pleasant. She helped me tremendously with the application process and made everything seemless! The office staff is very helpful and polite as well. I’m so glad I can finally stop my search and call Harbor Village my new home!
I lived here since 2006 and love it. The Office Staff and Maintenance Crew are very professional and accommodating and always on top of repairs when needed. Love the pool, walking trail and pond. Location is convenient to stores, restaurants and the highway. I would recommend living here.
I have lived at Harbor Village for almost a year now and while my experience hasn't been awful, it also hasn't been great - there are both pros and cons. The location is great - it's a quick drive to Short Pump and many grocery stores and restaurants, and it's close to 64, which is great for commuting to Richmond. My roommate and I enjoyed the pool over the summer and the tennis court. The maintenance here is incredible and definitely a highlight. They always respond quickly and are very polite and respectful, and they always explain to us what the problem was and how they fixed it. That being said, I think overall experience depends on what neighborhood you are in/your apartment. The parking lot is very small, and there have been times where I have come home late to no parking. Be aware that the towing company sits at night and waits to tow people frequently but at random. We have expressed this to management, and they told us that if it's a problem, we have to let them know, although it's not our job to be the parking police. While the apartments are a good size, they are incredibly outdated and it's clear that they have not been properly maintained/cleaned by the previous residents. The kitchen counters and closet doors are stained and generally feel weird, and it's clear that the stove hasn't been properly cleaned in years. When we moved in, it was obvious that the lint in the drier hadn't been removed in months, which is a fire hazard. The cleaning issues are the same for the bathrooms. Our downstairs neighbors smoke a copious amount of weed, to the point that our apartment started to smell like weed as well. We haven't used our balcony once in the entire year that we have lived here because it is so bad. Note that "no smoking" is not strictly enforced. That being said, I wish we had paid the extra money to live in one of the renovated apartments. We are not renewing our lease due to life/career reasons, but we would only stay if we were to live in a renovated apartment. Otherwise, it is not worth the money as the apartments are extremely outdated, and there are more updated apartments in the area at a comparable price. This is a good community for small families, but maybe not if you are a young professional/recent graduate.
Do NOT recommend. We were never shown the actual unit and were told that everything was in working order - i.e. no animal urine/smells or fur in carpet, piping in order, HVAC would be working, etc. WRONG. The master bedroom has urine in the walls, cracks, and flooring - they replaced the flooring but the smell is still in walls and everything else. We are paying for a 2 bdr apt but haven't used the master bedroom due to this issue. The HVAC unit was completely broken when we arrived and had to be replaced. Only one fire alarm had a working battery. The toilet runs and the tubing is dry rotted. The pressure release valve on our water heater burst all over our hallway, and maintenance said it hadn't even been tightened and therefore had worked its way loose. The kitchen window is hanging in by a thread and there was/is black mold spots growing on the top sill. The pipes in the bathtubs work loose every few weeks and the caulk unseals, causing mold to grow in the cracks, and has to be recaulked frequently. Special mention to the water bill - it is UNREASONABLY high for just 2 people, and the numbers don't add up, especially comparing prices with others in the Richmond area. Interestingly our bill didn't spike until our neighbors moved in, and now we never have dependable hot water - if any at all - unless they are away. The main office doesn't pick up during listed work hours, and they take their time calling back. It was over a month before they even escalated the flooring issue. They say that they'll call back but 9/10 times they don't. Overall, we will not be renewing our lease or recommending this place. We paid much less for our last apartment (rent/utilities etc) and had much better service. Sad.

We do see that your HVAC was reported the day after you moved in and replaced 4 days later by our scheduled contractor. Work order history shows that one of your three smoke alarms was non-functioning and was fixed 4 hours after being reported. Back in December, we checked for running toilets but did not find any. History shows the last time maintenance caulked your tubs was in May last year and confirmed your satisfaction prior to leaving. Apartments are Excellent (Ground or first floor) The leasing office staff is very helpful and supportive. The maintenance crew is super quick to respond. The place by itself is fantastic. One of the important things is the commute which counts the most.
I will try to be as fair and impartial as I can, regarding my three year stay at Harbor Village. The Positives; First, let me say that the maintenance team here is great, especially Dave, that guy can fix anything, and fast. When we first moved in, the cost of living was very low, but appropriate to the square footage. I have found the management team here is pleasant to deal with and responsive. The accommodations are a bit spartan, but again the original price reflected that. I have never had any trouble parking and my cars have never been towed, like other reviewers. This place is nestled away in an area that is amazingly convenient to anything you might need (shopping, highways). And the fauna (ducks, geese, and squirrels) give the place a Woodland feel in the middle of suburbia. The Negatives; * The prices for have far outpaced the quality of conditions here. * These apartments are not even remotely competitive at this price point. * While the management team is pleasant and responsive, they are either incapable or unwilling to resolve several issues that plague this complex. Specifically, they prefer to assess $35-$40 fines for dumping trash next to the complex's only compactor, which is routinely out of service (have the pictures to prove it!!). Once is an instance, twice is a coincidence, but this problem is a regular occurrence. So, what are residents to do in these circumstances? Written letters from the management team have suggested that you stockpile your waste in your apartment until the issue is resolved, which has often taken more that a week (YUCK!!) Also, we were told in writing that we would be assessed a $50 fine if we would not let a construction company in our apartment to remodel at THEIR convenience. I wish I was kidding, but it has become par for the course here. I can only speak for my own experience, but I have not received the "quiet enjoyment" of the property that I have been paying for and am unconvinced that potential residents will either. A note for management... Please don't thank me for taking the time to express my concerns in this forum. If you are genuine about making this a quality place to live, work purposefully to resolve the issues expressed by your tenants rather than acknowledge them and explain why you won't be.
I have lived here about 8 months now and everything so far is great! Office staff is friendly and there when you need them. Maintenance is prompt. Rent is super affordable and neighbors are quiet. I love that they allow pets and we love the bark park :)
Extremely outdated units. Need some SERIOUS upgrades. Reminiscent of the 1980s; fixtures, knobs, vents, everything. Apartment since move in has had roaches and their pest control to deal with it is ineffective. Buildings are cold and uninviting starting at the curb. Neighbors front door is right on top of yours. Walls are paper thin and you can hear everything. Floor board, stairs, loud and squeaky. Carpet thin and poor quality. Walls primed only, flat white, with no gloss finish scuff with minimal effort. No storage space, no linen closet, no kitchen pantry. No medicine cabinets in bathrooms. Terrible floor plan. Too small. Master bedroom same size and 2nd. Kitchen cramped and tiny with no counter space. What would be considered a breakfast bar is unusable due to its awkward height. Stackable washer and dryer right in middle of kitchen, and in plain sight. Not ideal living quarters for families. No trash compactor/dumpster nearby. Inconveniently located mailbox. Car vacuum is more expensive to use than most gas stations. No walkways/paths for being "pet friendly." Only an empty little fenced in area. Requires multiple rxlcoccdeposits and fees upon move in (even with good credit), disguised to "help" minimize move out costs. I have a service animal and the information they required for "approval" was more than necessary and the most invasive of any community I've rented in the past decade. Lastly, the parking/towing enforcement is extreme. I've had two vehicles towed costing my family a total of $270 that I will never get back. Harbor Village Complex does business with Marshall Bros towing who removes cars under the cover of night like vigilantes, which is not during regular business hours so you are unable to get your car until morning (had friend hanging out for literally 3 hours and he got towed. NO visitor parking spots were available so he parked at the clubhouse). Never even received a big orange sticker stating your car will be towed xyz time like every other place I've lived. My neighbors had two SUV for extended periods of time and the were not towed. Management has yet to take ownership for these concerns and address them after several failed attempts through both email and in person. Not my first choice to live, got desperate, can't wait to move out. Don't move to Harbor Village it's a dump.

Advantage:- Good house ..lovely atmosphere , service is good., office staffs are so responsible , lake view is so fantastic... U can feed ducks as well free of cost ...... Disadvantage:- 300$ reservation fees ,which is not refunded .....
This area is my ideal place, I am 24 and I love the fact that the location is centered between short pump area regency mall area and stony point as well as down town Richmond. Is great for my busy and young lifestyle. Now the staff are absolutely wonderful they make sure when ever there's a problem they come out in a timely fashion and keep up with the communication to make sure you are satisfied and the situation or problems are fixed, from some of the parents that I am friends with love the school area and find that it's a save environment for raising their children. The rooms are small but a great space for college students small familes roommates single patent families or if it's just for yourself. Oh can't forget there's two bedrooms with two full baths You have to love that. I love it and I wouldn't want to live anyother place
Harbor Village Apartments in Henrico County, Virginia is a remarkable place to live. We have lived here for over 10 years and absolutely love it. The staff are professional, friendly and very helpful. The Maintenance is superb. The apartment layout is great and suitable for any family type, especially with the two individual full bathrooms. Our community is always clean and inviting to us and visiting guests. Harbor Village gets our vote for superior customer service and the apartment community of all time. Our community is quickly accessible to multiple retail stores and restaurants while yet seated in a quiet, beautifully aesthetic environment. Not a happy experience. Management is hard to deal with, maintenance, with the exception of the supervisor is terrible. Children running wildly through the neighborhood with no adults that care, complained several times with no resolution. Decent apartment in a great location but overall a bad experience. Cannot express how happy we are to move.

The location is great! Everything is close by, especially plenty of different types of restaurants are actually in walking distance! It's pretty quiet around here, the only annoyance are the ducks who think they own the place. They sometimes sleep in the middle of the road and will not move! Also there's not much room at all for storage, not even a linen closet. In my opinion, they have the best price for two bed/ two bath apt. in the area, and with spacious rooms. Lastly, the maintenance guys are always on top of things. I've sent a request on their website in the morning, and I have always had it fixed before 1pm! YOU CANNOT FIND MAINTENANCE LIKE THAT ANYWHERE!!!!!!!!!!!!!
I love my apartment because it is cozy. I really like the neighborhood because it is safe and quiet. All of the residents here seems like a big family because everyone is friendly. When I take my grandchildren to the playground, to the pool and going to feed the ducks everyone always seems to start up a conversation and that makes me feel good to meet other residents. The apartment is small, cozy and easy to clean. I like the area where I live and the staff here are awesome. The maintenance is always on time. This apartment rent price is not bad at all. The schools are wonderful and the shopping center is close by. I love Harbour Village with all of the ducks out front and the pond as well. It is a very relaxed community and the people in the office is always trying to please us. This is a great place to live and feel safe and comfortable.
This apartment complex offers affordable rent with pleasant features in this ever growing West end of the Richmond area. Coming from the city, it was amazing how quiet the night time could be in such a popular spot. One can go out and enjoy the shopping, theatere's or dining or stay at home maybe with take out from the many restuarants in the area. The apartments here are spacious, pet friendly and very safe feeling.
This may very well be the most affordable and nicest complex in the West End. Not only is it affordable but it's also incredibly spacious. Not to mention that maintenance is quick and efficient. I have put in maintenance request at work in the morning and come home that afternoon and the issue has been fixed!! The location is quiet and minutes away from Short Pump area and a short ride on the highway from downtown and The Fan. The only drawback are the incredibly rude duck and geese that like to lounge in the middle of the street. All in all though, Harbor Village Apartments can't be beat if you're looking for a place in the West End!!!
The staff there were very helpful and friendly. They made IG possible for me to move in the same day I applied. They have called to see how I like my apartment a couple of times already. Maintenance is awesome. They come out the same day you put in a work order. The neighborhood is quiet and clean. The apts are well kep and very spacious. I love the amenities which include a nice pool, full gym, clubhouse,computer room and video rental room as well
This is a good community to stay with lot of good people and environment. Maintenance is good and very fast. Very pleasant to staty here.
I have lived here for a little over 2 years and love the community. There is a shopping center within walking distance and other stores are just located across the street. Shortpump is an easy drive and maintenance is the most responsive I have ever had. The office staff are not the most approachable but they get stuff done...I guess. All in all a good place to live!
Almost 3 months living at Harbor Village and I already disliked living here for some reasons: Few nights I have trouble to sleep because of the loud music and some nights the music stays until 6AM. Bathrooms and Kitchen suppliers very old. There are some stuff that need to be fixed they are never been fixed (dry wall had some damages and more). They charged me for three more days (They let me sign for the lease then They gave me the keys on the day they were provided with my electric account). They promised me they would adjust the rent fee but they broke their promises. Sometimes I don't get good service with the office manager. There are a lot issues which are not making me comfortable staying at Harbor Village.
I have just resigned my lease for a second year in Harbor Village. The apartments are spacious and clean; I love having the private deck to sit on. The atmosphere of the community is wonderful. Families out walking is a constant sight and everyone seems to give a friendly wave. The pool is beautiful and kept clean, as is the gym. The neighborhood is affordable, much cheaper than my friends living in the city, and is only a 15-20 minute drive to VCU's campus.
Being new to the area, and a former homeowner quality of life, maintenance, and safety were my priorities when looking for a new place to call home. Harbor Village has it all and more! The staff is very professional,curtious, and very responsive. Safety- NO PROBLEM!!! The community has plenty of lighting in the evening- the community as a whole is safe, and family friendly. Staff- Always friendly and responsive to any property issue;great customer service!! Property- Peaceful and Serene; Love our geese and duck families, and the pool and gym etc-beautiful! Walking distance to everything! Everyday is vacation !
We have been living in Harbor Village for the last 1 year. Very good place for families. All office staff are very friendly, the turn around time and action for any maintenance purpose is very quick. 2 Bedroom apartment is very spacious for a 4 member family.Harbor village gives importance to cleanliness.
