Located along the Saugatucket River just minutes from the New England coast, the historic village of Wakefield has attracted new residents since the late 1600s, when its ideal location inspired colonists to establish mills. Wakefield is located in South Kingstown, the largest town in Rhode Island.
The Wakefield Historic District includes the Hera Gallery, Bell Block, the John H. Armstrong House, the Wakefield Baptist Church, and the Nathaniel C. Armstrong House. Many of the historic buildings are located downtown, especially along Main Street. This popular shopping and dining area features wide, brick-paved sidewalks, period lighting, and terrific architecture. Other great shopping locations include the Wakefield Mall and the shopping district along Old Tower Hill Road.

Property Ratings at Harbor Village at the Commons
Apts are nice but facility feels like living in subsidized housing. Not uncommon to see couches, mattresses, box springs, etc building up outside dumpsters right where you drive in. Maintenance is terrible. Lives here for almost 4 months with no working dishwasher.
You will wait over 4 weeks (at least) for a maintenance order to be completed.. even then you will need to call multiple times first. Dog waste receptacles are often overflowing. Stairs are caving in (almost broke my ankle coming down from the 3rd floor on a broken step), lights in hallways and common areas have been out for months. The lights that do work are filled with dead bugs. Exit signs are broken and/or not lit. Fire extinguishers are outdated. Hope there is never a fire/emergency. Sounds like a recipe for disaster!!! They are clearly understaffed... despite the fact that my rent is more than ever. BUT they redid the office... glad to know where the money is going.
JRK and it’s manager, Karl, do not maintain the structure of the building. That which is not visible during a quick tour. Look beyond the landscaping. Review the hallways, trash areas, patios, balconies. See the cracks, mold, uneven pavers, rust, faded vinyl siding. Do not rent a spacer garage apartment, you will be in proximity to a dirty trash room that encourages insects. Look at the interior walls, that have been repainted again and again-see the settling and stress cracks that should have been shored up years ago. The original building, Grandeville at the Commons, was stellar. Built by a company from NY and a developer from Florida. The beauty is barely discernible. My mother, who was 91 years when she moved out, and had been an original resident for those 10 years, was charged for carpet clean-in the fine print-however, 1) the apartment was scheduled for update (black appliances and “plush” carpet vs Berber) the carpet would have been ripped out regardless, and 2) she lived with a hole in her ceiling for several months from an irresponsible resident who caused water to travel from third to her first floor. You decide.
The management here will and do lie. You will be promised a lot, but nothing delivered. Review the leasing agreement with a lawyer, since the book is written to cover any liability of management. Most of the tenants will be college kids, so you better be ready for loud drinking parties. Honest ,working people who need a quiet home, should not even think about staying at any of their apartments. You will be instructed to call police for any after hours disturbances, which anything can be considered after hours since the office was rarely open. You will likely get charged for those calls to the police, since the township assumes the resident disturbed by the management ineffectiveness to get rid of the offenders has the funds to also fill the town budget. Do not assume that any verbal or emailed agreements with management are honored, since they again will lie, cheat, and if they know they may get away with it possibly steal. Please heed all warnings.

Don't waste your money. They take forever to fix anything, new owners from California took over. Got our new lease a few months ago and they raised it over $300 more a month. We are looking for a new place. Oh and by the way, the beautiful pool they talk about is only 3 feet deep from one end to the other. The pool is closed at 10 pm, but if you go out at midnight, young adults are in there drinking making all kinds of noise...trust me, Save Your Money!
Been here for 3 years, and this year a new owner took over, raised our rent over $300 more a month on Already high prices. We are looking for a new place . They take forever to fix anything. The pool looks so nice, but it's only 3 feet deep. College kids, hang out at the pool after 10 pm, drinking, and if you report it, nothing gets done....trust me, don't waste your money.
Low income housing at luxury prices. Save your money - unless you like mold inside and outside your building, lots of college kids (i.e. drugs, parties) cigarette and pot smoke that comes through your floors, ceilings, and walls, and staff that is never available (the office is always closed) and uncaring. Go elsewhere.
What i like most about living at the South County Commons is the accessibility to the shops, restaurants and the highway. It's a convenient location, but also tucked away enough that it isn't too busy. Great and responsive staff members that make sure that your stay is a great experience.
