It was somewhere to live. The heat and air units are so old and run all the time and you will have 300$ month DTE bills. Leaking ceilings and it was never taken care of.

No insulation. Prepare to pay $400/month in hearing in the winter. No empathy for tenants. If you have a pet they will charge you to replace the carpet even after paying close to a thousand dollars in pet fees (close to another thousand dollars)
I would save your money. The management is rude and awful, never helps with any problems you bring to light. “Renovated” and “updated” are the words they use and are very very very far fetched. Never would I recommend this place and never would I recommend giving them a dime of your hard earned money. Go down the street anything is better than the waverly.

Leasing office has significant lack of communication. Maintenance comes when they want just to half fix things . If you’ve been renting since it was Harbour Club , good luck with amenity upgrades. Carpet is severely outdated when asked can be updated, all they do is offer to clean damaged amenities . NO proper inspections !!! Every complex and unit had different water tank/ methods of heating/cooling
I moved in May 2022. During the first full month, June 2022, I noticed my newly glazed bathtub was starting to peel. I reported it to the office/maintenance. I signed all requested documents required for reglazing; and here it is December 2022 and I’m still waiting. The whole tub has peeled.

I moved into the waverly on the lake May of last year. It has since then been a disaster. We have a major pests problem in our building. I still have maintenance request from last year in June that have yet to be completed and the maintenance request that were completed broke within days of being “fixed”. The leasing office is completely unresponsive and they never know anything. The DTE bill is extremely high due to out dated systems. There is never ANY parking but tons of parking ports. Also the crime is very high out here. Believe the other reviews this isn’t anywhere you’d want to live.
I have lived here since April 2021 and it was my first place outside my parents' home. In that period, my ac was broken 3 times (which leaked and destroyed the bottoms of brand new furniture), my tub broke (which was shoddily fixed and immediately broke again, and the staff are completely apathetic to all this. When I called about the AC, I was basically told to wait due to high call volume of AC requests, which is unacceptable. I went 4 straight weeks without any AC and my power bill was 400 that month, EVEN THOUGH IT WAS OFF the whole month. I can only say, stay as far away as you can possibly get, and don't give them ANY money.
I've been at this complex since it was called Harbor Club. It was great when owned by the old Management Company. Being a resident at this property is horrid now. Maintenence orders go ignored or delayed for months at a time, Construction work is going on every other week without notification (if you work from home this is a BIG) issue, and those in the main office dont seem to care about the residents at all.
This place is very spacious and has ALL the potential in the world to make it perfect. However, the heating unite is old which makes ur DTE 300 and up. Trash is always build up in back apartments, Mt 1st place flooded and then their "replacement" (which I was charged an up charge for) is all out dates paint all over the floor, sinks stopped up mold and water spots in the ceiling...etc. the management team SUCK even with the staff changing constantly ?? they will still raise the rent without notice. Not fix things b4 you move in and once your in GOOD LUCK. AGAIN THE POTENTIAL IS AMAZING but I think they charge so much because they change owners every 6 months to 1 year.
I inquired about their apartments and set up a tour. They tried to get me to pay to be on their waitlist before showing the apartment (sketchy). I requested to see it first and they showed m thankfully. Very unimpressive. I told them I was not interested in the waitlist and to cancel my application. However, worst part is this happened 6months ago! They have been requesting $100 ever since. I keep being told they will take me off and fix things. I literally don't have an application! I'm getting debt mail now! This is ridiculous. I owe them nothing. Maybe this will catch there attention. Would hate to live under this service.
Every other day I’m killing a new insect that has made it’s way into my apartment, from earwicks, grass hoppers, hey even a butterfly once I only been here 3 months and seen more to much to list once my lease is up I’m Gone!
Avoid this place! Thought it was going to be a good place to stay until now. Management is so focused on their “rebranding” they disregard all cares of the people that live here. Charging high rent for apartments that always need maintenance. Will tow your car with no warning and leave you paying $450 to get it out. Just moved here and already can’t wait to move out. At least the leasing office people are cool and helpful!
1.) Apartment flooded after 5 months of staying there. The entire carpet got drenched and they NEVER replaced the carpet; just gave us some fans to blow under them, which didn’t solve the problem. So of course mold grew under the carpet and it stank. Even though I’m moved out, I don’t think they have any intention of replacing the carpet or getting rid of the mold 2.) the lock to the building door was kind of messed up from day 1: it was hard to get the key to turn in the lock and residents would struggle with it for awhile before getting it to open. Often residents would just prop it open to avoid the hassle, but management sent an email to everyone in the complex saying not to prop doors open. Then they CHANGED the lock, but didn’t give anyone new keys!! So the old ones didn’t even fit in the lock and the only way to get into your apartment was to prop the building door open or leave the door from your patio unlocked. 3.) my lease was shorter than I remembered when signing, so I renewed it for a short term lease while I looked for another place to live. Under the new lease, my rent almost doubled. When they sent offers to renew again, even under a longer lease, my rent wouldn’t have decreased I’m mostly upset about the way things were handled while I stayed there. 0 stars if I could

At Harbour Club, we categorize maintenance issues such as these as emergent and work expeditiously to get things resolved. Also, we utilize an in-depth inspection and turn process between residents to make sure all of our apartment homes are “move ready”. Also, we completely hear your frustrations with the locks to the main entry door. We recently replaced all locks on entry doors to the buildings and shared this informtion via e-blast and posted to the entrance doors with advanced notice that a free key would be available for pick-up to all lease holders to ensure no lapse in access. Apologies if you did not see our notices regarding this community improvement. Last, we did want to point out that we utilize a rent pricing software that takes into account many factors when pricing both move-in and renewal rates. this is the worse place when trying to get something fixed. I was offered a cheaper apartment but I turned it down because I wanted a washier and dryer in my unit so I waited to get this apartment and paying more for it, from the day I moved in the washer and dryer has not worked and I have been calling maintenance everyday since and I just get the voice mail telling me to leave a message and someone will call me back. no one has called me yet. then was told there is a laundry room in my building I could use and now my key does not work on that door to get in went to the office to get a key and a laundry card and was told I have to pay $5 for the laundry card. I don't think I should have to pay extra for my apartment to have a washier and dryer in it and then have to pay for a laundry card and pay to wash my clothes

Harbour Club is a nice place in theory but overall I wouldn’t move here. I signed my lease for one price but I pay $140 more for there extra charges they don’t tell you about. And your utilities will be extremely high!!

When we first moved in back in April 2019, we had terrible first impressions. Maintenance had left poop in our toilet. A massive mess in our kitchen before moving in. Our balcony door handle was destroyed. And a few other minor issues. Since then, there has been a change in ownership, and it is like night and day. The parking lots have been repaved, all of the lights in the parking lots work. And i have had to call maintenance a total of three times since moving in, all three have been prompt, and exceptional experiences. Most recently with a gentleman named Ivory (forgive the spelling if incorrect. A true professional and extremely helpful during his visit. A few issues to be noted for a new tenant that still exist, however: -The large balcony and two sliding doors is nice for natural light, but myself, and neighbors i have spoken to have all noticed it lets a large amount of outdoor air into the apartment. This makes winter very difficult, and drives up the electric bill for the extra heat needed. -Noise from neighbors is not a huge issue, except for if you have upstairs neighbors. You can very clearly hear, and nearly feel, the footsteps from the people above you. But sound from talking or TVs does not seem to carry through the walls or floors. Mostly just walking around. -Do not pay for a covered parking space. It is nearly impossible to keep people from parking in your space due to the policies in place. The person in your space would need to be in your spot for a full 48 hours to be towed, and most people just park in your spot for the night and move to a new one the next day. It really isn't worth paying extra for a covered space, considering the free parking is pretty convenient already, at least for my building and the ones near it. Overall, when we first moved in here, my fiance and I were already counting down the days looking forward to leaving this place. We were 100% planning on leaving after 12 months.. however the new ownership has been more than noticeable, and we just signed another 12 month lease. This place is really starting to feel like home.

If you value your health do not move here. The apartment complex has a mouse/rat infestation. Mice are known carriers of diseases. I was a long term resident and I was not valued as a tenant. When I informed the office of the rodent issue they informed me pest control would be out the next day. Pest control never came. I had to personally go to the office to make a complaint. I was informed by the office that the pest control company that was hired for the complex does not treat rodent infestation. Management decided that they were going to handle the infestation in house via the maintenance department. It took maintenance over a week to come out and all the maintenance worker did was put down traps. It was not determined how mice are getting into the building or in my direct unit. The entire building (inside and out) should have been inspected for mices and it wasn't. I informed the general manager that I cannot live under these conditions and I am basically homeless. The general manager informed me that it was my choice to be homeless and an infestation is not a reason to change units. **Disclaimer- I did not see mice the entire 5 years that I lived in these apartments. August 2019 is when I saw at least 4 mice inside the unit. It is unknown how many mice are in the building. ** Plumbing is also an issue at this complex. I had 3 water leaks one in the kitchen and 2 in the bathroom. My bathroom ceiling leaked and maintenance never removed anything from the ceiling to determine where the leak was coming from. They just dried the wall and repainted when the wall was bubbling at. I can only imagine how much black mold/dry rot in the walls. The complex has poor lighting outside the building and around carports. Car break ins is an issue within the complex. Electric heat is also an issue. My DTE Bill was extremely expensive during the winter. I had two $200 dollar bills back to back over the winter months for a 1 bed 1 bath apartment. The apartment in general is spacious and the balcony is huge. The apartment has walk in closets, linen closet and pantry. In closing, I don't recommend living here. The negatives out way the positives at this complex.

I had the unfortunate experience of living at Harbour Club for 13 months, during which time the apartment complex changed management twice. This may be the leading cause behind much of my experience. After multiple issues with maintenance throughout the year, which I don't have space here to recount, the real trouble started when I began preparations to move out. Harbour Club not only lost my original 30-day move out notice, they sent me a ledger insisting I owed them $332 which assumed I hadn't paid rent for May - which I had, and could back up with documentation. It took them until July to fix the issue and send my security deposit, and took until September for them to refund me my partial month's rent. They also had taken no action to repair the terrible road on the lakeside with potholes that would ruin your car's suspension. The patches they applied sank into the potholes almost immediately, and they took no greater action to fix the issues. It was made clear to me over my lease term and through my months of trying to get my refund and security deposit back that the ever-changing management is not up to the challenge of running this complex. I will never recommend living here.
I've lived at Harbour Club since 2017 and I cannot recommend it. The staff make changes to policies without informing residents, ignore emails and take extremely long times to reply, and maintenance requests take months to be dealt with and only after multiple visits to the office. The new owners act the same as the old. My roommates' cars were both broken into in the parking lot. The apartment layouts themselves are awkward, and lawn maintenance is rare. The area outside our ground floor bedroom window is overgrown with weeds and sprouting trees. That area smells like cat urine leaving us unable to open our bedroom window (I do not have any pets). People leave their dog poo everywhere, so the grassy area in front of our apartment is covered in dog poo. Last summer they had people come out and remove the top parts covering the rafters of our patio, and they never had people come out and finish those so our patios look ugly and unfinished. The people they hired didn't care about our possessions and tossed my patio furniture into the corner, and left chunks of beehives from the rafters behind I had to clean up. The apartment above me had their toilet leak multiple times, and it took forever for them to come fix the water damage on our ceiling. The kitchen above us flooded, and it took several weeks for them to get a carpet cleaning service out for our damp living room. I just cannot recommend living here after my experiences, especially with maintenance taking forever and policies changing on a whim. One example of changing policies was when they stopped accepting early rent payments, I tried to pay my rent and wasn't able to, and the person I spoke to over email had no idea of the change. There was no warning for this change. The electricity bills are always huge, especially in the winter. The windows aren't sealed well and leak cold air into the apartment, and I've noted that ice will from inside around the window - actual ice I can chip off the wood on the sides of the windows. I took pictures and brought it into the office who told me I could put plastic over the windows, which isn't really a solution since the it just slides off. The shared hallway is always a smelly mess, and I've cleaned/vacuumed it myself so I wasn't embarrassed when guests came over. The laundry room is gross, there's exposed wires and general uncleanliness. Our storage locker was damaged when we moved in, the bars were dented like someone tried to break in, and they never fixed it.
Where do I begin with this place? I have lived here for a total of two and a half years now. It started off well I enjoyed the apartment, until things slowly but surely began to fall apart. My car was broken into not once but twice, my boyfriends motorcycle was stole from under or assigned parking shed. The apartments are so outdated, you don't even have to buzz people up because the security door is ALWAYS broken. Apparently they've switched to new management months ago and I would've never known. I will say its in a pretty decent area, the convenient stores are only about 5 miles away (driving distance) Its I-94 highway is just a hop skip away, and that has been a good for work. But I know the prices are nice, I know the people are friendly(thats how they got me), but it is SOOO NOT WORTH IT in the long run! I truly can't wait until my lease is up!
I just signed my third lease in May 2016!!! They act in a timely manner fixing problems in your apartment!! They allow pets, which I am forever grateful. I lost my home because of the 2008 crunch and need to find somewhere that allowed pets!!! I have a Last Chance Rescue dog name Molly and would have broke her's and my heart if I could not keep her!!! They have a club house which always have like bingo, happy hour, ballroom dancing, something special for kids, like movies and holiday themes!!! There is an exercise room, swimming pool and also a Bark Park for your dogs!!! They have playgrounds for children and golf for the adults. The apartments are located between downtown Detroit and Ann Arbor also about five minutes from Detroit Metro Airport and your metro parks
Just moved here and I love it! It's so peaceful and quite (resident wise) even though we are by Interstate 94, it's not a big problem. The gym is really nice, the pool is very clean and I like that I can walk to the lake from my apartment. Even though everything is mostly through electricity in the apartments, they have very reasonable prices for apartments so that's a plus! I'm glad I move here and will be looking forward to exploring more around here (I here there's a spa ??)
This is my 1st apartment and it has been great so far! The girls in the office were great! I was really nervous about moving, my apartment looked really nice! I had one problem once I move in with my dishwasher, but maintenance came out and took care of it! :) My only issue would be that the carports need some work, painted or something.
Our apartment isn't the nicest place we have lived,but the neighbors are the best we have ever had.Our Ann Arbor Apartment was luxurious ,the apartment management wanted in the apartment monthly,for inspections or repairs it was more than inconvenient.At half the price of the Ann Arbor apartment the savings is wonderful.
These apartments are very nice. Very quiet buildings, and they are pet friendly which is a plus in my book. I've been living here for about 4 months now and I've had no problems with anything... They have play grounds and dogs park, a swimming poil and a gym. This place has it all. If I had to complain about anything it would be that the matience people take the time getting to your apartment if something goes wrong, but they do a job fixing whatever went wrong when they finally get there
I've been living here for at about 6 months now. The apartments a re nice size for one bedroom and two bedroom. The price is average, which is great. Its a great location because it right down the street from Belleville road where everything is and Canton. BUT the management can really suck sometimes. maintenance sometimes takes a while to get back with you. Harbor Club is a nice quiet place, no drama or loud noises
Providence provides the best views of Belleville Lake. My deck is huge and looks directly out onto the lake. I watch herons, swans, and geese fly by daily. The U of M scull team practices at my doorstep. I kayak daily during the summer. If you want to live on a lake in the Ann Arbor area, this is the most affordable place. Choose an apartment on the lake as near to the office as possible as they are the quietest and best kept.
This is my second year in this complex and it is by far the best one I have lived in. The staff is super friendly and professional. Maintenance response is very quick. The electric bill can be high in the winter time, but it's not too bad. The neighborhood is quiet, traffic is minimum parking is great and you get a carport assigned to you. Neighbors are great, no riff raffs. There's a buzzer in your apartment so hou ask who's at the door before you let them in the building. Dog friendly of all sizes. I love this place. My rent only went up eight dollars to renew my lease. Washer and dryer in my apartment. Love this place. Im trying to get my sister to move here as well! Great location, right off the freeway walmart kmart meijers, applebees. I love it.
