Thank you so much for your feedback! It is truly a pleasure working with all of our residents whether they live within our apartment community or a condo or townhome. We are so happy you are loving your home and community!
From my initial contact with Megan and move in process with Sarah, I have to say that I feel so fortunate to have come across this place! My neighbors are quiet and nice. I had a hard time finding an apartment for about 10 months and just feel incredibly lucky to have stumbled upon this place. I couldn’t recommend it any more!

I will be entering my fourth year as a renter. Overall, I have had a very positive experience. I love my apartment, the community, and the location. My service requests are received and completed in a timely manner also. Moreover, the agents and property manager are absolutely fantastic! My questions and concerns are always addressed, and I feel supported. The property manager (Sarah) cares about her people and even has created community events for the tenants. I will continue to be a tenant and support this company. I would recommend to anyone. Thanks for everything!

We have lived in our current townhome managed by this company for 3 years and have no plans to move anytime soon. James with maintenance is fantastic and has went above and beyond for us. We had a leak in our home a month or so ago and James checked every possible source and went above and beyond to prevent future leaks. The office staff is amazing. They are always pleasant to speak with and are attentive to needs. I have no plans to move from this home for years to come!

Thank you so much for your kind words! We really appreciate you taking the time to share your experience with us—and we agree, our Maintenance Technician; James is truly a gem to have on our team! We count ourselves lucky for residents like you. We are so happy to know that you are satisfied!
I moved into one the townhomes managed by this company. I moved from out of state and was never able to meet anyone in person or view the home before moving in. Carrie made me feel comfortable with renting a home that I haven’t seen before by answering all of my questions and providing pictures! I was very grateful to work with someone all via phone and email and still get that sense that she cared. If you want to be part of a welcoming community that feels like a family, move in with the Foundation Group. They are amazing and a great group of people to work with!

Thank you so much for your kind words! Making a move whether its around the corner, or across the country, it's a BIG decision... We are so happy you had a great experience and chose one of our homes !
I have lived here for about two years and I have very few complaints. Very affordable for the space / amenities. Neighbors are quiet and keep to themselves. I genuinely feel safe where I live. My only complaints are there isn’t a community gym and some of my neighbors smoke inside their apartments. The smoke seeps through the vents and it gives my cat watery eyes despite having two air purifiers. Also the HOA is kind of strict… god forbid you have a grey deck box vs. a tan one lol either way, great in between place to live and Maintenance solves issues pretty quickly / keeps the appearances up. Plenty of salt in the winter so you don’t have to worry about falling, weekly cleaning of the common areas, regular landscaping/ grass cutting!
Moved in mid November. Moved to be closer to work (22 min drive to Aberdeen). * South property definitely gives off college residency vibes (reminds me of my college days so this is a big plus). * response time (both emergency and non emergency) has been efficient and satisfactory to date so far. *everyone is friendly from the other residents to property staff and employees. *really like how everything is within 5 to 20 minutes even though Bel Air seems a lot bigger.

I have loved living here. There are friendly people in the community. The grounds are lovely. The grounds are well attended too and I have access to a beautiful pool. Just blocks from the grocery store and walking trail!
I am a former resident of Harford Village South. I was a resident for a year and I enjoyed my time in the community. The staff was very professional and respectful. If there were ever any concerns or issues, they were addressed and taken care of in a timely manner. The community was kept clean, landscaped neatly and up to date. While residing there, I had no issues with any of my neighbors and everyone got along well. I would definitely recommend Harford Village South to anyone looking for a space to make them feel at home!

Thank you for giving us such great feedback! Our team definitely strives to keep all residents happy and comfortable! We are so grateful to have wonderful residents like you in our community!
Harford Village South is a great place to live. The apartments are quite spacious, especially for the price. The staff is very friendly and willing to help with whatever your problem maybe. The apartments are located within walking distance to downtown Bel Air and other amenities, which is perfect. I would highly recommend living here!
I love living here. My Husband and I have been here almost 1 year and we have no intention on moving. The property manager Sarah is the most kindest person ever and the maintenance guys are awesome. They are very fast to respond to our needs and everyone treats us like family.
Where do I begin, We are starting our 16th year here in our apartment. We appreciate the friendly , conscientious office staff. Sarah is wonderful. The maintenance staff always does a great job and the property has always been immaculate. It’s great to be so close to so many stores, the bus which allows easy access to what we need. We have enjoyed our years here at Harford Village South.
The staff at this complex is responsive, honest, and treat all their residents with respect. This being my girlfriend and I's first apartment experience, it could not have gone smoother. The grounds are well kept and the maintenance team is quick and reliable. The pricing is also competitive with the surrounding area, but also very fair. 10/10 would lease again.
I've been living in the community for 5 years. The office staff is very friendly and helpful. Maintenance workers are all very kind. Safe neighborhood for my children to play and close to schools and stores.
Harford village south is great comapany to rent from, wonderful staff, maintenance is always available, and Sarah is the best! We have been with them for about 5 years and wouldn't have wanted to rent our townhome from anyone else!
This is a nice place to live, not that e expensive, quite, "plenty parking space" nice size bedrooms its good for me to live here, last but not least; nobody bothers you. This is a great place to live.
So far so good with living in this community. Staff is very nice so far and I like my apartment and enjoy access to the nearby community pool. It's crazy close to everything which is great. Neighbors seem friendly and nice so far. Apartments are spacious and the value you can't beat, they are older but that is what it is. Noise level seems normal for an apartment complex / everyone seems to be respectable at night / morning. Overall I'm happy here in Ole Bel Air.
I just moved here from New Jersey. I did everything online, even signed my lease online - which was so convenient. Everyone on staff was so friendly and welcoming I immediately felt at “home.” It’s so nice to live in a community where people smile and greet you when they see you. I feel safe, I feel comfortable and I feel at home.
Harford Village South is a safe, well-lit community that I have lived at since 2007. It is very accessible and convenient to everything in the town of Belair. The staff here is excellent and the maintenance is very timely with any issues that may need resolving.

Dear Resident, Thank you very much for your comments on your experience while living at Harford Village South. I hope you continue to make this your home and enjoy the community for many years to come.
The management staff is about as perfect as a team can be: supportive, professional, genuine, friendly etc. I’m very happy about maintenance response times, both for routine and emergency outages. One of their technicians, Greg, is phenomenal. He’s a true professional. My 2-bedroom apartment is a typical apartment—nothing to brag about, but nothing to complain about; and I’m quite satisfied with mine. Digital thermostats would be nice. The current antiquated thermostats are the hit-and-miss style. It takes a couple of days of experimenting to finally obtain the temperature you desire. I’m much satisfied with my appliances and windows. The maintenance of lawns and landscaping is impressive and always well maintained. I have wonderful neighbors. I couldn’t ask for a better location --everything I need or want is within 10 or 12 minutes. I would definitely recommend these apartments to my friends.
Just moved in a few weeks ago. Everything went so smoothly. Kathy was absolutely amazing. Made everything so easy. Complex is quiet and relaxing.

Dear Resident, I am so glad to hear that you are enjoying living at Harford Village South. Thank you selecting our community for your new home.
I have been a resident for two years. I first became aware of Harford Village South in 1970 when I bought a home and moved to Harford County. When I was ready to move into an apartment, this is where I came. I did look at other communties, but this is where I decided to make my home. It is nice and quiet and convenient to grocery stores, restaurants and hospitals. The grounds are well kept and they continue to make improvements. After I moved in fountains were installed which is something you don't see at the other places.
Due to change in personal circumstances, I needed to find an apartment or condo quickly. Discovered an ad for 1 and 2 bedroom apartments or condos and immediately got in touch with Cathy. Made an appointment for a tour of available units and within a weeks time she found the ideal unit that met my expectations. She understood my circumstances and with her "can do" attitude, she made it happen. She is efficient, easy to talk to and accessible. I never had an experience with an agent such as Cathy. She is the best in my experience. NJ

Dear NJ, Thank you so much for your kind words. I am glad you had a positive experience with me. And, glad that I was able to assist you with finding your new home. Cathy
I would not recommend this property to families and couples. Better suited for college students, singles, and seniors. It’s in close proximity to the college, and the Link has a stop at the end of the parking lot. Issues with the office dragging their feet to resolve issues, apartment was not in suitable condition prior to move in, insect issues, drafty windows, rusted tub and sink, untreated water damage from overflowing toilets, no lines in the parking lot. DEFINITELY ask to see an apartment prior to signing a lease, the model is not an adequate representation of what you will receive.
Property Manager at Harford Village South, Responded To This Review
Dear Resident, I have read your review regarding your experience while living at Harford Village South Apartments. I am sorry you are enjoying your home with us. I am inviting you to come into our leasing office for the purpose of meeting with one of our owners, so we can discuss your concerns. Please get in touch with me at 410-893-0212 so I can schedule a convenient time to meet. Thank you. Cathy
I have lived here for over two years. The staff is always accommodating and friendly. It is a quiet community as there are many seniors. Issues that arise are taken care of if you use the maintenance line properly. Recently lighting was installed outside on all buildings for added security. My building also had a drainage problem that was resolved. One of my only complaints is that there are virtually no lines in the parking lot, so if you need to use the handicapped ramp there is usually a car in front of it. As long as your complaints are done respectfully and you use the maintenance line, then things are usually resolved promptly. Overall it is a decent place to live and I enjoy the peace and quiet.
We lived at Harford Village South for several years. We enjoyed the convince of living so close the everything and the charm of Bel Air, a very family friendly town. Living at Harford Village South served us well, not only with convenience, but also with the value. Office staff was always professional, helpful and friendly. They were easy to work with and easy to reach when we needed them. Maintenance was done in a timely manor. If it happened we weren't home when maintenance came in, they left a note explaining what they did during their visit. If they needed to come back they would leave details as to why and an approximate time frame they might return. Our experience living at Harford Village South was pleasant and positive.
Was moving out. Lived there 4 years which was 3 years TOO LONG.
I want to start out by saying how caring and helpful the leasing staff is! The prices are great I have had little to no issues with my apartment. I love how close it is to bel air I can be in the middle of bel air in minutes from my home perfect for younger people like myself. The maintenance staff are all very well trained and get work orders done within a day or two with extreme professionalism. I would recommend any of there property's to my friends and family
I have lived at Harford Village South for 4 years now. I have always felt that the staff at every level are helpful, friendly and make every effort to make my home here comfortable and pleasant. This why I would like to share my most recent experience. This past weekend I had an emergency maintenance situation. I waited less than 10 minutes for the response. The weekend on call person came in and took control of the situation. After careful review, he explained to me what needed to be done and the time frame it would take to complete. I want to thank Terry from the Maintenance Department for his hands on approach, professionalism and positive attitude. All this allowed me to enjoy the rest of my weekend without any worry.
If you are looking for an apartment for a one year period this is your place, would NOT suggest any longer. Transient tenants, high turnover. Do not expect your unit to resemble the rental office in anyway other than layout. They have high-end flooring and appliances and when you move-in yours will not. Maintenance determines what is an emergency and what isn't. Toilet broke later in evening (1 bathroom unit) and we were told that it was not considered emergency and they would get to it the next day. Maintenance also stated the garbage disposal was for display only and we should not use and also stated they are afraid to go on roof due to its unsafe condition. The building/hallway is very noisy, lots of stomping up/down stairs and door slamming. No secure/locked entrances and we have people knocking on our door almost every evening. Snow plowing consists of getting your car plowed-in, or your rear car window being broken by plow and you are responsible for digging yourself out. The windows are very drafty and ill-fitting. There is a major centipede problem in apartment plus ants, wasps and other bugs. Never have had exterminator do any type of routine pest control even after reporting. Recently remodeled the front of building where rental office located by adding fountains, sidewalks and lighting. This money could have been used to do basic repairs/maintenance for the tenants.
I've been living at Harford Village South for 2 yrs now. I moved to Bel Air to be near my mother and Aunt who are in there 80's. I sold the house, or as I like to call it "the money pit". I have a 2 bedroom so I could use 1 bedroom as storage. I have only had a couple of maintenance issues, which were taken care of quickly. The property manager has been great to deal with. I was on vacation and a package was delivered to my apt. The property manager noticed it and brought it to the rental office and emailed me that it was there. I enjoy the gas heat and central air, don't care how cold or hot it gets outside. I also enjoy someone else doing the snow / ice removal for the sidewalks. I also enjoy someone else cutting the grass in the summer, I have better things to do. Lets not forget NO more trips to Home Depot or Lowe's and fighting that crowd. I haven't had any neighbor issues, most keep to themselves. I can also use my grocery bags for trash. A lot of trash pickup companies won't let you use them. Mostly, it's about what your looking for and willing to spend. For the money you can't complain. Grocery stores are nearby, the farmers market in the summertime is convenient, and downtown is nearby for breakfast while everybody is taking care of their "money pits" For me, right now this works great.
Location is very good, not far from downtown Bel Air restaurants and bars and it is fairly quiet. They advertise a private pool, but it hasn't been open for years, but if you want you can drive 25 min away and use another apartments pool, which they don't tell you until you ask. Apartments themselves are a little run down and the doors and windows aren't air tight and you can feel the elements and sometimes can smell the neighbors smoking. Lights in the outdoor areas and hallways are frequently out. Also not a fan of maintenance, sometimes take a while for things to get done correctly, and I will sometimes get notifications for repairs that I did not request.

Thank you for sharing your feedback. The professional men and women on our maintenance team take great pride in assisting our residents with all maintenance-related items. That said, we never want to disappoint anyone, and so I am sorry to hear about your concerns. Our residents have access to the pool located at our sister community which is 1.9 miles (5 minutes) away. Please stop in the leasing office before next season, so I can provide you with your complimentary pool pass. Regarding maintenance, please know that – in some cases – in order to address an issue that a resident is having in a neighboring home, a repair within your home may be necessary. You are a valued resident – please give me a call so that I can better address your concerns.
I just moved to Maryland from new Jersey for a job and was a little nervous about moving from a home to an apartment. I had never lived in an apartment complex before and had always heard horror stories of crazy neighbors. Let me just say the moment I got to Hartford village all my worries were put to rest. The staff were very professional and friendly. The property is very well maintained and the atmosphere just felt right. The building are welcoming and we'll maintained very big for the price. I rarely ever hear anyone no matter what time of the day it is. I could not have asked for a better apartment to live in. If your looking for a quite quaint town to move to this apartment is perfect for you! Give it a shot only took me one to to decide it was for me!
