Property Ratings at Harlow River Oaks
I am beyond disappointed with the way my move-in was handled by this property management company. After applying for a specific unit, paying the application fee, administration fee, and deposit, and having a confirmed move-in date, I was informed just before my move-in that the unit was unavailable due to an "unforeseen complication." The lack of advance notice was already frustrating, but what followed made the situation worse. The alternatives offered were completely inadequate. One was a different floor plan that didn’t match the unit I had originally applied for, and the other was another unit identical to the one I applied for, but not available until the end of January. These options did not meet my needs in any way. When I refused to accept them, I was told I would only receive a refund of the deposit. Despite having paid the application fee and administration fee in addition to the deposit, they refused to refund the other fees simply because I did not accept their subpar alternatives. This situation is absurd and illogical. Why should I bear the financial burden for inefficiencies in their process and system? The lack of communication, transparency, and fairness is appalling. To make matters worse, the manager was rude and lacked any understanding or empathy for the position they had put me in. Instead of working to find a reasonable solution, I was met with a dismissive attitude. Based on my experience, I strongly do not recommend renting an apartment from this property management company. Their unprofessionalism, lack of customer care, and poor handling of this situation make it clear that they do not prioritize their tenants or take responsibility for their mistakes.

This apartment deserves 0 stars. They seriously have a roach problem and the property manager, Joanna, doesn’t care. I’ve had pest control come in so many times that I don’t think that even healthy for me. Their lame excuse is “it’s the summer.” No, I have lived in other properties in Houston and trust me they have a problem. Besides that, your call will get broken into and/or towed. Poor/LAZY management.
I would give this place 0 stars and never recommend anyone to live here. A lot of my packages were stolen. This community is experiencing thefts, break-ins, drug dealing, weed smoking... criminal activities on a regular basis.
I lived here for only 4 months and had my wheels stolen off my truck, as well as my vehicle being stolen entirely. They offer no security and when made aware of the situation, they responded with "it's just the area". The management was never helpful in these situations, and it got to the point where it is costing me more to have my vehicle there then it costs living there. Horrible and would not recommend to anybody
I leased a unit here for 2 years at a reasonable rate for what you get. Not the cleanest building in the city, fairly noisy, and multiple car break-ins with no regard for improving resident security (had my catalytic converters stolen in October ‘21 and management refused to release security footage for the police report). But all of that had been reflected in the price. This year, rates went up 50% over prior years, and they’re charging as if the building is a luxury complex, and it simply is not. If you want to hear domestic disputes outside your unit on a weekly basis, or enjoy the smell of weed in the hallways nightly, or don’t mind the loud residents, this place is for you. Otherwise, your money is spent better elsewhere.
Kirstin Reyes was was so sweet and represented Houston in a very classy charming way. The tour was seamless, and all the other staff we encountered were so hospitable. Thanks to Ms. Reyes and the whole staff!
I've enjoyed my year long stay here to the fullest. I didn't have noisey neighbors, the staff was excellent and kind, the property was clean (HUGE deal for me), parking was never an issue (for me or my guest) the location was perfect.
I have lived at Harlow River Oaks for a year and am very pleased that I found the perfect place to live. My go to person at Harlow River Oaks is Kristen. She was very nice to me dealing with my move in . Class, Grace, Style, Kindness are just a few words I would use to describe her. Anything I have needed she is on it right away.

SOLA was great to live at for the six months of my lease. At the end of my lease, they attempted to extend my lease another two months, then proceeded to charge me $4,500 on top of the one month in dispute. The place constantly changes the rules every day...they will accept big packages one day and then won't except them the next. I've rented for 12 years now and never had a problem with a leasing company until now.
I have been living in this property for 2 yrs. and when I first move in the management company at that time where VERY nice and helpful but now with the new management i can't wait to move out.... Since the new management took over few months ago everything change for the worst,the carpets on the hallways don't get clean often, there is always smell of trash in the garage parking lot, when you request something to be fixed they take forever to fixed....two months ago the main door to entrance for building broke down so my key don't work to enter the building, I have to go to another floor to get in and then take the elevator down to get into my house...it's like i have to go through loop holes just to get in my house VERY INCONVENIENCE... me and the neighbors complaint about it and all they say is that they will fixed in 2 weeks... it has been 2 MONTHS and still nothing, not to mention that is a security issue.... Now they want to charge you extra $25(besides rent and other fees) for the amenities that are not even ready and still under construction... not to mention that they raise they prices of the apartments like if they are a luxurious apartment complex when they are not...don't get me wrong, the apartments are nice(at least mine is) but not for the price that they want to charge now...if you move in to this apartments you will be paying for the area not for the apartment... be aware that if you move in here and you need something to be fixed it will take days,that the carpet in the hallways is not clean often like it should be, and the smell of trash in the garage parking lot...Also make sure you check their occupancy rate(As you can see here there is a lot of apartments empty..)
I just moved in to SOLA and I must say I’m in love! Oge In the leasing office went above and beyond in her customer service to ensure that I got exactly what I wanted in my new home, and was beyond patient and kind in answering all of my one million questions and concerns. She followed through In all of my requests, and made sure to keep in contact with me throughout the entire leasing process, hence why I leased the same day. I have never felt so welcomed and right at home and that is all thanks to her! Vanessa, is also amazing, and helped tremendously with making sure I could call SOLA my new home, she helped put my mind at ease with my concerns, and did whatever she could to make sure that I was taken care of. So far I see that Roscoe being the new management company has made several good improvements. The amount of resident events and small functions I think is amazing, and a great way to meet your neighbors. The grounds and amenities are well kept, the apartments themselves are very spacious, and homey. Nothing but great things so far. Thanks again to Oge ( promote her!) and to Vanessa ( Property Manager) this has been a great experience thus far.
I really like this place. The management team is very nice and really responsive. They answer every email and every concern almost immediately. The only problem I have seen is that items in my apartment have needed attention in just a few months of moving in. My toilet seat broke and my blinds started fraying. However, I will say that the management addressed the problem so swiftly!
Very nice apartments because they are newly built. Walking distance to Target , restaurant and a hotel. The pool is very beautiful with a nice grill and fireplace. Their studios are pretty cute and are as large as 1 bedroom. All appliances are new and helps with low utility bill. It;s a great place to live as a young professional person and safe for single person. The bathtubs are huge and the shower rod is higher. The amenities are great especially the gym and the club room that has a pool table. Very beautiful lawn for dog walking and 24hr Starbucks coffee machine. Everything about this place is awesome , the only problem is tight parking garage which might cause car scratches and possible collision. Thank you, Caroline
