Property Ratings at Harper House at the Highlands
Prepare for fees on top of fees and management that does the barest minimum (or less). First, the really fun part: last winter, tons of cars were broken into, wheels and rims stolen, culminating in several cars BEING SET ON FIRE in the parking lot! Management finally hired a rent-a-cop to occasionally patrol the parking lot after this, but there are still no security cameras. They hilariously sent out an email after the cars were set on fire asking if anyone had footage of the crime. Your utility bills will be twice what they should be, because they sell your account to sub-metering companies who charge exorbitant rates (look up American Power and Light to see what I'm talking about). You pay $40 per resident, per month for super basic amenities that should just be part of your rent. Common areas are filthy and hallways are cleaned maybe twice a year. We play a game of tracking how long trash has been in a hallway or stairwell--usually a couple weeks minimum before someone picks it up. There is no janitor. When something breaks, it's usually weeks before it's fixed, there's always a part "on order" for a month, as if we're living in the apocalypse and pool or door parts are so hard to find. When they do replace broken things in common areas, it's often shoddy work and with fixtures that don't match. The dumpsters are poorly designed and rarely emptied, so they're always overflowing, at which point management sends out chiding emails about not leaving trash in front of the dumpster. Finally, if you're someone who likes to smoke marijuana in your apartment, rest assured that management will do absolutely nothing, even when it filters into your neighbor's apartments and into the hallways.

Coastal Ridge Changes * The pool is no longer heated at all, which is probably dangerous to leave open like they do with it frozen over. * Do not expect any common areas to be cleaned EVER. — There is what looks like a gross booger rub down the bricks in my staircase and it has been there for eight months * Maintenance has taken three weeks to fix issues * I’ve seen the Starbucks machine filled with Tim Horton beans * Amenities and resident event fees even though most are closed and barely exist * If something is broken do not expect it to be fixed well or with the same Quality product that was originally there. For example in the clubhouse there are two chandeliers over the pool table and one of them had a wiring issue and they replaced it with one that looks like it’s from Walmart. * They removed all trash cans in the common areas because they never emptied them. * Smoke detectors will go off in the entire building OFTEN (Happening for months) * They had charged us for their Renters insurance four months even though they had all of our information stating we already had our own. * Elevators were beeping for 2 weeks something was wrong and stopped working, wasnt fixed for a whole weekend. Apartment Issues * Recently installed a new Hot water monitoring system, which causes you to never have hot water late at night. So if you work late shifts and need to shower your water will be freezing cold. * door knobs randomly fall off (apparently a widespread issue as they were on back order) * part of our floor peeled up and wasn’t fixed for 3 weeks * stove didnt work when we moved in * A/C went out * our shower wasn’t sealed properly and part of our wall molded and we called maintenance who visited our apartment three separate times who just patched over it. (I’ve included a photo below of what a bad job they did, and I’m sure there’s still mold inside of my wall because they just patched over it). * toilet not secured to the floor and would wiggle * and while not just my apartment I had to run down four flights of stairs almost 6 separate times that the entire buildings smoke detectors went off because of a wiring issues. * I have received noise complaints from downstairs neighbors that state they can hear my cat walking at night and it’s too loud??? * exterior doorknob moves and shows its not painted properly d of the truth or nonexistent with Covid to blame.
