Property Ratings at Hartland Riverwalk Apartments
Location: (B+) Love being in the center of downtown. Good mix of upscale and local restaurants just a few steps away. Also, Capitol Drive runs right in front of the building, so if you like parades and whatnot - this is prime real estate. It is common to find music within walking distance of your front door. The Bark River is next door, and there is a nice park with a playground, beer garden, and fishing pond a short walk away. Lots of parking for visitors (note: depending on your apartment's direction, you'll be looking at parking lots. But, to be fair, the other side of the building seems to have a much nicer view.) Neighbors: (B) It's always a gamble on what kind of neighbors you get, especially in an apartment building. But, knock wood; people have been *gasp* friendly! Appearance (B+) & Build Quality (C) I have a theory that the builders had the budget for a no-frills apartment complex but the vision for something more luxurious. The result is middle to high-end touches that look very nice from a distance and some obvious shortcuts in craftsmanship. To be clear: I like the way my apartment looks. The problem is in the details. Beginning in the hallways, you'll notice that the build quality is not great. Poorly cut door trim, missing kitchen tile grout, gaps between the baseboards & floor, and - in my case - one ridiculously poor cabinet installation. Overall, this is a nice-looking apartment complex. The price reflects that, but I found Riverwalk to be in line with similar buildings/units (I only wish the craftmanship was better.) Property (B+) & Management (A) I have had little contact with them, but the pre-move-in communication was top-notch. A+ based on my experiences. This was the easiest check-in / move-in experience I've ever had. I received emails & texts leading up to my move-in date. On the few times I needed something, I always got a quick response. Property manager communicates with residents via email, so make sure to look for any important messages. She keeps us well-informed. Overall - No complaints at all. Other Pros -Lots of unassigned outdoor parking. -Assigned underground parking -Private storage in basement -Washer/Dryer in apartment -Quartz countertops are very nice. Cons: - Assigned underground parking is tight! Big cars might find it challenging - Intercom lacks buzzer entry or traditional two-way talk & relies on your phone to act as a doorbell. It seems like a good idea, but it's not. It's slow and inconvenient.
I normally don’t write reviews; however we had a very negative experience and feel like potential tenants have a right to know what they are getting into. We were SO grateful to find this apartment last July. It looked beautiful and they were gracious with our not so great credit. But we’ve always made our rent & have mostly stayed to ourselves here. At first things seemed wonderful; but then you discover that although it looks beautiful, it is very cheap quality. We’ve had issues with our bathroom & water damage. They have said they will come and fix it but never follow up. We had issues in the winter with our door & cold air coming in, and they said that to fix it would cost too much & laughed about how it would cost more to fix so it’s not gonna happen. Which was disheartening when I had an infant in the room. It is also supposed to be smoke free. However, there is a lady who smokes below us & if our windows are open on a nice day & stinks up our whole apartment. The hallway frequently smells of marijuana and although I sent the property manager an email, it was never taken care of. Communication between tenants and the property manager is very poor & you’re very lucky if you get a reply or an answer to your questions. We had been waiting & waiting for 2 bedroom to accommodate our growing family & I sent an email back with several questions about it and never heard back. When I followed up, she had rented it to someone else without responding to my questions or giving me a heads up after I said we were more than likely taking it. She then offered us an even more expensive 2 bedroom which she knows we cannot afford & once again ignored my questions in my email. It takes several attempts to try to get answers to your questions if they are even addressed at all. On top of that, we have had people parking in our parking space, garbage in front of our storage unit & often on the weekends there’s random cocktails & beer bottles laying around outside & in the hallways. It is way to expensive for the environment they create, the poor communication, lack of respect for current tenants & cheap design. Also, I would not suggest it as a safe place for families due to the obvious drug use in the building, smoking, and drinks laying around. For this price range, you are better off finding a more quality spot to live. With a property manager that cares about her tenants.
The apartments themselves look good, but they are cheaply made, and I had numerous issues that needed to be repaired. Grout that came out of the kitchen titles, doors that came out of the wall, and carpet that started coming up. I’m addition, there is no provision to break the lease. During the shutdown I needed to end my lease early, but their lease terms essentially bind you to pay the rent until the end of the lease. They made very little effort to find a new tenet, and why would they? It’s easy money in their part. All in all, horrible value for what you pay for this area, and if you’re ever in a position where you need to break a lease, expect to get screwed over royally.
The apartments are beautiful and in a nice location. I was sad to hear that they don't allow dogs though so that was a deal breaker for me.
I lived here for a year and a half. It was great when I first moved in, until they changed property managers. The new people are very unprofessional. She will take days/weeks to respond, raised my short term lease rent randomly by 25%, doesn’t communicate with the tenants what’s going on in the building or with the parking lot, and she leaves very hostile notes everywhere. I was never told where my security deposit went and just took the loss. I’m very disappointed by my experience because I loved living there when Carly was the manager. For how expensive it is I expected more. Not worth it go elsewhere.

Hello Alex, I am sorry you where unhappy with your experience here. When you moved out prior to your lease end date & didn't communicate with us, we require our residents to sublet out their apartments, however I took it on to show your apartment to get it rented out to release you from your lease obilgations. The postings of those not picking up after their dog was for anyone with a dog. We posted about the parking lot having construction done a week in advance. Security deposit is returned if all check out items are done, however since you left the apartment with furniture/items/dog poop and broken items, we had to deduct that from your security deposit in which we could have charged you more than it was on top of having to have your apartment fully painted. If you have further questions, please don't hesitate to reach out! -Hartland Riverwalk
