I would definitely recommend this apartment community. Excellent location, great amenities. The only issue I have had is resort pool lights being left on at night quite often; these lights shine directly into my bedroom.

Great building and location! It's safe - packages were safe and the office staff was great and timely with any requests. Many of my friends living in other spaces have had many packages stolen, storage units broken into and that just wasn't the case at Hartley flats. It was perfect!
WARNING!!!! I'm not sure if the positive reviews on here are fake, but I have had a really really bad time living here. I am counting down the days until my lease ends. The A/C has been broken for almost our entire lease, which is miserable over summer. The sink came loose and crashed through our counter. The washer continually breaks. The halls reek of trash. PLEASE DO NOT LIVE HERE.
For the cost you pay, this place is just not worth it. That’s before you have to deal with the property management team. We have had multiple issues: broken AC for months, broken backlit mirror the entire length of the lease, sink fell off, fridge shelf broke, and malfunctioning fobs. Everytime an issue is brought up to management, they dismiss the issue and blame the tenant. Recommend looking elsewhere if you want to live in RiNo
Come for the beautiful apartment layouts, stay for the wonderful staff. Jeff was incredible. I'm so happy that he is working at this apartment

Maintenance is very friendly, quick to respond, and fixes the issues.
My only problem is my car has been broken into, which makes me feel like security could be improved in the garage. It seems like we have reduced security since I have lived here which feels like I am losing a feature I continue to pay for.
Fire alarms are pulled as a “prank” regularly. Management refuses to install cameras or take any measures to find the party responsible. Mask mandates are also not enforced here. As other users mentioned there are hidden fees for anything you pay for.
Apartment relatively nice, closet a little small, amenities are kept up nicely, staff is very friendly and helpful. Basic footprint of building is not great, angle of building does not take advantage of natural light for most apartments. Lower Parking level is too crammed but unfortunately can't be changed now

Thankfully this saga and nightmare of Hartley Flats is over. While they will gladly tell you the understand and are sorry, empathy, progress, responsibility and results are too hard and take too much work for the staff top to bottom. Management is about as prompt and effective as a smoke signal is for sending a text. If I could give zero stars, I would've. Again, I am elated do be done with this place
It's definitely a bit on the higher end price wise, but the location is stellar, we love our view of the mountains, and we love the staff!

I would recommend the building but not the neighborhood to anyone who is over 28.
Overpriced for the neighborhood. Doesn?t take into account construction and crime that make life difficult in that area.
I would given Jeremy's fantastic work, location, and offerings. It is quite pricey relative to other apartment buildings in Denver that offer similar amenities.
I really liked my apartment, it's location, most of my neighbors, the amenities, and the staff members I encountered. My apartments was a bit too small for my liking (but, hey, it's downtown) and it was also a bit too noisy for my liking (and again, hey, it's downtown)
Rooms on the back side of the building are a bit dark. Wifi in the wifi lounge is not very good. Drops out multiple times per day and is not strong enough for video conferencing which is imperative when working from home.
They fine you for every little thing possible and the accommodations are closed due to glass breaking, animal urine/poop all over and the ownership doesn't take any responsibility. I would highly suggest that you go to surrounding locations. I would never suggest a friend to move in here.

I would recommend Hartley because it is very quiet, the units are good quality and the staff is helpful and responsive to requests. I would not recommend due to the maintenance issues at the pool and the issues around parking.
I spoke to Jeremy in the front office. A member of the maintenance team happened to be in his office at the time. Within an hour, the maintenance team had come to my apartment and the fix was made! Amazing turnaround and assistance. Would definitely recommend.
The building is clean and quiet, which I like. The apartment is good quality and the perfect size. The location is very walkable to a lot of breweries, galleries, food destinations, etc.
I would recommend because of the location and amenities. I would also mention there is a charge for parking and free parking is scarce and will becoming more so when the new developments in the area are completed.
Cost for rent and parking is the only reason I would not recommend. Location, pool, gym, balcony views, new appliances, decent sized apts, etc is why I would recommend.
