Regrettably, my experience with this management company has been overwhelmingly negative, ranking as the worst I've encountered thus far. As a newcomer to Pennsylvania, my excitement about my first apartment was shattered upon witnessing the subpar manner in which they manage various issues. The prevalence of roaches is a genuine concern, stemming from an unfortunate issue with the building's plumbing. These pests appear to emerge from the pipes, making them a persistent challenge to eradicate. The array of pests, spanning from spiders to wasps, can be attributed to the lackluster insulation work performed during the pre-move-in maintenance phase. This inadequate insulation inadvertently facilitates the intrusion of various insects and creatures. Moreover, the state of the pool is in dire disrepair, rendering it unusable for both residents and their guests (if they allowed guests use it). The amenity fee, unfortunately, falls short of covering the amenities as promised, necessitating additional payments for actual access. It's disheartening to note that my inquiries about potential bug problems were met with dishonesty during the application process. In light of these circumstances, I implore you to consider the validity of these complaints when contemplating this property. My intention is not to dissuade you, but rather to provide an honest account to aid you in making an informed decision about your future living situation.

Hallways are dirty , maintenance can’t fix anything still will be broken, they expect you to take your trash and put it in your car to the trash can that’s a million miles away place, almost had 2 fires because of lazy neighbors.

DO NOT MOVE IN HERE!!!! When we first moved in, the place seemed nice. BUT the pictures you see on the website are nothing like what you get!!! Make sure to go in physically and check it out. They didn’t let us see the actual apartment because it was “unavailable”and they were doing “cleaning”. But on our move in day, after signing our papers, we were very disappointed at what we were getting. Later in a few weeks later we realized how terrible the Hatfield village is. First, roaches were everywhere. They were in the Kitchen(cabinets, dishwasher, stove, microwave), bathroom, living room, and bedrooms. The water is nasty, sometimes is brown and leaves red/brown/greenish stains in your bathtub which just shows what you showering in. People drive CRAZY in the neighborhood. Hatfield village doesn’t have any cameras outside and they don’t care about your safety, even though they say that they do. People’s cars been broken into and had hit and runs situations. When you move out they take advantage of your deposit and then they charge you an ABSURD amount of money for the rest. They even charged us $150 for 2 rubber bands which were their pool access bands. The ones you buy for about $10 for 50. People in the office didn’t care about their job. Took days to get connected to the main manager. Apparently she was always on the “call” or wasn’t in. Maintenance people was the only positive outcome. There are so many other companies/apartments to rent from and I suggest you do that!! It’s not worth it spending and absurd amount of money for such a low quality apartment.DO NOT DO NOT I REPEAT DO NOT MOVE IN HERE!!!

Driving through the main entrance into this community, Friendliness of tenants is what I immediately noticed. This is a well-kept complex with well-mannered neighbors and though I've only lived here for 9 months, this place feels like home!

2 bedroom apartment is spacious. Maintenance is okay. The main issue is they allow people to smoke inside. It makes the apartments smell disgusting. My apartment smells like I smoke inside of it. They need a smoking and non smoking building. It’s gross. They don’t really offer anything that helps except odor spray and air freshener. Also, they don’t tell you that they allow it, until after you move in. Could be a good place, but doesn’t quite cut it.
Hatfield Village has great apartments! The two-bed I lived in had spacious closets, a nice big kitchen, and a living space with large windows. Management was easy to get a hold of when there was a problem, and things got fixed quickly when they were brought up. I would highly reccommend these apartments to anyone.

The walls are paper thin, the coutertop space is nonexistent, and appliances work at minimum capacity. Our oven is crooked, our upstairs neighbors are loud 24/7, and we hear doors slamming every day. We've tried to settle the upstairs noise issues face to face, but had the door slammed in ours. When we brought it up to management, nothing was done. The stove is crooked and cooks unevenly, but because it "works" there's nothing they could do. We have no counter space. And no drawers for utensils or anything else that are any wider than 5 inches. The walls are so paper thin, we hear everything above us and on our floor. The roads are terrible. Pot holes are everywhere and minimally fixed. We cannot wait to leave when our lease is up. I would not recommend living here.

I have lived here since March 2018 and my experience wasn't bad nor good. I just wanted to mention that the type of neighbors does make a very big difference. The neighbor on my floor have been quiet and respectfully clean I didn't have any issues with them. The neighbor that lived above me before they moved out were noisy and my ceiling would always seem to leak time to time because of them. The one time my bathroom ceiling leaked because of the third floor clogging of their sink in their bathroom. The maintenance team did give a fast response when I called and resolved the issues but I am glad that was the only damaged that happened in my apartment. Also the other issue I had was the centipede sightings. I have been seeing them every other week: bedroom, living room, bathroom and dinning room. If I see them in my kitchen then I am not renewing my lease. The exterminator already been at my apartment 4x maybe more because not all the time they leave a note in my apartment when they come by. (I know someone would be in my apartment because I noticed stuff will be moved because of a work order I put in.) So that is just my opinion and I know I lucked out with my apartment but I know other people that live here has worse issues then me.

I am so severely disappointed in Hatfield Village Apartments. After moving out, they continued to take rent money out of my account and it took MONTHS to be reimbursed - security deposit too!! I asked for interest on the money unlawfully taken from me and they refused. Again, just furious with their customer service, lack of professionalism, and illegal actions.

I will be honest, the place is ok and to be honest I think that it is overpriced for the square footage of a one bedroom apartment. Also, read your lease agreement before you sign, your rent will go up 10% each year that you renew. I believe that the yearly 10% rent increase is a big ripoff, I mean, how can people afford to have a place to live and survive after you increase the rent 10% each year.

The scenery in the community is nice, probably the main thing that attracted me to this place. And then I actually moved here. A few days after I moved in I found a roach in the kitchen cabinet. The walls are so thin, you can hear the neighbors morning alarms downstairs and when you are in the hallway you can hear everyone's conversations. And not to mention the laundry room is a joke. It is located on the bottom level in a tiny room, the ceiling looks terrible because it caved in not long ago, and it took forever for maintenance to fix it. There is only one washer and dryer for 12 apartments...and they are tiny, the dryer never dries properly. They spend all of this money with their events and updating the fitness center but what they need to do is put the money to update the laundry rooms and machines.

Hello Apartment Associates , Put two chicken pot pies in the oven that started smoking bad , Lisa and Fran came over to my rescue .Turns out I hit the self cleaning button on the oven door will not open till the cycle ends I could not figure out how to stop everything from going off from smoke alarms to smoke in the building. It did not end there , Lisa opened the door and I put on a fan for the smoke. Later in the day Fran and Lisa showed up with two more Chicken pot pie and said that they felt bad my dinner was ruined . Maintenance is so important to me and the communication is great. Living alone and the aspect of changing from House to Apartment felt so much more at ease because of Hatfield Village Staff form check in with Kathy and the response from Maintenance. One other real quick issue that I need to mention , the water heater went down that they replaced the Heater and all new cabinets and countertop, they said it would look so much more nice and they wanted to upgrade. I love where I live and the Staff is always around , Maintenance is always so helpful. Love the pool and the Community Security is number one with all the great steel doors not to mention I live in a pet friendly building. Steve , V building

Horrible unprofessional rude staff (maintenance and office). INFESTED WITH COCKROACHES.. RENTER BEWARE
If you love roaches then this is the perfect place to be. Pest control comes once a week & this bug problem doesn't get better. They have awesome amenities here but this bug problem is ridiculous. I understand this is an apartment building but geesh I can literally hear my neighbor using the bathroom. I hear his alarm go off at 5am every morning & I can even hear him blowing his nose. This building also stinks bad. It's terrible here. You get what you pay for!
I highly suggest not renting an apartment at Hatfield Village. Tenants use the hallways as their personal trash can, the odors permeating said hallways is enough to make you gag, a lot of apartments are roach infested, the walls and ceilings are paper thin so it constantly sounds like there is a herd of elephants living above you. The noise is enough to drive you insane. Tenants leave trash all over the parking lots and are too lazy to put trash bags in the dumpster. Be prepared to spend a small fortune on getting your car repaired due to squirrels eating wiring and making a nest in your engine. Most tenants are filthy, let their unruly kids run in hallways and never clean. Highly overpriced as well. Complaints fall on deaf ears. Also, hardly anyone cleans up after their dogs.
I currently live in A building. Had a problem with my refrigerator on a Saturday night. I am used to living in smaller apartment buildings, and it didn't occur to me at night to call maintenance, totally should have. But came home from work late Saturday night, and the refrigerator was not, well, refrigerating. So I loaded it up with ice to save the food, and emptied my freezer to my next door neighbor's (thanks Fran). Called the maintenance line on Sunday morning, fully expecting to be without refrigerator until Tuesday (at least), and using it as an ice box. (and likely losing all my food). Chris showed up, and fixed it within a half hour. On Sunday morning. Refrigerator was back to its role making cold. Delicious food was saved from spoiling, and I am quite happy with the response to this.
This is the perfect place to live with peace and happiness. All area are very clean and the managements are excellent in service. maintenance works 24/7 which provides peace of mind.
Don't like the cockroaches. Took a LONG time to repair the laundry room.

The staff are friendly and considerate, the grounds, pool, buildings, and gym are all well-maintained, and maintenance responds immediately to any issues. All of that for an affordable price makes Hatfield Village Apartments a pretty awesome place.

The staff are friendly, welcoming, and considerate, and the apartments and grounds are well-maintained (including the gym). On the occasions that I've had maintenance issues, they were responded to and fixed immediately. It's a very safe-feeling community, and not to mention a beautiful one, thanks to the trees, stream, and nicely kept lawns. I have never had any issues with noise or feeling unsafe, and have only ever encountered friendly neighbors.

Beautiful apartments, beautiful landscape, and very affordable prices. Community pool, playground, fitness facility, and many events throughout the year. Maintenance is constantly moving through the development, keeping the neighborhood clean. The parking lots are touched up or repaved on an annual basis, and the roads are always kept safe and clear, even during harsh winter storms. Washer and dryer in every building makes laundry extremely convenient. Office is open 7 days a week. Great place to rent, whether you are single, or with a family.
Hatfield Village Apartments lives up to it's name as it is conveniently tucked away, almost like a separate village, from the rest of Hatfield. With convenient access to the Lansdale, Fortuna, and Colmar Septa stations, access to Philadelphia is easy though the commute can be long. The rent is affordable and only raises when the lease is renewed, so you do not have to worry about unexpected price raises. The apartments offer access to laundry facilities, a pool, a gym, and many more great amenities. The walls are thin, so you can hear what your neighbors and those above you are doing. Overall, I would recommend Hatfield Village Apartments.
The grounds are immaculately kept, the amenities (gym, pool, outside bbq's) are very well kept as well. They give you a lot of space for your money, probably the most affordable in the area. Hatfield is in the commuter hub area slightly north of Philly and not far from King of Prussia. Lansdale is nearby, as are a bunch of other little towns, lots of good restaurants. There is a lot of farm area out here. The walls are a bit thin, but I've never really had trouble with my neighbors anyway. Maintenance is also really quick to respond if you have an issue. For those worried about security, this complex has no security force, but the buildings are locked, and there is a locked door to get into each hallway on each floor. The police station is also right across the parking lot. The units have AC and you can get pet friendly units for a very small fee, compared to other places around here. If you are getting your first place, or just doing the best you can with what you have, this place is worth a look. There are a LOT of kids here though, so if you don't like kids you might want to get into a farther building.
Love the apartment and the neighborhood itself. I just wish maintence wouldn't take so long to be honest.
Nice buildings with a number of different floor plans. Facilities include an exercise trail, pool, carwash and vacuum, and a 24 hour convenience store/vending machine. Close to transportation, services, shopping, major and minor metropolitan areas, and outdoor spaces. Staff are courteous and maintenance personnel are prompt and knowledgeable.
My main complaint is that the walls are pretty much paper thin. I can hear the people below me (I'm on the top floor), and I can hear everything outside, even when the windows are closed. Other than that, it's a very comfortable place to live. The pool is free, the living space is big, and the new, upgraded appliances and floors looks amazing. The grounds are always well-kept and look nice. It's a cozy environment, even though the complex is pretty big. Great location as well. I won't be living here forever, and probably wouldn't want to try and raise a family here, but as someone who is just starting out after college, it works perfectly.
This place has the best amenities for a great price. This is my first apartment & I am so happy with the decision.

Hatfield village apartments is a good place to live. The people who live there (at least in my building) are all really welcoming. We got 3 Jell-O molds delivered as welcome gifts from random residents! COME ON PEOPLE, WIGGLY WONDERFUL JELL-O! The staff are all very friendly and polite. Whenever you call the front office (which is open until 7pm most nights) they are always quick to help. Maintenance responds in a reasonable time, but sometimes they don’t fix the problem right away. I had to have them come back 3 times for the dishwasher before they just finally replaced it with a brand new one. The amenities offered by the complex are ok. They do have an onsite gym that you can use. There is a onetime 50$ membership fee, and the gym isn't bad. It has enough that you can do a full workout, but some of the equipment is older. The pool is fantastic. Even on its busy days there is more than enough space. If that doesn't work for you though, the municipal pool is right across the street and that place is sweet. They also have a playground for kids, a couple of dog runs, and a volleyball court . Laundry can be a bit of an issue though. There are 12 apartments per building and they are all trying to share 1 washer and dryer. Not to mention that at a cost of $3.40 a load it can get to be a bit pricey. The grounds are really well maintained. They keep all the bushes nicely trimmed and the lawn is mowed on a regular basis. They actually have a good amount of open, green space for you to enjoy. If you want to just sit out under a tree by the stream or go down to the picnic area and use one of the grills they have down there you can. There is also a really nice walking trail that connects to the property if you like going for longer walks. The property itself is nicely located. You are right between the Lansdale exit from the turnpike and route 309.The Montgomery mall is just down 309, and all the other stuff on 309 itself means that there is always something to do. Not only that but there are a couple of food stores, more dentists than I have ever seen in one place, and (perhaps most importantly) a beer store all within a 5 min drive of the complex. I am not going to give it a 5 star, because it does have some room for improvement. All in all though it has been a great place to live so far and I don’t see myself leaving any time soon.
Moving in - the apartment was full of bugs dead and alive. It was dusty and I had to call maintenance to take care of multiple things within the very first week. But after the hurdle of the first week, it has been good so far. The neighbors are nice and the area is quiet.
Hatfield Village is a great apartment complex. I've lived here for 3 years and think it's great. There are a few things I don't like, however they are outweighed by what is positive about this place. When I first looked for an apartment, I knew I would be looking for a studio. Being single and on a budget, it was all I could afford. The leasing agent was very knowledgable and pleasant. While waiting in their office, I noticed all the good reviews and awards they have posted up on the walls. They've been in business for a while and they know what they're doing. I needed a studio apartment and even though I was told they are hard to get, I got one within a week and a whole $100 under my budget! I got to see the apartment before moving in and it was a decent size with a walk-in closet and a kitchen separate from the rest of the apartment which was nice. I don't like the hotel feel with the kitchen right in the main living area so I was happy about having an actual room for the kitchen. The refrigerator is very small; one of the things I do not like about this apartment but it is a studio and the kitchen is small. A large pizza box just barely fits in the fridge. As soon as you move in, they ask you to fill out a form of any repairs that you notice need to be addressed. That is just in case the maintenance crew forgot or overlooked something when they were cleaning it before you move in. They fixed each thing that I found and they were very minor; the biggest thing was that the exhaust fan in the bathroom made a loud screeching noise when turned on and they were able to replace it with an entirely new fan. Only a week or two after settling in, there was a leak from my bathroom ceiling coming from the apartment above me. I called and complained and the maintenance crew fixed it within a week! New bathroom ceiling and paint. Looked good as new. Unfortunately however, it did leak again a year later. It was fixed and the ceiling repaired again very quickly. The maintenance crew are very pleasant and were tidy; always cleaned up after themselves and they left notes after each visit. The washer/dryer is right next to my apartment but I can't ever hear it from inside my apartment. The amenities are fabulous; love the fact that it's all included in the rent. I would recommend this complex to my friends and family and will live here as long as I can.
A great place to call home.I have been living here for 2 years.These are great apartment in a great area.The entire staff is always greet with a smile and are very helpful to our needs and are quick to attend to any problems that arise.The grounds and facilities are kept clean everyday by friendly courteous workers. The workout rooms are open 24/7 are rarely crowded and the pool area is lovely.I live here with my husband and could not feel safer anywhere else a beautiful neighborhood with parks and trails.I have loved my time here and will always recommend it to others.
Hatfield Village is a great place for those who need an affordable home in a nice town. There's not too much to the apartments really; pretty much most of what you need and nothing you don't. The living rooms are large enough for a family to sit comfortably, and the bedrooms, while not huge, give enough space for a bed and a reasonable amount of furniture. The apartment I live in is in relatively good shape for an older building, though the stove and the toilet both need serious updates. The entire apartment complex is pretty safe. No real major crime or dangerous people around here that I'm aware of. Hatfield and the surrounding towns have pretty much everything you need in terms of shopping and community activities, and it's only about 45 minutes from Philadelphia. Now the negative: The heating and insulation of these buildings are EXTREMELY inefficient. It is very drafty in the winter and the baseboard heating takes a lot of electricity for very little output. Your winter power bill will be very, very high. I'm talking about the price to heat a decent sized house. Our monthly power bills are between $40 and $90 in the spring, summer, and fall. They have been between $200 to $400 in the winter! Also, maintenance is very unhelpful. Whenever they can, they will put it on the tenant to fix things that should be their issue. The most common thing I hear from them when I call for something to fix is, "That's not our problem. YOU need to call the number listed on [whatever is broken] and have them deal with it." All in all, they certainly aren't luxury apartments, and we planning on moving to more modern (better insulated) apartments when we can afford it, but I certainly would recommend Hatfield Village. It's a great place to live if you're trying to get on your feet and you don't want to live in the city.
I will be here for almost 2 yrs now and love it. After my husband passed away, I decided to sell my house and move into an apartment. First time living alone. Rent is very reasonable, the amenities are out of this world! Pool,fitness center, volleyball and basketball courts,Just to name a few. Staff is great here.The grounds are clean and beautiful .Come and see for yourself.
I've lived here for going on 5yrs. I've never had any real issues to speak of. Office personal friendly, very engaging with different activities for both the children and residents Easter Egg hunt giveaways etc. Anytime I need maintenance they're quick to respond. I have a 2bedroom and the space was what sold us from day one with a child. They offer lots of amenities and since I've moved here they've improved something or added every year! Grounds are spacious and great to walk on in the evening this time of year. Very close to major highways,shopping and supermarkets.
I love it here at Hatfield Village. The complex is always kept up. No plowing to do. Maintenance calls are answered promptly.
I leave in this apartment for 6 year first with my parents now with my family....Scully company had best management I have seen on the rental property...hatfield village has all facilities with big named rental company provides....mantenance teams are awesome 24 emergency services....play ground for kids, pool, BBQ spots....volleyball place...gym...and most thing hatfield police station and hatfield fire company is 1 miles away....for commute person route 309 and pa turn pike are within miles....this is best community in hatfield and lansdale and also well known. ...I will rate best community in montgomery county. ....
A great place to call home.I have been living here for 12 years.These are great apartment in a great area.The entire staff always great with a smile and are very helpful to our needs and are quick to attend to any problems that arise.There has been a lot of changes in the past years we loved here but for the most part we are happy.With the changes of course we have to just deal with it cause it makes the apartment complex much nicer to live in.Most of the neighbors are very friendly.And the workout rooms are open 24/7 are rarely crowded and the pool area is lovely.I have loved my time here and could not feel safer anywhere else with beautiful parks and trails. That's why I will always recommend it to others.
This is a perfect place if you enjoy somewhere tucked away. The landscape is very nice. The buildings are well kept and the hallways are cleaned regularly. There are security doors for safety and all outside ares are well lit. Management and maintenance are always helpful and swift with responses to any situation. We have the pool, barbeque pits, playground areas and a physical fitness facility!! This is a terrific place to live.
