Maintenance is slow to respond. The new and old owners are poor at communicating and enforcing rules. Overall quality of units is not worth the high price or the increase in rent.

The new management can not get out of there chairs to assist the residents. They seem bothered by the residents asking for help and assistance. They blame the resident for the mailroom not sending residents codes to access it . The new office manager even stated she cleaned out everyone’s mail and sent it back to the sender . This neighborhood also claims to be gated however there are no gates they took them out . The stairs wells are absolutely disgusting and need some major pressure washing . The outside windows also need to be pressure washed . The pool trash cans are constantly over flowing with garbage. The mailbox area also has garbage all around it . This is not a clean complex by any means .

The Haven is located in a great part of town, right by Wal-Mart, several gas stations, and eating places. The apartment complex does run a bit expensive compared to the experience once you are moving in and/or moved in.

Lived here for two years and so glad my lease is up! This is NOT a gated community. Since moving in, the gates have worked no more than a couple days at a time. The pool is always dirty, the front office is never responsive to emails or repeated calls. Twice my rent has been increased for no apparent reason or explanation. The apartment walls are super thin, I can hear my upstair's neighbor pee hitting the toilet water. Paying extra for the package room, trash valet, and pest service is a joke. The package room was broken for several months yet we still had to pay. My trash hasn't been picked up in two days, yet we still have to pay. Do yourself a favor and move into the another GATED and newer apartment in the area.

The Haven is a darling property that feels like retreat from it all. Yet it is also incredibly convenient to all the shops and services that Palm Bay offers. We love going for sunset walks every night and taking pictures.

Lived here for 4 years-poor office and maintenance response and no interior updates since being built. Multiple new complexes in the area in the same rent range. Rent at one of those.
Ive been living here going on 3 years, I will absolutely not be renewing my lease coming up. To say Im disappointed in how they run this place is an understatement. At the end of the day location and upkeep are a huge selling point but the most important part are the staff. The staff here are so rude, so undertrained, and their people skills are laughable. Not to mention if you have a maintenance request, expect it to take about 3x longer than it should and still not be fixed. Im not one to leave bad reviews but Im at my breaking point with this place. Not only would I not recommend the havens, I would tell people to stay away. We as residents need to uphold our part of the agreement but so does the company. We shouldnt feel like burdens coming to them for issues. This place use to be great so maybe they should consider new management or a new hiring process. If I could give this place a 0/5 I would. Not to mention, with the recent boom in new apartments, you can get a much nicer apartment with better amenities for either equal cost or some cases a little less. Please do your research.

The Cons: This was by far one of the worst experiences I've had while living in an apartment. I was told during my move out inspection that since I did not have the apartment carpet professionally cleaned, they would be taking $65 of my $500 security deposit. This was stated no where in the lease, and I even told the leasing agent that. She refused to reply to my emails and a day later, I got an email saying that my refund check was on the way and I could appeal any charges via a written notice. It wasn't worth my time to fight this as they are stubborn and only want your money. I had my lawyer look at the lease and he also agreed that this charge was not legal as the lease mentioned no need for professional carpet cleaning, even on the move-out checklist pages. -Good luck getting ahold of the leasing office. I was routed to an offsite call center where no one could answer my questions about anything and they would not transfer me to the leasing office to speak with someone actually on property. This seems to have changed over the past two months and they are more responsive at the on-site office. -The amenities need work, bad. Every time I would walk past the pool, it was full of leaves and had lots of dirt at the bottom. -They just repainted the entire complex. But a fresh coat of paint can only cover so much. My neighbors all smoked cigarettes and left them in the hallways right in front of everyone's doors. The hallways themselves are disgusting and are never swept or leaf blown. There was mounds of dust and random crap forming outside my doorway so I swept it on my own. -Maintenance is a complete joke. It takes at least 2 weeks for anything to get done. I had ants all over my bathroom one day after arriving back from a trip. Called maintenance and they said it would be the a week before the exterminator came, because he is scheduled every Tuesday. They told me to use the other bathroom in the apartment as if it wasn't a big deal. Finally, after calling them multiple times, the exterminator came out and ADMITTED that he had been to this specific apartment many times and believes that there was a nest of ants under the floor or in the walls. If you have any maintenance issues, you're better off doing it yourself and spending the $10-$20 instead of hoping for them to get to it in 2 weeks or 3. There are FAR nicer communities in West Melbourne and I HIGHLY recommend you look at those before even stepping foot on this property.

Over all, the Haven is good, but it started to take a bad turn as the communication with management is difficult through phone or Email. The amenities need contant care as they need fixes constantly. The apartment need an overall update like the fridge, stove, and washer/dryer.

On it's face this apartment complex seems ok. I moved to the area to work on a construction project and was there for 13 months. The walls are surprisingly thin for a newer complex, I spent 13 months listening to my neighbors non-stop. no one around me was loud at all, but i could hear them speak in normal tones. Maintenance issues seem to be constantly on-going. Gates are in a fairly consistent state of failure. I had air conditioning issues. I woke up to a very hot apartment several times. they have a device that controls power cycles to your AC. I found out from a letter i received from FPL. The package delivery system was always a headache, several times i was simply unable to retrieve my packages. The office staff seems to be in a consistent state of failure as well. None of the people i dealt with moving out were the same as i did moving in. In fact between stopping in to get them to open the gate and going to wait at the package room for someone to open the door, I was in the office maybe 10 times and saw new faces every time. Seems like really high turnover. On my last month I was surprised to see an amount due of nearly $2700 from my normal $1460. I spent 3 days calling and trying to get it straightened out. I eventually had to call their corporate office (only left a message, never a call back) and send an email. I think if i wouldn't have put it in writing they would have charged me a late fee for not paying it. they eventually brought it back down to the actual owed amount of about $350 for 4 days at month to month rate. I made some enemies in the office by calling corporate and they didn't hide it. They kept my deposit and sent me a bill for $1150 for floor damage. I can afford the $1150 well before i could afford to fight it. I'm an electrician and they have lawyers who do this everyday . Think twice before you buy in. There are better choices in the area. you can't do much worse anyway.

We moved here from Ohio in October 2019. From the very first walk in until my frequent stops in the office to get the free coffee, they have been a good group to work with. We did have a couple of issues in our apartment but they were quickly resolved with minimal delays and no excuses. They are also renovating the outside to make it look better. As long as the rent doesn’t change for the outside upgrades I’m a very happy person here. Great job staff and maintenance crew. Keep it up!

My air conditioning unit has been down several times in my short time here. Occasionally it will be fixed for a few days, then break down again. Other times it will be marked as fixed but still not work. While the apartments look very nice, it is embarrassing to explain to guests why it is 78 to 80 degrees inside your apartment repeatedly (and also hard to get a good sleep at this temperature). I consider this unreasonable given the high price point for the apartments and high penalties for cancelling a lease. The gates are also broken quite often, but I don't really mind this as much.

The rental agreement is SO unforgiving. There is zero heart in their business ethics. Also its is very expensive compared to other apartments in the area. We paid all our rent on time and has been good tenants. We rented the apartment for 4months and prepaid the first 2 months. At the end of 3rd month we said we will leave at the end of 4 months. There were still 30 days and they charged us 1.500 dollars extra because we didn't give notice 60 days before. We talked with them and explained our situation but they show no MERCY! Being a good tenant, showing your goodwill is not important. All they care is your mistakes, the contract and the money. NEVER RENT FROM HAVEN AGAIN!!!
Great place to live at but be careful. Make sure to be present at the final inspection. Take pictures before moving out. Administration will make up all kind of pictures and stories to charge you for renovations. They will not give you the security deposit back and they will charge you even more. Apartment was in a perfect condition and still they charged $350 . They will be super nice with you all the time until you move out the property. Also, after a year they will increase your rent without control. AVOID THIS APARTMENT COMPLEX.
We needed to rent a 3 bedroom apartment sight unseen in Florida from New York. The Haven's website show pics that accurately depicted the actual apartment. The staff made the transition easy and even made some concessions to the usual move in rules due to the fact we were out of state. Upon arrival the move in process went smoothly. We were also renting a garage at an additional fee. There was a mix up on the garage that was close to our unit. We were given a further one free for the month and moved into the close one within 3 weeks. The unit itself is perfect. If I was looking g to buy a condo this is exactly what I would look for. The few repairs needed upon moving in were done very timely and correctly. The grounds are well maintained, the pool and gym excellent and little things like small dog parks scattered about and bike racks make the complex very user friendly.
DON'T BE FOOLED BY LOOKS. this place is very nice and have large apartments. However, the office people are two faced. they pretend to be nice and everything, but they wait for you to do a mistake. they take revenge on you with a smile! as if you are an enemy or something! They send you letters to come and update your lease for better prices, but when it come to renewing the lease, they raise the price up!! they say that they have raised the rent on everyone and it is the system...total nonsense. i found out that they guy living next to me with a better apartment that has the lake view is paying $200 less than i am paying. Many people leave the community once the lease ends.
