Property Ratings at Haven New Providence
his place is awful. No true amenities.( grills in NJ where it’s cold 8 months of the year). Thanks. My apartment has no heat yet as they refuse to turn on radiators for us. I have no hot water right now. Power goes out in half the apartment daily with the outlets in kitchen going out all the time. (Had to throw out food). Kept putting in maintenance orders and nothing was solved. I had to sleep out most of the month of October ‘22 due to freezing temperatures, no hot water, no ability to cook in an apartment with no hot water or power. New management/owners has been the worst thing to happen to this place, they do not fix old issues. They do not care. They are a large group with many properties. They do not care about you as a renter. Your just a paycheck. Be prepared after a year to have a rent increase as well as new fees. These owners nickel and dime you For everything but will not give you a place to actually live. Will provide photos if needed to verify. Awful place to live.

I put down a security deposit on a 1 bedroom apartment, not knowing if I would end up moving there. I explained the situation to their leasing agent and she confirmed I would get the full security deposit back if I couldn’t move in. I couldn’t move in and now it’s been almost 4 months! They stopped answering the phone at their office and when I do get a hold of them, they said they would mail it but then nothing comes. Be careful of this place

Hi Alexander, thank you for your review. We sincerely apologize for any miscommunication given on our end and inconvenience caused. We attempted to reach out to you but we don't show your contact information in our system. We would like to handle this matter for you immediately. Please send an email to zack.katowitz@cushwake.com with your contact info and we hope to get this resolved soon. We hope to hear from you soon. Sincerely, Zack K., Community Manager HavenNewProvidenceMGR@cushwake.com
They mislead new tenants. They say water is included. It is not. You pay $5 a month for water, $15 a month for garbage disposal, and $5 a month for a sewer charge. None of the apartments have a "walk in" closet. The smaller one bedrooms don't even have a closet in the bedroom. There is NOT ample space to store things. To put in a washer and dryer, they convert the closet in the living room. So, now you are short one closet. Everything you see on the outside, is only for show. Management does not really care anything about the tenants in my experience. Oh, also we now pay for parking in the lot. $25 a month. Prices of the apartments not worth it. And in heating season, most times you are lucky to get heat and or hot water on a regular basis.

I like it here but it's very expensive and the owners nickel and dime you for things which should be provided in the rent. Like outdoor parking, credit card fees, water and trash service, especially amount of heat in winter. Gives unprofessional bad impression about the company.
I thought the Haven was safe, well maintained and kept very clean, and located in a nice part of town that was close to shopping, parks and easily walkable. I felt that the rent was rather high for New Jersey suburb living.
The community is very peaceful and quiet, which is hugely important to me. And this is surprising considering the fact that it's animal friendly, which is also kind-of rare. I only have 2 gripes about the entire experience, which is amazing considering all that could be wrong.
The grounds are lovely, the woman who showed the apartment was friendly and informative
One of the main reason for why I chose Haven was the reviews online. Every single one of them were so great that it actually had me questioning if Haven (or their parent company) had purged the poor reviews from the websites. But I made it a point to speak to as many tenants as I could while I was looking at the apartment and no one had a bad thing to say :)
??????STOP????STOP????STOP ???? DONT MOVE IN HERE This place SUCKS since the new management Cushman and Wakefield has taken over. We were asked to vacate our apartment and stay in a hotel for a month because there were major leakage issues in kitchen and bathroom. The kitchen wall and the bathroom ceiling had to be taken down. After a month when we turned, the apartment is in complete mess, the leakage problem has aggravated to the extend that I have to keep a bin under the sink. The manager Zack is not responding to calls, the supervisor Glen just visited and did nothing. They are completely ignoring us. We have lived here for 2+ years now, but never had such a problem. We are living on first floor and they want us to vacate the apartment and move to second floor, so that rent this apartment at a higher price. All this is JUST to remove us from this apartment.
Property Manager at Haven New Providence, Responded To This Review
Hello, and thank you for taking the time to share your experience. When addressing the leak, we provided the option of temporarily transferring to another home while the work was being completed. We were also happy to cover hotel expenses as an alternate option. I understand either decision was an inconvenience and we do apologize for that. Our team successfully resolved the initial leak in the wall; however, it appears the leak under the sink is a separate matter that needs to be addressed as well. We work to respond to all communication in a timely manner, so please reach out to us directly with any further concerns. I will ensure you are taken care of. Sincerely, Zack K., Community Manager HavenNewProvidenceMgr@cushwake.com
The complex is well-maintained and the maintenance crew here is Accommodating
I have no complaints worth mentioning . I would recommend to people.
The Haven seems to be a well run, safe and clean complex. The only problem I have experienced (but I have not felt it necessary to contact the office staff about) is that the apartment to too hot and I have no control over the heat. I must keep the windows open at all times.
We loved the apartments, but the price is a bit high for square footage. I also wish every apartment had a washer and dryer instead of only renovated ones. And very little counter space.
I recently had a perspective job in the area so I looked into apartments at this location. When I reached out to the management office I had the pleasure of speaking to Steven. He was polite and informative, answering all of my questions professionally. After my call I received a follow up email with a virtual tour which was pretty cool! Unfortunately the new job did not work out, but I was happy with how professional the staff was and the ease of the application process.
As a current tenant of Haven in New Providence, I’m shock of the way the run their operation, no wonder there’s so many vacant apartments. I rent a garage from them as well which I kept lots of tools among other items totaling a substantial amount of money and for my shock I went there yesterday to get something and it was completely empty!! Let me rephrase that ( that was an unknown car there instead) while I’m paying for the garage rental. I called the police a report was done which management asked me to do yesterday... and today I receive a call from another property manager (Christine) whom in a very sarcastic and almost laughing way tells me there’s nothing they can do about it. Supposedly they sent an email out claiming they were cleaning out the garages!!!! So you just take upon yourself to touch my personal belongings removing them from my rental place without my permission and then management CANT DO NOTHiNG ABOUT IT... I want to know what happens and things will be left like this at all.. TERRIBLE TERRIBLE MANAGEMENT!!!!!

The location and the inclusion of dogs/pets is a big plus. However, rent is a bit steep for the square footage and limited amenities offered.

I like living here, and hope I can afford to stay when my lease renewal comes up. This maintenance interaction doesn't affect my opinion of living here in one way or another.

New Providence Gardens are nice garden apartments that are in a great location. Right in downtown New Providence, a short walk to Starbucks, Chipotle, Dunkin Doughnuts, a grocery store, nice restaurants, and two parks. The apartments have a great maintenance staff, washers and dryers on site, trash pickup, and garages to rent. The neighbors are mostly families. The tenants are allowed to have cats but not dogs and the rent is fair for the area.
I have known several people who have lived here over the years. The location is great for shopping, mass transit to NY etc. I may be relocating back to NJ next year and will certainly keep these apartments in mind.
When I was researching NPG (New Providence Gardens), I was somewhat surprised by the low reviews here, which appear to be old I think. However, my apt search was based on the location, price, leasing agent availability. As I had narrowed down my search, I reached out to contact leasing agents for a tour and apt availability. In many cases, I never got any response back or just an answering machine. I had received an immediately response from Natley at NPG and scheduled a quick tour during my lunch hour at work. I ended up getting a tour at Murray Hills Apts (which was one of my candidates) as well as NPG. I picked NPG as it was a little closer to my work and also more economical. It was nice to be able to also meet the super in charge of the grounds for both places. My main criteria were safety, cleanliness, convenience, value. All of them were met at NPG. Also, you are allowed to paint the walls any color you'd like to make it feel even more like home, but you need to re-paint it back to the original color when you move out. I'm currently residing in a large 1 bedroom unit, which provides 2 closets in the BR and also a nice sized pantry in the kitchen, which you will rarely ever find in any apartments. If you need more countertop space, then there is room to add a baker's rack or two, which has suited my needs perfectly. The bathroom is small, but you could place an over the toilet organizer to provide more than enough space. There are no bugs or mice or vermin, which I am so thankful for. I also think it helps that I live on the 2nd floor. I'm also a neat freak and make sure there are no food or crumbs laying around. You will never freeze to death since there is a radiator in each room, and the cost is covered in the rent. Parking has never been an issue as there is plenty of space in the back of the apartments. (Yes, I did actually go to other apartments after work during my apartment hunt to see how the parking situation is like. Other places I've seen are ridiculous and have no parking if you get home too late.) The apartment I'm in is good for 1-2 people. I currently live on the 2nd floor, which is great and highly recommended if you do not want to hear your neighbors walking above you or the footsteps of pet cats running around. Yes, the wood floors do creak, but I have added area rugs to minimize it in consideration of my neighbor below. I also noticed the noise seems to be better insulated on the 2nd floor, especially when I walk by my neighbor's door and hear the TV/music going on but don't hear it upstairs. I was fortunate enough to have quiet neighbors around me.. left, right, and center. The only negative thing I have to say is that it does not come with an air conditioner. You'll have to buy your own, which is no big deal. As for the neighborhood, you are in the center of New Providence and within walking distance of a shopping center that contains A&P, CVS, Chipotle, Starbucks, Dunkin Donuts, Smashburger, Dim Sim Villa, bagel shops, pizza, etc. One of the reasons I picked NPG is because it is located in a very safe area, and the police station is right across the street on Springfield Ave. The train station is close enough for those commuting to NYC but far enough that it will not disturb you (another reason why I didn't pick Murray Hills Apts). It is minutes from Madison, Chatham, and Florham Park, which are much more expensive to rent. I very highly recommend New Providence Gardens based on my experience.
