Property Ratings at Haven on the Lake
This entire apartment complex is a waste of money. They don't maintain anything. The amenities are always broken or closed and there is trash everywhere. They can't even have the grass cut regularly or have the dumpsters emptied often enough. They will also not fix any maintenance issues. The apartments are old and constantly have issues. Their response is to say it's fixed without even coming through the door to do anything! I have had a leak for two years! They finally fixed it and I have another leak! It is impossible to get anyone on the phone. I have to go in person and then they just write my name and phone number down on a post-it and say they will call. They never call back and still don't fix it. The office people are unhelpful and rude. They never bother to help once the lease is signed. Then they'll raise the rent 20% every year.
I lived here for two years from 2021-2023. The Heat went out for a few days on the coldest day of winter, and I had to stay somewhere else for those few days. The AC went out during the summer multiple times. My sink plumbing in the kitchen was flooding the apartment below mine. When it came time to move out, I let them know I wasn’t renewing a month and a half before my lease expired instead of two months. They charged me for an additional 15 days, when I wasn’t even living in the apartment. Informing them that you aren’t renewing two months in advance is a courtesy, not a legal obligation. Now we are in a legal battle because they charged me for days I wasn’t even occupying the apartment. They are money hungry. You can find better places for the cost of rent here with better management and better quality apartments.
The day of us to move in we wanted to discuss a lot of miscommunication going on. We bought our parents and family friends to help us all have a understanding of where the confusion was coming from. The property manger cam out and told us that they can't discuss the content of the lease with anyone outside the lease. That was perfectly understandable, so we went outside to tell parents what she told us about how they can't discuss the lease with anyone outside the lease. We did not know the property manager followed us out until she started to yell at us " I never said that! I never said that! I said we cannot discuss the lease with anyone outside the lease!" keep in mind she is yelling this outside the leasing office. My roommate and I look at each other in confusion then the Property Manager speaks up again " I just don't understand it! Why bring up all these issues now? Why bring up all this on the day you move in?!" Understand this we have had issues with communication all the time. We would call during opening hours and no one would answer and my roommate and I would not have time to come up to the office majority of the time because we work everyday of the week. It was a constant game of phone tag. We ended not moving into this place because the manager told us to decide that day to move in or not and we choose not to move in. If you love: poor communication Being yelled at by the Property Manager no washer in the two bedroom paying extra to wash your clothes being overpriced for everything People never answering the phone
Save yourself from a lot of stress this place has the worst management in the front office also the maintenance, don’t expect anything to be fixed you’ll be waiting for months, glad I left there after a year of living hell. Pls stay away !!!!
Have had one leak in the utility closet that took over the weeks to address, and three waste water backups, the latest flooding the apartment. Have lives here less than two years. Band-aid repairs for major problems. Monument Property Management seems to care more about getting the vacancies filled then handling the needs of the residents already renting.
I literally had to move out of my apartment for a month because of my asthma flaired up over mold they knew about.....they still made me pay rent
Basically the appartments are kind of okay but no proper maintainence and not responding to tenant issues.They call it emergency request but you will go to emergency room with high bp if you end up with issues.Please don’t rent here
I’ve lived here for almost two years now. I’m moving out in a month, and I couldn’t be more excited. The staff here is completely in over their head. The grounds are not maintained, maintenance orders take very long ( I waited 3 months to fix broken siding outside my apartment due to storm damage), and the residents here and total hit or miss. People love blasting loud music here late on the weekends, and despite almost monthly reminders of quiet hours, management doesn’t seem to care. People smoke constantly, despite it not being allowed here. They actually had to change the policy at the club house because too many kids were damaging property, so now it’s no longer 24/7 for the gym, which is total bullshit for those of us who follow the rules (and PAY for the gym). This complex was awesome when I first moved in in 2019. The past 6 months have been horrible, and I can’t be more excited to move out and never return. There is far better housing in the area for the same price. This complex needs to kick out 25% of its residents and start over.
Avoid this place. They will lie to you. Management is rude and unprofessional.
Disrespectful, unprofessional staff will make you feel like they want you to hate this place. Please stay away from them if you don't want headaches.
It may be a nice place if you are visiting someone but not for leavingI don't feel save here, my packages were stolen multiple times and I keep seeing police car time to time here solving some issues. It's actually expected as I can feel the smell of pot in the community very often. You need to be ready that staff would be nice to you till you sign the lease and then stop doing this especially if you have any maintenance to do. They actually can come to your apartment without notifying you and they will, that's what happen with me and all that they saying - "It's in the lease!". My overall impression - the location is nice but managing the property is not. A lot of trash, around the lake and in the water too; rude staff when you try to solve issues...

We love living at haven on the lake. Stuff is always nice and helpful. Events are organized frequently, once or twice a month! There is always free snacks and beverage at the club house. Repairs are done within 24 hrs! Amenities are awesome too! We even have a lake for fishing!

Do not rent a single thing here. Listen to the other bad reviews and take heed. We rented here two years ago because we had to move quickly from out of state. The rent seemed affordable and we took advantage of some of the special deals they offer to veterans. That’s the end of anything good about this place. Every time our 6 month lease expired we were forced to pay higher rates. Parts of the lease we were told by one employee wasn’t shared by others. And the employee turnover rate is so high, there was no way to get any offers because we always had to talk to someone new and they couldn’t offer what a prior employee offered. We couldn’t sign a lease until after four attempts to get accurate information on the thing. Whether it be pet fees, or deposits, or covered parking. Each time there was a problem and each time WE were the ones to point it out and correct it. When management changed about a year ago, it got worse!! We weren’t even allowed to take our lease agreement out of the office. They offered us a blank lease to review, which is absolutely useless. They updated their system so you are forced to e-sign a lease. But like the problems they had before we didn’t want to do this because we were pretty sure there were going to be errors. Back to the employees. Need to talk to one of them? They don’t answer their phones and rarely respond to email. You have to actually go to the office to talk to someone. They didn’t write down what was discussed? No. You have to go over every issue again with someone else and get different answers. They are the worst. Now to maintenance, or lack thereof. Every time we had a problem it took a minimum of three weeks to maybe get a response. Our first issue was our garbage disposal. It got clogged and we had to deal with it for three weeks. Then a guy shows up just to tell us it was clogged. Three days later another guy shows up to snake the plumbing to no effect (I’d already tried that and told management) so they said they had to hire an outside contractor. Two days later at 10 PM, at night, a guy shows up and says it’ll take him about three or four hours to get the clog fixed. I turned him away because it was 10 PM and I’m not going to have a stranger in my house with my family sleeping while he’s making a ton of noise. Two days later another guys shows up and spends four hours fixing he clog. It took a month to get that thing fixed.

So far everything here has been great. Maintenance crew We’re fast to respond and execute their duties. The workers in the office have been excellent. One member Carter Has been extremely helpful since I have moved in.

Very good community. The place and view is great. I like the multi cutural environment. As am from India, it's sosafe . Very good maintenance work as they were quick and helpful. It's very affordable apartments. Pool is awesome,they also have lifeguard, clubhouse is awesome. Leasing consultants are very friendly especially Carman G, Carter , Kristine and newly added Tris. Overall very good experience. You might love it.

Whenever it rains the water comes inside the living room from the broken ceiling. I complained this many times and no action has been taken from the apartment complex authority. Each time I complain, the maintenance guys come, see the problem and says they will be back and fixing this. But, I am observing this for last 4-5 months and nothing is repaired so far. This is extremely disappointing.

My wife and I were already living on the property when ownership changed. As our lease neared its end we asked to apply to move to a larger apartment. We were told our application was filed and we would hear back. I followed up repeatedly on the phone and was either not answered or told my application was fine and that I would be called back. On the last day of our lease they told my wife our application was rejected (my middle name was missing on a form) and never during my calls did someone tell me, or reach out to us. They threatened to evict us and told us we had 3 days to move. I would not recommend anyone I know live here. Management has high turn over and can't be bothered to return a call or perform maintenance. We were completely ignored for weeks.

I have been at Pheasant Run for a year now and I have had nothing but issues. The staff, while friendly, do not do ANYTHING to help their residents. Maintenance is a joke, things that I reported a year ago still aren't fixed. The one time I actually got someone to show up, he was rude and acted like he didn't want to be bothered with fixing anything. He also told the office that my apartment was so dirty, I was in violation of my lease. I'll be the first to admit that my front room wasn't all that clean, however, in the lease it mentions only about mold. A front room with blankets and some wrappers will not grow mold! I was told they would need to reassess my apartment and gave me a date they would be there. They no showed/called. While waiting to hear back from them I put in a request to transfer to a 2 bedroom apartment. It took them a week to schedule ANOTHER reassessment of my apartment. Which, they didn't show up AGAIN! I had to call them to get it scheduled this time and they showed up 30 minutes late. They told me the carpet guy would be in the next day to give an estimate and, guess what, he didn't show. I had to go down to the office the next day to talk to the women in the office and they assured me he would be out that day. He was and told me that there wasn't really anything concerning about my carpet. I was supposed to receive a call from the office that day about my charges and, you guessed it, no call. I went down to the office again and they told me that I would be charged 236 for the carpet!! I asked what I was being charged for and the woman said no one but Nicole could answer my questions. Apparently Nicole is the only one in that office that can assist anyone with anything pertaining to the apartments! And she is NEVER there. So, I waited another 5 days for a call and instead I received and email at the very end of the day. At this point I was looking for another apartment because I had less than a month now to find a place to live. I was able to locate one and went to put in my notice I wouldn't be renewing my lease. Well, I was told that because I didn't give 30 days notice I would have to pay over 1000 to leave!! I am now stuck here for another month because they dragged their feet and made it impossible for me to give notice.This place is money hungry, unorganized, and not caring. The women in the office are nice, to an extent, but the Lipton Group as a company is ridiculous. Please, Save yourself a headache and look elsewhere!!
I've been a resident at Pheasant Run for about 3 years and I absolutely love living in the Maryland Heights Area! I live about 5 mins from Westport and 2 mins from Creve Couer Lake! The Clubhouse offers the convience of an onsite gym and laundry facility as well as a sauna and you have access to Free Wifi! You can rent out the ClubHouse for events which is nice as it offers an amazing view overlooking the lake! All of my neighbors are pretty friendly although everyone is pretty quiet and kind of keeps to themselves. Although this is a larger property, maintenance issues are addressed in a timely manner! I like that the amenities vary , you can have either basic white appliances or upgrade to stainless steel ( yes there is additional cost). You also have the option of covered parking as well! I visited quite a few of the surrounding properties in the area but I'm happy with my Pick!
