Property Ratings at Hawk Ridge Apartments
There is a new owner every year. The only thing consistent is the price hikes. Three hundred dollars in as many years. They keep asking for more money and offering less amenities. The pool was closed for an entire summer. There were restrictions on the laundry room and the workout room was closed for a time and when it wasn't the equipment didn't work. I had to pay for a membership elsewhere. They offered insurance, then they took it away. They charge for trash but no one picks it up. You have to take it to the bins yourself. All of this while increasing the price of everything. They let people leave trash everywhere. I've witnessed people just tossing the bags in the woods to avoid taking it to the dumpsters. Or they just leave it by the bins. Loud music from cars. I've been awaken more than a few mornings at 2 am or so to loud music being played in the parking lot. Incidentally, this is why I'm up at 3 am typing this. They allow dog owners to let their pets poop wherever they want. This week alone I've seen it 5 times in the parking lot, the walkways and had the misfortune of stepping in some as I tried to walk around a poorly parked vehicle. The office staff is trash also. The first set was very helpful. On my walk through she knew everyone by name and it seemed like a real community. The maintenance staff was on point. Then we got new owners. The next set took some getting used to but ended up being good as well. The next few owners kept the same office staff so the transitions were not as bad. However, the most recent owners brought an entirely new staff that is more interested in leasing units than community. Good luck getting anything fixed properly or resolved. But they can always "help" upgrade you to a newer more expensive unit to "solve" whichever complaint you have. If things remain on trend, we should get a new set of owners within the next 12 months and I'll be glad to see this set go. But honestly, I won't be around for it. I can't wait to get out of here and I'm not the only one. Several of my neighbors said that they won't be renewing their leases either. I've also noticed several of the cars that I used to see are no longer there and the lot is getting emptier by the day. Can also confirm previous comments of roaches and mice. There's a reason they push the pest control fees onto the tenants instead of taking care of it themselves.
This place is overpriced had roaches within a few months of living here staff isn’t much help and now we are forced to move out because of their new renovations they should use that money to actually FIX THEIR APARTMENTS and not just make them look pretty

I would not recommend applying to Hawk Ridge unless you feel sure your credit is good or you may lose $140 dollars. My daughter is apartment shopping and was excited about applying here until she lost all of her money. We toured the place and she decided to apply for a one bedroom online. On the Hawk Ridge application website it showed a $40 application fee and $100 administrative fee was required to process the application. We were completely aware the $40 was nonrefundable which is understandable. All other apartments we have spoken with in the Winston Salem, NC area refund the administrative fee if you are denied. Well she was denied and then told the entire $140 was non-refundable. The entire process was very misleading, as you apply online the $40 shows as the application fee and the $100 on a separate line as the administrative fee. The office personnel did not inform us the entire amount was non-refundable before applying. I called the corporate office and had to constantly call back and email in order to get an answer from them as well. The whole experience was very unpleasant and I feel says a lot about what it would be like to live there. I wanted to post this so other people know what to expect. I wish we had known ahead of time and my daughter would not have applied.
I have been here for over four years. It use to be a wonderful place to live until the latest buy out. Tamika is very sweet and tried to help but the manager is extremely rude. I am a 71 year old with COPD and severe arthritis. I am a caregiver for my crippled brother. I had a bad fall and suffered an extremely bad injury to my thigh and hip. I asked for help trying to get the garbage to the dumpster. The manager was rude and condescending. She actually had the gall to tell me that if they helped me they would have to help others. Apparently she forgets that our rent checks pay her salary. Don't rent here until they replace this manager with someone who knows how to be nice instead of nasty.

This place is horrible!! Apartment is apparently infested with fleas from previous person, they allow aggressive dogs there when they say they don't..... had one dog chase me.... they rent to anyone.... looks like some undesirable characters hanging around all the time.... save your money and go elsewhere... I moved out and found a better place
This has been a great community so far. I've lived here for a couple months in an upgraded two bedroom apartment. I live on the top floor so I have vaulted ceilings, and they really add a nice ambiance to the apartment. I have pretty much no complaints. When I first moved here there was a not-so-nice lady working at the front. I think her name was Adrian? She was not that pleasant, but she has since been replaced by a young man who obviously wants to be there and appears to be a natural born communicator. The manager is obviously on the ball, because I've never had a bad experience. Everything seems to be organized, and if you need a work order done it's done the same day. So far I've had two light bulbs die, and because of the vaulted ceilings I can't reach them. The maintenance team was there within a few hours to replace them for me. The grounds are also very nice and well kept. The location is prime, and I love it here. The only thing keeping this place from being five stars are the amenities. All the amenities are okay, but the only one that I really care about is the fitness center, and the fitness center here is not really what I would be looking for. It's okay if you're looking for light cardio or as an in between for your off days at the gym, but I would definitely look into getting a membership with the YMCA or Gold's Gym if you're really into fitness. Other than that, this community is great.
This complex is older so the walls are extremely thin. You can hear your neighbors from above, below and side to side doing any of their daily activities, routines and habits. Not intended for any means of privacy. Beautiful location, however.
