The staff is very welcoming, patient, and friendly. They showed us the apartment multiple times and were very courteous. The amenities and location are awesome!
The managers of this location are rude, unprofessional and incompetent. I STRONGLY DISCOURAGE everyone from renting/staying at this complex. Units have MOLD THAT IS PAINTED OVER instead of being correctly treated and removed. The units also have dirty stained walls from not being properly cleaned and visible through multiple attempts to paint over. DO NOT RENT ONE OF THESE APARTMENTS!!!!
They front this property as being for students. You may end up living with students, drop outs who are wild partiers or a senior citizen. Know what your getting into and what you are looking for. The office staff are rude and unhelpful bad attitude. Shared space was dirty when I moved in. Hot tub is not 24 hrs. Bus doesn't run during the summer. Overpriced on top of all this.
Save yourself the trouble and live literally anywhere else. These people only care about money, and their leases are written only to protect them and suck your bank account dry. The complex is not very nice and not well kept. People are constantly damaging and trashing the place. No one picks up after themselves or their pets; I’ve literally stepped in dog poop in the hall. Maintenance does very little, even when you put in a request. All of the woodwork in my apartment is rotting and pulling away from the wall. The WiFi rarely works, and the smart TVs don’t either. The washers and driers are extremely over priced, and the driers need at least two cycles to dry anything. The amenities are not great, the bus is unreliable and basically useless. The apartments block no noise so you get to hear your neighbors all night. Hawks Ridge is a terrible place to live, and costs way too much. Find a better cheaper apartment somewhere else. Don’t think that because it is furnished it is a good deal. And if you have already signed a lease for next year, all is not lost! Just don’t show up to move in. Apparently your lease doesn’t matter until you physically pick up the keys. Forfeit your deposit if you made one, it’ll be worth it.
I was way overpaying for my two bedroom apartment and decided I wanted to find someone to relet my apartment. I had given up hope when I got a call from the office that they found someone who was taking over the lease, but I had to vacate within a week. I moved out into a new apartment, deep-cleaned the place, then turned in my keys and checked out. The day the sublet was supposed to move in I was informed they had backed out and now I am responsible for paying for an apartment I do not have keys for. They claim that my lease says I cannot be let out until someone sublets. I say I had someone sublet, it was their fault they did not get a lease signed before they moved me out. I am going to fight them tooth-and-nail on this because I should not be responsible for their error. Aside from this problem, the apartments are not that nice: the wood work is rotting away from the walls, the complex is very loud especially on weekends, and the bus is really unreliable and does not run on non-school days. LIVE SOMEWHERE ELSE- TRUST ME
I love everything about Hawks Ridge! I have lived here for four years and have only had minor problems that when brought to the employees attention was fixed right away. If I put in a maintenance request it is completed within the day I filed it every time! I love the community environment., everyone is so friendly to one another!

What an awful place to live. Overpriced, internet and cable are almost never fully functional. Staff is petty and unhelpful. Not enough laundry facilities. Shabby and run down furniture. They're finally getting things upgraded. But don't be surprised if someone walks into your apartment and you had no knowledge of it. They consistently fail to give a 24 hour notice of when ppl will be in you apartment(which is illegal btw). They don't send anyone to unlock your door for you if you're locked out. You have to go down to the office and rent a key, which I find absoutely absurd considering the amount of money we pay and the fact that the ppl who work here live here for free and get paid $10 an hour. Very cliquey staff and they gossip about confidential matters. They change your lease terms at the last minute when your lease is about to end. My lease ends on the 31st of the month, on the 18th of the month, they sent out a letter saying if you didn't renew your lease you had to be out on the 28th of the month at noon. They don't mind if you die here. I almost died 2x bc my roommate had a cat that was her ESA and I am deathly allergic. I ended up living with a friend for almost 3 months and when I asked if I could have the rent I paid back since I wasn't even living at the apartment at the time, my request was basically laughed off. Just invest in some cheap furniture and don't live here. It's a waste of time and staff is disrespectful and unhelpful. The leasing manager is the worst. I almost died twice and to these ppl it was no big deal. I hate this place and I hope it fails.
The bus that the company runs does not run all of the time, especially when you need it to run. They stop during all major school holidays, and the worst times of the year; summer and Christmas break. Shoutout to the bus drivers that drive though, they are treated terribly by the greasy staff but they are probably the coolest, most helpful people associated with the company. The longer you live there the cheaper you think rent would be right? No. I lived there three years, and every year it went up. When I asked why, I was told it was just the economy. Sorry.. DO NOT SIGN WITH THIS COMPANY. OH and yes, do not let me forget about THE PRINTING STATION IN THE MAIN BUILDING BY THE LOUNGE. IT SUCKS, WILL NEVER WORK, AND THERE IS NEVER STAFF TO HELP YOU WHEN YOU NEED TO PRINT SOMETHING. I was so excited to see that as a student we have free printing because it tends to be expensive. NOPE. does not work ever. When you need to print something you have to call the front desk or walk in and ask they print instead because of course no one knows how to work the stupid monster, and then you will be pointedly directed to one of the staff who is rude, act like they do not have time for you to print materials, and will just get fed up with the whole process. DO NOT SIGN WITH THIS COMPANY. The property seems very nice as you pull up the big hill into the driveway anointed with flowers, flags, and the famous rock that says Hawks Ridge, but trust me, they use your money for the appearance of the complex to draw people in. They do not use the money for the SAFETY of the TENANTS. While living at Hawks Ridge there has been multiple cars that are broken into in their underground lots, as well as apartments that have been broken into. They do not have cameras around the complex. They only have security cameras in the office, to protect themselves. We also have a "night watch staff security guy" who will walk in a blue shirt that says security on it sometimes at night, telling people they cannot drink alcohol in common areas. (Probably the only thing he ever does.) DO NOT SIGN WITH THIS COMPANY. The elevators on the floors go out from time to time, and the cleaning/maintenance staff does not get the problem fixed for three days. What does this mean for handicapped tenants that cannot use stairs? Guess you’re stuck in your apartment. Sorry. DO NOT SIGN WITH THIS COMPANY. P.S. worst internet of all time. stops and glitches, and staff does not know how to fix it.
Hawk Ridge Apartments offer great programs for residents, there are several amenities, including a spa, sauna, fitness center, indoor tanning, central air and heating, extended cable, and high speed internet. The apartment also provides shuttles into Iowa City if you do not have transportation. There are connected parking garages that cost $45 per month to rent out a parking space in. Also the complex has a package receiving service for your mail, so you don't have to worry about missing package delivery. The rent is all inclusive, so you won't have to deal with utilities or fluctuations in the cost of rent every month; and the complex offers by the bed leases so that you don't have to worry about a roommate who is not paying rent on time. There are 5 different floor plans to choose from: the 4x2, which is a 4 bedroom apartment with two bathrooms. There is the 2x2, which is a 2 bedroom, 2 bathroom apartment; this is the only floor plan with a master bedroom. The one studio, which is a studio apartment. The one classic, which is a simple one bedroom apartment. The one deluxe which is a larger one bedroom apartment. The apartments are fully furnished. The bedrooms come with full sized beds, a dresser, nightstand, and a desk area built into the wall. The bedrooms have walk in closets, with shelving for organizational purposes. All apartments come with a kitchenette featuring a refrigerator, stove, dishwasher, and a pantry. The living area comes with a couch, chair, coffee table, an end table, and an entertainment center. The complex comes into the apartments regularly to spray for bugs, and to inspect them. The staff seem to be generally helpful unless you have any real issues. One of the biggest problems is that the bedrooms are small, and the provided furniture is bulky and it takes up a lot of space. The pricing for these apartments in relation to the amount of space that you get high. Another problem with the apartments is the lack of insulation. You pay a lot of money to live in a small bedroom, and have no privacy. Even if your neighbors are quiet, you can hear everything that they do. If you have neighbors living above you, the floor creaks every time they move. The fire alarms randomly go off all the time, the staff are not helpful in these situations, and are often reluctant to help you turn them off. Overall this is not a bad place to live, but the problems that do exist greatly affect your quality of life.
