Have only been here two weeks but had spent months researching and visiting dozens of communities before choose Hawthorne at Simpsonville. People are friendly and helpful. Every one seems respectful of others. The grounds are well kept and management responsive to any concerns. A good mix of working people and retirees. Highly recommend.

This company is awful do not waste your time or money renting from this company. They do not have a large enough trash compactor and then when full and people leave there trash by the dumpster they get threatened by management they will get fined. After you move in the raise your rent 200-300 dollars everything your lease expires. They don't care about the residents that have been here and been good tenants and payed their rent on time. Everything you turn around they are changing how their lease reads to suit themselves. You pay lot of money for your apartment and rent and spend a lot of time to fix up your outside patio to look nice for your family to enjoy only to be told you have to take it all down because they don't like it. Even though a lot of residents have told you how nice your patio looks. As long as you keep it nice and clean and looking good they shouldn't be able to tell you you can not decorate your patio to look nice for your family to use. Especially when you pay this much for your apartment and patio. This apartment management company does not care or appreciate the hard working tenants who live here. Maintenance just walks into apartment without knocking. You pay money for pest control each month but they don't do any pest control. At least at other properties I have lived in they came every few months and sprayed the apartments and hallways this company charges you and does nothing. They nickel and dime you for everything. They have valet trash service 5 days a week but if you work second shift your paying and not being able to use because you have to be to work in the afternoon but you can't put your trash out till 7pm. So even though you can't use the trash pickup you have to pay for it. They also charge you for packages twice and water. So you will pay 100 plus more than their high rent. We live by a dog park on property so we are disturbed by barking dogs all the time day and night. And dog poop left on grass. Please rent from someone else before you rent from Hawthorne they are also putting up another property down the road and I'm sure you will have the same issues. They also change their office personal all the time. You get use to them and the next time you go to the office they are all new. Other places I've lived had the same office personal for years.

This is not the worst apartment complex but far from the best, walls are thin, noisy neighbors , the usual. Biggest con for me is that I have a dog and they do not regulate picking up after dogs outside , when I get off work at night I have to use a flashlight to keep from stepping in dog poop, it is EVERYWHERE. Even the dog park they have is useless, it is fake grass and very small, so among all the piles of fresh poop is dried stuck old poop since the grass is fake. And it’s so small it isn’t worth using due to this issue. The resident business room is also useless, only one computer of 3 is working and the printer does not work, I have been twice and not been able to use it both times, so don’t count on having a printer or computer. The gym is small but has a smith machine and free weights which is nice, not great if you need any heavy lifting machines. A few of the cardio machines do not work. Maintenance is friendly and very timely, both times I’ve needed them they have come same day. Apartments themselves are standard and up to date. Good location for the hospital I work for, so that’s awesome. WiFi and cable is a separate charge you have to set up on your own, which makes these apartments even more overpriced in my opinion(extra 100$+) as many complexes include both WiFi and cable with rent. Overall I wish I had looked into other complexes especially for the price, these are over priced compared to others I’ve looked at recently for what you’re getting. Also worth noting that I had a very difficult time getting in touch with management when moving in, they sent me the wrong persons lease and would never answer the phones when I called, it was very difficult to get things organized for my move which was very frustrating , I almost didn’t move in.

We apologize for the experience you had while in our community. We do have our maintenance team clean up the grounds daily which includes dog poop. We also send out friendly reminders to your neighbors to also clean up behind their pets when walking them onsite. We do have a fenced in dog park with turf for ease of cleaning any "accidents" that our 4-legged friends may have while enjoying the park. We do have a service order out on 1 piece of fitness equipment that was damaged from someone's usage. We also have our quarterly inspection of all fitness equipment scheduled for 3.29.2021 to ensure all equipment is in good working order.We do not include cable and Internet in the costs of our homes as many residents chose to have both, one, or none, so we allow the residents to choose their internet package. We want our residents to have freedom in what entertainment packages that they choose.We also have verified the 3 computers in the business center and printer are working, and we appreciate you bringing this to our attention. So I reached out to Joy back in Jan & Feb 2020. Thought it was a nice community to live at . But I didn’t expect to complete an online application and pay the app fee online and never get a response until this day and it’s May 9,2020. I did read a review that stated this as well but overlooked it. Btw I need to be out of my apartment back in April 1 2020. No one has called me or emailed me an told me anything. The last communication I got was oh it will take 5 mins to 5 hours to get an approval . They must have meant 5 yrs -50 yrs. I would not say that’s how customer service is done nor this how you treat people by just taking their money and not letting them know anything. That’s an unprofessional staff. So just beware they sometimes just want to get money for an application but have no intention of leasing a unit just to make some extra spending money for the staff lunches maybe.
The property here is absolutely beautiful!! And even better the staff is absolutely amazing. They are so very helpful and courteous.
These Apts are beautiful! They are brand new and very modern with lots of upgrades! The clubhouse/pool area is really awesome with lots of amenities. They gym is very nice! The free Starbucks isn't bad either!! The Apts are in a good location new I-385 and very close to Simpsonville, Mauldin, and Greenville. The staff is very nice and professional! They are very helpful in finding the right Apt for you. Definitely recommend these Apts to others!!
